Hired in early 2025 as a Senior Project Manager, Mike came to Pinkard with an extensive resume of large projects valued up to $140 million. In his tenure, Mike was key to the successful on-time delivery of multiple high-profile projects that demonstrated his prowess as a team builder and collaborator. Ft., 116 Units Senior Living, Healthcare, Multi-Family Housing, Skilled Nursing, Wood Framed, Ground Up Sunny Vista Skilled Nursing Facility is a 2-story, 116-room senior living facility located across the street from the main Sunny Vista Living Center campus. The new 89,000 sf facility, which is adjacent to a large community park in central Colorado Springs, offers private rooms for short-term rehabilitation or long-term custodial care. The main level features a dramatic two-story living room trimmed with ornate hand railings and a large fireplace. Other amenities include living rooms, communal dining, a therapy room and gym, chapel, salon, conference room, three elevated outdoor patios, a multi-purpose room, 270-gallon aquarium, and aviary. The garden-level basement houses a commercial kitchen, dietary/nurse/social worker offices, employee lounge/locker room, mechanical/electrical rooms, and oxygen storage space. The laundry room features an Aquawing Ozone laundry system, which uses a state-of-the-art ozone cleaning process that reduces water and energy consumption. Sunny Vista's structure consists of metal-stud framing with a Hambro floor system, manufactured stone and stucco skin, concrete tile and standing seam metal roof. An underground garage with a structural concrete lid sits under one of the unit wings. The mechanical system uses heat pumps for heating and cooling. Ft., 96 Units Multi-Family Housing, Market Rate, High Security Systems & Construction Site, Tenant Interior/Build Out, Occupied, Renovation Pinkard Construction, Owner's Representative NV5, and Davis Partnership Architects collaborated in a CM/GC relationship for the renovation of Landmark Tower East at the Village of Landmark for owner East West Partners. This tenant interior project included extensive build-out of 96 multi-family units in the luxury tower, as well as an overhaul of the sales office and the lobby. Pinkard's comprehensive preconstruction services included extensive value engineering of the millwork and flooring packages, with detailed pricing breakouts for ten different flooring types. The $500 million development, near Denver Tech Center, was originally the project of a troubled developer who filed for bankruptcy in 2008 and never completed the project. Long-time Pinkard client East West Partners, developer of Riverfront Park and Union Station Neighborhood, was named receiver of the Village of Landmark in early 2014. Resident security was a high priority, with construction crew badging, elevator operators controlling access to the resident floors, and controlled access entrances. Pinkard employed the latest mobile, wireless and tablet technology to keep all construction/record drawings up to date in real time. Ft. Office, Parking Garage, Ground Up This new parking structure transforms a 20-year-old surface parking lot into eight-story parking, retail, and office building. The structure has retail space and commercial offices with parking 2 stories underground and 6 stories above. It is "wrapped" with retail at the street level on all three sidewalk sides and has office space above. In this way, the parking structure itself was almost completely hidden from pedestrians. The building mass completely encompasses the site measuring 300 feet from lot line to lot line, the largest footprint, and mass of any building in the downtown district. To minimize the building's impact on the neighborhood, the structure is "broken" into four separate buildings. The post-tensioned concrete garage features highly detailed brickwork on the face of the building, open stair towers and a glass-enclosed elevator. Denver Zoo Tropical Discovery Denver, Colorado, USA Denver Zoological Foundation 41,000 Sq. Ft. Public Projects, Recreation Tropical Discovery is a conservatory-type building that provides a real-life rainforest environment in a 1.5-acre tropical ecosystem. The Denver Zoo's exhibit and education center is home to 140 species of plants, 123 species of fish, and over 1200 animals representing over 200 species such as mammals, reptiles, amphibians, and invertebrates. An offshore coral reef, tropical marshes, temple ruins, cypress, and mangrove swamps have been created throughout the complex. With over 13 pools forming the pathway around the exhibit, 24 glass-fronted tanks, 3 waterfalls, and a jungle river, Pinkard faced very complex waterproofing challenges in installing four different waterproofing systems specified in the architect's construction documents. Intricate life support systems were installed that precisely regulate each exhibit environment for the vast array of both plant and animal species requiring maintenance of proper temperatures. The building is topped with two pyramid-shaped skylights providing natural light for almost 3/4 of the building. One of the skylights stands 45 feet above the ground. A temple inside nearly reaches the pyramid's peak. Although there are 22,000 square feet of display area, the total square footage, including service areas and holding pens, is nearly 41,000. The exterior involved Pinkard's execution of extensive architectural cast-in-place concrete work. With the construction of Tropical Discovery, the Denver Zoo is one of the few zoos in the country that has created natural habitats and biological ecosystems that blend the best of biology and botany. It is a fascinating and unique opportunity for visitors to experience the immense diversity of life in the tropics and to gain a greater appreciation for the fragile nature of this important ecosystem. Healthcare, Clinic, Ground Up Pinkard completed the build-out of a health care clinic for Denver Health and Hospital Authority on the main level of our project for Denver Housing Authority, Vida at Sloan’s Lake. The 7,741 sf clinic featured 17 exam rooms, a procedure room, oxygen rooms, x-ray room, and various administrative spaces, and a conference room. Project challenges included an expedited schedule to meet owner-occupancy requirements and the installation of intricate architectural wood ceilings. The clinic was part of the development’s overall vision which included pairing affordable housing for seniors with essential on-site services. "Over the years, we’ve had a lot of contractors use Procore on our projects. However, none of them have been able to figure out how to make Procore send us an email that has a single-click embedded link to download the one file that has the submittal or RFI, including its transmittal/cover sheet. They struggle to combine the submittals with their transmittals, and many struggle with correctly naming the PDF. From what I see from your emails, Dave, you’ve figured all of this out. If you could send me the steps on how to set up Procore to do this, we can share it with our other project contractors and see if they can get it right." Lowry Apartments will consist of four-story wood framed construction, ground floor community space, surface parking, a roof-top solar array, and a 72-unit mix, which includes 20 units for people experiencing homelessness. 41 one-bedroom units 23 two-bedroom units eight three-bedroom units Lowry Apartments' design is based on a contemporary reinterpretation of the existing Lowry context and uses sustainable design and healthy living practices. It will provide permanently affordable housing opportunities to families earning approximately 30-50% of the average median income and will include subsidies for transitional residents moving out of homelessness. During preconstruction, the 68,217 sf project was brought into the budget through an intensive value engineering effort that maintained all aspects of the original program. It is being designed and built to meet Enterprise Green Community Criteria. The entire Boulevard One development is the last new neighborhood at Lowry, once the tail end of historic Runway One at the former Lowry Air Force Base. It features walk-to neighborhood retail and offices, multiple parks and a community plaza, and paths within and around the development, providing connectivity to Crestmoor Park, the surrounding neighborhoods, and the regional bike system. Healthcare, Emergency Rooms, Isolation Rooms, Med Gas, Ground Up The Indian Peaks project was the conversion of an existing, two-year-old Urgent Care Center into an Emergency/Urgent Care facility complete with a new ambulance entrance, new exam rooms, and a CAT scan room build-out. All existing patient care/support areas were demolished and replaced with nine new general exam rooms with one for patient isolation. A tenth room services higher acuity and bariatric patients. Other new support areas include a centrally located medication room, storage, soiled, nourishment, and toilet rooms, a CT room build-out, plus minor revisions to the patient walk-in entry at the reception, check-in, and waiting areas. The west side of the building received a new ambulance canopy and drive. The employee outdoor garden was relocated to the northwest corner of the site. A new backup generator was also added. "Every contractor has to work from a contract, but Pinkard was always asking how they could help even when it was not in their contract. That has been extremely valuable to Centura: Pinkard’s demonstrated ability to make sure we were successful." Our project teams will compete in a friendly competition to see who can raise the most money for their charity. The winning project's donations will be matched by Pinkard Construction! Everyone who donates has the chance to submit their photo by November 30 for the chance to win the coveted 2022 BEST FACIAL HAIR trophy. Thanks to all of you, we raised $2850 in donations for The Dale Young Memorial Fund and Mental Health Colorado. Pinkard HQ - Management took the top prize with $1530 donated. March 12, 2024 Krisana Project Upated 03.12.24 As one can see, the exterior finishes are progressing around the building. Over the next several weeks we will start to paint the siding and trim. It is a exciting time to see the building take shape both inside and exterior. As of today, there are no planned shutdowns in the road or adjacent right of ways. February 27, 2024 Arkansas Street Closure Arkansas street is back open. Flowfill is installed temporarily until asphalt paving will occur. February 20, 2024 Arkansas Street Shutdown Utility subcontractor has shutdown on E. Arkansas at Birch st. Sanitary Sewer manhole is being replaced and tracking for re-opening the road early next week if there are no other unknowns found below the road. February 13, 2024 Arkansas Closure 2.13.24 - 2.26.24 The project is currently working in the street on East Arkansas between Birch and Belair. During the dates of 2.13 - 2.26, the site contractor will be tying in to the Sanitary Sewer. Please help the crews by following the detour signs and avoiding the area.
