Ft., 42 Units Market Rate, Multi-Family Housing, Wood Framed, Masonry, Structural Steel Superstructure, Ground Up The project involved the development of a .3-acre site, which was transformed into a modern, state-of-the-art multifamily residential property. The development was approximately 34,619 square feet of living space, with a total of 42 residential units, providing ample space for residents to live comfortably. The property also featured amenity space, which added to the convenience and comfort of the residents, as well as onsite covered parking, which was a much-welcomed addition for the residents. According to Matt Chiodini, Associate Principal at OZ Architecture, the complex site geometry, which was in the shape of a triangle, served as the inspiration for the team to pay special attention to key corners and show restraint along the street edges. The sensitivity to building entries and window openings led to a unique asset that provided much-needed housing in the heart of South Pearl district. The team's goal with Carraway on Penn was to complement the historical components of the neighborhood while providing a thoughtful, modern living experience that delivered lasting value. Ft., 96 Units Healthcare, Senior Living, Market Rate, Med Gas, Structural Steel Superstructure, Gymnasium, Commercial Kitchen, Skilled Nursing, Ground Up, Rehabilitation The Center at Northridge is a high-end skilled nursing and rehabilitation facility with spacious surroundings and finishes and materials that rival high-end hotels. The Center's services are geared toward patients who want to recover and get back to a normal, healthy lifestyle. Staffing is almost double that of a typical rehabilitation facility. The Center is a 75,700 sf, three-story, steel-framed building on spread footings, stem walls, and three elevators, all on a 4.96-acre site. The second and third floors include 96 private patient suites with private bathrooms, 16 of which are observation rooms with oxygen and medical vacuum systems. The first floor includes a rehabilitation gym, full-service kitchen and fine-dining area, salon, large lobby and fireplace, and administrative/ office space, plus activity areas on the second and third floors. Other building features include carpet tiles and ceramic floor tile, and quartz countertops in public spaces; patient rooms have luxury plank vinyl tile, solid surface Corian counters, custom, built-in wardrobes/armoires, and high end light fixtures throughout. Nursing stations feature custom millwork and tile accent walls. Rehabilitation and kitchen equipment are owner-supplied and contracted. The building exterior features a radiused, 30-foot high curtain wall and aluminum storefront windows, EIFS, brick, and stone veneer. Sitework includes 10-foot over-excavation with structural soil infill at footings, retaining walls, and an asphalt parking lot. The gently sloping site offers unobstructed views of the Continental Divide. Veritas has nine Centers either in the planning phase, under construction, or in operation in four states. Veritas Centers are typically some of Medicare's highest-rated facilities. Ft., 51 Units Senior Living, Market Rate, Multi-Family Housing, Wood Framed, Structural Slab, Commercial Kitchen, Ground Up, Memory Care Villagio of Broomfield is a cutting edge, 51-unit "Memory Care Continuum" that utilizes the latest in resident care philosophies and environmental design, providing options in memory care for residents with Alzheimer's, dementia or other memory disorders. The 42,963 square-foot, single-story, wood-framed community is comprised of three pods with structural slab-on-void with stucco and faux stone exterior and a combination shingle, EPDM and metal roof. Individual units contain PTAC's; common spaces are served by a central mechanical system. Villagio also has a full commercial kitchen. Early in construction, record spring rains delayed the project for four months. Pinkard collaborated with the Colorado Department of Transportation to create a West 120th Avenue acceleration/deceleration lane for the property, which is located between Sheridan Boulevard and Main Street in Broomfield. During the design development phase, Pinkard worked closely with VTBS Architects and owner Blackwood Development to identify over $500,000 in value engineering savings.     Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation 2024-04-19 Share Share Pinkard Construction, a recognized leader in Colorado affordable housing renovations, has commenced the $8 million rehabilitation of Village on Main Apartments in Longmont. Formerly known as Village Place Apartments, this project will be the renovation of all 72 units. It will conducted on a “rolling occupancy” basis to optimize the construction schedule with minimal disruptions to the residents. Challenges include vacating and renovating 13 units at a time while coordinating resident relocations. Pinkard anticipates a five-week renovation window for each 13-unit segment. Other challenges include minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades. During preconstruction Pinkard provided tax credit funding assistance, design-assist solar electrical input, and ultimately incorporated all owner wish list items into the existing budget. Pinkard also participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. The Longmont Housing Authority is the owner/developer. Rosemann & Associates is the architect. To minimize the risk of unforeseen conditions, Pinkard and key subcontractors conducted a thorough exploratory demolition prior to construction. Pinkard President Tony Burke, “We are delighted to be teaming with Longmont Housing Authority to upgrade this beautiful old building and to help improve the lives of its residents. This is our first project with Longmont Housing Authority in many years, and we are excited to renew this important relationship.” Scope of work on this 68,000 square foot project includes top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar electrical system. Pinkard will also be replacing finishes, plumbing fixtures and lighting, roof membranes, and upgrading several units to meet current ADA standards. Pinkard is prioritizing economies of scale to help meet the hard, finance-driven, 10-month construction schedule. Construction completion is projected to be late September 2024. The Longmont Housing Authority (LHA) is a quasi-governmental agency authorized by Colorado Statute. The LHA has been in existence since 1975. The City of Longmont is the LHA service area. The LHA exists to provide housing and related services to low income and moderate-income families, elderly, and disabled households and to relieve the community of substandard housing. This complex will include 151 units of deed-restricted, affordable housing located on the former CDOT headquarters site in southeast Denver. Construction is expected to conclude in the fall of 2024. “The Krisana Apartments are the perfect kick-off for the Master Plan redevelopment of the former CDOT property,” said Jimmy Balafas, Kentro Group principal and co-founder. “Affordable housing has been a priority for us since our first involvement in the redevelopment of former CDOT property back in 2017, and it has remained a critical part of the mix through countless meetings with the community and stakeholders. There’s a housing crisis here in Denver, and we’re committed to making this contribution to help solve the housing gap.” Krisana Apartments ’ 151 units will include 21 studio, 71 one-bedroom, and 59 two-bedroom affordable homes equipped with Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area, among other amenities. The Krisana Apartments will be 100% electric-powered and have received funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program . “At Pinkard Construction, we believe that affordable housing is an essential part of creating a thriving community. A 180-foot long, fully enclosed flume slide starts inside the pool area, loops outside and returns inside. The new gymnasium will also include an elevated running track. Second-floor additions include a weight room and office/support space. Renovation scope includes locker room space for ADA compliance, and 3,400 sf of second-floor build-outs to create office and support areas. Located at the corner of 46th Ave. and Tennyson St. in Denver's Berkeley neighborhood, the new mixed-use development project will offer an elevated and welcoming living experience that blends with the neighborhood’s local culture. On track to be completed by the end of 2024, akin Tennyson will feature 8,500 square feet of restaurant and service retail space, 97 covered parking stalls, and 84 upscale residential apartment homes with sought-after amenities. These amenities include a nearly 2,000 square foot ground-floor retail patio space, a large resident rooftop terrace with sweeping mountain views, three resident courtyards with various programming and seating areas, a state-of-the-art lobby with a pool table, coffee bar and fitness center, and custom art pieces from local artists. According to Pinkard’s Project Manager Derek Stathis, “The rooftop amenities are some of the most impressive I've ever seen, with two massive built-in hot tubs, multiple fire pits, a deluxe outdoor kitchen, outdoor televisions, and sweeping views of Berkeley Park and the Rocky Mountains. It’s a challenging build, but it’s going to be an incredible place to live, and we're all going to be proud of it when it’s done.” Stathis explains, “It is a very tricky project in the way it's designed and built, with a complex exterior skin that adds a ton of exterior details and material types,” noting the additional challenges inherent in a tight, lot-to-lot site on two major streets with very little access. To mitigate the project’s impact on the neighborhood, Pinkard has maintained an information plan to provide updates on street shutdowns and other work affecting residents. “We are trying to be really good neighbors and minimize any inconveniences,” said Stathis. Over the holidays, Pinkard Safety Manager Dave Ruddy dressed as Santa Claus for the daycare across the street. More recently, Pinkard assisted Centennial Elementary by providing a forklift to unload new bike racks, allowing the school to order additional racks with the money saved. “The vision for this development is not only to provide a place to live but also to create a place for community gathering at the northern end of Tennyson Street,” says Kevin Cosgrove, Manager of Construction & Development, with Alpine Investments. “We are grateful to the many partners involved in bringing our vision to this stage and look forward to the successful completion of this project.” akin Tennyson is the second of four upcoming RPAI projects that will operate under the akin (“uh-kin”) brand, geared toward a sophisticated, urban-minded resident while elevating each local neighborhood by creating an elegant and timeless living experience. Industrial The 61,000 square foot, tilt-up concrete and structural steel expansion project houses a state-of-the-art Vertique semi-automated palletizing system featuring four cascading beer case distribution towers. Robotic palletizers, shrink wrappers, and a conveyor system sort and repack pallets to fill individual orders, which are then distributed to the 14 new truck docks. The entire warehouse addition design was completed using 3D software to allow for BIM coordination between the building's structure/systems infrastructure and the Vertique packaging system. Other spaces and features of the new warehouse include an operations office, truck receiving and repackaging, a 16,000 sf snow-melt system, fresh-air ventilation and extensive daylighting.     Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus 2024-04-22 Share Share Meeting project deadlines is often a challenging task, especially when faced with unexpected hurdles and urgent end dates. However, with careful planning and a proactive approach, a responsible and dedicated contractor can overcome these challenges to ensure a timely completion. During the design-build-team procurement and selection phase of the Denver Central Platte Campus project, Pinkard recognized that this multi-phased project included a critical, early-phase milestone that could not be met given the City’s team-selection schedule. In other words: if the Pinkard design-build (D-B) team was selected to build the project, by the time they received notice of project award, it would already be too late to meet the first milestone. However, the team recognized that the key to overcoming this “Catch-22" challenge was found in the City’s complicated planning and zoning process: If the Pinkard design-build team’s proposed design could be submitted for initial planning review well before project-award, there was a chance that the first critical project milestone could be met. But this plan came with the risk and expense of getting the design before the planning board with no guarantee that the City would select the Pinkard design-build team to construct the project. True to the spirit of design-build best practices, Pinkard assumed this risk for the benefit of the project and scheduled a series of meetings with the authorities having jurisdiction (AHJs) to get design review and initial approvals for the site plan - even before Pinkard’s design-build proposal was even presented to the project selection committee. This bold move allowed Pinkard to proceed with permitting on the first stage just in time to commence construction after the property's title was transferred to the City. The second key involved assuming more risks by placing orders for long-lead equipment while Pinkard was still in contract negotiations with the City. These two gambles paid off, allowing Pinkard to finish the first two phases on time and the third and final phase ahead of schedule. As a result of the Pinkard D-B team’s proactive dedication to project success, the Central Platte Campus project received national accolades from a variety of industry trade groups including a first-place National Excellence in Construction award from Associated Builders and Contractors, a national Design-Build Excellence award from the Design-Build Institute of America, and the national Brownfield Renewal Award for Environmental Impact .
