The team has a proven track record of success, from controlling costs to engaging with the community. 


The project team faces three primary challenges/opportunities during the preconstruction process: cost control, escalation, and procurement. The team must balance the client's wants and needs with the budget, providing real-time pricing to enable the client to make informed decisions. Pinkard relies on its vast subcontractor pool to obtain the most accurate and competitive pricing possible. They engage with multiple trade partners early, who provide critical input on materials and options for flexibility in cost control. 


Another challenge is pricing multiple design iterations for months before locking down final costs. The project team interprets materials markets and provides accurate future cost estimates. Their close relationships with major suppliers allow them to stay updated on pricing trends, which benefits the client's budget. Additionally, new material delays are showing up almost daily, but the team constantly monitors these situations and can suggest more readily available alternatives. 

Pinkard's Pool specialists have a Pool Facility Checklist for a well-designed pool. The checklist covers considerations like circulation, filtration, decking, finishes, HVAC, and safety. It's used to provide our clients with early and accurate pricing.

When constructing the pool, the team pays close attention to the pool shell, ensuring the quality of the subgrade prep, concrete supporting structures, accessibility of pipe routing, and pool deck construction. For indoor pools, they vet and confirm critical details regarding the pool enclosure's ability to resist corrosion and the quality control of specialty paints and coatings that seal sensitive surfaces. Pinkard also has the experience and knowledge needed to coordinate and install the required mechanical and pool equipment, such as pumps, filters, dehumidification systems, and specialty equipment like wave generators. 


Commissioning is another critical stage in pool construction, and the team anticipates the need to meet strict testing and performance standards for the facility. Pinkard commits to providing ample manpower promptly to ensure this process goes as smoothly as possible. 


On the Bison Ridge Recreation Center, Pinkard identified potential complications involving the adjacent property grading and used a more effective structural infill, saving the City $950,000 during preconstruction.

Most of the recreation and pool facilities Pinkard works on are occupied during renovation. Safety and security are critical to ensure the staff and community can continue using the facility. To account for who is on-site at what times, the team ensures deliveries on time and requires construction crew badging and background checks. The team also carefully considers public access points and areas during construction and maintains physical and visual separation between the public and the construction work. 


Pinkard's recent Margaret Carpenter Recreation Center Renovation includes a new six-lane lap pool with an adjacent aqua-exercise pool, a wave pool with a lazy river and bubble pit, an activity pool with zero-depth entry, a play structure, geysers and sprays, a water slide, and a 20-person therapeutic hydro-jet spa. The facility remained open to the public throughout construction, and Pinkard used safety and operational protocols to ensure guest and staff safety while minimizing impacts on daily operations. 

Additionally, Pinkard always keeps the local community informed and excited about their projects. At Moorhead Recreation Center for the City of Aurora, the team held hard hat tours of the job site to keep the excitement high and helped organize a "job fair" for local children to see the finished product and to allow our team to discuss our experience building the project. This event provided inspiration and information on how to get into this industry.
