    Pinkard Starts Thrive with 0% Budget Variance 2021-01-28 Share Share Pinkard Construction and Shopworks Architecture have completed preconstruction services on Denver Housing Authority’s (DHA) $42 million Thrive affordable housing complex. “Working with the precon team at Pinkard was a great experience – their knowledge and approach made for a truly collaborative process that helped add real value to the project,” said Kyle Mead, Project Manager at Shopworks Architecture. Working closely with the design team, Pinkard helped guide the budget to a 0% variance between design development documents and the GMP. With this phase complete, it is expected that construction will begin in late February. “With this zero percent variance, DHA was able to incorporate add-alternates to enhance Thrive’s value to future tenants and DHA,” said Leighton Neff, Senior Preconstruction Manager for Pinkard. “During preconstruction, Pinkard collaborated closely with DHA, the Shopworks team and our chosen MEP/fire and earthworks design-assist partners to refine the scope and pricing from the design development phase through GMP.” A part of DHA’s Sun Valley redevelopment plan, Thrive will be a ground-up, 7-story, mixed-income development with a mix of two-story townhomes and 1 – 5-bedroom multi-family units, totaling 135 units. Once this project is complete, it will mark Pinkard’s 101st multi-family project, with more than 50 of those being HUD-funded projects. Pinkard is an expert in affordable housing, providing preconstruction services and aiding in the funding acquisitions phase.   • Peter Barton Lacrosse Stadium | Pinkard Construction | Colorado

    Peter Barton Lacrosse Stadium Denver, Colorado, USA University of Denver Seating for 1,960 spectators Higher Education, Recreation, Sports Field, Cast in Place, Pre-Cast Concrete, Masonry, Administration, State of Colorado Contract, Ground Up Pinkard Construction provided comprehensive CM/GC services for the addition of a new lacrosse stadium at the University of Denver. The site is located on the west side of the Ritchie Center along the current east/west walkway at the south side of the lacrosse field. The structure is approximately 350 feet long by 57 feet wide, providing 12 tiers of bleacher seating for 1,960 spectators. The facility includes concessions and ample restroom facilities. The press box is designed to serve soccer and lacrosse, with the soccer scoreboard as part of the south facade. There are team locker room facilities, an office, and changing area for the coaches, and a half-time room for the visiting team. At the west end of the grandstand is a 28 x 36 x 50-foot high stone clad tower, the copper clad roof rising an additional 30 feet to its peak and the base of the finial. The tower provides a small conference/club room overlooking the lacrosse field with mechanical space below. An elevator is provided for access to the press box and upper level ADA seating. The new facility was constructed using a hybrid structural system of cast-in-place concrete, precast concrete, and load bearing clay block masonry. The masonry is faced with the same limestone and sandstone that provides the exterior skin for the Ritchie Center and the Stapleton Tennis Center. The new stadium augments what is considered to be one of the premier artificial fields for lacrosse competition in the Front Range. Tight Site and Compressed Construction Schedule A very tight site and seven month construction schedule created interesting challenges in the sequencing of trades and procurement, storage and movement of equipment and materials. Because the limestone quarry required a 6-month lead time to deliver the blocks that make up the face of the stadium, Pinkard worked with the quarry and DU to ensure that limestone delivery would fit into the very short schedule.     Arvada Municipal Service Center, Indiana Facility Arvada, Colorado, USA City of Arvada 54,000 Sq. Ft. Public Projects, Industrial, Fleet/Maintenance, Renovation, Addition Pinkard provided complete preconstruction and construction services for the renovation of and addition to the City of Arvada's Municipal Service Center at 68th Place & Indiana. The two-story, 31,566 sf facility houses Vehicle Maintenance, Water Transmission & Distribution, Engineering Laboratory, Traffic Maintenance, and Parks Maintenance work groups. The expansion consisted of two additions to create approximately 23,000 additional square feet of space to the present facility, including a sign shop, high bay vehicle service, welding shop, and new entrance for the public. The renovation portion was a complete remodel of the interior, the addition of an elevator to meet ADA requirements, conversion of the mezzanine into offices, and addition of fire protection throughout. The elevator addition required the removal of precast, twin tees, which were replaced with structural steel, bar joist, and deck. Development of the 1.76-acre site includes the creation of a new entry, parking, a wash area for street sweepers and mowers, and site storage. Pinkard phased the addition and renovation to accommodate the daily operations of this in-use facility. The award recognizes the best marketing practices and achievements in the architecture, engineering and construction (AEC) industry. The rebrand, which was completed with assistance from Bluebird Branding and BrandSavvy , two Denver-based branding agencies, involved a complete overhaul of Pinkard's logo, website, collateral, signage and vehicle graphics. The new brand identity features bold and vibrant colors of purple and pink, reflecting Pinkard's history and values. Colfax between Perry St. and N. Quitman St. included 176 units of senior housing, a health clinic, and an adult day center. The development was programmed to create a vibrant community focused on healthcare services, healthy food and lifestyles, and senior services that allowed seniors to age in place. It was anticipated that a healthcare provider would operate a clinic on the first floor of the building, and the second floor would be entirely programmed as a health-focused adult day center, potentially including a food delivery hub/farmers market, cafeteria, fitness program, and an ADA accessible community garden on an outdoor terrace. Like with all of DHA's developments, the team strived to build LEED Gold certified or better, with both solar and geothermal systems to offset the building's energy demands. This development furthered DHA's commitment to exceptional energy efficiency, utilization of renewable energy resources, and creating healthy, safe living environments while playing an important role in the revitalization of Colfax Street and the adjacent St. Anthony's redevelopment. The project utilized 4% & 9% LIHTCs and other affordable housing financing tools. The project was part of a large initiative representing a shift in philosophy and approach by the Authority to bring the for-profit sectors into partnership with the Authority and to provide an opportunity for the Authority to leverage its resources to provide capital improvements required for the development effort on each respective phase. During design, Pinkard (as CMaR) provided exceptionally accurate and creative preconstruction services, working closely with DHA and Parikh Stevens Architects to increase unit density from a 64-unit, $8 million project to 176 units and more than $40 million with underground parking and medical services. Also during the budgeting phase, Pinkard found savings in waterproofing systems and exterior skin. Later in the project, Pinkard returned savings to DHA that allowed the owner to upgrade to the original, more complicated skin system. Situated at 518 Coffman St, the project comprises a total of 73 units of permanently affordable housing, approximately 10,000 sq. ft. of office space, and a parking garage.     Denver Zoo Tropical Discovery Denver, Colorado, USA Denver Zoological Foundation 41,000 Sq. Ft. Public Projects, Recreation Tropical Discovery is a conservatory-type building that provides a real-life rainforest environment in a 1.5-acre tropical ecosystem. The Denver Zoo's exhibit and education center is home to 140 species of plants, 123 species of fish, and over 1200 animals representing over 200 species such as mammals, reptiles, amphibians, and invertebrates. An offshore coral reef, tropical marshes, temple ruins, cypress, and mangrove swamps have been created throughout the complex. With over 13 pools forming the pathway around the exhibit, 24 glass-fronted tanks, 3 waterfalls, and a jungle river, Pinkard faced very complex waterproofing challenges in installing four different waterproofing systems specified in the architect's construction documents. Intricate life support systems were installed that precisely regulate each exhibit environment for the vast array of both plant and animal species requiring maintenance of proper temperatures. The building is topped with two pyramid-shaped skylights providing natural light for almost 3/4 of the building. One of the skylights stands 45 feet above the ground. A temple inside nearly reaches the pyramid's peak. Although there are 22,000 square feet of display area, the total square footage, including service areas and holding pens, is nearly 41,000. The exterior involved Pinkard's execution of extensive architectural cast-in-place concrete work. With the construction of Tropical Discovery, the Denver Zoo is one of the few zoos in the country that has created natural habitats and biological ecosystems that blend the best of biology and botany. It is a fascinating and unique opportunity for visitors to experience the immense diversity of life in the tropics and to gain a greater appreciation for the fragile nature of this important ecosystem. Work included the following: Core & Shell The two historic buildings were modified to accommodate future commercial tenants and allow spaces throughout both buildings to be accessed more easily and allow for multiple tenants. The majority of this work was core and shell upgrades and included new stairs, new elevator and new restrooms. Steam Conversion Scope included switching heat and domestic hot water from high pressure steam to natural gas-fired boilers. This conversion was fully engineered by MDP Engineering. This work was completed simultaneously with the core and shell. Tenant Improvements Future scope may include 31,000 sf of office space that will be available for lease and will require tenant improvements. Historical Restorations Pinkard enlisted a historical consultant and collaborated with Denver’s Landmark Preservation Commission to ensure accurate and quality reproduction of historical features.
