The Retreat at Sunny Vista contains numerous light-filled and beautiful community spaces, including multiple dining venues, sun room, community life gathering areas, three fireplaces, outdoor patios and fire pit, a sensory garden, exercise stairs, and walking paths. The first floor is 27,879 sf; the second floor is 27,612 sf. The resident units mix is as follows: 28 memory care units 24 private 4 shared private 38 assisted living units 14 one-bedroom 4 one-bedroom plus 2 two bedroom 16 studio 2 studio plus The Retreat at Sunny Vista's design includes the latest technologies to provide resident security and safety while preserving independence and dignity for each individual. The wood-framed building also contains a commercial kitchen and central laundry along with other support and amenity spaces. The 4.78 acre site contained an abandoned 40,709 sf structure originally built in 1967, which was abated and demolished prior to construction. Bison Ridge Recreation Center Commerce City, CO, USA City of Commerce City Parks & Recreation 108,000 Sq. Ft. Public Projects, Recreation, Gymnasium, Gymnastics, Commercial Kitchen, Humidity Controlled Environments, Indoor Track, Administration, Ground Up, Pool Pinkard provided complete CM/GC services for the City of Commerce City's Bison Ridge Recreation Center and related infrastructure/roadway improvements. The recreation center was approximately 108,000 square feet with an indoor leisure pool and support spaces, aerobics, catering kitchen, gymnastics, weight and fitness, gymnasium, community room/meeting space, required building support spaces and administrative spaces. Roadway and infrastructure scope included: Improvements to E. 112th Avenue intersections at Highway 2 and Potomac Avenue; Widening of the Highway 2 bridge over the O'Brian Canal, Highway 2 lane widening; and new roadway to connect E. 112th Avenue and Potomac Street; Extensive improvements to Potomac Street, including new water and irrigation main lines, gas main lines, converting overhead power lines to underground, adding underground 100-pair CenturyLink pair-bonded copper Internet cable, Comcast conduit, storm drainage, a multi-use path and landscaping. Pinkard also provided complete infrastructure for the new recreation center, which sat on 25.5 acres of farm land at E. 112th Avenue and Potomac Street. Leveling the site required approximately 30,000 yards of imported fill. Pinkard constructed a multi-modal roadway to provide primary access to the recreation center. Fellsberg-Holt-Ullevig provided road and infrastructure design, and Sink Combs Dethlefs was the recreation center architect. Flatiron Constructors constructed the roadwork; CH2M was the city's representative. The project area was in the northern portion of Commerce City, generally bounded by Highway 2 on the north, E. 112th Avenue on the south, Potomac Street on the west, and private property on the east. The project involves rehabilitating Village Place, a senior apartment building comprising 72 units. The building is approximately 69,000 sq ft and is located in historic downtown Longmont at 600 Coffman St. The rental housing development is currently occupied and serves income-qualified families whose incomes are below 60% of the Area Median Income (AMI). "Affordable housing is crucial for the well-being of our community in Longmont, and we are thrilled to partner with Pinkard Construction to revitalize Village Place Apartments," said Katie Pung, Housing Development Project Manager with the City and Longmont Housing Authority "LHA plans to submit a 4% non-competitive LIHTC application to CHFA, and we will rely heavily on Pinkard's expertise for those submittals, making this project possible." Pinkard provided expert construction services for East West Partners - Denver on the The Landmark Tower East project. The Landmark Tower East Greenwood Village East West Partners - Denver 125,000 Sq. Ft., 96 Units Multi-Family Housing, Market Rate, High Security Systems & Construction Site, Tenant Interior/Build Out, Occupied, Renovation Pinkard Construction, Owner's Representative NV5, and Davis Partnership Architects collaborated in a CM/GC relationship for the Landmark Tower East at the Village of Landmark for owner East West Partners. This project included extensive build-out of 96 units in the luxury tower, overhaul the sales office and renovation of the lobby. Pinkard's comprehensive preconstruction services included extensive VE of the millwork and flooring packages, with detailed pricing breakouts for ten different flooring types. The $500 million development, near Denver's Tech Center, was originally the project of a troubled developer who filed for bankruptcy in 2008. The property was never fully completed. Long-time Pinkard client East West Partners, and developer of Riverfront Park and Union Station Neighborhood, was named receiver of the Village of Landmark in early 2014. Security and Resident Relations Resident security was a high priority, with construction crew badging, elevator operators controlling access to the resident floors, and controlled access entrances. Real Time As-Builts Pinkard employed the latest mobile, wireless and tablet technology to keep all construction/ record drawings up to date in real time. Pinkard employed Bluebeam Revu for real-time drawing collaboration, review, and markup and referenced real-time drawings on 55-inch touch screen monitors. Cloud technology linked all project computers, smartphones, touchscreens and tablets. Tackling Wooden Ceiling Cloud Craftsmanship Challenges Tackling Wooden Ceiling Cloud Craftsmanship Challenges 2022-03-14 Share Share On the Moorhead Recreation Center project, The rolling, off-set ceiling system consists of custom-made 4 X 8 wooden panels running lengthwise across the room and sandwiched with a weighted insulation system encapsulated in black vinyl. Each lengthwise run of panels hangs independently of those adjacent to it. All ceiling lighting, HVAC, and fire protection systems run through the panels hanging from a stainless steel suspension system. Each penetration had to be the exact thickness of what runs through it. Installer and supplier SRB Acoustics custom CNC- machined 1,000 acoustical holes in each of the 42 runs of panels. To properly install this sophisticated system, Pinkard first had to re-engineer the garage door system, initially designed to roll up above the panels but blocked MEP and fire system runs. Next, we re-engineered the ductwork to allow the slot diffuser room to penetrate the panels properly. Finally, Pinkard and SRB Acoustics had to drastically modify the other trades’ ceiling system work plans because typical work sequencing was impossible. Typically, each MEP and fire subcontractor goes into the ceiling and works until the job is done. Ceiling panels come last and enclose the work that was done above it. It’s efficient and straightforward; subcontractors base their profit plans on this approach. But with this ceiling system, because all MEP and fire systems had to go through each panel, we had to install one length of panels, allow each trade to run through the panel, and start over with the next length. Senior PM Derek Stathis: “This installation required some unbelievable trigonometry and geometry skills to figure out exactly would hand, and it was tough to get the trades to wait for each other during installation. But we had thought it through in bidding and had given warnings about how complicated it would be. However, when we started the buyout, we saw it was even more complicated than we first anticipated. Getting these trades to work together patiently was a great team-building experience.” Project Architect Jesse Sherr: “That ceiling had the highest difficulty level — we couldn’t anticipate how much difficulty there would be. And yeah, it came out so great. Pinkard provided expert construction services for Colorado State University on the CSU Moby Arena Renovation & Addition project. CSU Moby Arena Renovation & Addition Fort Collins, CO, USA Colorado State University 41,000 Sq. Ft. Higher Education, Public Projects, Recreation, Administration, State of Colorado Contract, Addition, Occupied, Renovation Moby Arena was a 41,000 sf, three-phased project consisting of expansions of the north and south concourses, a significant sports medicine/training room expansion, and other renovations/buildouts throughout the arena. Four smaller concurrent concessions and restroom sub-phases were included to minimize disruptions to arena operations. This north concourse work includes a new entry, new concessions, restrooms, and eight new ticket booths. The south concourse addition includes a 5,000 sf banquet hall complete with a kitchen for game day activities and special events. Ticket booths were also added on the south side of the arena. Other Moby Arena renovations include the men's and women's basketball locker rooms and player lounge areas. Pinkard also conducted a major renovation and expansion of the sports medicine facility, plus renovations of offices, a conference room, examination rooms, a new hydrotherapy pool room and rehabilitation area, and a renovated treatment room. The building additions have been designed to meet the High-Performance Building Standards as well as the University Aesthetic Guidelines. Moby Arena dates back 50 years. It is home to Ram basketball and volleyball. The 8,745-seat, whale-shaped venue is used throughout the year and is one of the unique playing facilities in the nation. "The biggest thing that I appreciated was Pinkard doing what they said they’d do. Whether it was just a simple “I’ll get back to you on that in two days,” to the big stuff. They were very good at following up on promises." Career Building Q&A: Blake Chambliss Career Building Q&A: Blake Chambliss 2024-07-18 Share Share Construction is a huge industry with a multitude of career paths. With the Career Building Q&A , we ask some of Pinkard’s longest tenured employees to share stories, advice, and lessons leaned over their own career journeys. In our first edition, we spotlight Blake Chambliss, whose remarkable 40 years at Pinkard has seen him rise from a journeyman carpenter to Chief of Operations. How did you get started in construction? My father is an architect, and he introduced me to a home building contractor. We formed and poured foundations and driveways, framed and sided, and did all interior trim including setting cabinets and countertops. How did you come to Pinkard Construction? I had just moved to Denver and was working for a multifamily developer when I heard that Pinkard was hiring. I hired on as a carpenter and we were just coming out of the ground and doing the concrete frame on the Hyatt Regency hotel in the Denver Tech Center. Superintendent-era Blake (circa 1996) Tell us the play-by-play of your evolving roles and responsibilities at Pinkard. I started out as a carpenter in 1984, and soon moved up to carpenter foreman at a time when we were doing a lot of high-rise PT cast-in-structures. I was promoted to Assistant Superintendent in (1986) and worked on Harvard Gulch Rec Center, DirecTV Broadcast Center, Tropical Discovery at the Denver Zoo, and a couple others. In the early ‘90s I was promoted to Superintendent and did several tenant improvements, a train wash station in Alliance, Nebraska, and some renovations before doing the first of several recreation projects in Highlands Ranch, including both phases of the Westridge Recreation Center and the renovation of Northridge Rec Center. I built several tilt-up projects (boring, like watching paint dry) and was put on three projects to replace existing superintendents, one of those still only in the foundation phase. In 2004, I was promoted to Field Manager where I also managed the self-perform concrete when we were doing decks and cores, and we did some very impressive architectural concrete using Agilia, a self-consolidating concrete, on One Riverfront. I worked as a project manager to replace a departed PM and finish up West Metro Fire. Finally I was promoted to Construction Manager before being named COO in 2022. What have been some of your career highlights? I really enjoyed working on Westridge Rec Center. We had a great repeat client in Highlands Ranch and [architect] Sink Combs (now Perkins & Will), and it was really rewarding being involved in preconstruction and working with [structural engineer] Martin & Martin to make structural changes to facilitate the proper sequencing of steel, masonry, and concrete. The architectural concrete at One Riverfront was fun to do. We did several mockups using different form-plys and form release agents to get the desired end-product, and we even used a pump to pour the mock-ups—not because of accessibility but because we needed to exactly replicate how we were going to pour the final product. In-progress architectural concrete at ONE Riverfront What’s the biggest challenge you’ve had to overcome? Probably taking over the projects that were already behind schedule and getting them finish on time. Also, the water and rock challenges we had on a tilt project we did at 6th & Indiana. The soils report said no water or rock, but we ended up having to blast rock (Colorado blue shale) and install wells to keep the water out of the foundations. What’s was your most memorable project at Pinkard? There have been a lot of great days, but form setting and flying decks at the Hyatt Regency was super fun, even though we had to hear superintendent Leroy Jefferson yelling like a mad man all the time! What’s the best advice you ever received? When I worked at DSP Builders, a superintendent said, “You’ve got to have eyes out your ass, because as soon as you turn around someone will f#@& something up,” and that’s never been truer. You always need to be aware of what people are doing and that can only be done by continually walking the job with your eyes and ears open. What’s the worst advice you ever received? I don’t ever recall getting bad advice. There are always lessons to be learned, and a day without learning something new is a lost day. What’s your advice for people navigating careers in construction? Ask a lot of questions. Willoughby Corner: BCHA's Landmark Affordable Housing Development Willoughby Corner: BCHA's Landmark Affordable Housing Development 2025-07-15 Share Share Willoughby Corner was a landmark project filled with amazing challenges, managed by a team of seasoned professionals operating as true partners who were able to turn near catastrophic challenges into landmark successes. Located southwest of the intersection of 120th and Emma streets in East Lafayette, Willoughby Corner is a master-planned greenfield project born of an intergovernmental agreement among Boulder County Housing Authority (BCHA), Boulder County, and the City of Lafayette. Pinkard Construction was the CM/GC construction manager at risk collaborating with RS&H Architects and BCHA. The Willoughby Corner project was an exceptionally well planned and designed development, accounting for the lifestyle needs of low-income families, seniors, and individuals. As a Colorado leader in affordable housing construction, Pinkard was well positioned with a senior staff and a great construction plan, ready to go to work to meet BCHA’s funding and construction expectations. Pinkard was tasked to build Phase 1, which included a 63-unit apartment building for 55-and-over residents, four multi-family buildings totaling 129 units, a community center, pickleball courts, and considerable roads and infrastructure (R&I) improvements. Pinkard would also be working to meet BCHA’s expectations for sustainable design and construction, hoping to achieve the status of Colorado’s largest ZERH (Zero Energy Ready Home) housing community. PRECONSTRUCTION With numerous funding sources covering various aspects of this large project, Pinkard provided 30+ estimates during the complicated two-year-long preconstruction phase. Working closely with RS&H Architects, Pinkard’s intensive collaboration and creativity in design optimization ensured a timely, in-budget construction start. Funding included 4% and 9% CHFA tax credits, “plus 30 other components of the Capital Stack that brought the funding together for this project,” says Leighton Neff, Pinkard’s chief preconstruction manager. The site and infrastructure portion was paid by ARPA funds. Key preconstruction achievements included finding room in the budget to keep the development’s central clubhouse, which serves as the centralized hub for all security, low voltage systems and infrastructure. Willoughby was not originally planned as a ZERH community, so when BCHA decided to incorporate that level of sustainability into the project, Pinkard devoted considerable time and manpower to learning everything about Willoughby’s ZERH requirements and BCHA’s expectations. “There are no petroleum-based services on this entire 24-acre site," says Neff. "There is no gas other than a diesel generator for backup, which at one point BCHA didn't even want. This is true ZERH.” Willoughby Corner’s energy plan includes extensive geothermal and solar energy systems. The geothermal system – which will provide space heating and cooling to units – consists of 90 vertical bores, each 600 feet deep. The available rooftop solar array is expected to offset about 40 percent of energy use. ROADS & INFRASTRUCTURE (R&I) DELAYS The roads and infrastructure improvements came with considerable jurisdictional challenges as Pinkard collaborated with the City of Lafayette to work through the city’s long-term R&I plans. Thanks to a strong collaboration among the owner/design team, Pinkard, WT Excavating (WT), and the city, Pinkard and WT made significant modifications to the existing construction and logistics plans to accommodate the city’s evolving requirements. Despite this great teamwork, the R&I modifications resulted in a five-month delay to construction start. BCHA granted Pinkard a five-month schedule extension, but all parties agreed that meeting the originally contracted completion date was critical to BCHA’s funding needs. The R&I components included the early construction of a road that bisected Pinkard’s jobsite and served as a main feeder for an adjacent school. As a result, Pinkard managed school traffic daily mornings and afternoons, which included managing pedestrian traffic and rerouting or rescheduling materials deliveries for two full school years. Unforeseen R&I conditions that potentially threatened the schedule included the discovery of a crumbling sanitary line tie-in that forced an early resequencing while details of the unforeseen work were worked out with the City. PINKARD FRAMEWORKS During this time, Pinkard’s in-house framing division, Pinkard Frameworks, was responsible for constructing all six buildings of the Willoughby development. Fortunately, unlike traditional framers, Pinkard Frameworks’ approach included an in-depth planning process and comprehensive constructability review to set up the construction phase for success. “Willoughby’s complex framing design came with challenging non-standard wall heights, specialty long-span floor trusses, and angled cantilevers requiring modified truss designs,” says Pinkard’s Wood Frame Manager Dan Harris. “There were also unique parapets, recessed decks, five different truss types, three different floor levels, and 13 different wall heights for any given building. A typical multi-family project has two or three different wall heights and simple runs of stairs. For Willoughby, this complex design required every single stud to be a custom cut – that’s no exaggeration.” Stairs presented another unique condition challenging the team to balance the architect’s intent with the post-and-beam requirements for landings. To find the perfect blend of structural integrity, aesthetics, and efficiency, Pinkard brought a truss designer into the team to refine floor and roof framing detailing, eventually settling on the perfect blend of style, integrity and efficiencies. Pinkard then brought in a specialty supplier to provide stair design solutions with custom steel brackets. According to RS&H Principal and Architect Tino Leone, “The partnership between cost estimating, constructability reviews, and our design team was very fruitful. We were able to have lots of good, productive conversations about different building systems and details of how the wood framing went together.” Dan Harris agrees, saying “The architect and engineer were generous with reviewing our teams ‘ solutions and providing timely responses. Their real-time assistance was invaluable in keeping the project on track.” To ensure the right blend of speed and quality, Pinkard Frameworks augmented the production framing crews with a top specialty carpentry crew to build stairs and complete custom framing. Light gauge metal framing (LGMF) also came into play. “Pinkard used LGMF with the drywall contractor for more efficient sequencing,” explains Tino Leone. “Not having to get the rough carpentry sub back out onto the site definitely helped the schedule.” Thanks to Frameworks’ approach to in-depth planning and constructability review during preconstruction, most of the framing quality control effort was complete before construction started and played a key role in keeping the project on schedule. Frameworks’ focus was saving money for BCHA while maximizing construction efficiencies and avoiding in-field redesigns – all on top of the near-occupied conditions, with heavy school traffic jams and significant road closures and detours impacting site access and deliveries. OWNER FUNDING SAVINGS With Pinkard’s owner-approved schedule extension offsetting the five-month construction start delay, things were running smoothly on the jobsite, but behind the scenes a perilous situation was developing that could cost BCHA approximately $500,000 in year-dated tax funds. “The entire OAC team knew almost from the beginning that BCHA’s funding was based upon a December 31, 2024 construction completion,” explains Construction Manager Joe Revielle. “At first, our delayed construction start seemed like we would miss the 12/31/24 deadline. But we made strong progress that suggested we had a shot at making the original schedule. So BCHA consulted with the rest of the team, and we all agreed to pull out all the stops to see if we could finish within the originally scheduled deadline.” With this new very challenging objective, Pinkard was now endeavoring to construct $83 million dollars in roads, infrastructure, and affordable housing in less than 16 months. MANPOWER CHALLENGES “From the beginning, our Willoughby construction plan was solid,” says Revielle. “Our strong buyout phase ensured adequate staffing and in-depth understanding of scope, quality, and safety requirements. We were ready to roll. But this schedule compression took away our timely start and then we lost five months at the end of construction shooting for the 12/31 deadline.” Pinkard Frameworks was able to ramp up framing crew sizes midway through construction to expedite framing, but other major trades like mechanical, electrical, plumbing, and fire protection were locked in with few options for manpower increases. As a result, the only options were to work smarter and longer. Pinkard immediately held scheduling and sequencing charettes with all major trades to evaluate opportunities for tighter sequencing, more effective site logistics and materials handling, and possibilities for overtime with employee incentives. Thanks to dedicated trade partners who bought into the schedule goals, Pinkard was able to shave weeks off the schedule with minimal stacking of trades. But the new challenge was in maintaining a strong quality control program despite the frantic work pace. ENSURING HIGH QUALITY FIT AND FINISH As mentioned earlier, Pinkard Frameworks’ in-depth preconstruction process set the stage for a more efficient wood-framing effort, eliminating waste and improving overall construction quality through better planning. Frameworks’ ability to also ramp up the manpower helped to maintain productivity despite the earlier end date. Says Joe Revielle: “WT Excavating was our ‘super subcontractor’, efficiently performing all wet utility work, dirtwork, site concrete, off-site and on-site paving, and all landscaping. Their performance smoothed the way for the work of other major subcontractors.” To ensure quality with other major trades, Pinkard worked to enhance its existing seven-phased quality control program with an even greater emphasis on architectural mockups and training, additional specialty installation inspections, extra as-built field documentation with 360-degree cloud-based photography, and staying ahead on punch list. Pinkard took advantage of the overall sequencing of the development to use the senior building as an “in-place” mock-up. As the first to be constructed, and having numerous similar components to the rest of the development, Pinkard used the senior building for quality instruction and training. This approach allowed Pinkard and its trade partners a great series of lessons learned that could be applied to the rest of the development, simplifying quality control inspections and punch list throughout. “DOWN TO THE WIRE ” Despite these concerted efforts, there was still a lot of schedule uncertainty. “Near the end of November, nobody thought we were going to make the schedule,” says Revielle. “We were getting nervous comments from investors, attorneys, even people in the field. But we continued to pour on the manpower, spice up our work incentives, and focus on quality and safety. And somehow it all came together. My hat is off to our entire project team. They started in earnest in September 2023 and finished December 31, 2024. That’s 16 months of quality construction under an incredible schedule load.” Pinkard began this $83 million (hard costs) ZERH affordable housing community with an efficient preconstruction phase and a strong construction plan, never expecting to have so many scheduling demands. Without this strong foundation of planning and foresight, the pressures of the schedule could have caused the project to collapse. But Pinkard’s intensive resequencing, major revamping of the construction plan, the enhanced quality control plan, and numerous manpower adjustments resulted in a completion that one design team member described as “miraculous.” In the words of BCHA Executive Director Susana Lopez-Baker: “We delivered a $100+ million project with $15 million in infrastructure improvements—plus 192 housing units—in just 16 months. Pinkard was flexible and solutions focused every step of the way. The result is a beautiful development that the community truly loves.” Currently, Pinkard is continuing with the City’s R&I improvements surrounding the Willoughby development. Roads and infrastructure upgrades are expected to be complete in June 2025. The seven-month preconstruction effort included close collaboration with owner’s representative Wember, Inc and architect Z Design Group, focusing on keeping the project in budget while closely adhering to the existing architectural style and city design standards. Commerce City Director Of Parks, Recreation, & Golf Chad Redin: “This project has taken an incredible amount of creativity, effort, and patience to get to the point where we can start construction. The Pinkard team has been amazing throughout the preconstruction effort. They have been reliable and resilient and continue to amaze and define quality construction standards. It is reassuring knowing we have Pinkard in our corner.” Construction scope for this $13.8 million project will include a renovation / addition to the existing 11,500 sf clubhouse and will add 5,500 sf of additional space including a two-story addition with a rooftop terrace/deck area and bar. Other new clubhouse space will include an elevator, an IT room, lobby, and expanded dining space. Renovation scope includes a full gut and renovation of the commercial kitchen with associated mechanical, electrical, and plumbing upgrades. Extensive utility re-routes and upgrades to new and existing buildings will require intensive collaboration with golf course operations to ensure pedestrian and vehicular safety while coordinating infrastructure upgrades. Other work includes various bathroom and office renovations and construction of a new maintenance storage building. The golf course will remain fully operational during construction, but the clubhouse and restaurant will be closed. Pinkard is assisting Buffalo Run Golf Course with office and personnel relocations during construction. A food truck will provide dining services for golf course patrons during construction. The original Buffalo Run Golf Course clubhouse was constructed in 1994 and was partially renovated in 2016. Pinkard was awarded the project in late July 2023. This is Pinkard’s second project with the City of Commerce City, having completed the $51.3 M Bison Ridge Recreation Center and 2nd Creek Infrastructure project in 2018.
