Ft., 38 Units Affordable Housing, Multi-Family Housing Rox's Place Supportive Youth Housing is an 11,830 sf phased, occupied renovation of a three-story brick mid-century apartment building in Denver. The 50+ year old structure contains studio apartments, household kitchen and a basement and mechanical room. Renovation scope includes upgrades of individual living units with new drywall, tile, flooring, new toilet/bath accessories; plumbing, mechanical, fire protection, and electrical retrofits; and life safety/ ADA upgrades. Exterior renovations include cast in place site concrete, masonry tuck pointing, miscellaneous metals, architectural woodwork, door and window replacement. The facility serves as transitional housing program for formerly homeless youth aged 18-23 who are transitioning out of foster care. Careful construction phasing allowed the building to remain occupied during construction. The project was partially funded through City of Denver Office of Economic Development. "Pinkard was really good at advising on the longevity and success of certain materials versus others, providing the context of 'we've tried that before, and the clients didn't like it after six months, or yes, that's a great product, or we see where you're going with that vision, but let's use this instead of that.' But then always balancing that with the mindfulness of our tight budget." The project, named _ akin Tennyson, promises to offer a warm and inviting living experience that blends seamlessly with the local culture. akin is a versatile collection of high-quality urban apartments celebrating vibrant localism at the heart of Denver's most beloved pedestrian-friendly neighborhoods. akin Tennyson will include 84 upscale residential apartment homes and 8,500 square feet of service and restaurant retail. Residents will have access to various amenities, including a unique ground-floor outdoor community space, a large resident rooftop terrace with stunning mountain views, three resident courtyards with various programming and seating options, a state-of-the-art fitness center, and custom art pieces from local artists. Ft., 135 Units Affordable Housing, Multi-Family Housing, Sustainable, Structural Steel Superstructure, Cast in Place, Podium Slab, Wood Framed, Publicly Funded, LIHTC, Underground Parking, Ground Up Part of DHA’s Sun Valley redevelopment plan, THRIVE is a 7-story mixed-income development with a mix of two-story townhomes and 1 – 5 bedroom multi-family units totaling 135 units. THRIVE consists of a podium slab with two stories of the structural concrete frame (metal stud framing for all walls levels P1-2); with levels 3-7 fire-treated wood. Funding comes from a variety of public funding sources. During preconstruction, Pinkard collaborated closely with the owner/design team and our chosen MEP/fire and earthworks design-assist partners to develop a detailed budget that held steady from the design development phase through GMP. With this zero percent variance, DHA was able to incorporate add-alternates to enhance Thrive’s value to the tenants and DHA. This collaboration during preconstruction included analysis of two different geo-tech reports plus third-party reviews for building envelope integrity and constructability. the project also boasts 0% variance between DDs and GMP.     Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership 2024-02-02 Share Share Pinkard, a leading construction company in Colorado, promoted Leighton Neff to Chief Preconstruction Manager in February 2023. In his first year at the helm, Neff has made sweeping changes to better serve Pinkard clients in providing accurate pricing and constructability assessments for all projects. These changes are built on Neff’s rich and varied experience with Pinkard. Hired from CSU’s Construction Management program in 2007, Neff began as a project engineer. He has since worked up to project superintendent and manager roles. Neff joined preconstruction in 2018 as a hybrid project/preconstruction manager. In 2020, Leighton joined the Pinkard preconstruction department full-time. "My experience in the field uniquely positions me to assess the constructability of a project and provide accurate pricing, helping to avoid permitting and funding delays,” said Neff. “Overworked teams cannot perform at the level our clients expect; avoiding staff burnout is critical,” said Neff. “Our goal is to continue to provide the highest value to our clients in preconstruction services by ensuring my team has all the resources they need and is working at a capacity compatible with driving excellence.” Neff notes that he is extremely fortunate to work with great partners who truly appreciate the value Pinkard brings to their projects. “I have an excellent leadership team at my disposal who can lend their vast experience to our projects well before we turn a shovel of dirt. K12, LEED Gold, Major Building Systems Retrofit, Multiple User Groups, Addition, Occupied, Renovation Graland Country Day School’s Anschutz Commons Building and Hamilton Reiman Building project was a phased renovation/addition that included razing the Gates Science Building to make room for a new commons building; a major renovation of the Hamilton Reiman Building; and a 440 sf elevator and lobby addition and extensive ME upgrades. Construction was conducted on a fully-occupied campus. The new Anschutz Commons Building is a 15,000 sf, two-level dining hall and assembly center that includes a 2,000 sf commercial kitchen. The Hamilton Reiman Building renovation eliminated the cafeteria/kitchen facility and created a new 10,000 sf performing arts center with seating for 300. ME upgrades included new RTU’s, electrical, and fire sprinklers throughout. Green and sustainable components include daylighting, natural ventilation, re-use of existing building materials, sustainable food service practices, and recycling and composting in the new Anschutz Commons. The Anschutz Commons Building project received LEED Gold certification in May 2012. Healthcare, Clinic, Ground Up Pinkard completed the build-out of a health care clinic for Denver Health and Hospital Authority on the main level of our project for Denver Housing Authority, Vida at Sloan’s Lake. The 7,741 sf clinic featured 17 exam rooms, a procedure room, oxygen rooms, x-ray room, and various administrative spaces, and a conference room. Project challenges included an expedited schedule to meet owner-occupancy requirements and the installation of intricate architectural wood ceilings. The clinic was part of the development’s overall vision which included pairing affordable housing for seniors with essential on-site services. "Over the years, we’ve had a lot of contractors use Procore on our projects. However, none of them have been able to figure out how to make Procore send us an email that has a single-click embedded link to download the one file that has the submittal or RFI, including its transmittal/cover sheet. They struggle to combine the submittals with their transmittals, and many struggle with correctly naming the PDF. From what I see from your emails, Dave, you’ve figured all of this out. If you could send me the steps on how to set up Procore to do this, we can share it with our other project contractors and see if they can get it right." Denver Zoo Tropical Discovery Denver, Colorado, USA Denver Zoological Foundation 41,000 Sq. Ft. Public Projects, Recreation Tropical Discovery is a conservatory-type building that provides a real-life rainforest environment in a 1.5-acre tropical ecosystem. The Denver Zoo's exhibit and education center is home to 140 species of plants, 123 species of fish, and over 1200 animals representing over 200 species such as mammals, reptiles, amphibians, and invertebrates. An offshore coral reef, tropical marshes, temple ruins, cypress, and mangrove swamps have been created throughout the complex. With over 13 pools forming the pathway around the exhibit, 24 glass-fronted tanks, 3 waterfalls, and a jungle river, Pinkard faced very complex waterproofing challenges in installing four different waterproofing systems specified in the architect's construction documents. Intricate life support systems were installed that precisely regulate each exhibit environment for the vast array of both plant and animal species requiring maintenance of proper temperatures. The building is topped with two pyramid-shaped skylights providing natural light for almost 3/4 of the building. One of the skylights stands 45 feet above the ground. A temple inside nearly reaches the pyramid's peak. Although there are 22,000 square feet of display area, the total square footage, including service areas and holding pens, is nearly 41,000. The exterior involved Pinkard's execution of extensive architectural cast-in-place concrete work. With the construction of Tropical Discovery, the Denver Zoo is one of the few zoos in the country that has created natural habitats and biological ecosystems that blend the best of biology and botany. It is a fascinating and unique opportunity for visitors to experience the immense diversity of life in the tropics and to gain a greater appreciation for the fragile nature of this important ecosystem. Bay Aquatic Park Phase IV 250 Spader Way, Broomfield, CO, USA City and County of Broomfield 46,500 Outdoor Pool, Pool, Recreation Multi-Family, Renovation, Recreation, Public Projects The Bay Aquatic Park is a beloved staple of the Broomfield community where families keep cool on hot summer days. Pinkard was the original general contractor water park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project in February 2024. The $10 million “Phase IV” renovation includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. The goal is to reopen the park in time for a partial 2025 season. Once this project is complete, it will mark Pinkard’s 101st multi-family project, with more than 50 of those being HUD-funded projects.
