Project Description 

This new parking structure transforms a 20-year-old surface parking lot into eight-story parking, retail, and office building. The structure has retail space and commercial offices with parking 2 stories underground and 6 stories above. It is "wrapped" with retail at the street level on all three sidewalk sides and has office space above. In this way, the parking structure itself was almost completely hidden from pedestrians.

The building mass completely encompasses the site measuring 300 feet from lot line to lot line, the largest footprint, and mass of any building in the downtown district. To minimize the building's impact on the neighborhood, the structure is "broken" into four separate buildings. The post-tensioned concrete garage features highly detailed brickwork on the face of the building, open stair towers and a glass-enclosed elevator.
