At Pinkard, we combine small-town values with the expertise and sophistication required to deliver complex urban projects, making us uniquely suited for this transformative development. Created through a partnership between the Boulder County Housing Authority, the Longmont Downtown Development Authority, and the City of Longmont, the $28 million mixed-use project serves as a cornerstone for a more connected and inclusive downtown community. The development includes 73 units of permanently affordable housing, modern office space, and a 262-space parking structure, all designed around a transit-oriented vision for the future of Longmont.
Construction began just 20 days after the onset of the COVID-19 pandemic, placing the project directly in the path of historic economic and supply chain disruption. Despite the uncertainty, Pinkard and its partners moved forward with resilience and adaptability, maintaining momentum through rapidly changing conditions. As material shortages and volatile lumber pricing threatened budgets nationwide, Pinkard’s proactive planning and cost-management strategies protected both the project budget and the original design vision.
Additional challenges emerged when a key tax credit investor withdrew shortly after construction commenced. Rather than reducing the scope of the project, Pinkard worked collaboratively with the owner and design team to strategically reorganize project priorities and preserve the development’s core mission. Managing two separate contracts and coordinating reporting for multiple funding partners required an elevated level of precision and communication, and Pinkard’s customized reporting systems ensured complete transparency and accountability throughout the process.
From sourcing specialty black locust wood paneling to securing high-performance energy-efficient appliances, Pinkard leveraged strong local partnerships and flexible procurement strategies to meet the project’s demanding quality and sustainability goals.
The result is a dynamic mixed-use development that not only provides affordable housing opportunities, but also strengthens the fabric of downtown Longmont for years to come.
