Higher Education, Public Projects, Recreation, Gymnasium, Climbing Wall, Structural Slab, Structural Steel Superstructure, Commercial Kitchen, Sports Field, Addition, Renovation This 38,000 square foot hard bid project includes the construction of a new student recreation center addition to the main building at Red Rocks' Lakewood campus, and 3,000 sf of renovations in the existing building. The new two-story building includes a gymnasium, climbing and bouldering wall, exercise studios, cardio/strength equipment spaces, outdoor fitness deck, meeting rooms, offices and student gathering areas. The new facility is structural steel and load bearing masonry with glass curtainwall, brick, and translucent panel/plastic resin exterior skin, and will feature a radiant in-floor heating system. The renovation encompasses the existing Fitness Center, which will be transformed into meeting space and a catering kitchen, along with an east entry retrofit. Site work included grading/earthwork, upgrades to the existing athletic field, drainage, utilities, and landscaping, while maintaining access and services to the existing buildings. Pinkard's final bid came in $2 million below Red Rocks' budget. The project is the result of a planning and feasibility study, and a vote by the Red Rocks student body, which approved a fee increase to support the facility. A planning committee consisting of RRCC student government members and RRCC staff brought the project to fruition. Ft., 45 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, LIHTC, Renovation The Kuhlman Building project was the adaptive reuse of the existing 45,000 sq ft Kuhlman Building into for-rent affordable multi-family housing and retail/restaurant space. The affordable housing portion of the project consisted of approximately 40-50 units with a mix of studios, one and two bedrooms, two retail/restaurant pads, one in the Kuhlman Building, and one stand-alone. The new stand-alone pad was a 2,500 sq ft warm grey shell retail building near West 17th Avenue and Perry Street. Additionally, there was 4,500 sq ft of retail within the existing building. The site was approximately 50,000 sf and was located at the northwest corner of West 16th Avenue and Perry Street. Funding for the project came from a combination of developer equity, federal low-income housing tax credits, tax-increment financing from the Denver Urban Renewal Authority, and a performance loan from the Denver Office of Economic Development. The Kuhlman Building required gutting the interior but with only minor changes to the building's exterior. Over the years, the five-story brick building had served as a nunnery, a nursing school and dormitory, and administrative offices for St. Anthony Hospital. The Kuhlman Building was located within the larger Sloan's Lake/St. Anthony Hospital redevelopment area, which was named Sloans. When complete, the Sloans neighborhood included an Alamo Drafthouse, Highland Tap & Burger, the Raleigh office building, a 12-story condominium tower, a seven-story apartment community, a 6,000 square-foot retail strip, plus the Kuhlman development, all in a seven-block area between Sloan's Lake and West Colfax Avenue. The Kuhlman project was a development partnership by Koelbel and Co. and Trailbreak Partners, and Van Meter Williams Pollack provided the design. Centura Health Indian Peaks Urgency Center Frederick, CO, USA Centura Health - Corporate Offices 10,000 Sq. Ft. Healthcare, Emergency Rooms, Isolation Rooms, Med Gas, Ground Up The Indian Peaks project was the conversion of an existing, two-year-old Urgent Care Center into an Emergency/Urgent Care facility complete with a new ambulance entrance, new exam rooms, and a CAT scan room build-out. All existing patient care/support areas were demolished and replaced with nine new general exam rooms with one for patient isolation. A tenth room services higher acuity and bariatric patients. Other new support areas include a centrally located medication room, storage, soiled, nourishment, and toilet rooms, a CT room build-out, plus minor revisions to the patient walk-in entry at the reception, check-in, and waiting areas. The west side of the building received a new ambulance canopy and drive. The employee outdoor garden was relocated to the northwest corner of the site. A new backup generator was also added. "Every contractor has to work from a contract, but Pinkard was always asking how they could help even when it was not in their contract.     Renovations Get Underway at Broomfield's Bay Aquatic Park Renovations Get Underway at Broomfield's Bay Aquatic Park 2024-10-11 Share Share As the summer pool season comes to a close, construction is now underway at Broomfield’s Bay Aquatic Park. The $10 million “Phase IV” renovation project for the City and County of Broomfield includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. Pinkard was the original general contractor for Bay Aquatic Park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project this past February. The original Bay Aquatic Park upon completion in 1991. Just weeks after closing for the Bay for the season, Pinkard Construction has already completed demolition and is currently in the excavation and site grading phase of the project. Working under an aggressive winter construction schedule, the goal is to reopen Bay Aquatic Park by early July, to ensure a partial summer 2025 season . When the project’s site constraints necessitated that construction vehicles be routed through the residential neighborhood located to the southeast, Pinkard and Broomfield officials devised an outreach plan that proactively engaged the affected residents. In addition to instituting strict hours and speed limits for construction vehicles in the neighborhood, enforced by ample signage and monitoring, City and Pinkard representatives are holding regular “Info Table + Free Coffee” events in neighboring Highland Park where residents can ask questions about the project and air concerns. “We want to be good neighbors,” says Broomfield CIP Manager Brian Graham. “While residents are understandably not thrilled with the construction traffic, many have expressed appreciation for us taking the time to listen to their concerns and for our efforts to mitigate construction impacts. The project is located just two blocks from the Louisiana/Pearl light rail station in Denver’s desirable Platt Park neighborhood. Confluent Development , in partnership with Narrate Companies , is the project owner, and construction is anticipated to be completed in October 2022. Tony Burke, president and COO of Pinkard, says the project is a natural fit for Pinkard’s teams, who have extensive experience building multifamily projects across Colorado. “Confluent Development is doing tremendous work bringing new and innovative multifamily spaces to Denver, and we’re very excited to be a part of the Carraway project, which is on schedule and on budget.” “Carraway on Penn represents a unique project for Confluent Development in the Platt Park neighborhood, one that will accommodate the increasing demand among residents for high-end, sophisticated apartment living in this community but at more attainable price points,” said Santiago Escobedo, development director at Confluent Development. “The project will incorporate features that adapt to today’s changing workplace, such as shared workspaces and boutiques, upscale finishes, and will appeal to those seeking an active yet simplistic lifestyle with convenient access to mass transit, parks and recreation, and nearby shopping and dining.” Matt Chiodini, associate principal at OZ Architecture, says that the goal with Carraway on Penn is to complement the historical components of the neighborhood while providing a thoughtful, modern living experience that will deliver lasting value. “ The complex site geometry, a triangle, inspired our team to pay special attention to key corners and show restraint along the street edges. Creekside Flats/Lofts Denver, Colorado, USA East West Partners - Denver 92,000 Sq. Ft., 80 Units Multi-Family Housing, Market Rate, Underground Parking, Wood Framed, Ground Up Creekside Lofts and Creekside Flats are each 40 units, 4-story wood-frame condominiums of approximately 46,611 gross square feet. The structures are Construction Type V, 1-hour rating. Exterior fascia includes brick, steel siding, and Portland Cement Plaster, requiring extensive subcontractor coordination and phasing. Each unit has its own condenser and aquatherm system. Common areas have forced-air, gas-fired heaters with condenser units on the roof. The condominiums are constructed above the 37,200 sf, post-tensioned underground parking structure. The parking structure's footprint covers the entire site of both phases. The parking structure's entry/exit ramp includes a snowmelt heating system within the slab. Shoring on the north side is at ten feet. Pinkard self-performed the foundations. In the early 1900's the site was used as a rail car coal-dump, which produced considerable soil contaminates. Pinkard coordinated with a specialty subcontractor to conduct extensive environmental monitoring during soils exportation. A 100-year old retaining wall separates the site from Cherry Creek. All construction activities were carefully conducted to assure that the wall was undamaged. Two different construction projects were underway at the site, which created very tight staging conditions. Pinkard and the other builder were forced to coordinate construction sequencing within a single staging area. Pinkard performed extensive preconstruction and value engineering for this project to help the owner make budget and stay competitive in the tight downtown Denver housing market. The project is the first phase of a housing master plan that will bring all of CSU's dorms up to date and help the university solve its recent on-campus housing crunch. The 175 suites are comprised of one, two, or three-person suites, with one restroom in each suite. The four-story structure includes common spaces and support spaces on the lower and basement levels for laundry, vending, common gathering areas, and administrative spaces. The lower level is designed as a garden level with natural light. Landscaping takes up approximately 45% of the site and includes picnic areas, recreational areas, intimate and informal areas, and circulation, with vehicle parking for 260 and bicycle parking for 400.     How Pinkard Invests in People How Pinkard Invests in People 2022-08-17 Share Share In Colorado, the construction industry is facing a historic and problematic worker shortage, and Pinkard is focused on attracting top-tier talent through a focus on employee development, staying local, and a focus building high-performing teams over profits. "Pinkard is just the right size; I like that I make it home to eat dinner with my family every night," said Stephen vonDreele, a Project manager. "Pinkard doesn't just uproot you to work on a remote jobsite. They focus on winning work in our own backyard." For 60 years, Pinkard has built exclusively along the Colorado Front Range, and there are no plans to change that. Tony Burke, Pinkard's President, says that keeping its employees local is a high priority, and the overall direction he sees for the company is one of "controlled growth." "Pinkard is a Colorado company; we build projects for Colorado institutions Like CSU (Colorado State University) and School of Mines and affordable and senior housing that has a positive impact on this community," said Burke. "As many companies grow and branch out, they send crews out and their employees live in hotels; that is not us. We want our people to be with their families and enjoy living in this great state." In terms of community involvement, it is not rare to see several Pinkard employees in their bright pink "PinkCrew" shirts spending some of their provided VTO (volunteer time off) working together on Habitat for Humanity builds, homeless youth outreach or paint-a-thons for elderly people in our local community. "The Pink Crew is an important part of the Pinkard culture," said Kristen Rebmann, a Payroll/Staff accountant who helps organize these events. "Being part of the Pink Crew not only helps build a strong community, but it also helps us create lasting bonds with each other, and it helps us grow as individuals." In addition to this opportunity to give back, Pinkard employees work in an environment where the company invests heavily in developing their skills and diversifying project experience. Promotions are frequently made from within, and most employees start in rotational positions. When recruiting construction-focused graduates, Pinkard allows them to “try out” each of the three main career paths in Operations: Construction Management, Field Operations, and Preconstruction Services. This allows everyone to find where they will be the most successful and creates a greater understanding (for both individual employees and for the entire organization) about how each division interacts to serve the client. Leighton Neff, a current senior preconstruction manager, discussed how shortly after graduating from Colorado State University in 2006, he joined Pinkard and has since held Project management, field operations, and preconstruction roles. "I really enjoy that I got to work on different project types and try out the different parts of the organization," said Neff. "Pinkard has such a diversity of project types and sizes. I like that, unlike other contractors, I will not be locked into one project type for the rest of my career at the company. I get to explore a bit." Pinkard's controlled growth strategy is what makes this approach possible. Because Pinkard is mindful of matching its pursuits and workload to its staffing levels, it creates an environment where work-life balance and its employees' wellbeing are prioritized. "We have a unique culture here and are protective of it. It is why we do extensive strategic alignment interviews and communication and work preference assessments that we use to shape our interviews and even after an employee is hired to build high-functioning work teams.," said Jeff Kessler, Director of Human Resources. "We ask a lot of our employees in terms of professionalism and technical skills. So, we work hard to ensure that they are supported, developed, and have balance."
