Ft., 18 Units Senior Living, Multi-Family Housing, Affordable Housing, Wood Framed, Ground Up, Memory Care Building One of a proposed three-building campus will be 9,395 sq ft and contain 18 memory care units in a single-story, wood-framed building. It will have a commercial kitchen, dining room, common areas and lobby. Heating and cooling will be accomplished using individual packaged terminal air conditioner (PTAC) units. The exterior is Manf stone veneer and stucco. Pinkard's value engineering efforts included mechanical system life cycle analysis for a $350,000 owner savings. The 2.73-acre site will require extensive infrastructure operations to build a road, roundabout and utilities.     Pinkard Completes Construction On Astroscale U.S. Headquarters Pinkard Completes Construction On Astroscale U.S. Headquarters 2023-05-24 Share Share Pinkard Construction, an Office renovation general contractor celebrating 60 years in Colorado, has completed construction on Astroscale 's  new U.S. headquarters in Denver, Colorado. The newly renovated office stands at 13,500 square feet of space and includes a state-of-the-art lab and operations center. The 100-year-old building was recently renovated to fit Astroscale’s needs and features custom space-themed murals on the outside and interior.  During the Grand Opening Celebration of the building, Astroscale U.S. President and Managing Director Ron Lopez remarked, “Astroscale U.S. has a deep commitment to securing the safe and sustainable development of space for the benefit of future generations and to serving the U.S. government and commercial customers in that commitment This outstanding new facility will serve as the place where our employees, customers, and partners can collaborate and create to deliver on that commitment.”  Pinkard worked closely with NeoEra Architecture to complete the project with particular attention to unique architectural details and finishes, including elements inspired by traditional Japanese and science fiction interiors.    “This project was very unique, and I am excited that we got to build such a beautiful space for Astroscale to put its best foot forward in the U.S. market,” said Jim Pagano, Construction Manager for Pinkard Construction. “We do many of these complex renovations and can work with architects to execute the design intent with a keen eye on the budget.”      Astroscale U.S. Inc, a subsidiary of Astroscale Holdings Inc.     Pinkard provided expert construction services for City of Golden on the Golden Public Works Facility project. Golden Public Works Facility Golden, CO, USA City of Golden Seven structures on 29 acres Public Projects, Industrial, Fleet/Maintenance, Ground Up Pinkard Construction acted as CM/GC for the City of Golden's new Public Works Facility. Scope of work included construction of new facilities and site selection feasibility analyses. The new facilities include: Fleet Maintenance Facility (CMU, steel and veneer), Shops Facility (CMU, steel and veneer), Heated Vehicle Storage Facility (premanufactured steel), Bulk Storage and Mixing Facility (28' high concrete and engineered-wood), Covered Vehicle Storage (24' high engineered-wood), Vehicle Wash Building with precast roof panels and CMU walls, Outdoor Washbay canopy, and 20,000 gallon underground fuel tank. Stormwater management was a major issue on the steeply sloped, 29.3 acre site adjacent to a major state highway. Constant site changes required corresponding modifications to our Best Management Practices, which included a series of silt fences, asphalt and dirt berms, rock check dams, inlet protection, street sweeping, erosion control blankets, native seeding, and silt removal. Pinkard's stormwater management had zero citations over the course of nearly 70 inspections in 13 months.     Pinkard Breaks Ground on 400-Unit Affordable Housing Development Pinkard Breaks Ground on 400-Unit Affordable Housing Development 2023-07-21 Share Share Pinkard Construction, a leading affordable housing contractor, broke ground today on Willoughby Corner , a 400-unit affordable housing development in Lafayette, Colorado. The project is a collaboration between the Boulder County Housing Authority (BCHA), the City of Lafayette, Pinkard Construction, Norris Design , and HB&A Architects . Colorado Lieutenant Governor, Dianne Primavera, noted in her remarks at the ceremony that Willoughby Corner would be the largest net-zero-ready affordable housing development in Colorado when complete. The buildings will utilize solar and geothermal technology and incorporate highly energy-efficient building designs and materials. The first homes, 63 affordable ADA-accessible apartments for adults age 55 and over, will be ready for move-in as early as fall 2024. The first phase also includes 129 affordable multi-family homes and a community center. “We are here to celebrate this amazing, whole neighborhood of affordable housing... with community gardens, a transit mobility hub with bus access, car sharing, and [electric vehicle] charging,” said Norrie Boyd, director of BCHA. “We will have walking trails and electric, built for the future buildings, all designed with trauma-informed design, so everyone feels welcome in their homes here.” “It’s amazing to work with Pinkard Construction; every individual... puts their heart and soul into this project,” said Molly Chiang, Senior Developer with BCHA. “They have been with us since the very early days of design, and they have been able to guide the whole team and get us to where we are now.” The project is made possible through the City of Lafayette’s financial support with nearly $1.5 million in fee waivers for the first phases of the project, the $3.1M purchase of the land, and $5.3M in grants for Willoughby’s water rights. Willoughby Corner is also possible because of Boulder County Commissioners’ help with funding. Over the past year, Commissioners have added nearly $13 million in county and American Rescue Plan Act funds to help ensure Willoughby Corner can continue to advance through financing and approvals processes and that construction on its first phase can begin on time. “Willoughby Corner is a shining example of what can be accomplished when we work together to address the affordable housing crisis,” said Pinkard President Tony Burke. “I’m proud of the work that Pinkard has done to keep this project on track despite a global pandemic, materials shortages, and cost escalations that have derailed so many projects.” Willoughby Corner’s affordable homes will serve generations of families, individuals, older adults, and the workforce earning at or below 60 percent of the Area’s Median Income. For example, for a family of three, this amounts to a maximum annual income of $71,760 (2023 HUD). Construction on the first phase of Willoughby Corner is expected to be completed in 2024. At the beginning of the year, Jim Pinkard looked at the history of the company . Now, Tony looks to the future. As of March 30th, Pinkard Construction enters its 61st year serving Colorado senior living, affordable housing, multi-family, recreation, municipal, and commercial clients. Pinkard's President, Tony Burke, thought it was time to look at our future. Burke says the company’s leadership is armed with the wisdom and perspective gained by adapting and growing with this always-evolving construction and development market. “We march forward with a new generation of ownership, new leaders, and new branding,” says Burke. “These decisive changes represent a continuation of fundamental business practices but with a fresh new look and approach to the challenges and opportunities presented in the world of construction today.” Burke says that his leadership team recognizes the importance of changing stereotypes of who can participate in the construction industry. His view is that greater workforce diversity enhances the companies' ability to be creative and competitive and the industry needs to attract the workforce of tomorrow. Burke knows that the need for construction professionals is at an all-time high. A key priority for Burke is investing in Pinkard employees' ongoing development and creating an environment that retains talent. He feels that a company culture with opportunities for growth, stability, and work/life balance will also pay dividends in recruitment. “We aim to create an environment of belonging in our office and jobsites. This industry is a great place to make a living and should be inclusive and representative of our community,” explains Burke. “We strive daily to perform with our core values in mind, knowing that these qualities are the foundations of transparency and tenacity.” Burke also recognizes that mental health is an ongoing challenge within society, specifically in the construction industry. Located just two blocks from the Louisiana/Pearl light rail station in Denver’s desirable Platt Park neighborhood, the 34,619-square-foot multifamily residential property offers 42-units with a focus on small unit sizes with lower monthly gross rents. Denver-based investment and development firm Confluent Development, in partnership with Narrate Companies , is the project owner. Amaya, an experienced construction professional with over 35 years of experience, will push the company into additional markets while maintaining controlled growth. "I see enormous potential in Pinkard for markets like healthcare, mission-critical, life science, and aerospace, to name a few," said Amaya. " I hope that we can branch out while still maintaining the same level of construction quality, safety, and client intimacy."     Pinkard Self Performs Unique Design Features Pinkard Self Performs Unique Design Features 2022-03-14 Share Share On the Moorhead Recreation Center project, BRS’s impressive rope wall was thoroughly mocked up in miniature during design. During bidding, the feature was so unique only one subcontractor was willing to “throw a number at it” — to the tune of $20,000. Convinced that the number was excessive, Pinkard decided to self-perform the work. After all, we would just be running a length of rope through a series of eyelets, pulling the rope tight, and we’d be done. We set aside one person to do the work in one day. When it came time to construct the 70-foot-long art piece, the installation procedures determined during the mock-up phase didn’t work: the rope wouldn’t slide through the eyelets, and tensioning the rope to the required specifications caused stainless steel eyelet bolts to strip and shoot out at an alarming velocity entirely. Senior PM Derek Stathis: “This installation was incredibly complicated. We had different colored climbing ropes looped up and down within a steel frame, with the loops interconnecting to form a colorful waterfall pattern. But you can’t just weave it all simultaneously and tighten it. You have to put it through a top, loop it in the middle of the frame with another section of rope coming up from the bottom, then pull it to the top; then use the come-along to tighten it; clamp it off, then do another loop. You can’t pull more than one at a time because the eyelets are too small to let the rope slide freely. Our field engineer did it a little bit, and he got blisters. We did this for 1,000 feet of rope.” Ultimately, this one-person job required two carpenters two full weeks to complete, and it required several field modifications including the addition of carabiners to help the rope slide and a rope safety system to eliminate the risk of the eyelet bolts blowing out. The completed rope wall is stunning and the recreation center's crown jewel.     Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership Pinkard Makes Sweeping Changes to Preconstruction Services Under New Leadership 2024-02-02 Share Share Pinkard, a leading construction company in Colorado, promoted Leighton Neff to Chief Preconstruction Manager in February 2023. In his first year at the helm, Neff has made sweeping changes to better serve Pinkard clients in providing accurate pricing and constructability assessments for all projects. These changes are built on Neff’s rich and varied experience with Pinkard. Hired from CSU’s Construction Management program in 2007, Neff began as a project engineer. He has since worked up to project superintendent and manager roles. Neff joined preconstruction in 2018 as a hybrid project/preconstruction manager. In 2020, Leighton joined the Pinkard preconstruction department full-time. "My experience in the field uniquely positions me to assess the constructability of a project and provide accurate pricing, helping to avoid permitting and funding delays,” said Neff. “Overworked teams cannot perform at the level our clients expect; avoiding staff burnout is critical,” said Neff. “Our goal is to continue to provide the highest value to our clients in preconstruction services by ensuring my team has all the resources they need and is working at a capacity compatible with driving excellence.” Neff notes that he is extremely fortunate to work with great partners who truly appreciate the value Pinkard brings to their projects. “I have an excellent leadership team at my disposal who can lend their vast experience to our projects well before we turn a shovel of dirt. Their expertise makes a huge difference in outcomes,” said Neff. One of these frequent collaborators is Pinkard's Quality Control Manager, Troy Bohlender, another long-tenured Pinkard employee with over two decades of field experience. “Troy works with my whole team on assessing schedules, verifying plans and picking up on small details that are easy to miss but can cost tens of thousands of dollars in delays or rework. He’s an invaluable resource,” adds Neff. Tony Burke, President of Pinkard, notes that Neff's skills in helping clients navigate the fluctuating labor and materials markets, avoiding cost escalations, and working with architects to optimize project design without sacrificing project scope and design intent make him an invaluable member of the Pinkard team.     Pinkard provided expert construction services for Graland Country Day School on the Graland New Commons Building project. Graland New Commons Building Denver, Colorado, USA Graland Country Day School 25,000 Sq. Ft. K12, LEED Gold, Major Building Systems Retrofit, Multiple User Groups, Addition, Occupied, Renovation Graland Country Day School’s Anschutz Commons Building and Hamilton Reiman Building project was a phased renovation/addition that included razing the Gates Science Building to make room for a new commons building; a major renovation of the Hamilton Reiman Building; and a 440 sf elevator and lobby addition and extensive ME upgrades. Construction was conducted on a fully-occupied campus. The new Anschutz Commons Building is a 15,000 sf, two-level dining hall and assembly center that includes a 2,000 sf commercial kitchen. The Hamilton Reiman Building renovation eliminated the cafeteria/kitchen facility and created a new 10,000 sf performing arts center with seating for 300. ME upgrades included new RTU’s, electrical, and fire sprinklers throughout. Green and sustainable components include daylighting, natural ventilation, re-use of existing building materials, sustainable food service practices, and recycling and composting in the new Anschutz Commons. The Anschutz Commons Building project received LEED Gold certification in May 2012.     Pinkard provided expert construction services for Denver Health and Hospital Authority DHHA on the Denver Health at VIDA project. Denver Health at VIDA Denver, Colorado, USA Denver Health and Hospital Authority DHHA 7,741 Sq. Ft. Healthcare, Clinic, Ground Up Pinkard completed the build-out of a health care clinic for Denver Health and Hospital Authority on the main level of our project for Denver Housing Authority, Vida at Sloan’s Lake. The 7,741 sf clinic featured 17 exam rooms, a procedure room, oxygen rooms, x-ray room, and various administrative spaces, and a conference room. Project challenges included an expedited schedule to meet owner-occupancy requirements and the installation of intricate architectural wood ceilings. The clinic was part of the development’s overall vision which included pairing affordable housing for seniors with essential on-site services. "Over the years, we’ve had a lot of contractors use Procore on our projects. However, none of them have been able to figure out how to make Procore send us an email that has a single-click embedded link to download the one file that has the submittal or RFI, including its transmittal/cover sheet. They struggle to combine the submittals with their transmittals, and many struggle with correctly naming the PDF. From what I see from your emails, Dave, you’ve figured all of this out. If you could send me the steps on how to set up Procore to do this, we can share it with our other project contractors and see if they can get it right."
