  • Pinkard Completes The Irving at Mile High Vista Affordable Apartments

Pinkard Completes The Irving at Mile High Vista Affordable Apartments Pinkard Completes The Irving at Mile High Vista Affordable Apartments January 22, 2026 Share Share DENVER — In a ribbon cutting event that included remarks by Denver Mayor Mike Johnston and state housing leaders, Pinkard Construction celebrated the opening of its latest sustainably designed affordable housing project, The Irving at Mile High Vista. Developed by Urban Land Conservancy (ULC), a Denver-based nonprofit that preserves, develops and invests in affordable community-serving real estate, the 102-unit apartment complex will serve households earning 20%–80% of Area Median Income (AMI), with affordability guaranteed for at least 99 years through ULC’s community land trust. Located at 3270 W Colfax Ave., next to the Denver Public Library’s Rodolfo “Corky” Gonzales Branch, The Irving’s location connects its residents to educational resources and essential services that support stability and opportunity. “As we build this city, we want to make sure this city leaves room for all of us,” said Mayor Johnston in his speech. “We want to be able to add housing in the city, and we want to keep protecting climate and sustainability at the same time. That is why what you see is not just an amazing building with 102 new affordable units, but an all-electric building that is 100% carbon free and relies on both rooftop solar and electric heat pumps, so that the folks that are living here are living affordably and sustainably. That is our goal for all of Denver and today is the incredible success along the way to that dream.” Denver Mayor Mike Johnston speaks in front of The Irving. The project is among the first developments funded through Proposition 123, a voter-approved statewide initiative that provides dedicated funding to support affordable housing across Colorado. Designed by Studio Completiva, the all-electric, energy-efficient building is built to exceed National Green Building Standards (NGBS). The apartments feature heat pump heating and cooling, ENERGY STAR appliances and lighting, low-flow plumbing fixtures, water-efficient landscaping, and on-site electric vehicle charging. The Irving further incorporates universal, trauma-informed and biophilic design principles, creating homes that are accessible, comfortable and supportive for residents of all ages and abilities. Built over a post-tension podium parking garage, the building’s construction utilized the Infinity Structural System, featuring pre-panelized load-bearing metal stud walls tied into concrete structural decking, which allowed crews to frame the seven-story, 105,000 square foot structure at the pace of one floor a week. General project challenges included zero lot line site constraints with minimal parking and laydown area, requiring carefully timed deliveries and a robust effort to protect public safety and minimize disruptions to library operations next door. As Pinkard has overcome on previous all-electric projects, one of The Irving’s earliest challenges was ensuring the building would have enough power given limits on the local grid, or risk the project being delayed until 2027. Thanks to some creative thinking and a highly collaborative effort between Pinkard, ULC and Xcel Energy, a solution was found to keep the project on track. Other unforeseen challenges included the discovery of asbestos-containing materials in the soils, requiring extensive public safety measures to abate, and the necessary relocation of on-site electrical mainline, which together pushed back the project start date by three months. Despite these delays, it was crucial for the owner’s plans that the project finish by the end of 2025. To make this possible, the Pinkard team ran an incredibly well-executed schedule with little room for additional setbacks. Their persistence paid off, with the job achieving its certificate of occupancy shortly before its December 31 deadline. “Successfully overcoming challenges under a tight deadline requires a strong team effort from all stakeholders, and that’s what we got at The Irving,” says Joe Revielle, Construction Manager for Pinkard. “Studio Completiva was great to work with and got us what we needed, and we had invaluable partners in the ownership and owner's representation, with ULC and Artaic Group. What we were able to accomplish together would have been much more difficult with a different group.” “This project was a challenge from start to finish,” said Jake Hopper, Senior Project Manager for owner’s representative Artaic Group. “From preconstruction through completion, the team navigated a number of logistical and scheduling hurdles, along with an aggressive push at the end. Through it all, Pinkard Construction remained focused, adaptable, and committed to delivering the project on time with the utmost professionalism. “The Irving is ULC’s first time serving as the developer on a ground-up housing development,” said Sarah Harman, senior VP of real estate at Urban Land Conservancy. “Pinkard was a true thought partner. They kept attention on critical-path milestones while also developing real-time solutions that, in many cases, ended up looking so good as to appear by-design.” Learn More Joe Revielle, Construction Manager Connect Multi-Family Construction See Projects Affordable Housing Construction See Projects Share This Story Share Share More News Sort By Topic Reset Pinkard Breaks Ground on Buchanan Rec Center Aquatics Expansion April 2, 2026 Learn More Pinkard 2025: The Year in Pictures December 30, 2025 Learn More Pinkard and The Action Center Begin Emory School Transformation March 9, 2026 Learn More Pinkard Construction Breaks Ground on Chrysalis Affordable Housing Project in Denver November 21, 2025 Learn More Load More Our Approach Partner, Plan, BUILD. • Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus

Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus April 22, 2024 Share Share Meeting project deadlines is often a challenging task, especially when faced with unexpected hurdles and urgent end dates. However, with careful planning and a proactive approach, a responsible and dedicated contractor can overcome these challenges to ensure a timely completion. During the design-build-team procurement and selection phase of the Denver Central Platte Campus project, Pinkard recognized that this multi-phased project included a critical, early-phase milestone that could not be met given the City’s team-selection schedule. In other words: if the Pinkard design-build (D-B) team was selected to build the project, by the time they received notice of project award, it would already be too late to meet the first milestone. However, the team recognized that the key to overcoming this “Catch-22" challenge was found in the City’s complicated planning and zoning process: If the Pinkard design-build team’s proposed design could be submitted for initial planning review well before project-award, there was a chance that the first critical project milestone could be met. But this plan came with the risk and expense of getting the design before the planning board with no guarantee that the City would select the Pinkard design-build team to construct the project. True to the spirit of design-build best practices, Pinkard assumed this risk for the benefit of the project and scheduled a series of meetings with the authorities having jurisdiction (AHJs) to get design review and initial approvals for the site plan - even before Pinkard’s design-build proposal was even presented to the project selection committee. This bold move allowed Pinkard to proceed with permitting on the first stage just in time to commence construction after the property's title was transferred to the City. The second key involved assuming more risks by placing orders for long-lead equipment while Pinkard was still in contract negotiations with the City. These two gambles paid off, allowing Pinkard to finish the first two phases on time and the third and final phase ahead of schedule. As a result of the Pinkard D-B team’s proactive dedication to project success, the Central Platte Campus project received national accolades from a variety of industry trade groups including a first-place National Excellence in Construction award from Associated Builders and Contractors, a national Design-Build Excellence award from the Design-Build Institute of America, and the national Brownfield Renewal Award for Environmental Impact . • Pinkard Works to Remove Barriers for Women in Construction

Pinkard Works to Remove Barriers for Women in Construction Pinkard Works to Remove Barriers for Women in Construction March 6, 2023 Share Share Pinkard is proud to be a part of Women in Construction Week 2023. Pinkard understands that women have faced obstacles in the construction industry and is committed to helping them achieve their career aspirations in this field. Pinkard is focused on providing women with access to educational resources, flexibility, and mentorship opportunities. And this is not just for its employees but clients as well. "I think it is really about flexibility," says Christina Call, Prequalification Coordinator. "One of the barriers I see for women is that we also take on a lot of the responsibility to raise our kids and keep our family life going." Call says that she feels Pinkard's leadership allows her the flexibility to balance supporting Pinkard and her family. She thinks that a rigid 9-5 schedule isn't realistic, especially given the new status quo of remote work. "I set an in-office schedule that I stick to, but the ability to remote work has made it possible for me to pursue a career in construction," says Call. For project engineer Dallas Frisbie, her work in the field is all about showing up and getting the job done. She says that Pinkard's leadership is doing the heavy lifting to ensure that traditionally all-male environments are open and welcoming. "I have experienced my fair share of uncomfortable experiences in my career. However, Pinkard's team works hard to make sure anyone feels comfortable," says Frisbie. "At the end of the day, I don't want to be the one policing everyone. Pinkard has already set the standard for appropriate behavior." Frisbie says that women must also have access to mentorship to learn and grow. She says her experience at Pinkard has been tremendous and is eager to offer mentorship. "When I was studying at the School of Mines, there wasn't a lot of other women pursuing this career with me," she said. "At Pinkard, I am so excited to have access to not just other Superintendents and project managers who are open and collaborative but also to Odette Bent-Buckles, our CFO." Frisbie says that as she grows in this field, her priority is to continue to mentor other women who want to break into construction, especially in the field. "The biggest misconception about this industry is that field jobs are not for women. I want to work to change that stereotype," she says. "Pinkard has proven to be the perfect place for that because this desire to change and grow is cultural. They make everyone feel like they belong." Pinkard’s focus is on more than just its employees and includes the client experience for its growing number of female clients in development and facilities roles. Molly Chiang, a senior housing developer with Boulder County Housing Authority (BCHA), says that her experience with Pinkard differs significantly from others in her career. "Pinkard's team has always been extremely respectful, and I don't know, just treats us like peers and colleagues," says Chiang. "I have been in rooms where that is not the case." "Walking onto a construction site as a woman, if I was like, 'I don't know what a glu-lam is,' I never felt stupid asking questions," said Lauren Cely, Senior Housing Developer for BCHA. "I remember standing in the garage shell, talking with your team about what's better: cast in place or precast, and we were going through the pros and cons, thinking about future projects, and I loved it." Pinkard's commitment to helping women succeed in this field is evident in our ongoing efforts to provide women with the tools and resources they need to pursue a successful and fulfilling career in construction. Pinkard is thrilled to be celebrating Women in Construction Week and is excited to see the positive impact these initiatives have on the lives and careers of women in the industry. • Tackling Wooden Ceiling Cloud Craftsmanship Challenges

Tackling Wooden Ceiling Cloud Craftsmanship Challenges Tackling Wooden Ceiling Cloud Craftsmanship Challenges March 14, 2022 Share Share On the Moorhead Recreation Center project, The rolling, off-set ceiling system consists of custom-made 4 X 8 wooden panels running lengthwise across the room and sandwiched with a weighted insulation system encapsulated in black vinyl. Each lengthwise run of panels hangs independently of those adjacent to it. All ceiling lighting, HVAC, and fire protection systems run through the panels hanging from a stainless steel suspension system. Each penetration had to be the exact thickness of what runs through it. Installer and supplier SRB Acoustics custom CNC- machined 1,000 acoustical holes in each of the 42 runs of panels. To properly install this sophisticated system, Pinkard first had to re-engineer the garage door system, initially designed to roll up above the panels but blocked MEP and fire system runs. Next, we re-engineered the ductwork to allow the slot diffuser room to penetrate the panels properly. Finally, Pinkard and SRB Acoustics had to drastically modify the other trades’ ceiling system work plans because typical work sequencing was impossible. Typically, each MEP and fire subcontractor goes into the ceiling and works until the job is done. Ceiling panels come last and enclose the work that was done above it. It’s efficient and straightforward; subcontractors base their profit plans on this approach. But with this ceiling system, because all MEP and fire systems had to go through each panel, we had to install one length of panels, allow each trade to run through the panel, and start over with the next length. Senior PM Derek Stathis: “This installation required some unbelievable trigonometry and geometry skills to figure out exactly would hand, and it was tough to get the trades to wait for each other during installation. But we had thought it through in bidding and had given warnings about how complicated it would be. However, when we started the buyout, we saw it was even more complicated than we first anticipated. Getting these trades to work together patiently was a great team-building experience.” Project Architect Jesse Sherr: “That ceiling had the highest difficulty level — we couldn’t anticipate how much difficulty there would be. And yeah, it came out so great. • Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park

Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park July 9, 2025 Share Share The summer of 2008 began what would be one of the most challenging and rewarding of Pinkard Construction’s 100+ senior living project: the $41 million (over $60 million in today’s dollars) renovation and expansion of the Clermont Park Retirement Community, owned and operated by longtime partner Christian Living Communities. The five-year collaboration included the comprehensive renovation and adaptive reuse of 24,000 square feet of the existing campus and 163,000 square feet of new construction, all performed in close proximity to an active senior community with 275 residents plus community staff. Determined to complete this expansion with minimal impacts to the lives of residents, CLC President and CEO Russ DenBraber tasked Pinkard with formulating a construction plan that focused on resident safety, comfort and peace of mind. The resulting, though ever-evolving, construction plan was the product of intense collaboration among Pinkard, Lantz-Boggio Architects, and Clermont’s in-house physicians, administrators, and resident care workers. One of the products of this collaboration was regular interaction between the construction team and Clermont Park residents and staff. Pinkard field teams held weekly “Coffee with the Crew” meetings to educate attendees on construction processes, upcoming construction activities, and to schedule informative job walks. Clermont’s in-house television network was constantly updated with upcoming construction activity schedules, and Pinkard provided regular updates in the Clermont newsletter. Our team was proud to be on a first name basis with the numerous residents they interacted with, many of whom regularly sent thank you notes to the Pinkard crew, thanking them for their many acts of kindness. One of the project’s major logistical challenges was how to renovate and expand Clermont’s kitchen and dining room without interrupting the facility’s responsibility to feed over 300 people three meals a day, seven days a week. Pinkard’s solution was to bring in a temporary modular kitchen large enough to allow the food and beverage staff to continue uninterrupted food service. Because the incredibly tight site forced construction crews into residents’ daily lives, Pinkard placed a huge emphasis on resident safety, traffic control, and the minimization of dust, noise, vibrations, and outages. As a result of our thorough communication plan and time-tested wayfinding, security fencing, and construction isolation strategies, Clermont Park enjoyed an incident-free construction experience. And when unavoidable outages had to be scheduled, Pinkard sponsored fun activities and outings for the affected residents. This major expansion project came with massive site utilities upgrades that revealed a “spaghetti bowl” of tangled underground piping that was nearly impossible to decipher. Working with local authorities having jurisdiction (AHJ), Pinkard and the owner/design team were able to reset the design and construction plan to incorporate replacement of much of the tangled utilities and infrastructure, saving the owner more than $100,000 and keeping the construction schedule intact. Also during the redesign, Pinkard took advantage of a changing market to re-bid the permit set package and realized a credit to the owner of $1.6 million. The savings included our fee to re-bid the entire package and included all revisions requested by the City authorities. Because of Clermont Park’s significant skilled nursing component, our field and project management teams relied upon their deep relationships with the Colorado Department of Public Health and Environment, to jointly solve a variety of important issues ranging from the flammability of elevator hydraulic fluid to “bomb proofing” an oxygen storage facility, to solving structural constructability and code issues in the field to ensure resident comfort and safety. When faced with serious permitting problems that jeopardized the budget and schedule of the entire site, Pinkard re-analyzed the schedule and found ways to trim two months from the 13-month schedule by re-sequencing some critical path areas. Throughout our collaboration with the owner/design team, Pinkard regularly applied our comprehensive Senior Living Checklist to confirm that important quality of life issues remained in the design. “I can only say positive, wonderful things about my experiences with Pinkard,” said Cherie Neerhof, Associate Executive Director at Clermont Park. “When we hit very challenging issues, Pinkard had a way of making things appear to run seamlessly. That residents didn’t feel stressed at all or were even aware that Pinkard was in the middle of overcoming big challenges.” CLC’s Russ DenBraber agreed, saying “Pinkard’s expert sequencing made a huge difference in our ability to meet our deadlines and keep our residents happy, and they were unbending in their insistence that the subcontractors provide the highest level of quality.” As a result of Pinkard’s on-time in-budget performance, Associated Builders and Contractors awarded the Clermont Park Campus Expansion a first-place National Excellence in Construction award, our industry’s highest honor. • Pinkard Tops Out at Jacoby Meadows

Pinkard Tops Out at Jacoby Meadows Pinkard Tops Out at Jacoby Meadows March 24, 2025 Share Share Pinkard Construction has topped out Windsor Housing Authority’s (WHA) Jacoby Meadows Senior Affordable Apartments. Developed in partnership with the Loveland Housing Authority (LHA) and WORKSHOP8 Architecture, the two-phased project initially creates 62 age-restricted units serving low to moderate income seniors. The second phase, which is still seeking funding, will add an additional 61 units.  Despite several early challenging unforeseen conditions and numerous inclement weather days the project is still on time and in budget, thanks in part to some creative construction brainstorming and a state-of-the-art approach to wood framing. During the sewer tie-in phase, construction crews encountered an unexpected “bedrock-like layer” that stopped just short of requiring blasting to penetrate. During the actual sewer tie-ins, unexpected groundwater became an additional concern, requiring an extended dewatering phase. Fortunately, Pinkard Frameworks — Pinkard's in-house wood framing division — provided exceptional construction efficiencies to keep the project on track. Tasked with providing more than 63,000 sf of framing, the Frameworks team began an exhaustive constructability and quality control effort during preconstruction, thoroughly vetting the framing design for layout, detailing, fit and finish. Procurement and site logistics were also high priorities, resulting in the team making expeditious progress from the start of construction and completing most of the framing in less than two months, even with 13 weather days. “I can’t say enough about Frameworks’ contribution to this construction effort,” says Terry Wevers, Pinkard’s senior superintendent. “They are going above and beyond to provide exceptional framing services in a remarkably short time frame. Considering our early challenges, we are delighted to be on time and in budget, and we’re expecting to make up even more time now that we’re dried in.” Eric Hull, Director of Real Estate Development for Loveland Housing Authority, commented: “LHA and WHA are thrilled with the construction progress to date, and Pinkard Construction is once again demonstrating why they have become such a trusted general contractor for us. Their dedication, expertise, and innovative construction techniques have the project on schedule and within budget despite some unforeseen challenges in the first few months of construction. We are looking forward to the grand opening of Jacoby Meadows later this year and for the opportunity to bring these much-needed new, affordable, age-restricted housing units to the Windsor community.” Pinkard is now moving forward with roofing, MEP rough-ins, and window quality control. Construction is expected to complete on time in September. *     Windsor Housing Authority (WHA) is a public agency that helps people who meet income and other eligibility guidelines, secure affordable, safe and quality housing in the town of Windsor. • Renovations Get Underway at Broomfield's Bay Aquatic Park

Renovations Get Underway at Broomfield's Bay Aquatic Park Renovations Get Underway at Broomfield's Bay Aquatic Park October 11, 2024 Share Share As the summer pool season comes to a close, construction is now underway at Broomfield’s Bay Aquatic Park. The $10 million “Phase IV” renovation project for the City and County of Broomfield includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. Pinkard was the original general contractor for Bay Aquatic Park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project this past February. The original Bay Aquatic Park upon completion in 1991. Just weeks after closing for the Bay for the season, Pinkard Construction has already completed demolition and is currently in the excavation and site grading phase of the project. Working under an aggressive winter construction schedule, the goal is to reopen Bay Aquatic Park by early July, to ensure a partial summer 2025 season . When the project’s site constraints necessitated that construction vehicles be routed through the residential neighborhood located to the southeast, Pinkard and Broomfield officials devised an outreach plan that proactively engaged the affected residents. In addition to instituting strict hours and speed limits for construction vehicles in the neighborhood, enforced by ample signage and monitoring, City and Pinkard representatives are holding regular “Info Table + Free Coffee” events in neighboring Highland Park where residents can ask questions about the project and air concerns. “We want to be good neighbors,” says Broomfield CIP Manager Brian Graham. “While residents are understandably not thrilled with the construction traffic, many have expressed appreciation for us taking the time to listen to their concerns and for our efforts to mitigate construction impacts. Once soil export and import wraps up this month, the number of trucks entering the neighborhood will reduce significantly for the duration of the project.” For the latest info on the Bay Aquatic Park renovation, Broomfield residents can find project updates, upcoming “Info Table + Free Coffee” dates, and a live camera view of the site at: broomfieldvoice.com/thebayrenovations Learn More Pool and Natatorium Constuction See Projects Recreation Construction See Projects Bay Aquatic Park Phase IV Learn More Share This Story Share Share More News Sort By Topic Reset Pinkard Breaks Ground on Buchanan Rec Center Aquatics Expansion April 2, 2026 Learn More Pinkard Completes The Irving at Mile High Vista Affordable Apartments January 22, 2026 Learn More Pinkard and The Action Center Begin Emory School Transformation March 9, 2026 Learn More Pinkard 2025: The Year in Pictures December 30, 2025 Learn More Load More Our Approach Partner, Plan, BUILD.
