Project Description
To keep abreast with trends in the luxury hotel market, the Brown Palace Hotel added a new spa to its 114-year-old building in downtown Denver.
To make room for the spa, Pinkard demolished 5,000 sf of space on two floors and relocated the Brown Palace Flower Shop across the street. Pinkard also did a complete gut and renovation of the first-floor public restrooms.
Project Challenges:
Working with marginal as-built drawings
Maintaining a tight schedule despite numerous unforeseen conditions.
Minimizing disruptions to hotel guests.
Creating space for and installing a two-stop elevator.
Quality Control
Prior to construction, Pinkard met with the architect and subcontractors to review the scope and field conditions that followed demolition.
Asbestos-containing material (ACM) was found on plumbing fittings above the hard-lid ceiling and beneath the carpet. Although the owner secured the services of an abatement contractor to remove these materials prior to construction, additional ACM was discovered during demolition. Pinkard phased the ACM removal during off-hours to maintain the tight construction schedule.
