Mirasol Phase II Apartment Building is a 60-unit independent living facility designed specifically for seniors. It is located on the 25-acre Mirasol Senior Community campus, which already contains a 49-unit apartment building, 36 single-family and paired homes for seniors, and a 5,600 sf Event Center.

Phase II will be three stories of wood frame construction with caissons and grade beams, stucco and synthetic stone exterior, and asphalt shingles. Mechanical systems include geo-thermal exchange for heating and cooling, a solar collector system to augment the domestic hot water system, and in-floor radiant heating.

Other innovative energy conservation technologies include thermal balanced windows, Energy Star rated lighting fixtures and appliances. When completed, the building will meet the requirements of the 2009 International Building Code, the 2009 International Energy Code, and the Enterprise Green Communities' Criteria.

This project is funded primarily with Low Income Housing Tax Credits.

Geo-thermal Heat Exchange System providing both heating and cooling for the units
Radiant floor heating to provide a more constant and even distribution of heat throughout the unit
Solar Heating Panels on the roof to provide domestic hot water
Constant air replacement system that will circulate fresh outside air throughout the units and building to improve interior air quality
Pre-wired for converting building to future installation of photovoltaic garden
On Demand Instant Hot Water Backup system for domestic hot water
All window U-factors are tuned to direction exposure to minimize heat transfer from the outside to the inside depending on the location of the window.
No/low VOC products will be required for all finishes including paint, carpet, adhesives, and sealants.
Cabinets must be made from non-formaldehyde materials
Radon mitigation system installed
All appliances are energy star rated
All lighting fixtures are florescent or energy star rated
2x6 walls with R21 insulation and R42 ceiling insulation
All scrap material during construction to be recycled
Low flow faucets & water closets
Xeriscape Landscaping with computer controlled irrigation system
