    Pinkard Completes Two Healthcare Renovations For STRIDE Community Health Centers 2023-08-25 Share Share Pinkard Construction, a Healthcare general contractor celebrating 60 years in Colorado, has completed STRIDE’s Wheat Ridge Pharmacy and North Aurora Dental Clinic renovations. The Wheat Ridge Pharmacy included 1,200 sq. ft. of new pharmacy space and site work for a new drive-through canopy and parking. The North Aurora Dental Clinic project scope includes 5,960 sq. ft. of renovations on the existing dental pod for new dental equipment. STRIDE Community Health Center’s mission is to partner with the community to provide excellent, culturally sensitive health services to meet the needs of everyone. STRIDE’s vision is that individuals are empowered to live the lives they want through personalized, compassionate healthcare. Pinkard President Tony Burke at the ribbon cutting for the Dental Clinic. “It was great working with STRIDE and MOA Architecture to add more Healthcare options to these two vibrant neighborhoods,” said Jim Pagano, Construction Manager for Pinkard Construction. “Our specialized healthcare teams really enjoyed working with stride staff and the community to ensure that these renovations operated smoothly with minimal disruptions to the daily operations of the facilities and the surrounding neighborhood.” The project was completed under Pinkard’s Special Projects Division , created to execute smaller projects. The division focuses on tenant improvements, renovations, and ground-up projects up to $5 million. Pagano says that the division offers the resources and professionalism of a larger contractor with an "A-Team" of construction professionals dedicated to the success of each project. To date, Pinkard has completed almost 60 healthcare renovations and new construction worth almost $200 Million. The project, akin Tennyson, will offer a hip and welcoming living experience that blends with the neighborhood’s local culture. akin (“uh-kin”) : A versatile collection of high-touch urban apartments embracing vibrant localism at the heart of Denver’s most beloved pedestrian-friendly neighborhoods. akin Tennyson will feature 8,500 square feet of service and restaurant retail and 84 upscale residential apartment homes with sought-after amenities, including a unique ground-floor outdoor community space, a large, resident rooftop terrace with sweeping mountain views, three resident courtyards with various programming and seating areas, a state-of-the-art fitness center, and custom art pieces from local artists. The project is expected to be completed in Fall 2024. The project is the second of four of RPAI's upcoming projects that will operate under the umbrella of one brand known as akin . RPAI is developing the brand to appeal to a sophisticated, discerning, urban-minded resident while elevating each local neighborhood by creating an elegant and timeless living experience. While exterior and interior aesthetics and amenities will vary per location, each will draw upon the same brand foundation: a distinctly urban recipe of design, wellness, culture, service, and connection to the neighborhood.     Mirasol Senior Apartments Loveland, CO, USA Loveland Housing Authority 129,494 Sq. Ft., 120 Units Senior Living, Affordable Housing, Multi-Family Housing, Wood Framed, Enterprise Green Communities, Publicly Funded, Sustainable, LIHTC, Occupied, Ground Up, Addition, Independent Living Mirasol Phase II Apartment Building is a 60-unit independent living facility designed specifically for seniors. It is located on the 25-acre Mirasol Senior Community campus, which already contains a 49-unit apartment building, 36 single-family and paired homes for seniors, and a 5,600 sf Event Center. The Mirasol Phase III expansion provides an additional 60 units of independent senior housing in a new 63,594 sq. ft. building. The building has a mix of 40 one-bedroom and 20 two-bedroom/1-bath units, all with private kitchens. The design includes a large common lobby with a shaded veranda on the main floor, and open and screened decks on the second and third floors. During preconstruction, despite the threat of escalation, the project started within budget and ended with a guaranteed maximum price that was approximately $25,000 below budget. Our Preconstruction and operations team worked closely with alm2s during preconstruction to provide in-depth drawing review, providing constructability comments and other input to aid alm2s in creating well-detailed drawings and to confirm Green Design and sustainability assumptions. We communicated using design charettes and Procore Project Management software. Other innovative energy conservation technologies include thermal balanced windows, Energy Star rated lighting fixtures, and appliances. When completed, the building will meet the requirements of the 2009 International Building Code, the 2009 International Energy Code, and the Enterprise Green Communities Criteria. This project is funded primarily with Low Income Housing Tax Credits.     Pinkard Overcomes Market Challenges to Break Ground on Over 700 Units of Multi-Family in 2023 2024-01-31 Share Share Denver has been experiencing a boom in the construction industry in recent years, particularly in the multi-family sector. As a result, Denver and surrounding cities’ building departments have been overwhelmed by the volume of permit applications and inspections, causing delays and backlogs. In addition, the market is still feeling the effects of an unprecedented pandemic that disrupted global supply chains and caused shortages of essential materials such as lumber, steel, and concrete, leading to inflation and cost escalation. Despite these challenges, Pinkard has managed to navigate the complex and competitive Denver market and deliver successful multi-family projects. According to Leighton Neff, Chief Preconstruction Manager at Pinkard Construction, "When our client's project slips, it costs both of us money, so it is extremely important that we collaborate with the client and architect to make sure we expertly navigate the permitting process." One of the company's strategies to overcome the challenges is to leverage its experience, expertise, and relationships with clients, design partners, subcontractors, and suppliers. Pinkard Construction has also been using technology such as cloud-based software to streamline its processes and communication. In addition, the company has been implementing lean construction principles, including prefabrication, modularization, and just-in-time delivery, to optimize resources and minimize waste. The results speak for themselves. In the first six months of 2023, Pinkard broke ground on four complex multi-family projects in just six months, poised to deliver over 700 new units of market rate and affordable housing. These projects are the Krisana Apartments, a 151-unit affordable housing project in southeast Denver; the Akin Golden Triangle, a 12-story, 98-unit building in downtown Denver; the Akin Tennyson, an 83-unit luxury apartment project in northwest Denver; and the Willoughby Corner, a 400-unit affordable housing project in Lafayette near Boulder (Pinkard is currently working on phase one, 192 Units). These projects demonstrate Pinkard's commitment to building quality and sustainable communities while overcoming the challenges of building in Colorado.     North Aurora Family Health Services Building Arvada, Colorado, USA STRIDE 8,070 Sq. Ft. Healthcare, Pharmacy, Clinic, Renovation, Occupied Pinkard Construction, in a design-build relationship with MOA Architecture and Metro Community Provider Network (MCPN), completed the North Aurora Family Health Services renovation 45 days ahead of schedule and $80,000 under budget. Scope of work on the two-phased, 10,000 sf project included renovation and reconfiguration of a fully operational pharmacy, and transformation of existing offices into exam and procedure rooms. The design-build team structure contributed greatly to the project’s success, allowing MCPN, MOA, and Pinkard time to reevaluate MCPN’s needs and program. Design and programming charrettes produced more efficient layouts resulting in expanded pharmacy space, two additional procedure rooms, a shorter schedule, and budget savings during buyout. Pinkard’s management of the occupied pharmacy renovation was another key to the project’s success. With Pinkard’s implementation of a rolling shelving system, pharmacy staff was able to quickly transport and securely store pharmaceuticals during the long weekend of pharmacy renovation.
