  • ONE Riverfront | Pinkard Construction | Colorado

    ONE Riverfront Denver, Colorado, USA East West Partners 127,391 Sq. Ft., 43 Units Multi-Family Housing, Market Rate, Underground Parking, Ground Up ONE Riverfront consists of a seven-story cast-in-place structure with post tensioned slabs and seven street-front, four-level townhomes including a below-grade parking garage. The project totalled 127,391 gsf with 43 loft residences in the seven-story mid-rise structure and seven steel-framed townhomes facing the street front. The mid-rise structure's exterior consists of exposed architectural concrete, floor-to-ceiling aluminum-clad wood windows with composite metal panels, and Norman brick veneer. High end interior finishes include solid quartz stone counter tops, Italian porcelain tile and European cabinetry. Large portions of the residential interior feature exposed concrete ceilings and structural columns. The 50 units had infinitely variable customization options including five countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. Customizations and design modifications required over 400 RFIs and 170 change orders. Concrete pours for the structure required over five months in the schedule. Highlights of the concrete work included: The seven-story tower features Agilia concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental self-compacting Agilia concrete had tremendous head pressure requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor intensive process requiring strict quality control and oversight.     The Landmark Tower East Greenwood Village East West Partners - Denver 125,000 Sq. Ft., 96 Units Multi-Family Housing, Market Rate, High Security Systems & Construction Site, Tenant Interior/Build Out, Occupied, Renovation Pinkard Construction, Owner's Representative NV5, and Davis Partnership Architects collaborated in a CM/GC relationship for the Landmark Tower East at the Village of Landmark for owner East West Partners. This project included extensive build-out of 96 units in the luxury tower, overhaul the sales office and renovation of the lobby. Pinkard's comprehensive preconstruction services included extensive VE of the millwork and flooring packages, with detailed pricing breakouts for ten different flooring types. The $500 million development, near Denver's Tech Center, was originally the project of a troubled developer who filed for bankruptcy in 2008. The property was never fully completed. Long-time Pinkard client East West Partners, and developer of Riverfront Park and Union Station Neighborhood, was named receiver of the Village of Landmark in early 2014. Security and Resident Relations Resident security was a high priority, with construction crew badging, elevator operators controlling access to the resident floors, and controlled access entrances. Real Time As-Builts Pinkard employed the latest mobile, wireless and tablet technology to keep all construction/ record drawings up to date in real time. Pinkard employed Bluebeam Revu for real-time drawing collaboration, review, and markup and referenced real-time drawings on 55-inch touch screen monitors. Cloud technology linked all project computers, smartphones, touchscreens and tablets.     Golden Community Recreation Center Golden, CO, USA City of Golden 19,500 Sq. Ft. Public Projects, Recreation, Locker Room, Gymnasium, Structural Steel Superstructure, Masonry, Climbing Wall, Renovation, Addition The Golden Recreation Center was a 19,500 sf renovation/addition made up of a 4,900 sf fitness center addition, a 2,000 sf entry addition, with renovations to the lobby/office, locker rooms including new lockers, child-watch area and second floor. The fitness center was constructed of structural steel with brick veneer and an EPDM roof system. The entry addition has steel columns and CMU, with a glu-lam roof structure and asphalt shingles. Building systems included slab-on-grade, spread footers and foundation walls, structural steel joists, girders and deck and metal studs. Exterior masonry is brick veneer. Interior finishes include skylights, ceramic tile, architectural cabinets and stained oak trim. The project team implemented a resource efficiency plan that included human and ecological health, water efficiency and the use of local materials. Ft., 116 Units Senior Living, Healthcare, Multi-Family Housing, Skilled Nursing, Wood Framed, Ground Up Sunny Vista Skilled Nursing Facility is a 2-story, 116-room senior living facility located across the street from the main Sunny Vista Living Center campus. The new 89,000 sf facility, which is adjacent to a large community park in central Colorado Springs, offers private rooms for short-term rehabilitation or long-term custodial care. The main level features a dramatic two-story living room trimmed with ornate hand railings and a large fireplace. Other amenities include living rooms, communal dining, a therapy room and gym, chapel, salon, conference room, three elevated outdoor patios, a multi-purpose room, 270-gallon aquarium, and aviary. The garden-level basement houses a commercial kitchen, dietary/nurse/social worker offices, employee lounge/locker room, mechanical/electrical rooms, and oxygen storage space. The laundry room features an Aquawing Ozone laundry system, which uses a state-of-the-art ozone cleaning process that reduces water and energy consumption. Sunny Vista's structure consists of metal-stud framing with a Hambro floor system, manufactured stone and stucco skin, concrete tile and standing seam metal roof. An underground garage with a structural concrete lid sits under one of the unit wings. The mechanical system uses heat pumps for heating and cooling.     Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership 2024-02-02 Share Share Pinkard, a leading construction company in Colorado, promoted Leighton Neff to Chief Preconstruction Manager in February 2023. In his first year at the helm, Neff has made sweeping changes to better serve Pinkard clients in providing accurate pricing and constructability assessments for all projects. These changes are built on Neff’s rich and varied experience with Pinkard. Hired from CSU’s Construction Management program in 2007, Neff began as a project engineer. He has since worked up to project superintendent and manager roles. Neff joined preconstruction in 2018 as a hybrid project/preconstruction manager. In 2020, Leighton joined the Pinkard preconstruction department full-time. "My experience in the field uniquely positions me to assess the constructability of a project and provide accurate pricing, helping to avoid permitting and funding delays,” said Neff. “Overworked teams cannot perform at the level our clients expect; avoiding staff burnout is critical,” said Neff. “Our goal is to continue to provide the highest value to our clients in preconstruction services by ensuring my team has all the resources they need and is working at a capacity compatible with driving excellence.” Neff notes that he is extremely fortunate to work with great partners who truly appreciate the value Pinkard brings to their projects. “I have an excellent leadership team at my disposal who can lend their vast experience to our projects well before we turn a shovel of dirt.     Pinkard Partners with DHA on Thrive Multi-Family, Mixed-Income Housing Project 2023-07-14 Share Share Pinkard Construction, a leading builder of multi-family housing in Colorado, has completed the construction of Thrive. The community was developed by the Denver Housing Authority (DHA) and designed by Shopworks Architecture . It is located between I-25 and Federal Blvd on W. Holden Place in the heart of the Sun Valley neighborhood. The 135-unit Thrive development, 54% of which are affordable to households earning below 60% of Denver’s Area Median Income, includes two-story townhomes and one- to five-bedroom multifamily units. It is constructed with a podium slab with two stories of structural concrete frame and fire-treated wood for levels three to seven. Amenities include a community kitchen, amenity deck, basketball court, game room, playground, classroom and large lobby. The project was financed with low-income housing tax credits, tax-exempt bonds, DHA funds and a loan from the Colorado Housing and Finance Authority. The total development cost was approximately $44 million.     15th & Pearl Street Parking / Mixed Use Facility Boulder, CO, USA City of Boulder 245,000 Sq. Ft. Office, Parking Garage, Ground Up This new parking structure transforms a 20-year-old surface parking lot into eight-story parking, retail, and office building. The structure has retail space and commercial offices with parking 2 stories underground and 6 stories above. It is "wrapped" with retail at the street level on all three sidewalk sides and has office space above. In this way, the parking structure itself was almost completely hidden from pedestrians. The building mass completely encompasses the site measuring 300 feet from lot line to lot line, the largest footprint, and mass of any building in the downtown district. To minimize the building's impact on the neighborhood, the structure is "broken" into four separate buildings. The post-tensioned concrete garage features highly detailed brickwork on the face of the building, open stair towers and a glass-enclosed elevator.
