    North Aurora Family Health Services Building Arvada, Colorado, USA STRIDE 8,070 Sq. Ft. Healthcare, Pharmacy, Clinic, Renovation, Occupied Pinkard Construction, in a design-build relationship with MOA Architecture and Metro Community Provider Network (MCPN), completed the North Aurora Family Health Services renovation 45 days ahead of schedule and $80,000 under budget. Scope of work on the two-phased, 10,000 sf project included renovation and reconfiguration of a fully operational pharmacy, and transformation of existing offices into exam and procedure rooms. The design-build team structure contributed greatly to the project’s success, allowing MCPN, MOA, and Pinkard time to reevaluate MCPN’s needs and program. Design and programming charrettes produced more efficient layouts resulting in expanded pharmacy space, two additional procedure rooms, a shorter schedule, and budget savings during buyout. Pinkard’s management of the occupied pharmacy renovation was another key to the project’s success. With Pinkard’s implementation of a rolling shelving system, pharmacy staff was able to quickly transport and securely store pharmaceuticals during the long weekend of pharmacy renovation.     CSU Summit Hall Fort Collins, CO, USA Colorado State University 118,000 Sq. Ft., 175 Units Multi-Family Housing, Higher Education, State of Colorado Contract, Ground Up, Occupied Colorado State University's first new residence hall since 1967 began in the Spring of 2003 and is a 118,000 gross sf, 535-bed facility. The project is the first phase of a housing master plan that will bring all of CSU's dorms up to date and help the university solve its recent on-campus housing crunch. The 175 suites are comprised of one, two, or three-person suites, with one restroom in each suite. The four-story structure includes common spaces and support spaces on the lower and basement levels for laundry, vending, common gathering areas, and administrative spaces. The lower level is designed as a garden level with natural light. Landscaping takes up approximately 45% of the site and includes picnic areas, recreational areas, intimate and informal areas, and circulation, with vehicle parking for 260 and bicycle parking for 400. Ft., 72 Units Affordable Housing, Multi-Family Housing, Wood Framed, Photovoltaic, Enterprise Green Communities, Publicly Funded, Sustainable, LIHTC, Ground Up In partnership with Volunteers of America and Denver Housing Authority, Pinkard formed the Lowry Affordable Housing Partners to construct 72 affordable housing units in the Boulevard One community at the corner of Archer Place and South Oneida Street. Lowry Apartments will consist of four-story wood framed construction, ground floor community space, surface parking, a roof-top solar array, and a 72-unit mix, which includes 20 units for people experiencing homelessness. 41 one-bedroom units 23 two-bedroom units eight three-bedroom units Lowry Apartments' design is based on a contemporary reinterpretation of the existing Lowry context and uses sustainable design and healthy living practices. It will provide permanently affordable housing opportunities to families earning approximately 30-50% of the average median income and will include subsidies for transitional residents moving out of homelessness. During preconstruction, the 68,217 sf project was brought into the budget through an intensive value engineering effort that maintained all aspects of the original program. It is being designed and built to meet Enterprise Green Community Criteria. The entire Boulevard One development is the last new neighborhood at Lowry, once the tail end of historic Runway One at the former Lowry Air Force Base. It features walk-to neighborhood retail and offices, multiple parks and a community plaza, and paths within and around the development, providing connectivity to Crestmoor Park, the surrounding neighborhoods, and the regional bike system.     Kuhlman Building Adaptive Re-Use Denver, Colorado, USA Koelbel & Company 45,000 Sq. Ft., 45 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, LIHTC, Renovation The Kuhlman Building project was the adaptive reuse of the existing 45,000 sq ft Kuhlman Building into for-rent affordable multi-family housing and retail/restaurant space. The affordable housing portion of the project consisted of approximately 40-50 units with a mix of studios, one and two bedrooms, two retail/restaurant pads, one in the Kuhlman Building, and one stand-alone. The new stand-alone pad was a 2,500 sq ft warm grey shell retail building near West 17th Avenue and Perry Street. Additionally, there was 4,500 sq ft of retail within the existing building. The site was approximately 50,000 sf and was located at the northwest corner of West 16th Avenue and Perry Street. Funding for the project came from a combination of developer equity, federal low-income housing tax credits, tax-increment financing from the Denver Urban Renewal Authority, and a performance loan from the Denver Office of Economic Development. The Kuhlman Building required gutting the interior but with only minor changes to the building's exterior. Over the years, the five-story brick building had served as a nunnery, a nursing school and dormitory, and administrative offices for St. Anthony Hospital. The Kuhlman Building was located within the larger Sloan's Lake/St. Anthony Hospital redevelopment area, which was named Sloans. When complete, the Sloans neighborhood included an Alamo Drafthouse, Highland Tap & Burger, the Raleigh office building, a 12-story condominium tower, a seven-story apartment community, a 6,000 square-foot retail strip, plus the Kuhlman development, all in a seven-block area between Sloan's Lake and West Colfax Avenue. The Kuhlman project was a development partnership by Koelbel and Co. and Trailbreak Partners, and Van Meter Williams Pollack provided the design. Scope of work included extensive site development and a 110,000 gsf center including: Competition gymnasium Recreation gymnasium Multiple fitness areas Climbing wall Indoor competition/recreation pool Student and team locker rooms Offices Multi-purpose meeting rooms Casual lounge spaces Outdoor rec program headquarters A central upper-level concourse provides spectator access to the competition gymnasium and allows students to move through the building on their way to work out or attend classes. The lower level entry is oriented to a primary campus intersection, emphasizing the building's prominence as a component of campus life. The site, which is adjacent to the existing Student Center, create an important campus link to future on-campus housing and the recently completed Greek housing areas. During value engineering, Pinkard identified over $2.5 million worth of items to reduce the estimated construction cost. The structure is structural steel and load-bearing masonry. Exterior walls are masonry, metal panel, and a variety of exterior glazing systems. Mechanical systems are rooftop air handling units with indirect evaporative cooling. For sustainable design/"green" components, particular attention was given to daylighting combined with dimming controllers, efficient steam chillers and heating systems, and an efficiency plan configuration that minimizes both heat gain and heat loss. The project was designed and built on an accelerated, fast track, multiple-bid package basis.     Pinkard Starts Thrive with 0% Budget Variance 2021-01-28 Share Share Pinkard Construction and Shopworks Architecture have completed preconstruction services on Denver Housing Authority’s (DHA) $42 million Thrive affordable housing complex. “Working with the precon team at Pinkard was a great experience – their knowledge and approach made for a truly collaborative process that helped add real value to the project,” said Kyle Mead, Project Manager at Shopworks Architecture. Working closely with the design team, Pinkard helped guide the budget to a 0% variance between design development documents and the GMP. With this phase complete, it is expected that construction will begin in late February. “With this zero percent variance, DHA was able to incorporate add-alternates to enhance Thrive’s value to future tenants and DHA,” said Leighton Neff, Senior Preconstruction Manager for Pinkard. “During preconstruction, Pinkard collaborated closely with DHA, the Shopworks team and our chosen MEP/fire and earthworks design-assist partners to refine the scope and pricing from the design development phase through GMP.” A part of DHA’s Sun Valley redevelopment plan, Thrive will be a ground-up, 7-story, mixed-income development with a mix of two-story townhomes and 1 – 5-bedroom multi-family units, totaling 135 units. Once this project is complete, it will mark Pinkard’s 101st multi-family project, with more than 50 of those being HUD-funded projects. The ten exam rooms include one pediatric exam room and one psychiatric "safe room" holding area. The ground-up facility is on a structural slab with structural steel, metal panels, glass curtainwall, stucco and stone, and an emergency generator. While a typical urgent care is not equipped to treat emergency conditions, Centura Health Emergency & Urgent Care locations provide patients with emergency and urgent care services in the same facility.   • Peter Barton Lacrosse Stadium | Pinkard Construction | Colorado

    Peter Barton Lacrosse Stadium Denver, Colorado, USA University of Denver Seating for 1,960 spectators Higher Education, Recreation, Sports Field, Cast in Place, Pre-Cast Concrete, Masonry, Administration, State of Colorado Contract, Ground Up Pinkard Construction provided comprehensive CM/GC services for the addition of a new lacrosse stadium at the University of Denver. The site is located on the west side of the Ritchie Center along the current east/west walkway at the south side of the lacrosse field. The structure is approximately 350 feet long by 57 feet wide, providing 12 tiers of bleacher seating for 1,960 spectators. The facility includes concessions and ample restroom facilities. The press box is designed to serve soccer and lacrosse, with the soccer scoreboard as part of the south facade. There are team locker room facilities, an office, and changing area for the coaches, and a half-time room for the visiting team. At the west end of the grandstand is a 28 x 36 x 50-foot high stone clad tower, the copper clad roof rising an additional 30 feet to its peak and the base of the finial. The tower provides a small conference/club room overlooking the lacrosse field with mechanical space below. An elevator is provided for access to the press box and upper level ADA seating. The new facility was constructed using a hybrid structural system of cast-in-place concrete, precast concrete, and load bearing clay block masonry. The masonry is faced with the same limestone and sandstone that provides the exterior skin for the Ritchie Center and the Stapleton Tennis Center. The new stadium augments what is considered to be one of the premier artificial fields for lacrosse competition in the Front Range. Tight Site and Compressed Construction Schedule A very tight site and seven month construction schedule created interesting challenges in the sequencing of trades and procurement, storage and movement of equipment and materials. Because the limestone quarry required a 6-month lead time to deliver the blocks that make up the face of the stadium, Pinkard worked with the quarry and DU to ensure that limestone delivery would fit into the very short schedule.
