    Adaptive Reuse – A Contractor’s Perspective Adaptive Reuse – A Contractor’s Perspective 2023-10-17 Share Share According to Wikipedia, adaptive reuse refers to the process of reusing an existing building for a purpose other than that for which it was originally built or designed. Adaptive reuse has been lauded for its ability to save historically significant structures, maintain historical neighborhood context, conserve natural resources, and minimize construction-related disruptions to neighborhoods. But from a purely practical perspective, it can possibly provide a much lower cost construction option. But before jumping into an adaptive re-use project, several factors must be seriously considered. Does your building’s structure lend itself to adaptive reuse? Can you take your office building that has systems at the end of their life cycle, and rather than just replacing the systems, does the structure allow a new layout for one-bedroom affordable apartments? At Denver Housing Authority’s Thomas A. Connole apartments, Pinkard stripped the building down to its concrete skeleton and built 10-story-tall exterior structural concrete walls to convert the 50-year-old building from studio apartments into one- and two-bedroom units. For the City and County of Denver’s Minoru Yasui Plaza project, the former Downtowner Motor Inn was converted into office space. There, Pinkard did comprehensive interior renovations that included installation of a state-of-the-art European hydronic heating system. Both adaptive reuse projects won national acclaim for their creativity and construction excellence. Denver’s Green Roof Initiative? If you’re putting on a new roof you may be required to include a green roof or a combination of green roof and solar energy collection – both pricey additions. The condition of the exterior skin must also be considered – replacement can complicate construction with time-consuming scaffolding systems and street closures. HVAC systems are typically the highest-cost systems. Compromises in the wrong way will have end users complaining to management on a weekly basis. Will zoning support your intended purpose? Can you go from office space to mixed-use retail/residential and meet parking requirements? What is the required cars-per-thousand-square-feet ratio to support retail and/or residential use? Chances are your office building may not meet that. Regardless of the quality of a building’s as-built drawings ( if you even have any? ) and the level of due diligence, you can be assured that you will run into unforeseen conditions that stall your schedule and take precious dollars out of your budget over and above the 10% contingency allowance most lenders require. Every contractor can provide a long litany of owner/architect/contractor unforeseen condition woes, with a corresponding array of schedule delays and cost increases. Fortunately, there are ways to greatly improve your chances of success. Dedicated collaboration and teamwork can avert potentially disastrous outcomes, and this of course speaks volumes about how you should select your team partners. Your contractor, architect and engineers should have considerable experience with complicated renovations and excellent team skills, and your contractor’s preconstruction team should have a great record of providing accurate estimates for these types of renovations. It’s always best to take a conservative approach when estimating a complex adaptive reuse. Sometimes owners begin with very tight budgets and a huge potential for unforeseen conditions. This makes for a very problematic preconstruction phase, with considerable budgetary headaches and possibly slashing scope. At that point your exciting dream project can become something of a nightmare. It’s also important to be sure that your team’s budgets include ample contingencies and allowances, and that the use of these tools is clearly spelled out. Early in the budgeting phase, Pinkard typically starts with a higher contingency load based upon our custom risk log for your project. For example, if there is asbestos, aluminum wiring, and the windows and HVAC need to be replaced, those factors pretty much dictate your costs. But we can start eliminating the unknowns through testing, exploration, and collaboration with major subcontractors and engineers. 3D laser scanning, ground penetrating radar to scan post-tensioned slabs, basic non-destructive investigations, etc. all combine to provide a better understanding of the many variables that may affect an owner's budget. Pinkard President Tony Burke observes that “Laser scanning is a recent technology our teams are using with great success. It is making a dramatic difference in our abilities to measure every inch of a building to create more constructable designs and more predictable construction plans. The data is uploaded into a building information technology platform. Designers use this data to create more exacting layouts with greatly reduced risk of clashes and layout busts. And the cost/benefit ratio of this technology is overwhelmingly favorable.” A better understanding of risk allows for a reduction in contingency. Pinkard shares this information with the entire team to fully inform the owner. In many cases, with this data, an owner/architect/contractor team should have enough information to manage risk and allow a project to move forward. Every building is adaptable, but not every adaptation is affordable. Put a lot of thought and care into selecting a trusted and responsible team to help you sort through all the details. It is the shortest and best path to a wise decision. Colorado School of Mines Student Rec Center Golden, CO, USA Colorado School of Mines 110,000 Sq. Ft. Higher Education, Public Projects, Recreation, Gymnasium, Climbing Wall, Administration, State of Colorado Contract, Indoor Pool, Occupied, Ground Up The new student recreation center serves educational, recreational and athletic student programs on the School of Mines campus. Scope of work included extensive site development and a 110,000 gsf center including: Competition gymnasium Recreation gymnasium Multiple fitness areas Climbing wall Indoor competition/recreation pool Student and team locker rooms Offices Multi-purpose meeting rooms Casual lounge spaces Outdoor rec program headquarters A central upper-level concourse provides spectator access to the competition gymnasium and allows students to move through the building on their way to work out or attend classes. The lower level entry is oriented to a primary campus intersection, emphasizing the building's prominence as a component of campus life. The site, which is adjacent to the existing Student Center, create an important campus link to future on-campus housing and the recently completed Greek housing areas. During value engineering, Pinkard identified over $2.5 million worth of items to reduce the estimated construction cost. The structure is structural steel and load-bearing masonry. Exterior walls are masonry, metal panel, and a variety of exterior glazing systems. Mechanical systems are rooftop air handling units with indirect evaporative cooling. For sustainable design/"green" components, particular attention was given to daylighting combined with dimming controllers, efficient steam chillers and heating systems, and an efficiency plan configuration that minimizes both heat gain and heat loss. The project was designed and built on an accelerated, fast track, multiple-bid package basis.     Pinkard Completes Beautiful 1899 Wynkoop Amenity Remodel Pinkard Completes Beautiful 1899 Wynkoop Amenity Remodel 2025-05-29 Share Share Pinkard Construction has completed the 1899 Wynkoop Amenity Remodel project in lower downtown Denver (LoDo). The $5.4 million Class A lobby renovation was conducted within a fully occupied LEED Gold certified nine-story office building serving more than 400 office occupants and visitors daily. The scope of the renovation included build-out of a tenant lounge, coffee bar, fitness center with five new restrooms (three with showers), office and conference space, bike storage and an exterior canopy. High end finishes included large format tile from Italy, millwork, interior glass wall systems, storefront, and a custom hybrid curtainwall storefront system. These new amenities required extensive expansion of existing MEP systems with tie-ins in a fully occupied first floor lobby space above a fully operational below-grade parking garage. Pinkard accessed the MEP systems from the parking garage below, working in the ceiling to accomplish most of the in-slab plumbing installations. Disruptive saw cutting and core drilling activities were conducted off-hours. Pinkard also implemented proven pedestrian and vehicular safety measures to minimize disruptions and to ensure safety for tenants and visitors. Noise, dust, and vibration controls included use of panelized dust and sound containment barriers. During preconstruction, a deliberate and meticulous procurement process ensured timely delivery of the Italian tile. Pinkard’s closely managed quality control program ensured tight tolerances for the tile installation. Design-assist subcontracting played a key role in the successful procurement, fabrication, and installation of the two-story full-glass curtainwall system, which is a centerpiece design component of the new lobby area. This project, which is located next to Union Station and Coors Field, finished ahead of schedule and in budget thanks in part to strong field collaboration and problem solving. Interior Architects (IA) was instrumental in construction administration troubleshooting and oversight. “The on-site collaboration necessary to meet the high-end quality standards was significant," says Pinkard Construction Manager Derek Stathis.     Creating Real Paths to Success for Women in Construction Creating Real Paths to Success for Women in Construction 2024-03-08 Share Share It’s probably not a secret that the construction industry has not always been the most welcoming place for women to be employed. Even today, women make up only 10% of the construction workforce. But with an estimated 45,000 new workers needed in the construction industry by 2027 just in Colorado, changing that landscape is not only the right thing to do, it’s imperative to our success. While change is not easy or straightforward, Pinkard has worked to identify areas of action to encourage women to join and have long, productive careers in the construction industry. These include working at the K-12 level to advocate for careers in construction, actively recruiting women into the industry, providing specific support, and mentoring once they are brought on board.   Early Education Pinkard has invested in recruiting and outreach at the K-12 level. “We are talking with schools and attending career fairs to let kids know that there are great jobs available in the construction industry,” said HR specialist, Tanya Navarro. “There are multiple paths to success. College is a great option, and so are the trades. In the trades, students can learn on the job while they’re making a living and not have to go into debt to learn skills that lead to a job that pays well.” Assistant project manager Krystyl Alexander agrees that positive career influences on young women can greatly boost the prospects of increasing the construction labor pool and giving women golden opportunities to flourish in a wide-open career market. “Construction seems to offer more job security and better pay than many conventional women-centric careers. My number one priority was “can I get a job after graduation? A lot of my friends in other majors have struggled to find work and are in the realm of ‘educated but unemployed.’”  Actively Recruiting Women Pinkard strategically targets events and organizations that cater to women in the industry. “Although we strive for a diverse workforce that represents both our community’s demographic and our clients’, we always hire the strongest talent for the job. We intentionally remain agnostic to the demographic of the candidate when making a hiring decision. With greater applicant flow from women, we are, however, finding more often the best person for the job is a woman. Not because she is a woman, but because of the technical skills, soft skills, experience and potential that she has earned,” says Navarro. Pinkard has also worked to train hiring managers to recognize bias and eliminated automated differentiation of resumes to include more people who have taken non-traditional career paths. “Not everyone comes to construction in the same way, but talent is talent and we want to hire that talent regardless of how those skills were acquired,” says construction manager Joe Revielle. “We have people who switched careers midstream and people who worked their way up through the trades as well as people who came to us straight out of construction management programs. They all have the ability to do great work and bring huge value to our clients.” Pinkard intern Kristy Swisher is a great example of someone with a non-traditional path into the industry. After starting a family and running her own business outside of the construction industry, COVID-19 threatened her livelihood. Considering a career change, Kristy took advantage of some available college grant money and enrolled in MSU Denver’s construction management program. She is currently in her first construction internship and has just over a year to go before graduation. Kristy is working on Pinkard’s South Metro Fire Rescue project and loves her project teammates. “When I first walked into the job trailer, I thought ‘Oh wow! Fish out of water! I’m the only woman here.’ But I quickly realized that no one was treating me that way. That ‘elephant in the room’ was strictly in my head.’ Once I got over that initial insecurity it has been great!” Support and Mentorship for Women Pinkard has also prioritized the support and mentorship for women coming into the industry. “We recognized a need for a group to specifically target some of the shortcomings in our industry. So we took AGC’s lead and created an internal Culture of CARE committee at Pinkard. One of the pillars of that group is to ensure that our teammates have support and mentorship as they move forward with us,” says Pinkard president Tony Burke. Alexander believes that Pinkard’s emphasis on understanding personalities is a great foundation for women seeking success in construction. “The ability to understand the personalities of the entire team helps us to understand people of different backgrounds with different insights, experience, and diversity, and that makes you stronger as a team and encourages the success of the individual.”  The Future Looks Bright “Hiring and training new talent from all walks of life is pivotally important to our industry.     Pinkard Works to Remove Barriers for Women in Construction Pinkard Works to Remove Barriers for Women in Construction 2023-03-06 Share Share Pinkard is proud to be a part of Women in Construction Week 2023. Pinkard understands that women have faced obstacles in the construction industry and is committed to helping them achieve their career aspirations in this field. Pinkard is focused on providing women with access to educational resources, flexibility, and mentorship opportunities. And this is not just for its employees but clients as well. "I think it is really about flexibility," says Christina Call, Prequalification Coordinator. "One of the barriers I see for women is that we also take on a lot of the responsibility to raise our kids and keep our family life going." Call says that she feels Pinkard's leadership allows her the flexibility to balance supporting Pinkard and her family. She thinks that a rigid 9-5 schedule isn't realistic, especially given the new status quo of remote work. "I set an in-office schedule that I stick to, but the ability to remote work has made it possible for me to pursue a career in construction," says Call. For project engineer Dallas Frisbie, her work in the field is all about showing up and getting the job done. She says that Pinkard's leadership is doing the heavy lifting to ensure that traditionally all-male environments are open and welcoming. "I have experienced my fair share of uncomfortable experiences in my career. However, Pinkard's team works hard to make sure anyone feels comfortable," says Frisbie. "At the end of the day, I don't want to be the one policing everyone. Pinkard has already set the standard for appropriate behavior." Frisbie says that women must also have access to mentorship to learn and grow. She says her experience at Pinkard has been tremendous and is eager to offer mentorship. "When I was studying at the School of Mines, there wasn't a lot of other women pursuing this career with me," she said. "At Pinkard, I am so excited to have access to not just other Superintendents and project managers who are open and collaborative but also to Odette Bent-Buckles, our CFO." Frisbie says that as she grows in this field, her priority is to continue to mentor other women who want to break into construction, especially in the field. "The biggest misconception about this industry is that field jobs are not for women. I want to work to change that stereotype," she says. "Pinkard has proven to be the perfect place for that because this desire to change and grow is cultural. They make everyone feel like they belong." Pinkard’s focus is on more than just its employees and includes the client experience for its growing number of female clients in development and facilities roles. Molly Chiang, a senior housing developer with Boulder County Housing Authority (BCHA), says that her experience with Pinkard differs significantly from others in her career. "Pinkard's team has always been extremely respectful, and I don't know, just treats us like peers and colleagues," says Chiang. "I have been in rooms where that is not the case." "Walking onto a construction site as a woman, if I was like, 'I don't know what a glu-lam is,' I never felt stupid asking questions," said Lauren Cely, Senior Housing Developer for BCHA. "I remember standing in the garage shell, talking with your team about what's better: cast in place or precast, and we were going through the pros and cons, thinking about future projects, and I loved it."     Pinkard Tops Out Phase III of The Edge Pinkard Tops Out Phase III of The Edge 2025-06-25 Share Share The third and final phase of Loveland Housing Authority’s The Edge Affordable Apartments development is currently on time and in budget, with two of its three buildings at or nearing topping out . The Edge’s on time/in budget status is largely due to Pinkard’s strong preconstruction partnering effort with OZ Architecture and the meticulous due diligence from the contractor’s in-house framing division, Pinkard Frameworks. The preconstruction effort that included a comprehensive lessons-learned study from Pinkard/OZ’s past two Edge phases helped provide the most complete set of drawings of any of the three Edge projects. Frameworks’ advanced CAD-based constructability review helped to eliminate the waste that typically goes with a traditional framing process. Pinkard also identified multiple strategies to increase efficiency in the field by identifying potential conflicts and the most effective approaches to assemble the wood framing. Thanks to strong past partnering efforts, Pinkard was able to retain most of the major subs from past Edge projects, eliminating the startup learning curve and achieving outstanding construction quality. Due to proactive procurement processes and effective subcontractor collaboration, Pinkard was able to hold pricing for more than a year despite a variable market and the fluctuations associated with tariffs. Pinkard Construction continues to demonstrate why they are one of our most trusted general contractors. Their dedication, expertise, and innovative construction techniques have kept the project on schedule and within budget, despite several weather delays during a rainy spring season. Phase III will add 66 much-needed affordable housing units to Loveland. With Phases I and II completed in 2016 and 2020, respectively, the Edge campus will soon total 205 units — further advancing LHA’s mission to provide quality affordable housing for the Loveland community. All three phases were designed and constructed to meet Enterprise Green Communities Criteria. Pinkard Frameworks will continue to self-perform wood framing for Pinkard Construction. Pinkard Frameworks aims to modernize the wood framing industry by offering detailed project assessments, identifying value-adds, and ensuring on-site supervision of the wood framing process. "We want to provide our clients with top-quality service that exceeds their expectations," says Harris. "We achieve this by collaborating with truss fabricators in preconstruction, ensuring framing designs that meet architectural and structural intent, seamless integration with other trades, and a budget-friendly, faster, and higher-quality project." Pinkard Frameworks provides preliminary truss design, in-house estimating, and shop drawing reviews to prevent conflicts and cascading issues that stop construction progress for redesigns. The division will ensure that an on-site framing superintendent is briefed throughout the design process and is a trained, experienced carpenter who manages all material and labor to the contract intent. Harris says Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the Owner over $250,000. He adds that Pinkard Frameworks is under contract to provide wood framing services for two other Pinkard projects, akin Tennyson in Denver and Willoughby Corner in Lafayette.     Pinkard provided expert construction services for Colorado State University on the CSU Warner College of Natural Resources project. CSU Warner College of Natural Resources Fort Collins, CO, USA Colorado State University 42,800 Sq. Ft. Higher Education, Laboratory, Tight Site, Administration, Classrooms, State of Colorado Contract, Addition, Renovation, Occupied Located on CSU's main campus, the Michael Smith Warner College of Natural Resources (MSWCNR) addition and renovation will add four stories and approximately 42,800 gsf of new space to the south of the existing building. The project will house flipped classrooms, instructional laboratories, a Student Success Center, an outdoor terrace, offices, and meeting/collaboration spaces. The MSWCNR addition is centered around the needs of the students, from the large auditorium to the flexible teaching labs to the "treehouse," a collaboration studio convertible to an outdoor terrace. The facility has been designed to tell the story of natural resources, create a teaching tool for students and faculty, and root the project to the place. Natural materials (stone and wood) and natural elements (sun and wind) are incorporated throughout the student experience with an emphasis on building collaboration, curiosity and community. The addition will serve as the focus of community outreach and student engagement, and it will allow the college to grow its reach, enrich education, propel discovery, and increase its impact on the world.
