Developed in partnership with Kentro Group, Lexton McDermott, and Lewis Himes Associates, and located on former site of the Colorado Department of Transportation (CDOT) headquarters in southeast Denver, the four-story, 162,000 square foot, $30 million complex features 151 units of deed-restricted, affordable housing.


Consisting of 21 studio, 71 one-bedroom, and 59 two-bedroom apartments, the apartments will be available to residents who earn up to 60% of the Area Median Income (AMI), with an upper limit of $49,260 in annual gross income for a single-person household or up to $70,320 for a four-person household. Amenities include Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area.


Thanks in part to funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program, the Krisana Apartments are 100% electric-powered.


The project’s massive wood framing scope was self-performed by Pinkard Frameworks, which completed the project’s huge 120,000 SF wood framing scope in just 3.5 months.
