
Pinkard Construction has begun work on a year-long, $8 million renovation at the Village of Greenbriar affordable housing community in Westminster.
Owned and operated by Maiker Housing Partners, the property features 29 buildings containing a total of 232 units. The renovation will be conducted under fully occupied conditions, with great care taken to minimize impact on residents.
With construction estimated to take 11.5 months, scope includes demolishing and replacing the existing pool with a larger pool, putting in a new storm drain system, replacing flatwork throughout the site, improving ADA access, installing new independent water shutoff valves for each residential building, adding six new sanitary service lines, CIPP lining of the existing sanitary sewer mains, construction of a new maintenance shed, and new landscaping and outdoor amenities, including kids play features.
Pinkard was officially awarded the project this August following a multi-year pursuit process in which the scope was adjusted to address the community’s most critical needs within the project’s strict budget. In addition to providing GC/GC services, Pinkard is acting as design-builder on the pool, with Norris Design serving as landscape architect and Merrick & Company providing civil engineering.
