Project Description 

ONE Riverfront consists of a seven-story cast-in-place structure with post tensioned slabs and seven street-front, four-level townhomes including a below-grade parking garage.

The project totalled 127,391 gsf with 43 loft residences in the seven-story mid-rise structure and seven steel-framed townhomes facing the street front. The mid-rise structure's exterior consists of exposed architectural concrete, floor-to-ceiling aluminum-clad wood windows with composite metal panels, and Norman brick veneer. High end interior finishes include solid quartz stone counter tops, Italian porcelain tile and European cabinetry. Large portions of the residential interior feature exposed concrete ceilings and structural columns.

The 50 units had infinitely variable customization options including five countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. Customizations and design modifications required over 400 RFIs and 170 change orders.

Concrete pours for the structure required over five months in the schedule. Highlights of the concrete work included:
The seven-story tower features Agilia concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental self-compacting Agilia concrete had tremendous head pressure requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor intensive process requiring strict quality control and oversight.
