Pinkard Overcomes Market Challenges to Break Ground on Over 700 Units of Multi-Family in 2023 2024-01-31 Share Share Denver has been experiencing a boom in the construction industry in recent years, particularly in the multi-family sector. As a result, Denver and surrounding cities’ building departments have been overwhelmed by the volume of permit applications and inspections, causing delays and backlogs. In addition, the market is still feeling the effects of an unprecedented pandemic that disrupted global supply chains and caused shortages of essential materials such as lumber, steel, and concrete, leading to inflation and cost escalation. Despite these challenges, Pinkard has managed to navigate the complex and competitive Denver market and deliver successful multi-family projects. According to Leighton Neff, Chief Preconstruction Manager at Pinkard Construction, "When our client's project slips, it costs both of us money, so it is extremely important that we collaborate with the client and architect to make sure we expertly navigate the permitting process." One of the company's strategies to overcome the challenges is to leverage its experience, expertise, and relationships with clients, design partners, subcontractors, and suppliers. Pinkard Construction has also been using technology such as cloud-based software to streamline its processes and communication. In addition, the company has been implementing lean construction principles, including prefabrication, modularization, and just-in-time delivery, to optimize resources and minimize waste. The results speak for themselves. In the first six months of 2023, Pinkard broke ground on four complex multi-family projects in just six months, poised to deliver over 700 new units of market rate and affordable housing. These projects are the Krisana Apartments, a 151-unit affordable housing project in southeast Denver; the Akin Golden Triangle, a 12-story, 98-unit building in downtown Denver; the Akin Tennyson, an 83-unit luxury apartment project in northwest Denver; and the Willoughby Corner, a 400-unit affordable housing project in Lafayette near Boulder (Pinkard is currently working on phase one, 192 Units). These projects demonstrate Pinkard's commitment to building quality and sustainable communities while overcoming the challenges of building in Colorado. Recently, Pinkard President Tony Burke and Pinkard Frameworks Manager Dan Harris sat down to discuss the problem with wood framing and the solutions Pinkard can offer. In this division, professionals with in-depth framing knowledge work closely with the design team and key suppliers to ensure framing designs meet architectural and structural intent, constructability, and seamless integration with other trades. Pinkard Frameworks has dedicated framing professionals who can lead subcontractors and interface with the project superintendent to catch minor issues before they become significant problems. Ultimately, taking ownership and responsibility for the wood framing process is the key to success in commercial multifamily construction. Q: Wood framing is said to be one of the riskiest scopes in commercial construction. What makes it so risky? Tony Burke: Wood framing is a unique process that requires a lot of attention and expertise. If not managed properly, it can cause problems that cascade into other trades, leading to quality issues and schedule delays. This is what makes our new framing division so important; our clients, developer partners, design professionals and fellow general contractors can benefit from partnering with such a dedicated and specialized team. Dan Harris: Another potential issue is that very few wood framing subcontractors can be bonded. This is proof that the process is risky and requires someone to take ownership. That is why I am so happy to be a part of this new division, Pinkard Frameworks. Q: What is the solution to these problems? Tony Burke: The solution is to take ownership of the wood framing process. This means involving a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. Dan Harris: A critical aspect of this is cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Q: Can you give an example of how this approach has worked in the past? Tony Burke: Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the owner over $250,000. Dan Harris: Another example is Pinkard’s recent preconstruction efforts for Boulder County Housing Authority’s project, Willoughby Corner. The initial design was a unique, modern design that required complex engineering. We took the time to work with the design team to understand the factors driving the design decisions. We developed more economical solutions without sacrificing the overall look of the building. Q: What role does on-site supervision play in ensuring successful wood framing? Dan Harris: Experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Tony Burke: On-site framing supervisors must have the knowledge and authority to make quick decisions and adjustments, saving time and money. Everyone must feel empowered to speak up if they see something that is not safe.” In addition to physical safety, Pinkard is also committed to promoting mental health awareness and providing associated resources for its employees. "We recognize that mental health is just as important as physical health. The construction industry has an alarming rate of suicide. That must change. We want our employees to know that it's important to talk about mental health and that we're here to support them." Pinkard Breaks Ground on Residential Highrise in Denver’s Golden Triangle 2023-03-15 Share Share Revesco Properties / Alpine Investments (RPAI), Pinkard Construction, and OZ Architecture celebrated the groundbreaking for a 12-story, multifamily project, akin Golden Triangle , on March 14th. Construction commenced in early February and is expected to continue into Q4 of 2024. The luxury-boutique building will contain 98 units of multifamily and amenities. “The Revesco and Alpine teams, along with our design and construction partners, have worked diligently over the past year and a half to get this project entitled and financed in a challenging environment, "said Churchill Bunn, Managing Partner of Alpine Investments. “We are excited to see akin Golden Triangle go vertical in the coming months and look forward to delivering a first-class project to one of Denver’s most exciting urban neighborhoods.” Positioned along Bannock Street, akin Golden Triangle is one of four of RPAI’s upcoming projects that will operate under the umbrella of one brand known as “ akin ”. It includes 85 live/work units at grade along 11th Street and additional space at the property's frontage to be used as business space for the residents. It includes a main worship area, a children's theatre, classrooms to support K-12, a catering kitchen with type I hoods, coffee shop, book-store, and a 20,000 sf fellowship hall. The structure consists of architectural precast panels with structural steel and light gauge metal infill, a large storefront entry, EPDM roof, and corrugated metal panel architectural features. Site work includes a detention pond, large concrete plaza at the entrance, playground area, trash enclosure and dock area. Pinkard and Urban Land Conservancy Break Ground on 102 Affordable Apartments on West Colfax 2024-05-31 Share Share This week, in a ceremony featuring remarks by Denver Mayor Mike Johnston, Pinkard Construction, a Lakewood-based general contractor, and Urban Land Conservancy , a Denver-based nonprofit real estate organization, broke ground on The Irving at Mile High Vista. Located at 3270 W. Colfax Ave, the new structure will add 102 affordable apartments (studios and one-, two- and three-bedrooms) to the West Colfax neighborhood, serving households making 20-80% of the area median income (AMI). With funding from the Colorado Housing and Finance Authority (CHFA), RBC, the State of Colorado, and the City and County of Denver, among others, it is one of the first developments to use Prop 123 affordable-housing financing approved by Colorado voters in 2022. “This is a combination between a partnership with the state leadership, with the city leadership, with CHFA, with our Prop 123 funds, and with amazing community partners like the Urban Land Conservancy,” Mayor Johnston said in his remarks, “all of whom have come together to make sure Denver remains a place where, yes, we can have one of the fastest growing economies in the country, but also a place where, when you drop your second grader off at school, and that second grade teacher picks her up in their arms, that teacher can still afford to live in this neighborhood.” The Irving will use renewable energy, and highly efficient heat pumps for heating and cooling, as well as a rooftop solar array — all to support a cleaner, more sustainable environment inside and out. The project is expected to meet or exceed National Green Building Standards (NGBS). Other climate-friendly features include energy-efficient appliances and lighting, low-flow plumbing fixtures, water-efficient landscaping and electric vehicle charging stations. In 2011, Urban Land Conservancy purchased the 2-acre site where the Denver Public Library’s Rodolfo "Corky" Gonzales Branch and Del Norte’s affordable Avondale Apartments are located today. The Irving is the third and final parcel at Mile High Vista to be developed. "The Irving is the culmination of the community’s long-term vision for Mile High Vista, a mixed-use development that offers affordable housing and library services," said Sarah Harman, senior vice president of real estate at ULC. “Because of the ongoing displacement of longtime residents in the West Colfax neighborhood, we believe it’s more important than ever to deliver affordable housing here.” The building was designed by Studio Completiva. With construction beginning now, Pinkard expects to complete the building by mid-2025. "We are thrilled to partner with ULC on this important project that will provide much-needed affordable housing for Denver residents," said Tony Burke, president of Pinkard Construction. Pinkard Completes Safety and Security Upgrades for Over 50 Small Businesses in Aurora 2023-03-01 Share Share Pinkard Construction, a municipal general contractor celebrating 60 years in Colorado, has completed its contract with the City of Aurora’s Safety and Security Grant Program, bringing over 50 small businesses vital upgrades that allow law enforcement to respond more efficiently and effectively to public safety issues. “It’s truly inspiring to see Pinkard Construction’s impact on the community,” says Kendall Koca, Manager of the office of special projects for Aurora. “This project was an incredible opportunity for us to use their expertise to work directly with law enforcement and business owners to administer the program efficiently.” Koca says that this program is critical to help the City of Aurora meet its safety and security needs and to have made a positive impact on the small businesses involved. The program is part of the $1.9 trillion American Rescue Plan Act economic stimulus bill signed into law in March 2021, providing the city of Aurora with $65.4 million in one-time direct federal aid. It allocated up to $20,000 to eligible applicants to make physical changes related to lighting, alarms, cameras, windows, entrance doors, and mirrors. “This project submerged me in the wealth of diversity within Aurora.” says Nathan Rodriguez, a project engineer for Pinkard. “I got to work with local cafés, churches, stores, and a variety of other businesses. Each with their own stories, needs, and community impact. There is something special in the joy these owners had knowing their local government actively supports them.” Rodriguez says he joined Pinkard for their community-first mindset, evident in the type of work they pursue and the fact that employees get two days of VTO (volunteer time off) annually to participate in service projects together. To date, Pinkard has completed over 90 municipal projects for 37 public/municipal clients across the Colorado Front Range.
