Tom comes to Pinkard following a stellar estimating, purchasing, and preconstruction career in Canada, California, Utah, Georgia, Texas, and Colorado. He most recently was estimating and purchasing manager for a large Denver-area building-industry company. Tom’s project experience includes industrial, mixed-use, high-rise, healthcare, multi-family including student housing, affordable, and hospitality, and includes a heavy emphasis on renovations and rehabilitation. Tom’s projects have ranged in value from $2 million to $250 million. Tom has more than 20 years of experience. He studied civil engineering at St. Lawrence College in Kingston, Ontario. Bison Ridge Recreation Center Commerce City, CO, USA City of Commerce City Parks & Recreation 108,000 Sq. Ft. Public Projects, Recreation, Gymnasium, Gymnastics, Commercial Kitchen, Humidity Controlled Environments, Indoor Track, Administration, Ground Up, Pool Pinkard provided complete CM/GC services for the City of Commerce City's Bison Ridge Recreation Center and related infrastructure/roadway improvements. The recreation center was approximately 108,000 square feet with an indoor leisure pool and support spaces, aerobics, catering kitchen, gymnastics, weight and fitness, gymnasium, community room/meeting space, required building support spaces and administrative spaces. Roadway and infrastructure scope included: Improvements to E. 112th Avenue intersections at Highway 2 and Potomac Avenue; Widening of the Highway 2 bridge over the O'Brian Canal, Highway 2 lane widening; and new roadway to connect E. 112th Avenue and Potomac Street; Extensive improvements to Potomac Street, including new water and irrigation main lines, gas main lines, converting overhead power lines to underground, adding underground 100-pair CenturyLink pair-bonded copper Internet cable, Comcast conduit, storm drainage, a multi-use path and landscaping. Pinkard also provided complete infrastructure for the new recreation center, which sat on 25.5 acres of farm land at E. 112th Avenue and Potomac Street. Leveling the site required approximately 30,000 yards of imported fill. Pinkard constructed a multi-modal roadway to provide primary access to the recreation center. Fellsberg-Holt-Ullevig provided road and infrastructure design, and Sink Combs Dethlefs was the recreation center architect. Flatiron Constructors constructed the roadwork; CH2M was the city's representative. The project area was in the northern portion of Commerce City, generally bounded by Highway 2 on the north, E. 112th Avenue on the south, Potomac Street on the west, and private property on the east. Ft., 96 Units Affordable Housing, Multi-Family Housing, Extensive Site Infrastructure, Enterprise Green Communities, Wood Framed, Tight Site, Sustainable, LIHTC, Occupied, Addition, Renovation, Ground Up 4725 S. Lowell, an affordable multi-family apartment development owned by the Denver Housing Authority (DHA) was built in 1964. Its leaking pipes, mold, structural damage and inefficient heat for both the units and hot water were just a few of the many problems prompting DHA to initiate a rehabilitation of this property. Along with rehabilitation of the existing structure, DHA wanted to add 50% more units to the site. Initially, the idea was to "pop-the-to" and add an extra level, but it was found that the structure couldn't support this approach. The existing building is a "square donut" with a large center courtyard so the idea was proposed to build another structure inside this courtyard, something that has never before been done in Denver. This approach had many valuable outcomes including fitting in with the scale of the neighborhood and effectively making the new 4-story structure "disappear". This project had many challenges, most of which were a result of the building-within-a-building design. Myriad issues with fire codes and site drainage had to be solved and close coordination between Pinkard, DHA and WORKSHOP 8 was essential. The new building, comprising 91,900 sf is an attractive structure which meets Enterprise Green Communities Standards. Pinkard Begins Improvements on Two More Banner Health Centers 2024-08-07 Share Share This month, Pinkard Construction begins tenant improvements on two Banner Health campuses in Northern Colorado. Mountain Vista Medical Center (MVMC) and Nor thern Colorado Family Medicine (NCFM), both in Greeley, will receive cosmetic upgrades beginning in late August a nd running th rough the end of November . Both projects will be occupied and constructed concurrently, with a total budget of $626,876. The MVMC building’s scope of work will span the urology department, the rehabilitation department, the gastrointestinal wing, and the orthopedic department, and feature new finishes and details such as redesigned reception areas and other cosmetic upgrades including paint, flooring, and casework repairs. The NCFM building’s updates will include a new reception desk area, upgrades to nurse station countertops and offices, and new paint throughout. “At the heart of it, we’re upgrading their current workspaces to make their office staff and clientele more comfortable,” says Pinkard Assistant Project Manager Krystyl Alexander. “The changes might seem small, but they make a big difference for people who are working or being treated in the building.” The job’s biggest challenge will be completing all renovations while the medical center remains fully and continuously occupie d. With an intricate phasing plan and schedule that will allow for work in both buildings simultaneously, Pinkard will rely heavily on its close partnerships with subcontractors and constant communication with the department heads in each building to complete the project smoothly. “We really had to get creative with an in-depth phasing plan to be sure that we are only working in a given area when the department allows us to,” Alexander explains. “It’s kind of a logistical maze, where we’re going in when there aren't patients in those spaces and sprucing them up overnight before people come back in. It’s been a fun challenge scheduling-wise to get that right." Dave is a passionate advocate for creating a culture of safety that extends beyond the workplace. “For me, safety comes down to one thing: your why. For most of us, that’s our loved ones. Working safe, for us and for everyone around us, means coming home healthy and whole every single day.” That’s why Safety Dave rejects the old saying “Safety First,” instead preaching the mantra, “Family first, safety always.” Dave continues: “We want to make sure that everyone who works for us knows that their safety is key to the success of our company. And it means making sure that everyone else on our jobsite—fellow workers, neighbors, passers-by and visitors to the site—do too.” Rather than simply policing safety violations, Pinkard believes that creating a positive culture of safety is the key to ensuring everyone on the job site stays safe. “We want to create a culture where safety is not just a set of rules and regulations, but an integral part of the way we work,” Dave explains. “We make sure people know their ‘why’ and then we equip them with the best possible training. We create processes and procedures that make it easy to work safely. Everyone must feel empowered to speak up if they see something that is not safe.” In addition to physical safety, Pinkard is also committed to promoting mental health awareness and providing associated resources for its employees. "We recognize that mental health is just as important as physical health. The construction industry has an alarming rate of suicide. That must change. We want our employees to know that it's important to talk about mental health and that we're here to support them." Willoughby Corner Receives Approvals to Begin First Phase Construction 2023-04-26 Share Share The Boulder County Housing Authority (BCHA) has taken another major step toward beginning construction on what will be one of the largest mixed-use and environmentally sustainable affordable housing neighborhoods ever built in Boulder County. On Tuesday, April 18, Lafayette City Council unanimously approved BCHA’s site plan for the first phase of building Willoughby Corner, which will ultimately bring 400 new rentals and for sale affordable homes to Lafayette when fully complete. Pinkard Construction, an affordable housing general contractor celebrating 60 years in Colorado , was awarded the project in 2022 and is working closely with BCHA, Norris Design , and HB&A Architects . “Pinkard is excited to be a part of BCHA’s mission to provide housing relief to the families, individuals, single parents, older adults, and people living with disabilities in the area,” said Tony Burke, President of Pinkard Construction. “Our preconstruction team has been working hard to make this milestone possible, leveraging everything we have learned from building more than 50 affordable housing projects in Colorado.” Willoughby Corner’s affordable homes will serve generations of families, individuals, older adults, and the workforce earning at or below 60 percent of the Area's Median Income. For example, for a family of three, this amounts to a maximum annual income of $67,740. The Willoughby Corner Phase I approval is a significant milestone in a collaboration between BCHA and the City of Lafayette that began in 2017 with the city’s negotiation and purchase of 24 acres of land along east Emma Street, followed by the city and Boulder County entering into an intergovernmental agreement to dedicate the site for affordable housing. With Tuesday’s council approval, construction can begin on Willoughby Corner in May, with the first homes, 63 affordable ADA-accessible apartments for adults age 55 and over, ready for move-in as early as fall 2024. The first phase also includes 129 affordable multi-family homes and a community center. “We are thrilled to be able to break ground,” said Boulder County Housing Authority Director Norrie Boyd. “So much planning and hard work have gotten us to this point, and the City of Lafayette has understood since day one what an opportunity this represents for making access to stable, affordable housing more equitable in the community. Our partnership with the city has been vital to making this happen, and we couldn’t be more grateful for that.” One of the many outcomes of this engagement is that Willoughby Corner will be the largest net-zero-ready affordable housing development in Colorado when complete. The buildings utilize solar and geothermal technology and incorporate highly energy-efficient building designs and materials. In addition to the City of Lafayette’s financial support with nearly $1.5 million in fee waivers for the first phases of the project, the $3.1M purchase of the land, and $5.3M in grants for Willoughby’s water rights, Willoughby Corner is also possible because of Boulder County Commissioners’ help with funding. Over the past several months, Commissioners have added nearly $13 million in the county and American Rescue Plan Act funds to help ensure Willoughby Corner can continue to advance through financing and approvals processes and that construction on its first phase can begin on time. The financial closing for Willoughby Corner’s first phase loans will occur in early May, followed by a groundbreaking for the 55-and-over building. BCHA anticipates applications to be released for the first phase of homes in spring 2024. - Eaton Terrace Remodel | Pinkard Construction | Colorado
Pinkard provided expert construction services for Eaton Senior Communities on the Eaton Terrace Remodel project. Eaton Terrace Remodel Lakewood, CO, USA Eaton Senior Communities 47,000 Sq. Ft., 64 Units Senior Living, Affordable Housing, Multi-Family Housing, Independent Living The Summit Assisted Living conversion project is a major renovation of a vacant six-story tower that is a part of the larger Eaton Community campus in Lakewood. Work includes structural and MEP retrofits and extensive unit renovations that include plumbing stack additions and rerouting, electrical redistribution, demising wall relocations, and unit buildouts. Pinkard "rescued" this project for Eaton Senior Communities when the originally hired contractor was replaced during the preconstruction phase. When Pinkard entered the project in May 2018, midway through the schematic design phase, the project was almost $6 million over budget and falling dramatically behind the owner's tight schedule. Because the tower was in the process of being vacated, the delay significantly imperiled the owner's revenue projections for 2018/ 2019 and created a dramatic need for urgency and efficiency within the Pinkard preconstruction team. The owner's program challenged the Pinkard preconstruction team to find the most economical ways to consolidate 74 smaller assisted living (AL) units into 64 larger independent living (IL) units. The consolidation process included finding the best utilization of existing plumbing stacks Following several timely partnering and design charrettes, the OAC team agreed upon a value engineering plan that enabled Eaton to maintain nearly all of its original program while meeting the owner's $6.4 million budget. Pinkard's unit massing/revenue studies with Eaton and EJ Architecture were key to budgetary success in preconstruction. During budgeting/VE, Pinkard constructed an architectural mockup of a proposed unit to enable the ownership team to visualize proposed unit sizes better. To accelerate the design phase and allow construction to commence closer to Eaton's originally projected start date, the team agreed to combine the design development drawing phase with the construction document phase. This approach shaved roughly six weeks off the design schedule. Despite the considerable delays associated with the changeover to Pinkard during preconstruction, Pinkard was able to complete the project within budget and only 13 days beyond the completion date set by the original contractor. Construction on this affordable housing project was privately funded. Pinkard in the News: Dave Ruddy Talks to CBS About Construction Suicide Prevention Week 2024-09-12 Share Share This week is National Suicide Prevention Week, an annual observance focused on reducing suicide in our communities through spreading awareness of the suicide epidemic and sharing knowledge of the suicide warning signs to look out for in our friends, family and coworkers. Coinciding with the national campaign, our industry also observes Construction Suicide Prevention Week , aimed at “raising awareness about the unique challenges workers face in construction, how it can lead to suicide, and what we can do to prevent it.” Earlier this week, Pinkard Field Safety Manager Dave Ruddy was interviewed by CBS News Colorado about the efforts of Pinkard and other members of the Association of General Contractors in addressing the mental health crisis plaguing jobsites across America. Pinkard provided expert construction services for City of Boulder on the Boulder Public Library project. Boulder Public Library Boulder, CO, USA City of Boulder 92,000 Sq. Ft. Public Projects, Library, Post-Tensioned Concrete, Administration, Renovation, Addition This 92,000 sf phased addition/ renovation includes a semi-circular glass and sandstone addition that doubled the size of the complex. The new library structure connects the existing south wing via an indoor bridge and extends to Arapahoe Avenue. The indoor bridge straddles Boulder Creek and a pedestrian/bike path that stretches west all the way to Boulder Canyon. Renovated areas include a 225-seat auditorium with an enclosed projection booth; the Channel 28 studio and control room; departmental offices, classrooms, and storage area. Site improvements included entrances at grade level for easier handicap access and a two-level outdoor reading terrace. Special care was taken in developing the site plan to minimize the disruption of the existing vegetation and maximize the surrounding mountain scenery. Both sections of the library have an elaborate natural lighting system that minimizes energy consumption. The second floor has indirect lighting from the reflection of the sun and sky. Banks of windows are operational, electric lights use a timer or occupancy sensory system. An evaporative cooling system provides fresh, humid air, efficiently controlling the interior climate without the use of fluorocarbons. A system of catch basins was integrated into the landscape to prevent impurities in water runoff in parking areas from entering Boulder Creek. The Boulder Public Library received awards from the American Institute of Architects Colorado, AIA Colorado North Chapter, and AIA Western Mountain Region, the Rocky Mountain Masonry Institute Award, and was featured in an article in the October 1992 edition of Architecture magazine. Pinkard was awarded the Associated Builders and Contractors National Excellence in Construction, 1st place Eagle award. - Men’s Mental Health Month: “We have to create a community”
In part two of our series on Men’s Mental Health Month, we chat with Pinkard estimator and former EMT Bryce Heitsmith. Men’s Mental Health Month: “We have to create a community” 2024-06-21 Share Share Earlier this month, Pinkard project estimator Bryce Heitsmith posted a long LinkedIn message that stood out among the usual professional posturing you see on the social media site. He wrote: “The older I get, the more I realize how my mental health affects my team, my clients, and most importantly my family. As I focus on my own mental health, I can’t help but notice how many other men relate but never talk. Some startling statistics will show this is a bigger problem than we all want to think it is.” The stats that Bryce listed: In 2021, the suicide rate among men was approximately four times higher than the rate among women. Men make up 50% of the population but nearly 80% of suicides. Nearly 1 in 10 men experience some form of depression or anxiety, but less than half seek treatment. More than 3 million men in the US suffer from a panic disorder, agoraphobia, or other phobia. 40% of men have never spoken to anyone about their mental health. The post ends with a plea: “Check in on your husbands, father, brothers, and sons. They fight a silent battle none of us may know about until it’s too late.” In our continuing series of Q&As observing Men’s Mental Health Month, we talk further with Bryce about his well-researched perspectives on this complex issue. How did you come to be outspoken on men’s mental health? Before working in construction, I was an EMT, so I come from a background where you deal with the effects of mental health problems—from mental breakdowns to suicide—on a daily basis. When you go out on those calls, it’s eye-opening to see just how many of them are not only men, but men who work in trades like ours. Why does the mental health of men deserve special attention? As a male, things like depression, anxiety, and panic disorders are often overlooked. There’s this mentality of “get back to work and don't worry about it,” but that can be a band-aid on a gaping wound. I think it's so important to make people aware of the struggles and the silent battles that men face but rarely get attention for. What about men’s mental health in construction? I believe Pinkard takes mental health seriously—and that's why I love Pinkard—but in the industry as a whole, it's pretty much: “Get your job done and go home.” And a lot of times “going home” means drinking, doing drugs, getting in fights with your wife or girlfriend... Our divorce rates are at 60-65% in construction. Men are taking their lives at drastically higher rates, and the construction industry has a higher suicide rate than society at large. Nobody talks about the silent battles these guys are going through, and I don't believe the industry does nearly enough to help these guys. What needs to change? A lot of times they're very worried about the pressures of a project and meeting deadlines, but deadlines don't get done if don’t show up to work the next day. Nobody wants to talk about how they are feeling because they’re afraid that if their boss gets wind of it, they're going to lose their job. So they can't talk about it, and that takes just as much of a mental toll on these guys as what’s bothering them in the first place. So part of it is removing that fear of losing your livelihood just because you're going through a tough time, and then getting the help you need. [At Pinkard] we're industry leaders in that, but it needs to be the standard to give these gentlemen time to get away from the project without the repercussions of a workplace. How else do we get men comfortable with the idea of talking about mental health? We have to break down the stigma of actually contacting mental health resources. We can put a resource in front of your face every day, but if you never contact that resource, it’s useless. Professional therapy has its place. My father is a therapist who helps his patients analyze their feelings and learn how to strategically attack the problem. But in reality, a lot of construction workers are never going to sit down in an office with some college educated therapist who can’t truly relate to their lives. So what’s the alternative? Don’t get me wrong. Therapy is cool and sometimes necessary, but in many cases, people just need someone to drink a beer and vent about their day with. We have to create a community of resources that don't feel like you're calling a therapist. You need that buddy you can call at 2:00 a.m. Loneliness is a killer, and that's often what it comes down to. The challenge is that these guys are working 10-hour, 12-hour, or 14-hour days. They don’t want to get off work and go vent to with their buddy about how they're feeling or how hard their day was, because they’re tired. All they want to do is go home and rest, but you have to make time for it. In our conversation with Safety Dave , he talked about the importance of making yourself vulnerable. What does that have to do with fostering this new sense of community? Part of it is creating an environment where you can be vulnerable and talk about your struggles without fearing somebody will use it against you. Men are expected to be the strong person in the situation. We have to break down the stigmas that prevent us from showing weakness. You can be a strong-minded person, a strong teammate, and a strong leader while also being vulnerable in certain areas. If we can dissolve that illusion, we can really start talking to each other. What is something that Pinkard is doing right? One thing that I really value is that Pinkard is careful not to understaff our projects. We all have big responsibilities and work hard, but we staff our projects very diligently so that one person isn’t going to be completely overwhelmed. A big part of that is giving people the ability to take time off and take care of themselves. Few companies offer the same benefits or PTO, and our leadership directly encourages us to use it. In my department [of Preconstruction], Leighton and Jesse directly tell us, “Hey, take your time off. Let's plan a month a month or two in advance to get you the two or three days off you need to recover.” That's a huge thing that they encourage you to take your vacation, and they create plans so that your job is covered while you’re gone. Not many places do that. What else would you love to see? Industry-wide, people and companies need to take the initiative to bring these guys together and create more community outside of work. That could mean weekly or monthly after-work meetups, or special events where they can bring their families. At the end of the day, we need to break down the barriers and create more connections and friendships so that nobody feels like they’re alone.
