The Irving at Mile High Vista is a new, all-electric apartment building in West Denver. The Irving features affordable lease rates for studios, 1- 2- and 3-bedroom homes. Projected to open in late 2025, apartments at The Irving are reserved for households earning 20%-80% of the area median income (AMI). The site is close to parks, schools, shops, the Rodolfo “Corky” Gonzales Branch Library and other community services. The developer, Urban Land Conservancy, guarantees affordability for The Irving for at least 99 years through its community land trust. Is this building related to the luxury apartments being built across the street? No. I am interested in living at this future apartment complex, how do I join an interest list? Construction will begin in spring 2024, and the building is projected to open to residents in late 2025. Where will my dog poop if the vacant lot is gone? The site has accommodated occasional dog walks over the years. But with active construction, local pups will have to find another location for their bathroom breaks. Can I go onto the construction site to see it up close? For your safety and the safety of others, unless you’re escorted by a Pinkard Construction employee, you may not enter the site at any time. Who is building it? The property owner and developer is Urban Land Conservancy, a nonprofit real estate company providing affordable housing and affordable nonprofit spaces in the Denver metro area for 20 years. The builder is Pinkard Construction, a Colorado general contractor specializing in ground-up, renovation, construction management and design-build projects. Will this affect library parking? The number of the library’s parking spaces on its property will remain the same. Other adjacent parking spaces that were privately owned will no longer be available to patrons as library overflow parking. Are there job opportunities with this construction site? Yes. Please visit pinkardbuilds.com/careers to learn more. For safety reasons, the construction trailer on-site is not open for walk-in job seekers; please consult the website. Will there be noise? The City and County of Denver’s allowed construction hours are between 7 a.m. and 9 p.m. on weekdays, and 8 a.m. to 5 p.m. on weekends. Residents and library patrons can expect construction activity and associated noise during those times. Will this affect bike parking? Library bike parking will remain the same. Please use only designated bike parking spaces, as bikes obstructing construction or locked to construction fencing may be removed. Project Updates Our goal is to keep the surrounding community informed and up-to-date on the project timeline, as well as any potential traffic impacts. Thank you for your interest in The Irving at Mile High Vista. Placing Panels We have entered our structural cycle of placing wall panels, laying the deck panels, pouring the deck, and then repeating. In the coming months, expect ongoing overhead activity as our walls and floors fly into place. Our next deck pour will be Level 5 on May 20th, which will partially block the private drive to the East. Please follow the instructions given by the traffic control crew as they safely guide you around the trucks. At this time, we anticipate topping out the structure in early July. Walls and Walkways The covered walkways are installed! Please do not hesitate to use these safe passageways around the site. Within the site, walls are going up. Feel free to observe our prefabricated wall panels as they fly overhead into place. For the next few months, work will include placing decks and walls until we top out. Again, please do not be alarmed by the whistles from the site, as they are simply a safety measure for our crew for these overhead hazards. Covered Walkways The installation of the covered walkway along Colfax is complete. Please use this as a safe means of traveling around the site. On Monday, Cesar Chavez Day, we will construct the library entrance tunnel while the library is closed. This structure will protect the path from the parking lot to the existing covered walkway along the library. On site, the cores will finish in the next few days. Wall panels will follow, taking our building vertical and starting unit construction. Month of March This month is focused on completing the vertical structural cores. These three towers will grow continuously and top out at the maximum height of our building. As we grow, two covered walkways will be installed for your safety. By the end of the month, both a library entrance tunnel and a covered walkway along Colfax will be in place to prevent overhead falling object hazards. Please be patient during installation and follow the signage and directions from our crew for safe routing around the site. Snow and Semis This week brings cold and snowy weather along with numerous deliveries. Due to the weather conditions, the final Level 2 pour has been rescheduled to Monday, February 17th. In the meantime, we will begin working on the cores supporting the vertical structure. Large flatbed semi-trucks will be delivering blocks throughout the week. Exercise caution when navigating in the eastern private drive and follow the instructions provided by the traffic control crew. Prime Pour Period This week brings warm weather that is perfect for pouring the concrete for our second level. Please expect our crews to surround the site and safely direct traffic around the pumping equipment. We appreciate your patience and understanding as we partially block the eastern drive for two days. By the end of this week, we will have the northern half of the building poured and have the southern portion prepped for next week's pour. During preparation, do not be alarmed by the whistles signaling the presence of overhead loads- this is just a safety measure for our crew. Cold Construction This week, we will form the second-level slab in the north and finish grading soil in the south. Later this week, expect trucks to arrive with heaters and tenting material to prepare the site for cold weather work. Please exercise caution while navigating around these deliveries, as the roads may be slick. No concrete pours are scheduled this week, but expect partial blockage of the eastern private drive on February 3rd and 4th when we pour the northern half of the second level. Be prepared to follow our crew's directions during this time, as there will only be one traffic lane around the pump. New Year, New Building Welcome to 2025! As we head into the new year, we will be taking our building vertical. This week, we will pour the concrete beneath the lobby space and prep the remaining building footprint to finish the parking garage slab. Please be patient with our crews as they guide you safely past the concrete trucks lining the eastern private drive during these pours. In the next few days, expect to see supports peeking over the site fence in preparation for the second-level slab. We are excited to grow this year and appreciate your understanding. Dirt in the Drive As we start covering the foundations, numerous trucks will unload soil outside our site fence in the eastern private drive. This dirt will be moved onto the site throughout the week to begin preparation work for our first concrete slab on the west. Please pay attention to the workers who will guide you safely past the heavy equipment and material. Continuing Column Construction The remaining columns for the structure are peeking over the fence this week. Work is focused on the southern half of the site as reinforcement and concrete are placed. Please use caution when passing the unloading trucks in the eastern private drive. As usual, the crane is constantly moving material and heavy loads overhead. Do not be alarmed by the loud whistles during these times; this is simply a safety measure for our crew. Filling Up There is constant movement on site as we import soil to cover the foundations on the west and continue building footings in the south. Core walls are going vertical for the stairs and elevator. Concrete trucks will be positioned along the eastern site fence but will not impede traffic through the private drive. Underground utilities are being installed through the center of the site. There will be multiple trips between the material dirt lot to the west of Irving and the site. Please follow the instructions of the flaggers, as they will guide you safely around the loads. Thanksgiving Week For the first half of the week, we will be forming and pouring the footings along the eastern edge of the site. A small concrete pump truck will be parked along the fence in the eastern private drive. Please pay attention to the flaggers who will safely guide you around the equipment. Flagg Dr. and 120th Intersection Closure Please be advised that the Flagg Dr. and 120th intersection will be closed from May 5th to May 9th due to construction work. During this period, detour routes will be in place: on 120th north, use Canterbury to Emma St., and for Flagg Dr., exit by Highway 7. Please use slower speeds as crews will be working in the area. Thank you for your cooperation. 120th & Emma Street Closure The full closure of 120th Street from the north side of Flagg Drive to just north of Emma Street has started today, 9/9. This closure is expected to last approximately 10 weeks. All public traffic connecting between Emma Street and 120th Street / Flagg Drive is being detoured down Canterbury Drive. We ask that you please use slower speeds and extra caution when traveling on Canterbury as crews are still working in the area. Private residential access on 120th will remain open during this closure. Anticipated Closure on 120th Street We are anticipating a full closure of 120th Street from the north side of Flagg Drive to just north of Emma Street starting 9/9. This closure is expected to last 10 weeks. During this time, traffic connecting between Emma Street and 120th Street / Flagg Drive will be detoured down Canterbury Drive after it reopens on 9/6. Residential access on 120th will remain open. Emma Street Update Emma Street continue to be closed to thru traffic between S Burlington & 120th Street. Peak to Peak school traffic can still utilize the temporary road exiting North from the school to access Emma Street or use Canterbury Drive exiting East from the school to access 120th Street. This closure is expected to remain in place until 9/6 when Canterbury & Emma will reopen to all public traffic. May 30th Closure on Emma Street Road work on Emma Street is officially set to begin next week on May 30th. Emma Street will be closed between Canterbury Drive and 120th Street starting this day. Motorists looking to connect between Emma and 120th will be detoured down Canterbury Drive. We kindly ask that you please use extra caution when traveling on Canterbury Drive as construction crews will be active in the area on both sides of the road. Pinkard Guest Lecturers Kick Off Inaugural DU Affordable Housing Program 2025-04-30 Share Share Members of Pinkard Construction’s operations and preconstruction departments recently served as guest lecturers at the University of Denver, presenting their perspectives for the Design, Build, and Operate module of DU’s Executive Certificate in Affordable Housing program. Chief Preconstruction Manager Leighton Neff and Construction Manager Joe Revielle, both veteran affordable housing specialists, shared their experiences to a diverse class of 25 professionals currently working in the affordable housing sector. The student group was comprised of real estate professionals, developers, planners, policy makers, housing advocates, attorneys, civic leaders, property managers, architects, and lenders looking to expand their understanding of the complexities of the affordable housing world. Currently in its inaugural year, DU’s nine-month certification program provides these participants with a focused and fast-tracked pathway to learn the complexities of affordable housing development and the practical skills necessary to work in this specialized sector. To help meet these needs, Revielle and Neff focused their lecture on lessons learned from their recent experiences building two projects for Boulder County Housing Authority. Amanda Guthrie, Boulder County Housing Authority’s director of housing operations, who is also a DU faculty member, selected Revielle and Neff because of their work together on BCHA’s The Spoke on Coffman and the Willoughby Corner Neighborhood projects. The Spoke was a $32 million affordable development in Longmont constructed during the COVID-19 pandemic. Completed this past Deceber, the $83 million Willoughby development finished in budget and ahead of schedule despite a complex road and infrastructure package that saw continual city-initiated scope increases. Revielle and Neff also covered a variety of other topics including the importance of team building, approaches to providing best value through the preconstruction process, overcoming an unpredictable labor and materials market, and the differences between market-rate and affordable housing developments. This session represented module six of the University of Denver’s seven-phased Executive Certificate in Affordable Housing program, scheduled to finish in June 2025. The program is sponsored by the Franklin L. Burns School of Real Estate & Construction Management and the Rocky Mountain Land Use Institute. - Project Rewind: Innovation and Technology at South College Avenue Parking Garage
The the state-of-the-art parking structure for CSU finished early and under budget. Project Rewind: Innovation and Technology at South College Avenue Parking Garage 2025-04-08 Share Share It was early summer of 2016, and Pinkard was on track to hit the contracted July 12 completion date on South College Avenue Parking Garage, a 222,000 square foot, 662-car, four-story precast structure on the southeast corner of the Colorado State University campus. A design-build partnership between Pinkard Construction, H+L Architecture and Pittsburgh-based parking structure specialists Carl Walker Construction, the final design for the $15.2 M project featured numerous innovations, including state-of-the-art parking technologies, electric vehicle charging stations (a rarity in 2016), an advanced LED lighting system that improves pedestrian safety while reducing energy and maintenance costs, and a bioswale rain garden that filters out pollutants naturally and directs the clean storm water into the city system. During preconstruction the team provided exceptional value enhancement solutions, such as adding a “Mondrian-patterned” precast element for design variety and cost savings over a stone clad wall and hydraulic elevators with glass doors and backs instead of the more costly four-sided glass traction-elevator cabs. After breaking ground Pinkard had implemented creative field solutions and manpower adjustments to overcome numerous unforeseen conditions, including excessive groundwater and subgrade structural modifications. Then, more than midway through the project, CSU handed the design-build team a new challenge: can we add rooftop solar panels? With the fall semester approaching, Pinkard sprang into action to price and procure the owner addition, which would require rooftop structural modifications to allow for the addition of a solar array. Thanks to the team’s swift action, the approved scope addition was able to begin construction in June and stretch into late August, just in time for classes to begin. Ultimately, the South College Avenue Parking Garage was completed under budget and ahead of schedule. CSU points to this project and experience as a shining example of the design-build approach at its best, informing the university’s specific procurement of new projects going forward, and leading them to be less prescriptive, and to rely more on the expertise and innovation that design-build teams are capable of delivering when given the opportunity. The $106 M project is Colorado's largest Zero Energy Ready Home community. Pinkard Completes Massive Willoughby Corner Development Ahead of Schedule 2025-04-02 Share Share Pinkard Construction has completed Boulder County Housing Authority’s Willoughby Corner development under budget and ahead of schedule despite an early five-month permitting delay. Located southwest of the intersection of 120th and Emma streets in East Lafayette, Willoughby Corner is a master-planned greenfield project born of an intergovernmental agreement among Boulder County Housing Authority (BCHA), Boulder County, and the City of Lafayette. Pinkard’s Phase 1 of this development ($83 M in hard costs, $106 M all in) includes a 63-unit apartment building for 55-and-over residents, four multi-family buildings totaling 129 units, a community center, and $15 million in roads and infrastructure (R&I) improvements. Featuring extensive geothermal and solar energy systems, the all-electric project is now Colorado’s largest Zero Energy Ready Home community. The roads and infrastructure improvements came with considerable jurisdictional challenges as the City of Lafayette worked through its long term R&I plans. Thanks to a strong collaboration among the owner/design team, Pinkard, and the City, Pinkard was able to make significant modifications to the existing construction and logistics plans to accommodate the city’s ever changing requirements, but the R&I modifications resulted in a five-month delay to construction start. BCHA granted Pinkard a five-month schedule extension, but all parties agreed that meeting the originally contracted completion date was critical to BCHA’s funding needs. Pinkard ultimately completed the project as originally scheduled on December 31st, 2024, following an intensive resequencing that included a major revamping of the construction plan, an enhanced quality control plan, and numerous manpower adjustments. One design team member described the completion effort as “miraculous.” Pinkard Frameworks, Pinkard's in-house wood framing division, played a key role in keeping the project on schedule, with in-depth planning during preconstruction and considerable manpower adjustments in the field. Frameworks’ focus was saving money for BCHA while maximizing construction efficiencies and avoiding in-field redesigns. RS&H Principal Architect Tino Leone: “Frameworks’ approach to preconstruction planning and field efficiencies had a significant impact on schedule. It was a great benefit to the project.” All construction work was completed under near-occupied conditions, with heavy school traffic jams bisecting the construction site and significant road closures and detours impacting site access and deliveries. With numerous funding sources covering various aspects of this large project, Pinkard provided 30+ estimates during the complicated two-year-long preconstruction phase. Pinkard’s intensive collaboration and creativity in design optimization ensured a timely, in-budget construction start. Funding included 4% and 9% CHFA tax credits. BCHA Executive Director Susana Lopez-Baker: “We completed a $100+ million project with $15 million in infrastructure improvements on top of 192 housing units in 16 months. I think that’s just incredible. Pinkard was always flexible, and we were always beating challenges and meeting our goals. It was really exceptional to see, and people love our beautiful development.” Currently, Pinkard is continuing with the City’s R&I improvements surrounding the Willoughby development. Roads and infrastructure upgrades are expected to be complete by the end of May. The Boulder County Housing Authority is leasing Willoughby Corner now, with below-market-rate homes available for people earning up to 60 percent of the Area Median Income, or about $70,000 per year for a two-person household. Construction of the affordable senior apartment complex is expected to complete on time in September. Pinkard Tops Out at Jacoby Meadows 2025-03-24 Share Share Pinkard Construction has topped out Windsor Housing Authority’s (WHA) Jacoby Meadows Senior Affordable Apartments. Developed in partnership with the Loveland Housing Authority (LHA) and WORKSHOP8 Architecture, the two-phased project initially creates 62 age-restricted units serving low to moderate income seniors. The second phase, which is still seeking funding, will add an additional 61 units. Despite several early challenging unforeseen conditions and numerous inclement weather days the project is still on time and in budget, thanks in part to some creative construction brainstorming and a state-of-the-art approach to wood framing. During the sewer tie-in phase, construction crews encountered an unexpected “bedrock-like layer” that stopped just short of requiring blasting to penetrate. During the actual sewer tie-ins, unexpected groundwater became an additional concern, requiring an extended dewatering phase. Fortunately, Pinkard Frameworks — Pinkard's in-house wood framing division — provided exceptional construction efficiencies to keep the project on track. Tasked with providing more than 63,000 sf of framing, the Frameworks team began an exhaustive constructability and quality control effort during preconstruction, thoroughly vetting the framing design for layout, detailing, fit and finish. Procurement and site logistics were also high priorities, resulting in the team making expeditious progress from the start of construction and completing most of the framing in less than two months, even with 13 weather days. “I can’t say enough about Frameworks’ contribution to this construction effort,” says Terry Wevers, Pinkard’s senior superintendent. “They are going above and beyond to provide exceptional framing services in a remarkably short time frame. Considering our early challenges, we are delighted to be on time and in budget, and we’re expecting to make up even more time now that we’re dried in.” Eric Hull, Director of Real Estate Development for Loveland Housing Authority, commented: “LHA and WHA are thrilled with the construction progress to date, and Pinkard Construction is once again demonstrating why they have become such a trusted general contractor for us. Their dedication, expertise, and innovative construction techniques have the project on schedule and within budget despite some unforeseen challenges in the first few months of construction. We are looking forward to the grand opening of Jacoby Meadows later this year and for the opportunity to bring these much-needed new, affordable, age-restricted housing units to the Windsor community.” Pinkard is now moving forward with roofing, MEP rough-ins, and window quality control. - Pinkard Crosses Critical Milestones at Bay Aquatic Park Phase IV
Favorable weather and timely procurement provided smooth sailing for Pinkard’s ongoing renovation of Broomfield's beloved outdoor water park. Pinkard Crosses Critical Milestones at Bay Aquatic Park Phase IV 2025-03-17 Share Share Pinkard Construction has just successfully completed water tightness testing and gutter installations at the City of Broomfield’s Bay Aquatic Park Phase IV renovation. These two critical winter milestones were accomplished exactly on schedule, aided by a creative winter installation plan, a timely procurement process, and a collaborative subcontractor/installer sequencing plan. The water tightness testing phase followed concrete pool shell curing and the subsequent filling of the pool. After a three-day concrete saturation phase, Pinkard successfully conducted the three-day water tightness test of the pool shell and pressure testing of the 24,000 gallon surge tank. The water tightness test revealed virtually zero leakage, and the surge tank is operating at peak efficiency. The Pinkard team was fortunate to have a perfect-weather window that allowed for an uninterrupted testing sequence. Stainless steel gutter installations, which came with a similar set of possible weather-related challenges, also went off without a hitch. The gutter installation sequence had a timely kick-off with gutters arriving four days before scheduled installation. The Ohio-based specialty installers arrived a day early and commenced installation on time, employing special winter installation processes that were perfectly suited for the colder temperatures and light snow cover. These winter-weather construction efficiencies were made possible by early planning and collaboration during preconstruction. Using considerable input from numerous pool specialty contractors, Pinkard and the owner/design team agreed that for winter installation, a stainless steel gutter system was far superior to a conventional cast-in-place concrete gutter system. By incorporating the stainless steel system, Broomfield avoided the need for a more complicated underground piping system and tedious tile installation. Intricate tile systems typically require more predictable spring/summer temperatures. This approach provided cost savings for Broomfield and three-to-four weeks savings on the construction schedule. The water tightness testing and gutter installation completes the last of the major critical path pool activities, opening the way for preparing the concrete shell for plaster application in early June. The critical path now shifts to pool play structures, infrastructure, and mechanical/ plumbing installations. The Bay Aquatics Park project continues to be on time, with shared owner/contractor savings allowing for some owner “wish list” scope additions.
