    Pinkard provided expert construction services for University of Denver on the Peter Barton Lacrosse Stadium project. Peter Barton Lacrosse Stadium Denver, Colorado, USA University of Denver Seating for 1,960 spectators Higher Education, Recreation, Sports Field, Cast in Place, Pre-Cast Concrete, Masonry, Administration, State of Colorado Contract, Ground Up Pinkard Construction provided comprehensive CM/GC services for the addition of a new lacrosse stadium at the University of Denver. The site is located on the west side of the Ritchie Center along the current east/west walkway at the south side of the lacrosse field. The structure is approximately 350 feet long by 57 feet wide, providing 12 tiers of bleacher seating for 1,960 spectators. The facility includes concessions and ample restroom facilities. The press box is designed to serve soccer and lacrosse, with the soccer scoreboard as part of the south facade. There are team locker room facilities, an office, and changing area for the coaches, and a half-time room for the visiting team. At the west end of the grandstand is a 28 x 36 x 50-foot high stone clad tower, the copper clad roof rising an additional 30 feet to its peak and the base of the finial. The tower provides a small conference/club room overlooking the lacrosse field with mechanical space below. An elevator is provided for access to the press box and upper level ADA seating. The new facility was constructed using a hybrid structural system of cast-in-place concrete, precast concrete, and load bearing clay block masonry. The masonry is faced with the same limestone and sandstone that provides the exterior skin for the Ritchie Center and the Stapleton Tennis Center. The new stadium augments what is considered to be one of the premier artificial fields for lacrosse competition in the Front Range. Tight Site and Compressed Construction Schedule A very tight site and seven month construction schedule created interesting challenges in the sequencing of trades and procurement, storage and movement of equipment and materials. Because the limestone quarry required a 6-month lead time to deliver the blocks that make up the face of the stadium, Pinkard worked with the quarry and DU to ensure that limestone delivery would fit into the very short schedule. Office, Senior Living, Class A, Renovation, Special Project The Eagle Pointe project is the two-story tenant improvement of a three-story class A office building built in 2002. Work on the second and third floors includes buildout to create an athletic/workout area with two ADA bath/shower combinations; reconfiguration of walls; complete gut and rebuild of third floor; open office areas, conference rooms, executive offices, break room kitchen, and new roof-top unit with associated screen wall. Pinkard provided the owner of Christian Living Communities with close collaboration during construction to accommodate the owner’s changing design needs. In-construction changes included additional millwork, carpet revisions, additional lighting/reconfigured lighting, and revised cabinetry. These changes totaled more than $150,000 and included a one-week schedule extension to accommodate the work.     Pinkard and Urban Land Conservancy Break Ground on 102 Affordable Apartments on West Colfax Pinkard and Urban Land Conservancy Break Ground on 102 Affordable Apartments on West Colfax 2024-05-31 Share Share This week, in a ceremony featuring remarks by Denver Mayor Mike Johnston, Pinkard Construction, a Lakewood-based general contractor, and Urban Land Conservancy , a Denver-based nonprofit real estate organization, broke ground on The Irving at Mile High Vista. Located at 3270 W. Colfax Ave, the new structure will add 102 affordable apartments (studios and one-, two- and three-bedrooms) to the West Colfax neighborhood, serving households making 20-80% of the area median income (AMI). With funding from the Colorado Housing and Finance Authority (CHFA), RBC, the State of Colorado, and the City and County of Denver, among others, it is one of the first developments to use Prop 123 affordable-housing financing approved by Colorado voters in 2022. “This is a combination between a partnership with the state leadership, with the city leadership, with CHFA, with our Prop 123 funds, and with amazing community partners like the Urban Land Conservancy,” Mayor Johnston said in his remarks, “all of whom have come together to make sure Denver remains a place where, yes, we can have one of the fastest growing economies in the country, but also a place where, when you drop your second grader off at school, and that second grade teacher picks her up in their arms, that teacher can still afford to live in this neighborhood.” The Irving will use renewable energy, and highly efficient heat pumps for heating and cooling, as well as a rooftop solar array — all to support a cleaner, more sustainable environment inside and out. The project is expected to meet or exceed National Green Building Standards (NGBS). Other climate-friendly features include energy-efficient appliances and lighting, low-flow plumbing fixtures, water-efficient landscaping and electric vehicle charging stations. In 2011, Urban Land Conservancy purchased the 2-acre site where the Denver Public Library’s Rodolfo "Corky" Gonzales Branch and Del Norte’s affordable Avondale Apartments are located today. The Irving is the third and final parcel at Mile High Vista to be developed. "The Irving is the culmination of the community’s long-term vision for Mile High Vista, a mixed-use development that offers affordable housing and library services," said Sarah Harman, senior vice president of real estate at ULC. “Because of the ongoing displacement of longtime residents in the West Colfax neighborhood, we believe it’s more important than ever to deliver affordable housing here.” The building was designed by Studio Completiva. With construction beginning now, Pinkard expects to complete the building by mid-2025. Hospitality, Recreation Multi-Family To keep abreast with trends in the luxury hotel market, the Brown Palace Hotel added a new spa to its 114-year-old building in downtown Denver. To make room for the spa, Pinkard demolished 5,000 sf of space on two floors and relocated the Brown Palace Flower Shop across the street. Pinkard also did a complete gut and renovation of the first-floor public restrooms. Project Challenges: Working with marginal as-built drawings Maintaining a tight schedule despite numerous unforeseen conditions. Minimizing disruptions to hotel guests. Creating space for and installing a two-stop elevator. Quality Control Prior to construction, Pinkard met with the architect and subcontractors to review the scope and field conditions that followed demolition. Asbestos-containing material (ACM) was found on plumbing fittings above the hard-lid ceiling and beneath the carpet. Although the owner secured the services of an abatement contractor to remove these materials prior to construction, additional ACM was discovered during demolition. Pinkard phased the ACM removal during off-hours to maintain the tight construction schedule. This complex will include 151 units of deed-restricted, affordable housing located on the former CDOT headquarters site in southeast Denver. Construction is expected to conclude in the fall of 2024. “The Krisana Apartments are the perfect kick-off for the Master Plan redevelopment of the former CDOT property,” said Jimmy Balafas, Kentro Group principal and co-founder. “Affordable housing has been a priority for us since our first involvement in the redevelopment of former CDOT property back in 2017, and it has remained a critical part of the mix through countless meetings with the community and stakeholders. There’s a housing crisis here in Denver, and we’re committed to making this contribution to help solve the housing gap.” Krisana Apartments ’ 151 units will include 21 studio, 71 one-bedroom, and 59 two-bedroom affordable homes equipped with Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area, among other amenities. The Krisana Apartments will be 100% electric-powered and have received funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program . “At Pinkard Construction, we believe that affordable housing is an essential part of creating a thriving community. Additions include a second gymnasium immediately adjacent to the existing gymnasium; an aerobics/cardio area; and a large aquatics addition with lap pool and family pool. A 180-foot long, fully enclosed flume slide starts inside the pool area, loops outside and returns inside. The new gymnasium will also include an elevated running track. Second-floor additions include a weight room and office/support space. Renovation scope includes locker room space for ADA compliance, and 3,400 sf of second-floor build-outs to create office and support areas. This is why Pinkard Construction has launched a new framing division, Pinkard Frameworks , to address these challenges. Recently, Pinkard President Tony Burke and Pinkard Frameworks Manager Dan Harris sat down to discuss the problem with wood framing and the solutions Pinkard can offer. In this division, professionals with in-depth framing knowledge work closely with the design team and key suppliers to ensure framing designs meet architectural and structural intent, constructability, and seamless integration with other trades. Pinkard Frameworks has dedicated framing professionals who can lead subcontractors and interface with the project superintendent to catch minor issues before they become significant problems. Ultimately, taking ownership and responsibility for the wood framing process is the key to success in commercial multifamily construction. Q: Wood framing is said to be one of the riskiest scopes in commercial construction. What makes it so risky? Tony Burke: Wood framing is a unique process that requires a lot of attention and expertise. If not managed properly, it can cause problems that cascade into other trades, leading to quality issues and schedule delays. This is what makes our new framing division so important; our clients, developer partners, design professionals and fellow general contractors can benefit from partnering with such a dedicated and specialized team. Dan Harris: Another potential issue is that very few wood framing subcontractors can be bonded. This is proof that the process is risky and requires someone to take ownership. That is why I am so happy to be a part of this new division, Pinkard Frameworks. Q: What is the solution to these problems? Tony Burke: The solution is to take ownership of the wood framing process. This means involving a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. Dan Harris: A critical aspect of this is cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Q: Can you give an example of how this approach has worked in the past? Tony Burke: Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the owner over $250,000. Dan Harris: Another example is Pinkard’s recent preconstruction efforts for Boulder County Housing Authority’s project, Willoughby Corner. The initial design was a unique, modern design that required complex engineering. We took the time to work with the design team to understand the factors driving the design decisions. We developed more economical solutions without sacrificing the overall look of the building. Q: What role does on-site supervision play in ensuring successful wood framing? Dan Harris: Experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Tony Burke: On-site framing supervisors must have the knowledge and authority to make quick decisions and adjustments, saving time and money.     Rescuing a Renovation: Sloan's Lake Rehabilitation Center Rescuing a Renovation: Sloan's Lake Rehabilitation Center 2023-08-01 Share Share The Sloan’s Lake Care and Rehabilitation Center project at Sloan’s Lake Medical Center in Denver was intended to be a dramatic upgrade to allow for enhanced patient care within a new, state-of-the-art facility. The scope of work in the six-story building included a complete gut and renovation of the fifth and sixth floors into a skilled nursing facility. Work also included improvements to the 6,800-sf ground floor with a new full-commercial kitchen to service the fifth and sixth floors, physical therapy space, reception, and office areas. The project also included minimal demo and finish work for a 1,000-sf laundry facility to service laundry from the first, fifth, and sixth-floor operations. The project was on a fast-tracked August 2011 to March 2012 schedule to allow Sloan’s Lake to take advantage of some lease-related cost savings. A California-based general contractor was hired to perform the work but was terminated in March 2012 due to insufficient progress . Insufficient progress meant the GC was near the end of the schedule but had not yet completed demolition. Hoping to “save the day,” owner Ensign Facility Services brought Pinkard Construction Company on board in April 2012. With the understanding that no preconstruction would be necessary, a quick demo completion and prompt build-out commencement would allow the project to be completed neat and tidy in mid-June 2012. As Pinkard began discovery in April, unsettling signs of asbestos were seen in areas that were supposed to be clean. Fearing the worst, Pinkard enlisted an independent consultant to advise on the work area's alleged “all clean” condition. After careful assessment by the consultant, the site was declared a “major spill” of asbestos contamination. The site was sealed, the existing tenant immediately vacated the entire 4th floor, and the fifth and sixth floors were put under full containment. This second abatement effort was almost double the original cost and scope due to the spill and resultant contamination of duct and elevator shafts, plenum spaces, etc. It also took nearly two additional months to complete. While abatement was underway and demolition at a standstill, an examination of the design documents revealed that the design, which was produced by an out-of-state architect, was far from complete, even to the point of not providing for mechanical, electrical and plumbing drawings. Pinkard worked with Ensign to constantly monitor this deficient situation, and the design and previously non-existent MEP drawings slowly developed. Pinkard also worked with Ensign and the out-of-state architect to establish a mid-May due date for construction documents that could be submitted for permit and let out for bidding. Acceptable construction documents were received June 22, and associated permits were September 4 following many rounds of revisions. Pinkard and Ensign launched an extensive preconstruction effort over the summer without a completed design or permit-able drawings. Pinkard provided comprehensive budgeting, estimating and value engineering services to establish a GMP. Despite significant favorable progress, the team decided in July it would be in the project’s best interest to hire local architect Intergroup to perform construction administration. With so much time lost due to the additional abatement and getting the design up to speed, when Pinkard was finally allowed back on-site, double-shift, six-day work weeks were implemented. Beginning Sept 4, the fourth floor ceilings were rebuilt, and the entire floor was repainted, with turnover for occupancy October 1. During this time fifth-floor waste piping for the new fifth floor bathrooms was roughed-in. First floor demolition and construction was a very sensitive issue because Pinkard was working directly beneath a fully occupied, second-floor intensive care unit. Any systems shutdown would impact intensive care operations. This situation required Pinkard and Intergroup to carefully examine as-built drawings, and open and examine existing shafts, mainline stacks, and medical-gas stacks to prevent inadvertent shut downs to intensive care above. Pinkard also collaborated closely with Xcel to avoid a shutdown of natural gas during a gas meter upsizing. Pinkard continued to make expeditious progress with a strong construction plan, an involved construction administrator in Intergroup Architects, and a committed owner. Construction ran from September 4 to December 17, 2012. Project Manager Cale Wester, Ensign Facility Services: “Although every project is going to have its ups and downs, I don’t think anyone anticipated this many “downs” when we first started. The great finish we enjoyed is a credit to Ensign, Pinkard, and Intergroup Architects’ strong commitment to team-building...it saved this project. Sloan’s Lake and Ensign are very proud of what this team was able to accomplish, and this facility is already making a difference in our patients’ lives.” The completed facility contains 42 private suites with floor-to-ceiling windows for stunning city and mountain views in all rooms; state-of-the-art rehabilitation gyms with AlterG antigravity body-weight treadmills and Pilates Reformer.
