    Pinkard Employee Volunteers Make Life Safety Upgrades to Jeffco Windy Peak Outdoor Lab School Pinkard Employee Volunteers Make Life Safety Upgrades to Jeffco Windy Peak Outdoor Lab School August 26, 2022 Share Share Pinkard Construction's community outreach program, The Pink Crew , organized several volunteers to help with the demolition of the existing deck, replacing it with an updated code-compliant deck, site clean-up, and other tasks to make staff housing safer and more enjoyable. Pinkard donated all labor and materials to complete the 650 Square foot elevated second-floor composite deck with two sets of egress stairs. "There are generations of Jeffco students who look back on their Outdoor Lab adventure and say it was one of their best memories of elementary school," said Robb Gneiser, Principal for the Windy Peak Outdoor Lab School. "Pinkard's team is top-notch, and I am excited that this year’s staff will have a wonderful new place to relax and enjoy downtime at the Windy Peak school." Gneiser says that the mission of the Outdoor Education Laboratory Program is to enhance and enrich student learning as an integral part of 6th-grade curricula by providing opportunities for hands-on, experiential, authentic learning in an outdoor setting, developing stewardship of self, community, and the environment. "This project was the epitome of stewardship of community! Great people work hard for others and feel good about a well-done job! "I remember my boys coming here and what a connection I felt with Outdoor Lab, JPS, and the Golden communities based on their experience," said Pinkard Warranty Superintendent Mike Levchik, who captained the Pink Crew team for this project. "This was an incredible team-building exercise. Because of our team’s enthusiasm for JPS’s Outdoor Lab program and our excitement for the project, we completed the final two days of work in just one! We had office people with little framing experience jumping in and getting it done next to managers who worked their way through the trades and carpenters next to them. I’ll never forget it." Levchik says, “Community service is a big part of Pinkard's culture. It is common to see several Pinkard employees using their provided VTO (volunteer time off) working together on Habitat for Humanity builds, homeless youth outreach, helping the Action Center improve their campus, or outreach or paint-a-thons for seniors in our local community.” "The Pink Crew is an important part of the Pinkard culture," said Kristen Rebmann, a Payroll/Staff accountant who helps organize these events and grabbed some power tools and worked on the deck all day Friday. Ft., 120 Units Senior Living, Affordable Housing, Multi-Family Housing, Wood Framed, Enterprise Green Communities, Publicly Funded, Sustainable, LIHTC, Occupied, Ground Up, Addition, Independent Living Mirasol Phase II Apartment Building is a 60-unit independent living facility designed specifically for seniors. It is located on the 25-acre Mirasol Senior Community campus, which already contains a 49-unit apartment building, 36 single-family and paired homes for seniors, and a 5,600 sf Event Center. The Mirasol Phase III expansion provides an additional 60 units of independent senior housing in a new 63,594 sq. ft. building. The building has a mix of 40 one-bedroom and 20 two-bedroom/1-bath units, all with private kitchens. The design includes a large common lobby with a shaded veranda on the main floor, and open and screened decks on the second and third floors. During preconstruction, despite the threat of escalation, the project started within budget and ended with a guaranteed maximum price that was approximately $25,000 below budget. Our Preconstruction and operations team worked closely with alm2s during preconstruction to provide in-depth drawing review, providing constructability comments and other input to aid alm2s in creating well-detailed drawings and to confirm Green Design and sustainability assumptions. We communicated using design charettes and Procore Project Management software. Other innovative energy conservation technologies include thermal balanced windows, Energy Star rated lighting fixtures, and appliances. When completed, the building will meet the requirements of the 2009 International Building Code, the 2009 International Energy Code, and the Enterprise Green Communities Criteria. This project is funded primarily with Low Income Housing Tax Credits. It is a mixed-use building that includes parking facilities for Boulder County employees and commercial/office space. Situated at 518 Coffman St, the project comprises a total of 73 units of permanently affordable housing, approximately 10,000 sq. ft. of office space, and a parking garage.     Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation Pinkard Commences Village on Main Affordable Senior Apartments Rehabilitation April 19, 2024 Share Share Pinkard Construction, a recognized leader in Colorado affordable housing renovations, has commenced the $8 million rehabilitation of Village on Main Apartments in Longmont. Formerly known as Village Place Apartments, this project will be the renovation of all 72 units. It will conducted on a “rolling occupancy” basis to optimize the construction schedule with minimal disruptions to the residents. Challenges include vacating and renovating 13 units at a time while coordinating resident relocations. Pinkard anticipates a five-week renovation window for each 13-unit segment. Other challenges include minimizing water shutoff durations during new boiler installation and working with the owner/design team to find the most effective solutions for minimizing electrical outages associated with electrical system upgrades. During preconstruction Pinkard provided tax credit funding assistance, design-assist solar electrical input, and ultimately incorporated all owner wish list items into the existing budget. Pinkard also participated in design charettes with residents and the owner/design team to ensure resident programming needs were met. The Longmont Housing Authority is the owner/developer. Rosemann & Associates is the architect. To minimize the risk of unforeseen conditions, Pinkard and key subcontractors conducted a thorough exploratory demolition prior to construction. Pinkard President Tony Burke, “We are delighted to be teaming with Longmont Housing Authority to upgrade this beautiful old building and to help improve the lives of its residents. This is our first project with Longmont Housing Authority in many years, and we are excited to renew this important relationship.” Scope of work on this 68,000 square foot project includes top-to-bottom unit upgrades, common area and exterior improvements, the replacement of boilers, through-wall air conditioners, and electrical meters, plus demolishing an abandoned solar hot water system to allow for a new 165kw roof-mounted ballasted solar electrical system. Pinkard will also be replacing finishes, plumbing fixtures and lighting, roof membranes, and upgrading several units to meet current ADA standards. Pinkard is prioritizing economies of scale to help meet the hard, finance-driven, 10-month construction schedule. Construction completion is projected to be late September 2024. The project is an 84-unit apartment over a parking garage/retail space. Construction is anticipated to start in the final quarter of 2022. "Instead of focusing on the fact that we have completed almost 200 multi-family projects to date, we tried to zero in on what the client needed," said Mark Bokhoven, Director of Preconstruction for Pinkard. "I think our experience is evident in our approach, so I like to put our energy into building a relationship." Bokhoven says Pinkard is currently collaborating with the architect on design development pricing, utilizing a "design-assist" approach that allows them to involve subcontractors early to get an accurate pricing picture.     Pinkard Carpenter Named Apprentice of the Year Pinkard Carpenter Named Apprentice of the Year May 19, 2025 Share Share Pinkard Construction’s Arturo Rivera was honored as the 2025 Carpentry Apprentice of the Year during the Construction Industry Training Council of Colorado, Inc.’s (CITC) graduation ceremony on Saturday, May 3. Arturo Rivera’s selection as Apprentice of the Year was the result of an intensive evaluation process that included ratings for leadership, attitude, attendance, participation, and commitment, as well as overall performance of the technical requirements of carpentry. He received a perfect score in the grading portion and took first place in the final carpentry competition at semester’s end. The final phase of selection included a 12-person committee evaluation from CITC’s Carpentry Trade Council members and two general contractor representatives. Pinkard hired Rivera as a carpenter’s apprentice in July 2021 and sponsored his on-the-job carpenter’s apprentice training and CITC instruction. His OJT was conducted on four major Denver-metro multi-family projects including, senior living and luxury market-rate housing. Rivera is currently a part of Pinkard Frameworks — Pinkard's in-house framing division — performing wood framing and window and siding installations at the contractor's Jacoby Meadows affordable housing project in Windsor. In addition to Rivera, fellow Pinkard carpenter Francisco Valadez Jr. was also in this year's CITC graduating class. CITC’s annual Apprentice of the Year award honors CITC’s outstanding apprentice performers from their State Apprenticeship Agency-certified four-year program, which covers carpentry, sheet metal, plumbing, electrical, pipe fitting, and masonry. As a part of his journeyman carpenter apprentice training, Rivera underwent 8,000 hours of on-the-job training with Pinkard, plus eight semesters (576 hours) of classroom-related instruction at CITC. Pinkard paid the full cost of training. ABOUT CITC Construction Industry Training Council of Colorado is the premier trade school for the commercial construction industry in Colorado. Apprenticeships are available for those interested in carpentry, electrical, masonry, pipefitting, plumbing, and sheet metal. CITC partners with Emily Griffith Technical College so students can receive college credit for their apprenticeship. Located at the corner of 46th Ave. and Tennyson St. in Denver's Berkeley neighborhood, the new mixed-use development project will offer an elevated and welcoming living experience that blends with the neighborhood’s local culture. On track to be completed by the end of 2024, akin Tennyson will feature 8,500 square feet of restaurant and service retail space, 97 covered parking stalls, and 84 upscale residential apartment homes with sought-after amenities. These amenities include a nearly 2,000 square foot ground-floor retail patio space, a large resident rooftop terrace with sweeping mountain views, three resident courtyards with various programming and seating areas, a state-of-the-art lobby with a pool table, coffee bar and fitness center, and custom art pieces from local artists. According to Pinkard’s Project Manager Derek Stathis, “The rooftop amenities are some of the most impressive I've ever seen, with two massive built-in hot tubs, multiple fire pits, a deluxe outdoor kitchen, outdoor televisions, and sweeping views of Berkeley Park and the Rocky Mountains. It’s a challenging build, but it’s going to be an incredible place to live, and we're all going to be proud of it when it’s done.” Stathis explains, “It is a very tricky project in the way it's designed and built, with a complex exterior skin that adds a ton of exterior details and material types,” noting the additional challenges inherent in a tight, lot-to-lot site on two major streets with very little access. To mitigate the project’s impact on the neighborhood, Pinkard has maintained an information plan to provide updates on street shutdowns and other work affecting residents. “We are trying to be really good neighbors and minimize any inconveniences,” said Stathis. Over the holidays, Pinkard Safety Manager Dave Ruddy dressed as Santa Claus for the daycare across the street. More recently, Pinkard assisted Centennial Elementary by providing a forklift to unload new bike racks, allowing the school to order additional racks with the money saved. “The vision for this development is not only to provide a place to live but also to create a place for community gathering at the northern end of Tennyson Street,” says Kevin Cosgrove, Manager of Construction & Development, with Alpine Investments. “We are grateful to the many partners involved in bringing our vision to this stage and look forward to the successful completion of this project.” akin Tennyson is the second of four upcoming RPAI projects that will operate under the akin (“uh-kin”) brand, geared toward a sophisticated, urban-minded resident while elevating each local neighborhood by creating an elegant and timeless living experience. Alford joined the organization in October and is transitioning into the role as current COO, Blake Chambliss, prepares to retire in spring 2025. Alford comes to Pinkard with over 30 years of experience in the construction industry. His breadth of experience includes delivering dozens of large, complex and unique projects ranging from life science, higher education, laboratory and healthcare to high-rise office, multi-family and hospitality. Past clients include corporations, nonprofits and various levels of government across the United States. Said Pinkard President, Tony Burke, “We are thrilled to have Tom on board. Ft., 42 Units Market Rate, Multi-Family Housing, Wood Framed, Masonry, Structural Steel Superstructure, Ground Up The project involved the development of a .3-acre site, which was transformed into a modern, state-of-the-art multifamily residential property. The development was approximately 34,619 square feet of living space, with a total of 42 residential units, providing ample space for residents to live comfortably. The property also featured amenity space, which added to the convenience and comfort of the residents, as well as onsite covered parking, which was a much-welcomed addition for the residents. According to Matt Chiodini, Associate Principal at OZ Architecture, the complex site geometry, which was in the shape of a triangle, served as the inspiration for the team to pay special attention to key corners and show restraint along the street edges. The sensitivity to building entries and window openings led to a unique asset that provided much-needed housing in the heart of South Pearl district. The team's goal with Carraway on Penn was to complement the historical components of the neighborhood while providing a thoughtful, modern living experience that delivered lasting value.
