Project Rewind: Innovation and Technology at South College Avenue Parking Garage Project Rewind: Innovation and Technology at South College Avenue Parking Garage 2025-04-08 Share Share It was early summer of 2016, and Pinkard was on track to hit the contracted July 12 completion date on South College Avenue Parking Garage, a 222,000 square foot, 662-car, four-story precast structure on the southeast corner of the Colorado State University campus. A design-build partnership between Pinkard Construction, H+L Architecture and Pittsburgh-based parking structure specialists Carl Walker Construction, the final design for the $15.2 M project featured numerous innovations, including state-of-the-art parking technologies, electric vehicle charging stations (a rarity in 2016), an advanced LED lighting system that improves pedestrian safety while reducing energy and maintenance costs, and a bioswale rain garden that filters out pollutants naturally and directs the clean storm water into the city system. During preconstruction the team provided exceptional value enhancement solutions, such as adding a “Mondrian-patterned” precast element for design variety and cost savings over a stone clad wall and hydraulic elevators with glass doors and backs instead of the more costly four-sided glass traction-elevator cabs. After breaking ground Pinkard had implemented creative field solutions and manpower adjustments to overcome numerous unforeseen conditions, including excessive groundwater and subgrade structural modifications. Then, more than midway through the project, CSU handed the design-build team a new challenge: can we add rooftop solar panels? With the fall semester approaching, Pinkard sprang into action to price and procure the owner addition, which would require rooftop structural modifications to allow for the addition of a solar array. Thanks to the team’s swift action, the approved scope addition was able to begin construction in June and stretch into late August, just in time for classes to begin. Ultimately, the South College Avenue Parking Garage was completed under budget and ahead of schedule. CSU points to this project and experience as a shining example of the design-build approach at its best, informing the university’s specific procurement of new projects going forward, and leading them to be less prescriptive, and to rely more on the expertise and innovation that design-build teams are capable of delivering when given the opportunity. Pinkard provided expert construction services for STRIDE on the North Aurora Family Health Services Building project. North Aurora Family Health Services Building Arvada, Colorado, USA STRIDE 8,070 Sq. Ft. Healthcare, Pharmacy, Clinic, Renovation, Occupied Pinkard Construction, in a design-build relationship with MOA Architecture and Metro Community Provider Network (MCPN), completed the North Aurora Family Health Services renovation 45 days ahead of schedule and $80,000 under budget. Scope of work on the two-phased, 10,000 sf project included renovation and reconfiguration of a fully operational pharmacy, and transformation of existing offices into exam and procedure rooms. The design-build team structure contributed greatly to the project’s success, allowing MCPN, MOA, and Pinkard time to reevaluate MCPN’s needs and program. Design and programming charrettes produced more efficient layouts resulting in expanded pharmacy space, two additional procedure rooms, a shorter schedule, and budget savings during buyout. Pinkard’s management of the occupied pharmacy renovation was another key to the project’s success. With Pinkard’s implementation of a rolling shelving system, pharmacy staff was able to quickly transport and securely store pharmaceuticals during the long weekend of pharmacy renovation. Coinciding with the national campaign, our industry also observes Construction Suicide Prevention Week , aimed at “raising awareness about the unique challenges workers face in construction, how it can lead to suicide, and what we can do to prevent it.” Earlier this week, Pinkard Field Safety Manager Dave Ruddy was interviewed by CBS News Colorado about the efforts of Pinkard and other members of the Association of General Contractors in addressing the mental health crisis plaguing jobsites across America. Pinkard Completes Thornton’s Margaret Carpenter Pool Renovation Pinkard Completes Thornton’s Margaret Carpenter Pool Renovation 2022-06-09 Share Share Pinkard Construction, The City of Thornton, and Ohlson Lavoie Collaborative (OLC) have completed construction on the $13.4 million Margaret Carpenter Recreation Center Renovation. The newly renovated recreation center is a total of 11,873 square feet. The completed facility includes a new six-lane lap pool with an adjacent aqua-exercise pool, a wave pool with a lazy river and bubble pit, an activity pool with zero-depth entry, a play structure, geysers, and sprays, a water slide, and a 20-person therapeutic hydro-jet spa. The universal locker room expansion better serves families and individuals with special needs, increasing accessibility for all. The recreation center remained open to the public throughout construction. Pinkard worked with the city to ensure guest, and staff safety, and minimize impacts on daily operations. Tony Burke, President and COO of Pinkard, says that Pinkard implemented special safety and operational protocols learned from their 42 recreation centers and 60 pools constructed along the Colorado Front Range. “Recreation and public projects are a focus for Pinkard, and this project’s success is a tribute to the skills of the experienced recreation construction professionals we have in our organization,” said Burke. “Occupied renovations are tricky, but we have completed many of them and our teams know the stakes.” To date, Pinkard has completed over 240 renovation projects, with 60% of them completed under occupied conditions. The fifth and sixth floors are each 14,000 sf with 21 units, a common lounge, parlor, physical therapy, and office areas. The 6,800 SF of ground floor improvements include build-outs of the kitchen, physical therapy, lounge, and office areas. Finishes and flooring include drywall partitions, acoustical and coffered ceilings and millwork, carpet, and resilient, ceramic and epoxy tile flooring. Mechanical, electrical, and plumbing improvements include fixtures, supply and return air ducts, fire alarms, and fire sprinklers. The project also had minimal demo and finish work for a new laundry area in the basement. This fast-track project had an overall accelerated duration of just nine weeks and involved two shifts on a six-day work week basis. Public Projects, Industrial, Fleet/Maintenance, Renovation, Addition Pinkard provided complete preconstruction and construction services for the renovation of and addition to the City of Arvada's Municipal Service Center at 68th Place & Indiana. The two-story, 31,566 sf facility houses Vehicle Maintenance, Water Transmission & Distribution, Engineering Laboratory, Traffic Maintenance, and Parks Maintenance work groups. The expansion consisted of two additions to create approximately 23,000 additional square feet of space to the present facility, including a sign shop, high bay vehicle service, welding shop, and new entrance for the public. The renovation portion was a complete remodel of the interior, the addition of an elevator to meet ADA requirements, conversion of the mezzanine into offices, and addition of fire protection throughout. The elevator addition required the removal of precast, twin tees, which were replaced with structural steel, bar joist, and deck. Development of the 1.76-acre site includes the creation of a new entry, parking, a wash area for street sweepers and mowers, and site storage. Pinkard phased the addition and renovation to accommodate the daily operations of this in-use facility. The project consolidated and expanded ERA's space from their former 27,000 sf facility in Arvada to a 66,000 sf facility in Golden. The completed Golden facility doubles ERA's lab space to 17,000 sf, and provides ERA with 22,000 sf of Class A office space. The laboratory space includes hazardous material storage, multiple 500+ gallon above ground storage tanks, fume hoods, and services for advanced analytical equipment. Pinkard assisted the owner in their due diligence at several locations, providing multiple budgets and schedule strategies during ERA's 6 month search for a new location. To meet the owner's requirement for multiple laboratory gasses, large volume air exchanges, extensive venting and piping, and power requirements, Pinkard worked in a design-build relationship with Heating and Plumbing Engineers (HPE) and Duro Electric. ERA provides proficiency testing standards and quality control standards for the EPA, municipal treatment and waste facilities, and pharmaceutical industry. ERA's parent company, the Waters Corporation, is a world wide leader in liquid chromatography, mass spectrometry and thermal analysis, and accounts for $5 billion of the overall $20 - $25 billion analytical instrument market. Morgan Library renovation/addition project is a 5,000 sf, two-story addition and a 130,000 sf four-story renovation. The renovation portion included remodels on three floors and the basement, with major mechanical upgrades including new air handling units, dual duct boxes, and upgrading pneumatic controls to new direct digital controls system. Other renovation components included an entry stairwell reconfiguration, restroom upgrades, new information/ reservation desk, and new flooring, finishes and ceilings. The two-story plus partial basement addition connects to the existing building on the north side via an enclosed, one-story connector walkway. The addition is cast-in-place concrete with an extensive grade-to-roof glass curtain wall on all four sides and a TPO membrane roof. It features extensive commons space on both floors to provide group study space, restrooms, and a printing center. A plaza renovation upgrades stormwater and sanitary sewer lines and reconfigures landscaping with new paving and seat walls. To accommodate campus activities, the project was broken into 12 construction phases, with the most potentially disruptive activities conducted during the summer term. Pinkard Wood Frame Manager Discusses Innovative Approaches in Building Dialogue Pinkard Wood Frame Manager Discusses Innovative Approaches in Building Dialogue 2023-12-05 Share Share Pinkard Frameworks Manager, Dan Harris, discusses innovative approaches to wood framing in the December issue of Building Dialogue. In the article titled " The Problem with Wood Framing and How to Solve It, " Harris highlights the challenges of wood framing and offers solutions for successful projects. According to Harris, wood framing is one of the riskiest scopes in construction. The problems that can result from poorly managed framing, including schedule and quality issues that cascade into other trades, cannot be fixed with a bonding Band-Aid. Harris suggests that someone must take ownership of the wood framing process to solve this problem. Harris also points out that the lack of ownership is due to many entities having a piece of the puzzle. One example is truss design, where structural engineers rely on general design principles to complete framing plans. Truss company bids are based on these plans and will bid them as drawn, right or wrong. They have no incentive other than winning the job. These companies generally do not evaluate the project holistically, leading to problematic designs being passed to the framing subcontractor. To address these issues, Harris recommends a thorough preconstruction process that involves a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. The result is a project that can be built in budget, faster, and with simplicity that improves quality before construction starts. Harris emphasizes the importance of cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Once the project is set up for success, experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Properly implemented, Harris believes these strategies can be incredibly successful. He cites Pinkard's recent preconstruction efforts for Boulder County Housing Authority on Willoughby Corner, a multi-phased affordable community in Lafayette with 174 units in the first phase, as an example. Having a team who not only understands the wood framing process start to finish but also takes ownership and responsibility for its success is essential for ensuring that your wood frame project is delivered smoothly on schedule, competitively priced, and is a quality build that will last you decades. Pinkard Employee Volunteers Make Life Safety Upgrades to Jeffco Windy Peak Outdoor Lab School Pinkard Employee Volunteers Make Life Safety Upgrades to Jeffco Windy Peak Outdoor Lab School 2022-08-26 Share Share Pinkard Construction's community outreach program, The Pink Crew , organized several volunteers to help with the demolition of the existing deck, replacing it with an updated code-compliant deck, site clean-up, and other tasks to make staff housing safer and more enjoyable. Pinkard donated all labor and materials to complete the 650 Square foot elevated second-floor composite deck with two sets of egress stairs. "There are generations of Jeffco students who look back on their Outdoor Lab adventure and say it was one of their best memories of elementary school," said Robb Gneiser, Principal for the Windy Peak Outdoor Lab School. "Pinkard's team is top-notch, and I am excited that this year’s staff will have a wonderful new place to relax and enjoy downtime at the Windy Peak school." Gneiser says that the mission of the Outdoor Education Laboratory Program is to enhance and enrich student learning as an integral part of 6th-grade curricula by providing opportunities for hands-on, experiential, authentic learning in an outdoor setting, developing stewardship of self, community, and the environment. "This project was the epitome of stewardship of community! Great people work hard for others and feel good about a well-done job! Thank you, Pink Crew, the decks represent your legacy of stewardship, and we are grateful." "I remember my boys coming here and what a connection I felt with Outdoor Lab, JPS, and the Golden communities based on their experience," said Pinkard Warranty Superintendent Mike Levchik, who captained the Pink Crew team for this project. "This was an incredible team-building exercise. Because of our team’s enthusiasm for JPS’s Outdoor Lab program and our excitement for the project, we completed the final two days of work in just one! We had office people with little framing experience jumping in and getting it done next to managers who worked their way through the trades and carpenters next to them. I’ll never forget it." Levchik says, “Community service is a big part of Pinkard's culture. It is common to see several Pinkard employees using their provided VTO (volunteer time off) working together on Habitat for Humanity builds, homeless youth outreach, helping the Action Center improve their campus, or outreach or paint-a-thons for seniors in our local community.” "The Pink Crew is an important part of the Pinkard culture," said Kristen Rebmann, a Payroll/Staff accountant who helps organize these events and grabbed some power tools and worked on the deck all day Friday. "Being part of the Pink Crew not only helps build a strong community, but it also helps us create lasting bonds with each other, and it helps us grow as individuals. Pinkard was founded and only works in Colorado’s Front Range. This is our community. We want to give back to it."
