    Pinkard Completes Jacoby Meadows Affordable Senior Apartments Pinkard Completes Jacoby Meadows Affordable Senior Apartments October 24, 2025 Share Share Pinkard Construction has completed Phase I of the Jacoby Meadows Senior Affordable Apartments project for Windsor Housing Authority’s (WHA). The milestone was celebrated with a ceremonial ribbon cutting at the project site earlier this week. “Jacoby Meadows will provide safe, affordable housing for seniors, helping to enrich our community,” said Windsor Mayor Julie Cline in her remarks, acknowledging the long, nine-year process of turning the development into a reality. “With today's addition of Jacoby Meadows, the Town of Windsor will now have over 200 affordable housing units in our community... I'm proud to what we can accomplish when everyone puts their heart into a worthwhile project.” Developed by partnership of Pinkard Construction, Windsor Housing Authority, Loveland Housing Authority (LHA) and WORKSHOP8 Architecture, the two-phased project initially creates 62 units serving low to moderate income seniors (30-80% of area median income) over the age of 55. The second phase, which is still seeking funding, will add an additional 61 units. Despite several early challenging unforeseen conditions and numerous inclement weather days the 13-month, $18 million project finished on time and in budget, thanks in part to some creative construction brainstorming and a state-of-the-art approach to wood framing. During the sewer tie-in phase, construction crews encountered an unexpected “bedrock-like layer” that stopped just short of requiring blasting to penetrate. During the actual sewer tie-ins, unexpected groundwater became an additional concern, requiring an extended dewatering phase. To keep the project in budget given those unforeseen conditions, the owner-architect-contractor (OAC) team had to work collaboratively to find value engineering solutions as the project progressed. In one such solution, the OAC team was able to find a quarter of a million dollars in savings by switching exterior siding systems. Similarly, Pinkard's in-house wood framing division, Pinkard Frameworks, provided exceptional construction efficiencies to keep the project on schedule. Tasked with providing more than 63,000 sf of framing for the three-story complex, the Frameworks team began an exhaustive constructability and quality control effort during preconstruction, thoroughly vetting the framing design for layout, detailing, fit and finish. Procurement and site logistics were also high priorities, resulting in the team making expeditious progress from the start of construction and completing most of the framing in less than two months, even with 13 weather days. “Self-performing the framing in-house is so beneficial,” says Pinkard Project Manager Reid Kalsow. “We had our framing superintendent on-site early, working with the concrete contractor to make sure the embeds and hold-downs were installed just right, so that when framing started there were no hiccups. As a result, we got a better-quality structure framed at a faster pace.” Eric Hull, Director of Real Estate Development for Loveland Housing Authority, commented: "Today, we celebrate the power of partnership. The completion of Jacoby Meadows Phase I was made possible through the dedication of our investors, the crucial support of the Town of Windsor, and the unwavering commitment of the Colorado Housing and Finance Authority (CHFA) and the Colorado Division of Housing (CDOH). For seniors aged 55+ earning 30%-80% of the Area Median Income, this building represents stability and a vibrant community where residents can thrive for years to come. Pinkard Construction did another outstanding job of bringing to life the designs that were collaboratively developed by Workshop8 (Architecture), TB Group (Land Planning and Landscape Architecture), and EPS Group (Civil Engineering).” The community is named after John “Johnny” Jacoby, a beloved Windsor resident who was senselessly gunned down in 2015 while riding his bike near the building site, in a case that remains unsolved today. As part of the project, the Johnny Jacoby memorial statue was moved to its new permanent home in front of the building’s main entrance, along with a commemorative plaque. The Irving at Mile High Vista is a new, all-electric apartment building in West Denver. The Irving features affordable lease rates for studios, 1- 2- and 3-bedroom homes. The site is close to parks, schools, shops, the Rodolfo “Corky” Gonzales Branch Library and other community services. The number of the library’s parking spaces on its property will remain the same. Frequent deliveries along the surrounding private roads mean increased truck traffic. Please be alert and follow the directions of the traffic crew. Inside, we are installing finishes and getting ready to complete the building. This may cause temporary congestion, and we appreciate your patience as we unload material. As we wrap up the exterior siding, expect lifts to be stationed around the building for finishing touch-ups and final installation. The library parking lot will be closed for repaving the week of 10/20; we apologize for this brief inconvenience and hope you enjoy the new pavement. At the end of October, we will be installing a new city sidewalk and traffic lane on the North side. During this work, Colfax will be reduced to one lane along our site for safety reasons. We appreciate your understanding as we finish building this community. 7/22/25 Decks are Done We are topped out! The building has reached its maximum height, and work will transition into filling out the inside and completing the exterior. We will have some small concrete pours next week on the roof and ground levels, but this will be the last time the pump partially blocks the private drive lane for deck pours. Overhead, stairs are flying into place, and the roof amenity space is getting framed and secured. On the exterior, get a glimpse of the final product as windows and metal panels get installed. Thanks for your patience and understanding as we constructed the superstructure and reached this milestone. 5/6/25 Placing Panels We have entered our structural cycle of placing wall panels, laying the deck panels, pouring the deck, and then repeating. In the coming months, expect ongoing overhead activity as our walls and floors fly into place. Our next deck pour will be Level 5 on May 20th, which will partially block the private drive to the East. Please follow the instructions given by the traffic control crew as they safely guide you around the trucks. At this time, we anticipate topping out the structure in early July. 4/10/25 Walls and Walkways The covered walkways are installed! Please do not hesitate to use these safe passageways around the site. Within the site, walls are going up. Feel free to observe our prefabricated wall panels as they fly overhead into place. For the next few months, work will include placing decks and walls until we top out. Again, please do not be alarmed by the whistles from the site, as they are simply a safety measure for our crew for these overhead hazards. 3/27/25 Covered Walkways The installation of the covered walkway along Colfax is complete. Please use this as a safe means of traveling around the site. On Monday, Cesar Chavez Day, we will construct the library entrance tunnel while the library is closed. This structure will protect the path from the parking lot to the existing covered walkway along the library. On site, the cores will finish in the next few days. Wall panels will follow, taking our building vertical and starting unit construction. 3/11/25 Month of March This month is focused on completing the vertical structural cores. These three towers will grow continuously and top out at the maximum height of our building. As we grow, two covered walkways will be installed for your safety. By the end of the month, both a library entrance tunnel and a covered walkway along Colfax will be in place to prevent overhead falling object hazards. Please be patient during installation and follow the signage and directions from our crew for safe routing around the site. 2/11/25 Snow and Semis This week brings cold and snowy weather along with numerous deliveries. Due to the weather conditions, the final Level 2 pour has been rescheduled to Monday, February 17th. In the meantime, we will begin working on the cores supporting the vertical structure. Large flatbed semi-trucks will be delivering blocks throughout the week. Exercise caution when navigating in the eastern private drive and follow the instructions provided by the traffic control crew. 2/5/25 Prime Pour Period This week brings warm weather that is perfect for pouring the concrete for our second level. Please expect our crews to surround the site and safely direct traffic around the pumping equipment. We appreciate your patience and understanding as we partially block the eastern drive for two days. By the end of this week, we will have the northern half of the building poured and have the southern portion prepped for next week's pour. During preparation, do not be alarmed by the whistles signaling the presence of overhead loads- this is just a safety measure for our crew. 1/21/25 Cold Construction This week, we will form the second-level slab in the north and finish grading soil in the south. Later this week, expect trucks to arrive with heaters and tenting material to prepare the site for cold weather work. Please exercise caution while navigating around these deliveries, as the roads may be slick. No concrete pours are scheduled this week, but expect partial blockage of the eastern private drive on February 3rd and 4th when we pour the northern half of the second level. Be prepared to follow our crew's directions during this time, as there will only be one traffic lane around the pump. 1/7/25 New Year, New Building Welcome to 2025! As we head into the new year, we will be taking our building vertical. This week, we will pour the concrete beneath the lobby space and prep the remaining building footprint to finish the parking garage slab. Please be patient with our crews as they guide you safely past the concrete trucks lining the eastern private drive during these pours. In the next few days, expect to see supports peeking over the site fence in preparation for the second-level slab. We are excited to grow this year and appreciate your understanding. 12/17/24 Dirt in the Drive As we start covering the foundations, numerous trucks will unload soil outside our site fence in the eastern private drive. This dirt will be moved onto the site throughout the week to begin preparation work for our first concrete slab on the west. Please pay attention to the workers who will guide you safely past the heavy equipment and material. 12/12/24 Continuing Column Construction The remaining columns for the structure are peeking over the fence this week. Work is focused on the southern half of the site as reinforcement and concrete are placed. Please use caution when passing the unloading trucks in the eastern private drive. As usual, the crane is constantly moving material and heavy loads overhead. Do not be alarmed by the loud whistles during these times; this is simply a safety measure for our crew.     Pinkard and BCHA Celebrate Grand Opening of Willoughby Corner Pinkard and BCHA Celebrate Grand Opening of Willoughby Corner August 27, 2025 Share Share A spirited ceremony attended by 300 people this past Thursday marked the grand opening of Boulder County Housing Authority’s (BCHA) Willoughby Corner neighborhood. Featuring food, a ribbon-cutting, and remarks from project partners, the event marked a bookend to Phase I of the massive $114 million project ($83 million in hard costs). Located east of downtown Lafayette, the first phase of the landmark affordable development boasts 192 new units of income-restricted housing, comprising a 63-unit apartment building for 55-and-over residents and four multi-family buildings totaling 129 units. The project also includes a 4,480 SF community center, a community garden, and pickleball courts, and $15 million of roads and infrastructure. A model of sustainability, the all-electric development utilizes extensive geothermal and solar energy systems to become what is now the largest Zero Energy Ready Home (ZERH) community in Colorado. Pinkard Construction completed the project under budget and ahead of schedule this past December, despite a five-month permitting delay. While BCHA granted Pinkard a five-month extension, it remained a critical goal to reach substantial completion before the end of 2024 to meet BCHA’s funding needs. To achieve this, Pinkard had to make considerable adjustments to their manpower, logistics, sequencing and quality control plans. Leaning heavily on its in-house framing division, Pinkard Frameworks, Pinkard was able to frame all six buildings simultaneously, while stacking trades throughout to keep progressing. After a sprint to the finish line, Pinkard was able to attain substantial completion on December 31, 2024, resulting in a $500,000 savings for BCHA. In total, Pinkard completed the entire project in just 15 months. “I’m here to thank the teams,” said Construction Manager Joe Revielle in his speech, “because it takes a big team effort to put a place like this together in 15 months. First off, thank you to the City of Lafayette for working with us to overcome the challenges we were up against. Thank you to HB&A Architects (now RS&H) for designing such a beautiful facility for us. A big thank you to the many people at BCHA that we worked with to make this happen all the way to the end. And finally, I have to thank my team at Pinkard for doing such an exceptional job, and for working through the holidays to make this project happen on time.” “Willoughby Corner is a testament to what we can do when we work together,” said BCHA Executive Director Susana Lopez-Baker in her closing remarks. “This project is a powerful vision. It shows that by leaning into innovation and collaboration, we can create more than just buildings. We can build true communities.” While many families have already moved into the new community, a limited number of homes remain available for people earning up to 60 percent of the Area Median Income, or about $70,000 per year for a two-person household.     How Today’s New Amenity Strategies Are Impacting the Office Market How Today’s New Amenity Strategies Are Impacting the Office Market August 1, 2025 Share Share Long considered to be a “trophy” office location, 1899 Wynkoop office building sits just steps away from some of Denver’s key Denver landmarks – Coors Field, McGregor Square, Union Station – as well as a bevy of bars and restaurants. The seven-story property has a fifth-floor rooftop deck, a bike barn, and some employee showers, and these amenities and ideal location helped keep it at or near 100% occupancy for more than 20 years. But in late 2022, when this highly performing office property began to show COVID-related leasing sluggishness, 1899’s ownership group envisioned an “amenity refresh” program to revitalize the property and restore its place as a coveted office property in the Denver Metro area. Recognizing that they had to find a new balance between attractive amenities and profit-producing leasable space, the team set out to create an amenity program that would literally check all the boxes for lessee Internet office space searches and entice potential tenants to come for a walk through. Once inside, the property should speak for itself, having that welcoming “soul” that beckons people to stay and relax. Fortunately, the 1899 property had some less-desirable ground-floor leasable space that would provide more bang for the buck as common space. The goal was to turn this ground-floor square footage into a welcoming space that had the feel of a high-end residential property. Based upon expert advice and a creative design team, the refresh project ended up with a large common space with comfortable luxury furniture, interesting art pieces, large format tile from Italy and a custom hybrid curtainwall storefront system, plus a coffee shop and wayfinding that directs tenants to the new full service fitness center with cardio, free weights and machines. Deeper inside, 1899 has expanded and upgraded conference and kitchen space, and upgraded luxury appointments on the fifth-floor rooftop deck. All these amenities were geared to help the space feel welcoming, comfortable, and serving as a peaceful retreat where workers can recharge and refresh. 1899’s construction phase ended in early 2025, and the property is already seeing a measurable jump in leasing interest. Pinkard Construction was the construction manager/general contractor that turned the creative programming and high-end appointments into reality. The detailed craftsmanship is evident everywhere you turn, from strategically placed indirect lighting to large format Italian wall-tile with grout-lines that perfectly align with floor tiles. Local experts agree: the 1899 Wynkoop amenity team “did everything right” in creating an amenity refresh showpiece, but not every owner/property manager has the budget to go all-out. A good strategy for smaller-budget programs would be to take some hard-to-lease vacancies and turn them into speculative suites that a tenant can occupy immediately.     Pinkard Tops Out ULC's The Irving at Mile High Vista Pinkard Tops Out ULC's The Irving at Mile High Vista July 30, 2025 Share Share Pinkard Construction held a topping out celebration for The Irving at Mile High Vista, Urban Land Conservancy’s new climate-friendly affordable housing development on Irving Street in Denver’s West Colfax neighborhood. Attendees featured the construction teams and included representatives from Urban Land Conservancy (ULC), Fortis structural engineers, architect Studio Completiva, owner’s representative Artaic Group, and the City and County of Denver’s affordable housing review team. Speakers at the event included Sarah Harman, ULC’s senior vice president of real estate, Yong Cho, principal at Studio Completiva, and Pinkard’s senior superintendent Dave Hanzlick, who congratulated all team members for their diligence in overcoming numerous unique challenges. The Irving at Mile High Vista is a seven-story, all-electric housing development adding 102 much-needed, income-restricted affordable apartments to Denver’s West Colfax neighborhood. It is one of the first developments in the state to utilize affordable housing financing from Proposition 123. The complex’s studio, one-, two- and three-bedroom apartments will be available to people earning 20% to 80% of the area median income, or $18,260 to $73,040 for a single-person household. In thanking team members for their contributions, Sarah Harman reiterated how critical the Mile High Vista development is for building community opportunities in the West Colfax neighborhood. “The Irving is the final piece of the Mile High Vista site, and we are grateful to be able to deliver affordable housing to the displaced longtime residents of this area. Now these community members will be able to live near their work and ultimately age in place in this beautiful new community.” The Irving incorporates renewable energy, and highly efficient heat pumps for heating and cooling, as well as a rooftop solar array — all to support a cleaner, more sustainable environment inside and out. The project is meeting and exceeding National Green Building Standards (NGBS). Other climate-friendly features include energy-efficient appliances and lighting, low-flow plumbing fixtures, water-efficient landscaping and electric vehicle charging stations. During preconstruction, Pinkard teamed with architect Studio Completiva to hit and maintain the owner’s budget for, enabling ULC to secure all financing from 12 financial partners, which include the Colorado Housing and Finance Authority, the Colorado Division of Housing, and the City and County of Denver. “It is so inspirational to watch this important project becoming a reality before our eyes. The entire team came together overcome daunting challenges for the benefit of this important neighborhood,” said Studio Completiva Principal Yong Cho. Adjacent to the Rodolfo “Corky” Gonzales Branch Library – one of Denver Public Library’s busiest branches – Pinkard developed a comprehensive site logistics plan to funnel away construction congestion near the library and to ensure the safety of library patrons and the public near the site. Pinkard regularly collaborates with library staff and neighbors to coordinate and limit construction-related impacts for library patrons and employees. A part of the West Colfax revitalization effort, the Mile High Vista area is a two-acre parcel serving as the natural gateway connecting downtown and west Denver.     Pinkard provided expert construction services for on the 1899 Wynkoop Amenity Remodel project. 1899 Wynkoop Amenity Remodel 120000 Office, Class A, Mixed-Use, Special Project, Tenant Interior/Build Out Located in a “trophy” location of Denver's Lower Downtown (LoDo), just steps away from Coors Field, McGregor Square and Union Station, this $5.4 million Class A lobby renovation was conducted within a fully occupied LEED Gold certified nine-story office building serving more than 400 office occupants and visitors daily. The scope of the renovation included build-out of a tenant lounge, coffee bar, fitness center with five new restrooms (three with showers), office and conference space, bike storage and an exterior canopy. High end finishes included large format tile from Italy, millwork, interior glass wall systems, storefront, and a custom hybrid curtainwall storefront system. These new amenities required extensive expansion of existing MEP systems with tie-ins in a fully occupied first floor lobby space above a fully operational below-grade parking garage. Pinkard accessed the MEP systems from the parking garage below, working in the ceiling to accomplish most of the in-slab plumbing installations. Disruptive saw cutting and core drilling activities were conducted off-hours. Pinkard also implemented proven pedestrian and vehicular safety measures to minimize disruptions and to ensure safety for tenants and visitors. Noise, dust, and vibration controls included use of panelized dust and sound containment barriers. During preconstruction, a deliberate and meticulous procurement process ensured timely delivery of the Italian tile. Pinkard’s closely managed quality control program ensured tight tolerances for the tile installation. Design-assist subcontracting played a key role in the successful procurement, fabrication, and installation of the two-story full-glass curtainwall system, which is a centerpiece design component of the new lobby area. This project finished ahead of schedule and in budget thanks in part to strong field collaboration and problem solving.     Construction Storyteller: Pinkard’s Longtime Proposal Writer Retires Construction Storyteller: Pinkard’s Longtime Proposal Writer Retires 2025-07-25 Share Share In his job, and in life, Ned Foster describes himself as an oddball. Unlike most people he works with at Pinkard Construction, he doesn’t have an engineering degree or a background in business or accounting, but rather journalism. His colorful wardrobe of Hawaiian shirts stick out in a sea of muted polos and dress shirts, as does memorable Shreveport, Louisiana accent, which belies the fact that he’s lived in the high elevation forests above Denver for over 30 years. As Pinkard’s on-staff proposal writer since 2002, Ned has been the voice of Pinkard Construction for over two decades. In his 28-year career as a proposal writer, 23 of those years spent at Pinkard, he has written at least 1,000 Request for Proposal (RFP) responses, helping supply the lifeblood of projects that keep a general contractor alive. He’s also responsible for submitting the majority of Pinkard’s 22 National Excellence in Construction awards, organized by Associated Builders and Contractors (ABC), which are judged by an exhaustive, highly competitive proposal process. As a testament to his writing prowess, of the 16 projects that Ned submitted on, 14 of them won first place “Eagle” awards, one earned a second place “Pyramid,” and only one went home emptyhanded. He also served as an Eagle judge and National Business Development Committee member for ABC National for 13 years. Ned and Marketing Director Jessica Nichols holding a Marketing Excellence Award won in conjunction with one of Pinkard's Eagles. What’s even more amazing is that Ned arrived at Pinkard with little-to-no construction industry knowledge. What has made Ned such an effective asset to Pinkard, and as anyone who lost track of time talking to him in his office can confirm, is his remarkable gift as a storyteller. As skilled at listening as he is at writing and talking, Ned is a rare breed, a sharp-witted, deeply introspective renaissance man with the principles and insatiable curiosity of a true journalist. While much glory in the construction world rightfully goes to the people who do the actual building, Ned has served an invaluable role at Team Pinkard. To use one of his favorite analogy forms (sports): as the superintendents, project managers, and estimators battle it out in the field, Ned has been there in the press box, dutifully documenting the plays, interviewing the players, and recording our company’s history. His subsequent stories of teamwork, innovation, quality, schedule, budget, and overcoming challenges have been crucial tools for demonstrating our construction expertise to prospective clients. In the words of retired CEO Jim Pinkard: “Ned cares more than most people. He’s competitive, he wants to win, and he puts everything into what he’s doing. Whether talking to an architect, a client, or our guys in the field, he knows how to talk to people, absorb their expertise, and then put that into a clear cohesive message. Even though he didn’t arrive with construction expertise, he worked hard to become hyper-literate in this world, and he left an indelible mark on the company as a result.” This week, having just celebrated his 70th birthday, Ned Foster is finally entering the world of retirement, where he looks forward to spending more time with his wife and “kids” (his two border collies), while focusing on his numerous passions: playing guitar, cooking, reading, watching films and TV, drinking a good martini, and chasing the occasional bear off his mountain driveway. As Pinkard bids farewell to its beloved storyteller of 23 years, we asked Ned a few parting questions about his life at Pinkard. How are you feeling about retirement? Excited. I’m ready and freaked out at the same time. I’ve never been the guy who lived to work, but Pinkard was the perfect job for me. I don’t think I would have made it anywhere else. Why’s that?  Because I'm an oddball, a Jack Kerouac type who was probably meant for more artistic and creative pursuits. But fortunately I landed at Pinkard in the right time in my life, at the right time for the company, where I had some of the best people around me who could look past my weaknesses and shortcomings, see my potential, and let me grow into it.  There were days I was completely overwhelmed, but it was the perfect job for me. It taught me my strengths, revealed my insecurities and shortcomings, and gave me a career. So how did you end up at Pinkard Construction? It's kind of a crazy story. I was always trying to work in a field that allowed me to indulge my passions. After college I had done about four years in New Orleans, basically working in HR for Avondale Shipyards, the largest industrial employer in Louisiana. I burned out at that, and that's when I got into the restaurant business as a fine-dining waiter, which I loved passionately. I wanted to be a chef and sommelier, which is how I moved out to Colorado in 1988, to work at the Flagstaff House in Boulder. Then my back went out, and in the years after I did everything from starting a portrait photography business to working as an electrician’s apprentice and teaching skiing at Winter Park, before starting to wait tables again. Then one day one of my restaurant customers told me she’s a technical writing recruiter, and I said, "You know, I got a degree in journalism I've never used.” She asked for my resume, and two years later she called and said, “I've got an entry level job for you,” so I went to work for Lockwood Greene Technologies, the oldest engineering firm in the United States at the time. I worked for them for a while, and they ended up closing the office due to some incredible mismanagement, so I went to Centric-Jones Construction, and they went out of business as well. One day I get a call from a friend I used to work with at Lockwood Green, saying, “I know somebody that needs you. Call this guy named Jim Mellor [ Pinkard’s recently retired head of marketing and business development ].” That’s a whole ‘nother story. What was the Marketing Department like in the early 2000s? Before me the whole department was set up around Mellor as the brains of the operation. He had this whole network of boilerplate writeups – basically the answers to every question that we’d ever been asked – that were all numbered, and so whenever a proposal needed to be done, he would tell his secretary, let's use intro number three for this, writeup number two there, and she'd put it all together like that. That had worked really well up to that point, but when I was hired to take over proposal writing, that way of doing things doesn’t really fit my personality, and I thought there was a better way. What was different about your approach? A really good example is the Eagle awards. We decided we were going to submit Thomas Connole [Pinkard’s 2002 project for Denver Housing Authority], this incredible gut and remodel of a 10-story, concrete affordable housing high-rise with asbestos. DHA wanted to make the bedrooms bigger, but they didn't have any room to do so, so we demolished the entire side of the building and made it wider. It was crazy. So when it came time to submit for the award, I didn’t consult with anyone who had done it before. I just looked at the requirements and started digging in, doing what made the most sense to me. Knowing that the only way to tell a good story is to know as much as possible about the topic, I interviewed everyone I thought could offer me some insight. Why was the job hard? What did you do to make it easier? What were the problems and how did you solve them? And most importantly, what is the proof that you did a great job? I was lucky that Denver Housing Authority’s program manager Ron St. Clair was a storyteller. It was from Ron that I learned that story tillering was the key to a winning proposal or award submittal. That set the stage for the rest of my career. From that I basically wrote the Eagle submittal completely on my own, which Jim Pinkard then proofed and gave me great insight into what was not clear. After submitting it, we won first place. Ned in 2003. What makes a good proposal writer?  I've never really thought about it to the point of articulating, but I think it’s the same thing that makes a good journalist, which is having the curiosity and the drive to tell a good story. I was always talking to superintendents and project managers to learn what made projects special. Without that knowledge of why something is special, you can't sell it. How has proposal writing, and construction marketing in general, changed over your tenure? Before me, it was very much an assembly line, boilerplate approach, which was very efficient and managed to win us a lot of work back then. As the industry has evolved and Pinkard has continued to chase more and more ambitious projects, the proposals have become more complex, and we have become more and more sophisticated as a result. For the longest time it was just me writing and submitting the proposals on my own with minimal team input, and our RFPQ responses were largely just text-based. Today it’s a massive team effort, and the documents are much more complicated with graphics, pictures and design. What were your favorite proposals to work on? The ones where I got to go really deep with the project team. On one of the last jobs we won, I ended up talking to [Pinkard superintendent] Matt Gabriel for two hours to help craft the project approach for this challenging renovation. I kept asking him questions about how we would overcome all these challenges, and after talking at length about how hard this job is going to be, he said, “Man, I'm sorry. All I'm doing is complaining.” I said, “Dude, your complaints are exactly what I need to hear!” That gave us so much brilliant insight, and I think it won us the job. That’s the thing I loved most about my job: having these fascinating conversations with brilliant people who build incredible things. If you could do any other job in construction, regardless of the qualifications, what would it be? Superintendent. I’m just amazed by their common sense, and their ability to look at things, collaborate and tactfully solve problems. That applies to project managers, preconstruction, and project engineers too. It requires an amazing hybrid set of skills to overcome complicated physical challenges while dealing with people and keeping things in budget to turn out a beautiful building. To me they are some of the smartest people in the world.  So what kept you at Pinkard all this time? What are you going to miss most? The people. Of course the work was a good fit for me, but it’s the people and the relationships that made the work good. I'm proud of the fact that we, as a company, hired good, moral, brilliant people, and I've created so many memories with them over the years. They’re what makes it so hard to leave.     Pinkard Completes Five-year Senior Living Capital Improvements Project in Cherry Creek Pinkard Completes Five-year Senior Living Capital Improvements Project in Cherry Creek 2024-03-12 Share Share DENVER - Pinkard Construction, a leading full-service construction company, announced the successful completion of a major renovation project at Kavod Senior Life apartment homes in Cherry Creek. The project, which began in 2019, involved the renovation and reconfiguration of 396 residential kitchens, the installation of pull-out shelving in select base cabinets, and the replacement of existing bathtubs with walk-in acrylic-type shower pans and surrounds in more than 100 residential units. In addition, the project included replacing existing door hardware, lowering thermostats, installing a coffee/bistro station, and building the West Building property management offices and the adjacent laundry facility. The project also included the installation of new mechanical systems and air conditioning in the Health and Wellness Center in the West Building and the Shul Classroom in the East Building. Pinkard also managed a major code-related owner upgrade, adding a complete fire alarm and sprinkler system well after construction commencement. Conducted during the heart of the COVID-19 pandemic, this fully occupied renovation faced many supply chain and quarantine-related issues. When word came down in March 2020 that the building would have to be vacated, Pinkard collaborated with Kavod management to devise a socially distanced workplan to allow construction to continue in non-residential space. This plan allowed Pinkard to complete all commercial and public spaces in the three towers while avoiding any contact with residents or staff. These (non-critical path) activities, which accounted for almost half the allotted scope, allowed construction to continue, saving valuable time and owner savings. To accommodate the owner’s budget, Pinkard made staffing adjustments to only cover direct expenses related to general conditions. "We are thrilled to have successfully completed this project at Kavod Senior Living and Assisted Living apartment homes.     Pinkard provided expert construction services for East West Partners on the ONE Riverfront project. ONE Riverfront Denver, Colorado, USA East West Partners 127,391 Sq. Ft., 43 Units Multi-Family Housing, Market Rate, Underground Parking, Ground Up ONE Riverfront consists of a seven-story cast-in-place structure with post tensioned slabs and seven street-front, four-level townhomes including a below-grade parking garage. The project totalled 127,391 gsf with 43 loft residences in the seven-story mid-rise structure and seven steel-framed townhomes facing the street front. The mid-rise structure's exterior consists of exposed architectural concrete, floor-to-ceiling aluminum-clad wood windows with composite metal panels, and Norman brick veneer. High end interior finishes include solid quartz stone counter tops, Italian porcelain tile and European cabinetry. Large portions of the residential interior feature exposed concrete ceilings and structural columns. The 50 units had infinitely variable customization options including five countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. Customizations and design modifications required over 400 RFIs and 170 change orders. Concrete pours for the structure required over five months in the schedule. Highlights of the concrete work included: The seven-story tower features Agilia concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental self-compacting Agilia concrete had tremendous head pressure requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor intensive process requiring strict quality control and oversight. "I am thrilled to say that we have had a HUGE victory at the Townhome project. Your team has pulled off a modern day construction miracle and delivered a fully finished and beautiful model unit for us on the day I asked for and with the quality we demand.
