- Pinkard Selected to Renovate Historic Machebeuf Hall at Loretto Heights Campus
The 75-year-old building is slated to become the Loretto Heights Community Center. Pinkard Selected to Renovate Historic Machebeuf Hall at Loretto Heights Campus 2025-01-17 Share Share Denver nonprofit group Commún has selected Pinkard Construction to renovate the 39,000 square foot Machebeuf Hall on the Loretto Heights campus. The announcement came as part of a press conference celebrating the award of a $20 million grant from the Environmental Protection Agency, which included remarks from community members and the likes of Denver Mayor Mike Johnston, Denver Councilman Kevin Flynn, and Colorado Senators John Hickenlooper and Michael Bennet. “ We came together because we knew we could do this and find a new path where we could all thrive,” said Comm ú n co-founder Margaret Bugger in her remarks . “A large part of this is a sense of belonging, and we hope you feel that you belong when you come here. May this community center be a place where we come to share our challenges, where we bring our strengths, and where we celebrate joy.” From Left to Right: Danielle Short, Interpreter; Senator Michael Bennett; Martha Lopez, Commún Co-founder; Council Member Kevin Flynn; Denver Mayor Michael Johnston; KC Becker, EPA Region 8 Administrator; Senator John Hickenlooper; Aleshay Garcia, Climate Organizer at Commún; Margaret Brugger, Commún Co-Founder; Andrea Savage, Commún Co-Founder Slated to become Loretto Heights Community Center , the 75-year-old, two-story Machebeuf Hall renovation project will include a major retrofit of the existing mechanical system, a commercial kitchen renovation, development of a new dining hall and food bank, a coffee shop, classrooms and activity rooms for things like ESL and yoga classes, a small business incubator, a community garden, and office buildouts for various social services and community groups. Community and social services programming is expected to include childcare, a grocery store, and mental health services. “Our entire team has been captivated by this project,” said Pinkard president, Tony Burke. “The builders in us are excited for the technical challenges ahead. The historians in us are excited to honor a beautiful piece of Colorado history by giving new life to Machebeuf Hall. And as members of this community, we are thrilled to be a part of creating this important, special space that means so much to so many.” Interior renovations on this former cafeteria and student union building are the primary scope of work and will also include an extensive program to protect existing architectural features that include stained glass, a statue of the Virgin Mary, intricate woodwork and metalwork detailing, terrazzo tile, and vintage all-natural linoleum flooring. Pinkard was selected following a four-phased CM/GC procurement process that included a complete, transparent 30% construction document estimate. A phased construction start is anticipated for March 2025 and will include owner-contracted abatement, an intensive discovery phase, and interior demolition. The anticipated construction budget is $27.6 million. Pinkard will collaborate with owners' representative Collective Potential and Anderson Mason Dale Architects to finalize construction documents. This project is being designed with a large focus on sustainability, community input, and a goal of Zero Carbon Certification . The facility is also designed to operate as a disaster refuge, capable of feeding and housing people while keeping the lights on in the event of a power grid failure and maintaining indoor air quality in the event of wildfire smoke. In addition to the newly awarded funding from the Environmental Protection Agency, funding for the project partially comes from grants from Denver’s Office of Economic Development & Opportunity and The Gates Family Foundation. Founded in South Denver in 1891 by the Sisters of Loretto, Loretto Heights College began as Loretto Heights Academy, a Catholic elementary and secondary school for girls. The campus later evolved into a teaching college for women, then a four-year women’s college, and eventually a full, multi-program and multi-gender university. The 72-acre Loretto Heights school campus closed in 2017 after 126 years in operation. The site is home to a series of beautiful brick structures, some marked on the National Historic Register, as well as a cemetery for the original Sisters of Loretto. These existing amenities have all been incorporated for enhancement within the new development plan, which includes the current Machebeuf Hall project. - Clermont Park | Pinkard Construction | Colorado
Pinkard provided expert construction services for Christian Living Communities on the Clermont Park project. Clermont Park Denver, Colorado, USA Christian Living Communities 60,000 Sq. Ft., 64 Units Senior Living, Multi-Family Housing, Commercial Kitchen, Structural Steel Superstructure, Masonry, Skilled Nursing, Addition, Occupied, Renovation, Assisted Living This is a major, four-phased, occupied facility renovation/addition to a retirement community campus. The main components are as follows: Phase I – A 20,000 sf gut and renovation of the 2nd floor of a 4-story independent living wing to convert it to 32 units of assisted living. Work includes a new structural steel and masonry exterior elevator; demolition and reconstruction of the loading dock; two new patios; low voltage systems for nurse-call, patient wandering, and fire systems; and standard institutional finishes. The renovation also includes complete new MEP systems, including new electrical service, and through-wall PTAC units. The existing MEP systems run throughout the entire occupied 4-story structure, requiring careful coordination with building management and residents to prevent disruptions to the facility. Phase II – A 3,600 sf renovation of an assisted living area to create a skilled nursing area to temporarily house the residents displaced during Phase III. Work includes a major utility relocation to bypass main distributions affected by Phase III; new lounge and dining areas, a beauty salon; and construction of a new connector walkway. Phase III – The new 18,000 sf Town Center structural steel and masonry addition provides a new entry, new dining facilities, meeting areas, a gift shop, offices, a medical suite, and a 165-piece, full commercial kitchen expansion that doubles its square footage. Other work includes MEP tie-ins to the existing facility, extensive glazing, a new circular drive area, and site work, plus all utilities and building systems for Phase IV. A new 42,000 sf, 2-story, 64-unit, skilled nursing building includes new basement with laundry; community kitchens and dining rooms; new porte-cochere entry. MEP includes heat pumps and all tie-ins. A major construction challenge was the conversion to a single electrical service for the entire east campus. This work involved the demolition of the mechanical plant and utility service entries and an intricate plan for minimizing disruptions to the facility. Phase IV – A 103,000 sf, the new 4-story independent living building will be constructed following the demolition of the existing 2-story structure currently occupying the site. Construction will include community kitchens and dining areas, a chapel, courtyard upgrades, and all tie-ins to the existing structure. Each of the 71 units will have individual heat pumps. This phase will also include extensive stormwater quality features, including porous landscape detention and the construction of a 76,800 cubic foot underground stormwater detention vault, which will be located below the main access road into the property. Senior Living Client "I can only say just positive, wonderful things about my experiences with Pinkard. I was so impressed over and over and over again. I couldn’t be happier." Senior Living Client " I would pick Pinkard to work with again over anybody else I’ve worked with, mainly because of communication and asking questions. A lot of contractors, if the drawings aren’t completely clear, they’ll just guess instead of getting it built right. The product is better when you’ve got that communication. It takes a lot more time and effort on everybody’s part, but you end up with a better product." - Career Building Q&A: Blake Chambliss
In our first edition, we spotlight Blake Chambliss, whose remarkable 40 years at Pinkard has seen him rise from a journeyman carpenter to Chief of Operations. Career Building Q&A: Blake Chambliss 2024-07-18 Share Share Construction is a huge industry with a multitude of career paths. With the Career Building Q&A , we ask some of Pinkard’s longest tenured employees to share stories, advice, and lessons leaned over their own career journeys. In our first edition, we spotlight Blake Chambliss, whose remarkable 40 years at Pinkard has seen him rise from a journeyman carpenter to Chief of Operations. How did you get started in construction? My father is an architect, and he introduced me to a home building contractor. We formed and poured foundations and driveways, framed and sided, and did all interior trim including setting cabinets and countertops. How did you come to Pinkard Construction? I had just moved to Denver and was working for a multifamily developer when I heard that Pinkard was hiring. I hired on as a carpenter and we were just coming out of the ground and doing the concrete frame on the Hyatt Regency hotel in the Denver Tech Center. Superintendent-era Blake (circa 1996) Tell us the play-by-play of your evolving roles and responsibilities at Pinkard. I started out as a carpenter in 1984, and soon moved up to carpenter foreman at a time when we were doing a lot of high-rise PT cast-in-structures. I was promoted to Assistant Superintendent in (1986) and worked on Harvard Gulch Rec Center, DirecTV Broadcast Center, Tropical Discovery at the Denver Zoo, and a couple others. In the early ‘90s I was promoted to Superintendent and did several tenant improvements, a train wash station in Alliance, Nebraska, and some renovations before doing the first of several recreation projects in Highlands Ranch, including both phases of the Westridge Recreation Center and the renovation of Northridge Rec Center. I built several tilt-up projects (boring, like watching paint dry) and was put on three projects to replace existing superintendents, one of those still only in the foundation phase. In 2004, I was promoted to Field Manager where I also managed the self-perform concrete when we were doing decks and cores, and we did some very impressive architectural concrete using Agilia, a self-consolidating concrete, on One Riverfront. I worked as a project manager to replace a departed PM and finish up West Metro Fire. Finally I was promoted to Construction Manager before being named COO in 2022. What have been some of your career highlights? I really enjoyed working on Westridge Rec Center. We had a great repeat client in Highlands Ranch and [architect] Sink Combs (now Perkins & Will), and it was really rewarding being involved in preconstruction and working with [structural engineer] Martin & Martin to make structural changes to facilitate the proper sequencing of steel, masonry, and concrete. The architectural concrete at One Riverfront was fun to do. We did several mockups using different form-plys and form release agents to get the desired end-product, and we even used a pump to pour the mock-ups—not because of accessibility but because we needed to exactly replicate how we were going to pour the final product. In-progress architectural concrete at ONE Riverfront What’s the biggest challenge you’ve had to overcome? Probably taking over the projects that were already behind schedule and getting them finish on time. Also, the water and rock challenges we had on a tilt project we did at 6th & Indiana. The soils report said no water or rock, but we ended up having to blast rock (Colorado blue shale) and install wells to keep the water out of the foundations. What’s was your most memorable project at Pinkard? There have been a lot of great days, but form setting and flying decks at the Hyatt Regency was super fun, even though we had to hear superintendent Leroy Jefferson yelling like a mad man all the time! What’s the best advice you ever received? When I worked at DSP Builders, a superintendent said, “You’ve got to have eyes out your ass, because as soon as you turn around someone will f#@& something up,” and that’s never been truer. You always need to be aware of what people are doing and that can only be done by continually walking the job with your eyes and ears open. What’s the worst advice you ever received? I don’t ever recall getting bad advice. There are always lessons to be learned, and a day without learning something new is a lost day. What’s your advice for people navigating careers in construction? Ask a lot of questions. - Porcelain Brick Quality Challenges
Our biggest quality challenge was constructing the intricate, custom foliage patterning with the exterior porcelain brick. Porcelain Brick Quality Challenges 2022-03-14 Share Share On the Moorhead Recreation Center project, one of our biggest quality challenges was constructing the intricate, custom foliage patterning with the exterior porcelain brick. The brick is beautiful, but it tends to be very fragile. BRS's design came with an exact template showing where every brick should go. The challenge was to get the patterning exactly correct and not damage it. Ensuring Quality Brick Installation. To get the brick just right, JVS Masonry created half-scale mock-ups of a brick wall section, colored and numbered each brick location, then constructed the mock-ups under the watchful eyes of Pinkard, the City, and BRS. Once everyone agreed that the correct construction and quality approaches were understood and mastered, crews went to work on the real thing. In preparation for construction, JVS once again plotted the location and color of each brick. During construction, five different individuals took turns inspecting the installation every two hours. This result was near perfection. Everything line-up perfectly. Project Architect Jesse Sherr: “I think those guys did a great job with the porcelain brick. That material is probably one of the most challenging tasks and some of the best installed on that whole project.” As construction progressed under a very tight schedule, the team continued to face one demanding quality challenge after another. Construction Manager Blake Chambliss: “Pinkard had a tremendous number of quality/fit and finish responsibilities. We were working on a fast-paced schedule and at every turn, we encountered challenging details. The multi-purpose room ceiling clouds were a great example.” Learn More Recreation Construction See Projects Moorhead Recreation Center Learn More Share This Story Share Share More News Sort By Topic Reset Pinkard Completes Beautiful 1899 Wynkoop Amenity Remodel 2025-05-29 Learn More Pinkard Carpenter Named Apprentice of the Year 2025-05-19 Learn More Pinkard Hires Eric Kellstrom as Senior Superintendent 2025-05-21 Learn More Pinkard Guest Lecturers Kick Off Inaugural DU Affordable Housing Program 2025-04-30 Learn More Load More Our Approach Partner, Plan, BUILD.
