    Willoughby Corner First Phase Construction Plan Goes to City of Lafayette 2023-01-11 Share Share Willoughby Corner, the Boulder County Housing Authority’s (BCHA’s) upcoming new neighborhood of permanently affordable homes in east Lafayette, continues to advance toward construction starting early next year, with its first phase of construction targeting a February groundbreaking. Pinkard Construction, an affordable housing general contractor celebrating 60 years in Colorado , was awarded the project in 2022 and is working closely with Norris Design and HB&A Architects . “Pinkard is excited to be a part of BCHA’s mission to provide housing relief to the families, individuals, single parents, older adults, and people living with disabilities in the area,” said Tony Burke, President of Pinkard Construction. “It’s no secret that rising housing prices have made renting and homeownership unattainable for many and Willoughby Corner is a lifeline for many.” In October, BCHA received approval from the City of Lafayette for Willoughby Corner’s Planned Unit Development application, which sets the framework and rules for proceeding through the multiple phases of the site plan, including construction. In November, Willoughby Corner received a crucial second award of 4 percent Low-Income Housing Tax Credits from the Colorado Housing Finance Authority that will help cover the costs of the development. On January 11, the Lafayette Planning Commission will consider BCHA’s next major step, the development Site Plan, which focuses on architecture and site-specific elements for each proposed lot in the Willoughby Corner neighborhood. “This is an exciting time in the life of Willoughby Corner,” said BCHA Senior Housing Developer Molly Chiang. “Now is the moment when it really begins to come to life in terms of what it will look like and how it will be built on the site. We are thrilled to be able to work so closely with city staff and Lafayette community members to make this important step forward for an area where affordable housing is so needed.” Lafayette's median home listing price is now approaching $600,000, while rentals are averaging over $1,900 per month, unattainable for many community members, especially those in lower- and middle-income brackets. Across Boulder County, more than 21,000 households are spending over half their income on housing costs. Willoughby Corner will serve households earning 60 percent or less of the Area Median Income (AMI) with below-market-rate rental homes and for-sale options for households earning up to 120 percent AMI. For a three-person household, these incomes equate to maximums of $67,000 for rental housing and $135,000 per year for for-sale housing, respectively. BCHA’s affordable homes save residents hundreds of dollars per month in rent and utilities, ensuring income is available for other important needs and making it easier to save money, including for future home purchases. Willoughby Corner will cater to families, individuals, single parents, older adults, people living with disabilities, and more. It will also support Lafayette’s workforce and the businesses that employ them. In addition to the 400 affordable homes built in multiple phases, Willoughby Corner buildings are Net Zero Energy Ready. They will feature solar photovoltaics, geothermal heating and cooling, and electric charging stations, a network of community gardens, pedestrian and bike trails, and access to transit. With Site Plan approvals, construction on Willoughby Corner’s 55-and-over homes could begin as early as February 2023, with move-ins possible by spring 2024.     CSU Moby Arena Renovation & Addition Fort Collins, CO, USA Colorado State University 41,000 Sq. Ft. Higher Education, Public Projects, Recreation, Administration, State of Colorado Contract, Addition, Occupied, Renovation Moby Arena was a 41,000 sf, three-phased project consisting of expansions of the north and south concourses, a significant sports medicine/training room expansion, and other renovations/buildouts throughout the arena. Four smaller concurrent concessions and restroom sub-phases were included to minimize disruptions to arena operations. This north concourse work includes a new entry, new concessions, restrooms, and eight new ticket booths. The south concourse addition includes a 5,000 sf banquet hall complete with a kitchen for game day activities and special events. Ticket booths were also added on the south side of the arena. Other Moby Arena renovations include the men's and women's basketball locker rooms and player lounge areas. Pinkard also conducted a major renovation and expansion of the sports medicine facility, plus renovations of offices, a conference room, examination rooms, a new hydrotherapy pool room and rehabilitation area, and a renovated treatment room. The building additions have been designed to meet the High-Performance Building Standards as well as the University Aesthetic Guidelines. Moby Arena dates back 50 years. It is home to Ram basketball and volleyball. The 8,745-seat, whale-shaped venue is used throughout the year and is one of the unique playing facilities in the nation.     Pinkard Construction Awarded Bay Aquatic Park Renovation 2024-04-30 Share Share Pinkard Construction has been awarded the renovation project for the Bay Aquatic Park Phase IV in Broomfield. Project cost is estimated at $9 million and will include the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. Pinkard was the general contractor for the original aquatic park when it was first built in 1991. Additionally, it was the first community water park in the Denver metro area, and due to age, condition, and updated health and building codes, the facility needs renovation. In 2022, BHA Design, Inc. and their team, including Counsilman-Hunsaker, were selected to design the project. Schematic design drawings were submitted in September 2022, and the project paused while additional funding was secured. Currently, the design is progressing toward the delivery of final construction drawings. "We are thrilled to have been awarded this project," said Tony Burke, president of Pinkard Construction. "We have a long history of successful pool construction projects in Colorado, and we are excited to bring our expertise to the renovation of Broomfield Bay Aquatic Park.     Pinkard Works to Remove Barriers for Women in Construction 2023-03-06 Share Share Pinkard is proud to be a part of Women in Construction Week 2023. Pinkard understands that women have faced obstacles in the construction industry and is committed to helping them achieve their career aspirations in this field. Pinkard is focused on providing women with access to educational resources, flexibility, and mentorship opportunities. And this is not just for its employees but clients as well. "I think it is really about flexibility," says Christina Call, Prequalification Coordinator. "One of the barriers I see for women is that we also take on a lot of the responsibility to raise our kids and keep our family life going." Call says that she feels Pinkard's leadership allows her the flexibility to balance supporting Pinkard and her family. She thinks that a rigid 9-5 schedule isn't realistic, especially given the new status quo of remote work. "I set an in-office schedule that I stick to, but the ability to remote work has made it possible for me to pursue a career in construction," says Call. For project engineer Dallas Frisbie, her work in the field is all about showing up and getting the job done. She says that Pinkard's leadership is doing the heavy lifting to ensure that traditionally all-male environments are open and welcoming. "I have experienced my fair share of uncomfortable experiences in my career. However, Pinkard's team works hard to make sure anyone feels comfortable," says Frisbie. "At the end of the day, I don't want to be the one policing everyone. Pinkard has already set the standard for appropriate behavior." Frisbie says that women must also have access to mentorship to learn and grow. She says her experience at Pinkard has been tremendous and is eager to offer mentorship. "When I was studying at the School of Mines, there wasn't a lot of other women pursuing this career with me," she said. "At Pinkard, I am so excited to have access to not just other Superintendents and project managers who are open and collaborative but also to Odette Bent-Buckles, our CFO." Frisbie says that as she grows in this field, her priority is to continue to mentor other women who want to break into construction, especially in the field. "The biggest misconception about this industry is that field jobs are not for women. I want to work to change that stereotype," she says. "Pinkard has proven to be the perfect place for that because this desire to change and grow is cultural. They make everyone feel like they belong." Pinkard’s focus is on more than just its employees and includes the client experience for its growing number of female clients in development and facilities roles. Molly Chiang, a senior housing developer with Boulder County Housing Authority (BCHA), says that her experience with Pinkard differs significantly from others in her career. "Pinkard's team has always been extremely respectful, and I don't know, just treats us like peers and colleagues," says Chiang. "I have been in rooms where that is not the case." "Walking onto a construction site as a woman, if I was like, 'I don't know what a glu-lam is,' I never felt stupid asking questions," said Lauren Cely, Senior Housing Developer for BCHA. "I remember standing in the garage shell, talking with your team about what's better: cast in place or precast, and we were going through the pros and cons, thinking about future projects, and I loved it."     Arista Place 8181 Broomfield, CO, USA Arista Place II, LLC 87,300 Sq. Ft. Office, Structural Steel Superstructure The Arista Place 8181 project is a ground-up five-story office building adjacent to its sister property 8001 Arista Place office building (another Pinkard project) near the Broomfield Event Center. When Pinkard’s on-site quality control personnel identified issues with steel fabrication that could significantly delay the job, our project team convened the steel erector and fabrication team to analyze possible fixes. According to the client, “Pinkard and the team came up with what was actually a pretty simple plan – they did a really good job digging in and finding the easiest and best solution – it was executed flawlessly.” Because this project was constructed during a particularly difficult time in the Colorado labor market, Arista Place LLC had serious concerns that the project would suffer delays due to subcontractor failures and no-shows. “Pinkard’s subcontractor relationships have had a lot to do with this not happening. they are loyal to Pinkard because Pinkard treats them well; along with Pinkard’s subcontractor vetting process, which I think is pretty strict. Another reason why it was a good choice to go with Pinkard. We could easily have gone with somebody cheaper, then have some labor issues, drag out the time frame and cost us more money in the end. It’s hard to quantify the value in that.”* Pinkard’s waterproofing and quality assurance approach ensured watertight seals on Arista’s many windows and storefront framing. Multiple individuals signed-off on every single window opening, which included photographs of every window, its framing, and the waterproofing process. While this was technically a ground-up project, Pinkard was obligated to accommodate the needs of some existing tenants who were concerned that construction activities would hamper walk-in business. Pinkard met regularly with these tenants to listen to and respond to their concerns, which included erecting “open for business” pedestrian routing signs. Arista Place LLC commented that Pinkard treated existing tenants as if they were Pinkard clients. "One of the things I really liked was your QA process in which multiple individuals sign-off on every single window opening, its framing and waterproofing. With my manufacturing background, it resonated with me that someone in the construction industry would incorporate that kind of a quality check. I’m seeing evidence of this attention to quality all over the project. It tends to permeate throughout the job." Patterned after the Green House Project, the homes were constructed on the Mirasol Senior Campus and consist of six independent homes, approximately 7500 sf containing ten private bedrooms. Each home has a central living, dining, and activity area for the elders to simulate an environment more closely related to their individual private homes. Each home features full time 24/7, professional skilled nursing care provided to the elderly residents, whichrequires each house to be licensed and construction approved by the Colorado Department of Health. Each building meets all traditional requirements for construction related to any skilled nursing facility in the State of Colorado. In addition to the independent homes, the project also includes a 2,800 sf administration building providing centralized management and administration to each home, including private offices for an administrator, director of nursing, and case managers. Roadway and infrastructure scope included: Improvements to E. 112th Avenue intersections at Highway 2 and Potomac Avenue; Widening of the Highway 2 bridge over the O'Brian Canal, Highway 2 lane widening; and new roadway to connect E. 112th Avenue and Potomac Street; Extensive improvements to Potomac Street, including new water and irrigation main lines, gas main lines, converting overhead power lines to underground, adding underground 100-pair CenturyLink pair-bonded copper Internet cable, Comcast conduit, storm drainage, a multi-use path and landscaping. Pinkard also provided complete infrastructure for the new recreation center, which sat on 25.5 acres of farm land at E. 112th Avenue and Potomac Street. Leveling the site required approximately 30,000 yards of imported fill. Pinkard constructed a multi-modal roadway to provide primary access to the recreation center. Fellsberg-Holt-Ullevig provided road and infrastructure design, and Sink Combs Dethlefs was the recreation center architect. Flatiron Constructors constructed the roadwork; CH2M was the city's representative.
