    Tackling Wooden Ceiling Cloud Craftsmanship Challenges Tackling Wooden Ceiling Cloud Craftsmanship Challenges March 14, 2022 Share Share On the Moorhead Recreation Center project, The rolling, off-set ceiling system consists of custom-made 4 X 8 wooden panels running lengthwise across the room and sandwiched with a weighted insulation system encapsulated in black vinyl. Each lengthwise run of panels hangs independently of those adjacent to it. All ceiling lighting, HVAC, and fire protection systems run through the panels hanging from a stainless steel suspension system. Each penetration had to be the exact thickness of what runs through it. Installer and supplier SRB Acoustics custom CNC- machined 1,000 acoustical holes in each of the 42 runs of panels. To properly install this sophisticated system, Pinkard first had to re-engineer the garage door system, initially designed to roll up above the panels but blocked MEP and fire system runs. Next, we re-engineered the ductwork to allow the slot diffuser room to penetrate the panels properly. Finally, Pinkard and SRB Acoustics had to drastically modify the other trades’ ceiling system work plans because typical work sequencing was impossible. Typically, each MEP and fire subcontractor goes into the ceiling and works until the job is done. Ceiling panels come last and enclose the work that was done above it. It’s efficient and straightforward; subcontractors base their profit plans on this approach. But with this ceiling system, because all MEP and fire systems had to go through each panel, we had to install one length of panels, allow each trade to run through the panel, and start over with the next length. Senior PM Derek Stathis: “This installation required some unbelievable trigonometry and geometry skills to figure out exactly would hand, and it was tough to get the trades to wait for each other during installation. But we had thought it through in bidding and had given warnings about how complicated it would be. However, when we started the buyout, we saw it was even more complicated than we first anticipated. Getting these trades to work together patiently was a great team-building experience.” Project Architect Jesse Sherr: “That ceiling had the highest difficulty level — we couldn’t anticipate how much difficulty there would be.     Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park July 9, 2025 Share Share The summer of 2008 began what would be one of the most challenging and rewarding of Pinkard Construction’s 100+ senior living project: the $41 million (over $60 million in today’s dollars) renovation and expansion of the Clermont Park Retirement Community, owned and operated by longtime partner Christian Living Communities. The five-year collaboration included the comprehensive renovation and adaptive reuse of 24,000 square feet of the existing campus and 163,000 square feet of new construction, all performed in close proximity to an active senior community with 275 residents plus community staff. Determined to complete this expansion with minimal impacts to the lives of residents, CLC President and CEO Russ DenBraber tasked Pinkard with formulating a construction plan that focused on resident safety, comfort and peace of mind. The resulting, though ever-evolving, construction plan was the product of intense collaboration among Pinkard, Lantz-Boggio Architects, and Clermont’s in-house physicians, administrators, and resident care workers. One of the products of this collaboration was regular interaction between the construction team and Clermont Park residents and staff. Pinkard field teams held weekly “Coffee with the Crew” meetings to educate attendees on construction processes, upcoming construction activities, and to schedule informative job walks. Clermont’s in-house television network was constantly updated with upcoming construction activity schedules, and Pinkard provided regular updates in the Clermont newsletter. Our team was proud to be on a first name basis with the numerous residents they interacted with, many of whom regularly sent thank you notes to the Pinkard crew, thanking them for their many acts of kindness. One of the project’s major logistical challenges was how to renovate and expand Clermont’s kitchen and dining room without interrupting the facility’s responsibility to feed over 300 people three meals a day, seven days a week. Pinkard’s solution was to bring in a temporary modular kitchen large enough to allow the food and beverage staff to continue uninterrupted food service. Because the incredibly tight site forced construction crews into residents’ daily lives, Pinkard placed a huge emphasis on resident safety, traffic control, and the minimization of dust, noise, vibrations, and outages. As a result of our thorough communication plan and time-tested wayfinding, security fencing, and construction isolation strategies, Clermont Park enjoyed an incident-free construction experience. And when unavoidable outages had to be scheduled, Pinkard sponsored fun activities and outings for the affected residents. This major expansion project came with massive site utilities upgrades that revealed a “spaghetti bowl” of tangled underground piping that was nearly impossible to decipher. Working with local authorities having jurisdiction (AHJ), Pinkard and the owner/design team were able to reset the design and construction plan to incorporate replacement of much of the tangled utilities and infrastructure, saving the owner more than $100,000 and keeping the construction schedule intact. Also during the redesign, Pinkard took advantage of a changing market to re-bid the permit set package and realized a credit to the owner of $1.6 million. The savings included our fee to re-bid the entire package and included all revisions requested by the City authorities. Because of Clermont Park’s significant skilled nursing component, our field and project management teams relied upon their deep relationships with the Colorado Department of Public Health and Environment, to jointly solve a variety of important issues ranging from the flammability of elevator hydraulic fluid to “bomb proofing” an oxygen storage facility, to solving structural constructability and code issues in the field to ensure resident comfort and safety. When faced with serious permitting problems that jeopardized the budget and schedule of the entire site, Pinkard re-analyzed the schedule and found ways to trim two months from the 13-month schedule by re-sequencing some critical path areas. Throughout our collaboration with the owner/design team, Pinkard regularly applied our comprehensive Senior Living Checklist to confirm that important quality of life issues remained in the design. “I can only say positive, wonderful things about my experiences with Pinkard,” said Cherie Neerhof, Associate Executive Director at Clermont Park. “When we hit very challenging issues, Pinkard had a way of making things appear to run seamlessly. That residents didn’t feel stressed at all or were even aware that Pinkard was in the middle of overcoming big challenges.” CLC’s Russ DenBraber agreed, saying “Pinkard’s expert sequencing made a huge difference in our ability to meet our deadlines and keep our residents happy, and they were unbending in their insistence that the subcontractors provide the highest level of quality.” As a result of Pinkard’s on-time in-budget performance, Associated Builders and Contractors awarded the Clermont Park Campus Expansion a first-place National Excellence in Construction award, our industry’s highest honor.     Pinkard Tops Out at Jacoby Meadows Pinkard Tops Out at Jacoby Meadows March 24, 2025 Share Share Pinkard Construction has topped out Windsor Housing Authority’s (WHA) Jacoby Meadows Senior Affordable Apartments. Developed in partnership with the Loveland Housing Authority (LHA) and WORKSHOP8 Architecture, the two-phased project initially creates 62 age-restricted units serving low to moderate income seniors. The second phase, which is still seeking funding, will add an additional 61 units.  Despite several early challenging unforeseen conditions and numerous inclement weather days the project is still on time and in budget, thanks in part to some creative construction brainstorming and a state-of-the-art approach to wood framing. During the sewer tie-in phase, construction crews encountered an unexpected “bedrock-like layer” that stopped just short of requiring blasting to penetrate. During the actual sewer tie-ins, unexpected groundwater became an additional concern, requiring an extended dewatering phase. Fortunately, Pinkard Frameworks — Pinkard's in-house wood framing division — provided exceptional construction efficiencies to keep the project on track. Tasked with providing more than 63,000 sf of framing, the Frameworks team began an exhaustive constructability and quality control effort during preconstruction, thoroughly vetting the framing design for layout, detailing, fit and finish. Procurement and site logistics were also high priorities, resulting in the team making expeditious progress from the start of construction and completing most of the framing in less than two months, even with 13 weather days. “I can’t say enough about Frameworks’ contribution to this construction effort,” says Terry Wevers, Pinkard’s senior superintendent. “They are going above and beyond to provide exceptional framing services in a remarkably short time frame. Considering our early challenges, we are delighted to be on time and in budget, and we’re expecting to make up even more time now that we’re dried in.” Eric Hull, Director of Real Estate Development for Loveland Housing Authority, commented: “LHA and WHA are thrilled with the construction progress to date, and Pinkard Construction is once again demonstrating why they have become such a trusted general contractor for us.     Pinkard Completes Construction On Senior Living Project in Loveland Pinkard Completes Construction On Senior Living Project in Loveland January 4, 2023 Share Share Pinkard Construction, a Senior Living general contractor celebrating 60 years in Colorado, has completed construction on Hunt Midwest’s Capstone at Centerra. This senior living project designed by Pi Architects includes assisted living and memory care. It will be operated by Integral Senior Living. A grand opening was held on November 14th with representatives from Hunt Midwest, ISL, Pinkard, Pi, and the community. Construction lasted approximately 15 months and was completed on time and within budget. “Pinkard really understands senior living and multi-family projects, which created a smooth, predictable construction process,” said Jeff Redhage, director of construction management for Hunt Midwest. “Capstone at Centerra will offer residents a variety of engaging amenities, including a great room, a formal dining room, a fitness center, a salon, a bistro lounge, a sunroom, walking trails, a gazebo, and a dog park.” The senior living community will offer 102 assisted living and memory care suites, with accommodations for as many as 114 residents. Located in the 3,000-acre Centerra master-planned development, the interior and exterior design of the two-story, 79,000-square-foot senior-housing community was inspired by surrounding architecture and northern Colorado’s natural scenery. “I am excited to celebrate all the hard work we put in with Hunt Midwest, ISL and Pi Architects to add more Senior Living options to Loveland,” said Derek Stathis, Construction Manager for Pinkard Construction. “Northern Colorado needs more communities to serve our seniors and their families.     Renovations Get Underway at Broomfield's Bay Aquatic Park Renovations Get Underway at Broomfield's Bay Aquatic Park October 11, 2024 Share Share As the summer pool season comes to a close, construction is now underway at Broomfield’s Bay Aquatic Park. The $10 million “Phase IV” renovation project for the City and County of Broomfield includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. Pinkard was the original general contractor for Bay Aquatic Park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project this past February. The original Bay Aquatic Park upon completion in 1991. Just weeks after closing for the Bay for the season, Pinkard Construction has already completed demolition and is currently in the excavation and site grading phase of the project. Working under an aggressive winter construction schedule, the goal is to reopen Bay Aquatic Park by early July, to ensure a partial summer 2025 season . When the project’s site constraints necessitated that construction vehicles be routed through the residential neighborhood located to the southeast, Pinkard and Broomfield officials devised an outreach plan that proactively engaged the affected residents. In addition to instituting strict hours and speed limits for construction vehicles in the neighborhood, enforced by ample signage and monitoring, City and Pinkard representatives are holding regular “Info Table + Free Coffee” events in neighboring Highland Park where residents can ask questions about the project and air concerns. “We want to be good neighbors,” says Broomfield CIP Manager Brian Graham. “While residents are understandably not thrilled with the construction traffic, many have expressed appreciation for us taking the time to listen to their concerns and for our efforts to mitigate construction impacts.     Pinkard Awarded Low-Income Senior Living Project in Longmont Pinkard Awarded Low-Income Senior Living Project in Longmont April 5, 2023 Share Share Pinkard Construction, a multi-family general contractor operating in Colorado for over 60 years, recently won the contract to work on Longmont Housing Authority (LHA)'s Village Place Apartments in collaboration with Rosemann & Associates . The project involves rehabilitating Village Place, a senior apartment building comprising 72 units. The building is approximately 69,000 sq ft and is located in historic downtown Longmont at 600 Coffman St. The rental housing development is currently occupied and serves income-qualified families whose incomes are below 60% of the Area Median Income (AMI). "Affordable housing is crucial for the well-being of our community in Longmont, and we are thrilled to partner with Pinkard Construction to revitalize Village Place Apartments," said Katie Pung, Housing Development Project Manager with the City and Longmont Housing Authority "LHA plans to submit a 4% non-competitive LIHTC application to CHFA, and we will rely heavily on Pinkard's expertise for those submittals, making this project possible." The scope of work planned involves exterior building, interior common and in-unit rehabilitation, landscaping improvements, and site work. Pinkard and Rosemann & Associates will help LHA evaluate and prioritize the scope of work while making any necessary adjustments to the plan.     Pinkard provided expert construction services for Windsor Housing Authority on the Jacoby Meadows Senior Apartments project. Jacoby Meadows Senior Apartments Windsor Housing Authority 63,000 Affordable Housing, Senior Living Jacoby Meadows is a planned age-restricted (55+) affordable housing project that will serve low to moderate income seniors (30-80% of area median income). The first phase will include 50 one-bedroom rental units, and 12 two-bedroom rental units. The project is being developed in partnership with the Loveland Housing Authority, designed by WORKSHOP8 Architecture, and partially funded with nine percent competitive tax credits and Colorado funding from the State Affordable Housing Fund. The Windsor Housing Authority selected Pinkard Construction to build this 62-unit, 63,000 square foot, $17.5 million project. During preconstruction Pinkard provided tax credit funding acquisition assistance and collaborated with the owner/architect team to develop a construction phasing plan to optimize the schedule. Pinkard Frameworks, the company’s in-house framing division , worked with the architect to identify constructability issues in the permit plan set, including implementing an alternative to corridor framing that is more efficient to build at a lower cost. Frameworks also found a local supplier to single-source structural steel and specialty wood beams, and to provide shop drawings and materials, eliminating the inefficiency of coordinating multiple suppliers.     Pinkard Finishes Krisana Affordable Apartments Pinkard Finishes Krisana Affordable Apartments October 28, 2024 Share Share Pinkard Construction is celebrating the completion of the Krisana Apartments complex in Denver. Developed in partnership with Kentro Group, Lexton McDermott, and Lewis Himes Associates, and located on former site of the Colorado Department of Transportation (CDOT) headquarters in southeast Denver, the four-story, 162,000 square foot, $30 million complex features 151 units of deed-restricted, affordable housing. Consisting of 21 studio, 71 one-bedroom, and 59 two-bedroom apartments, the apartments will be available to residents who earn up to 60% of the Area Median Income (AMI), with an upper limit of $49,260 in annual gross income for a single-person household or up to $70,320 for a four-person household. Amenities include Energy Star-rated appliances, central air conditioning, laundry facilities, a fitness center, courtyard, social room, and secured bike storage area. Thanks in part to funding from the City and County of Denver through the New Building Electrification Pilot Program, a part of the Energize Denver Electrification Program, the Krisana Apartments are 100% electric-powered. The project’s massive wood framing scope was self-performed by Pinkard Frameworks, a recently established in-house division that offers detailed project assessments and on-site supervision to prevent conflicts and cascading issues that stop construction progress for redesigns. “Krisana was a huge success and proof of concept for Pinkard Frameworks,” says Framing Manager Dan Harris. “Thanks to our team’s proactive corrections in both the preconstruction and construction phases, based around hands-on collaboration with all overlapping trades, we were able to complete 120,000 square feet of framing in just three and a half months.” Challenges included working on a tight site with zero-lot lines on two sides, adapting to evolving design changes, and working with Xcel Energy to overcome substantial transformer shortcomings to meet the all-electric building’s needs. “The Pinkard team has done an amazing job overcoming some extraordinary obstacles to keep this challenging project in-budget and on schedule,” says Construction Manager Joe Revielle. “Superintendent Matt Gabriel masterfully managed relationships with subcontractors and stakeholders.     Pinkard provided expert construction services for Red Rocks Community College on the Red Rocks Community College Rec Center project. Red Rocks Community College Rec Center Lakewood, CO, USA Red Rocks Community College 38,000 Sq. Ft. Higher Education, Public Projects, Recreation, Gymnasium, Climbing Wall, Structural Slab, Structural Steel Superstructure, Commercial Kitchen, Sports Field, Addition, Renovation This 38,000 square foot hard bid project includes the construction of a new student recreation center addition to the main building at Red Rocks' Lakewood campus, and 3,000 sf of renovations in the existing building. The new two-story building includes a gymnasium, climbing and bouldering wall, exercise studios, cardio/strength equipment spaces, outdoor fitness deck, meeting rooms, offices and student gathering areas. The new facility is structural steel and load bearing masonry with glass curtainwall, brick, and translucent panel/plastic resin exterior skin, and will feature a radiant in-floor heating system. The renovation encompasses the existing Fitness Center, which will be transformed into meeting space and a catering kitchen, along with an east entry retrofit. Site work included grading/earthwork, upgrades to the existing athletic field, drainage, utilities, and landscaping, while maintaining access and services to the existing buildings. Pinkard's final bid came in $2 million below Red Rocks' budget. The project is the result of a planning and feasibility study, and a vote by the Red Rocks student body, which approved a fee increase to support the facility. A planning committee consisting of RRCC student government members and RRCC staff brought the project to fruition.     Pinkard Breaks Ground on Buchanan Rec Center Aquatics Expansion Pinkard Breaks Ground on Buchanan Rec Center Aquatics Expansion April 2, 2026 Share Share Following a Thursday morning groundbreaking ceremony, Pinkard Construction is set to begin work on the long-awaited aquatics expansion at Evergreen’s Buchanan Park Recreation Center. Returning to the same facility Pinkard first built back in 2003, the new $11 M addition for Evergreen Park and Recreation District (EPRD) will add a new multi-use indoor pool that connects to the existing natatorium. Designed to be a community asset for all, the pool will feature an over-water climbing wall, a rope swing, and a diving board. As the new home for Evergreen High School swim teams and Evergreen Hurricanes swim program, the pool will accommodate eight lanes and a competition-level timing system. Designed by EV Studio in partnership with aquatics specialists Counsilman-Hunsaker, the natatorium will feature three garage doors that can be opened to provide the outdoor pool experience. Though connected to the current natatorium, it will have its own entrance, bathrooms and changing area, and independent mechanical and storage rooms. With preliminary sitework already underway, full construction activities are scheduled to begin in May and expected to take 8-10 months. The construction plan was carefully designed to allow the rest of the recreation center to safely remain fully operational throughout the project, with only a minimal shutdown of the main natatorium planned for final punch through and connection of the spaces. To get the project shovel-ready within EPRD’s budgeting constraints, Pinkard’s preconstruction team worked tirelessly with the owner and architect to find creative solutions that saved the project money without affecting the size or depth of the new pool, and without making any compromises to the overall programming goals or community end-user experience. Value engineering solutions included adjusting the roof design and mechanical systems. To save time in the schedule, the project will utilize a state-of-the-art Myrtha pool shell, which is prefabricated in Italy and assembled on site.
