Pinkard Frameworks Promotes Russell Hardcastle Pinkard Frameworks Promotes Russell Hardcastle January 29, 2025 Share Share Longtime Pinkard employee Russell Hardcastle has been promoted to the new position of Framing Engineer for Pinkard Frameworks. Pinkard Frameworks, the in-house wood-framing division of Pinkard Construction, created this new role specifically for Russell to take advantage of his unique skillset that enables him to translate his years of field construction experience into a BIM and clash detection-related engineering specialist. In his new role, Russ manages virtual construction and clash detection on every Frameworks project, scrupulously analyzing constructability details. This includes creating 2D and 3D framing layouts that give Frameworks the ability to confirm architectural and structural intent and then design custom framing packages that are identical to what a wall panel supplier would do. It also gives Pinkard Frameworks the ability to design custom framing packages that can also include wall panelization, with the flexibility to either self-construct wall panels or contract the work to a panel fabricator. Russ also checks dimensions, compiles quantities for procurement, identify gaps, omissions, duplicates, and clashes, all with the mission of setting up the construction team to have the most efficient construction process possible. Wood Framing Manager Dan Harris: “A lot of guys can understand framing when they are seeing it right in front of them, but Russ can sit in front of his computer and switch between three dimensions and two dimensions without losing a beat. He can visualize complexities within the structure, put them into context, and display them in a way that design teams and framing crews can understand. Russ’ skillset is truly the Holy Grail of construction.” This diligence pays off regularly. One recent wood framed project was specified to be hemlock/fir construction, but one drawing page stated a requirement for part of the structure to be Douglas fir. Russ was able to modify his BIM model to properly replace more than 3,000 hemlock/fir studs with all Douglas fir prior to construction. These critically important preconstruction steps benefit owners with a more efficient construction process that maximizes efficiency while reducing waste and time lost for tear-outs and re-builds. While it is common for a contractor to provide BIM services/clash detection for major mechanical, electrical, and plumbing systems, BIM services like those provided by Frameworks are relatively rare in the wood-framing world. With more than 20 years in construction, Russ’ career has featured a strong focus on multi-family wood framing, custom woodworking, and hospitality construction. He joined Pinkard in 2015, where he quickly became a standout employee. As a result of his construction common sense and strong field performance, he was able to skip three years of a four-year journeyman carpenter apprentice program at the Construction Industry Training Council. He completed Associated General Contractors’ superintendent/ project manager apprenticeship program in December 2024. Russ joined Frameworks in the summer of 2023, rising to the role of Framing Superintendent prior to his current position as Framing Engineer. Russ’ new role greatly enhances Frameworks’ mission to provide industry-best preconstruction services for Pinkard’s wood frame clients. Pinkard formed its Frameworks division in 2023 to fill a much-needed gap in the wood framing industry. Pinkard provided expert construction services for Town of Erie on the Leon A Wurl Service Center project. Leon A Wurl Service Center Erie, CO, USA Town of Erie 26,288 Sq. Ft. Public Projects, Industrial, First Responder, Fleet/Maintenance, Ground Up The Leon A. Wurl Service Center is a maintenance, shops and office facility for the Town of Erie Public Works Department and Parks Department. It features a 9,560 sf Class "B" office building that connects with a 16,728 sf maintenance building on approximately 7.5 developed acres. Sustainable features on the maintenance building include: White TPO roof Photovoltaic panels with a power purchase agreement Full heat recovery Recycled asphalt Low-emitting materials Instant-hot water units The Center also includes a 250,000 sf service yard with a 3,000 gallon fueling station, magnesium chloride/salt storage facility and truck wash pad. An intensive preconstruction planning phase kept design-related changes to .6%, or 75% below the industry average. The final contract was $202,000 below the original contract. Pinkard completed this fast-tracked project 56 days ahead of schedule, allowing the Town of Erie to completely relocate its maintenance operations well ahead of the winter season. Ft., 43 Units Multi-Family Housing, Market Rate, Underground Parking, Ground Up ONE Riverfront consists of a seven-story cast-in-place structure with post tensioned slabs and seven street-front, four-level townhomes including a below-grade parking garage. The project totalled 127,391 gsf with 43 loft residences in the seven-story mid-rise structure and seven steel-framed townhomes facing the street front. The mid-rise structure's exterior consists of exposed architectural concrete, floor-to-ceiling aluminum-clad wood windows with composite metal panels, and Norman brick veneer. High end interior finishes include solid quartz stone counter tops, Italian porcelain tile and European cabinetry. Large portions of the residential interior feature exposed concrete ceilings and structural columns. The 50 units had infinitely variable customization options including five countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. Customizations and design modifications required over 400 RFIs and 170 change orders. Concrete pours for the structure required over five months in the schedule. Highlights of the concrete work included: The seven-story tower features Agilia concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental self-compacting Agilia concrete had tremendous head pressure requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor intensive process requiring strict quality control and oversight. Owner Additions to Scope When construction was 50% complete, $6 million in owner-additions added 24% more scope with no schedule extensions. Scope of Work The renovation and addition portions of the project were constructed concurrently. Original scope for the renovation was "paint and patch." Owner scope additions during construction resulted in Pinkard completely gutting and renovating 103,000 sf, virtually every square foot, of the existing building. Scope included asbestos abatement and build-out of classrooms, teaching laboratories, team rooms/office space, and a 20,000 sf library. Significant structural improvements were necessary to meet current code, including seismic and fire upgrades that included new caissons and shear walls. The 63,000 sf structural steel and sandstone veneer addition included classrooms, dining and kitchen facilities, office and board rooms, and a grand atrium with limestone tile. The atrium is topped by a towering, copper-trimmed dome of red clay tile. A complex scaffold system six stories high was constructed to complete the atrium interior. Very high-end finishes include Lyons, Colorado sandstone, Indiana limestone, oak and hardwood casework trim, and limestone floor finishes from Portugal and Germany. Occupied Campus The project was in the middle of a main pedestrian thoroughfare requiring complex phasing of pedestrian and vehicular traffic. Sitework and foundations began while the school was occupied. Careful coordination of ingress/egress, signage, noise, dust and vibration control minimized impact. A three-acre greenbelt adjacent to the site received a significant makeover that included landscaping improvements, new sprinklers and improved pedestrian circulation. LEED Certification Although Pinkard's contractual obligation was to meet LEED Silver certification, enough LEED points were earned to qualify for LEED Gold despite the fact that the more challenging renovation portion was expected to conform to a New Construction (NC) rating. LEED Gold certification was received January 2008. Winner, Associated Builders and Contractors' 1st place, National Excellence in Construction Eagle award. "I saw firsthand many of the numerous challenges that Pinkard and the entire construction team had to face and ultimately overcome. These challenges were frequent occurences, and involved portions of the existing 40-year old concrete structure interfering with planned construction. Pinkard was always conscientious about communicating field issues, putting together detailed as-builts to clarify the changes, and to diligently work to sequence and oversee subcontractor performance. On Tuesday, the company announced the topping out of the building, signifying the completion of the project's structural phase. Pinkard Completes Massive Willoughby Corner Development Ahead of Schedule Pinkard Completes Massive Willoughby Corner Development Ahead of Schedule April 2, 2025 Share Share Pinkard Construction has completed Boulder County Housing Authority’s Willoughby Corner development under budget and ahead of schedule despite an early five-month permitting delay. Located southwest of the intersection of 120th and Emma streets in East Lafayette, Willoughby Corner is a master-planned greenfield project born of an intergovernmental agreement among Boulder County Housing Authority (BCHA), Boulder County, and the City of Lafayette. Pinkard’s Phase 1 of this development ($83 M in hard costs, $106 M all in) includes a 63-unit apartment building for 55-and-over residents, four multi-family buildings totaling 129 units, a community center, and $15 million in roads and infrastructure (R&I) improvements. Featuring extensive geothermal and solar energy systems, the all-electric project is now Colorado’s largest Zero Energy Ready Home community. The roads and infrastructure improvements came with considerable jurisdictional challenges as the City of Lafayette worked through its long term R&I plans. Thanks to a strong collaboration among the owner/design team, Pinkard, and the City, Pinkard was able to make significant modifications to the existing construction and logistics plans to accommodate the city’s ever changing requirements, but the R&I modifications resulted in a five-month delay to construction start. BCHA granted Pinkard a five-month schedule extension, but all parties agreed that meeting the originally contracted completion date was critical to BCHA’s funding needs. Pinkard ultimately completed the project as originally scheduled on December 31st, 2024, following an intensive resequencing that included a major revamping of the construction plan, an enhanced quality control plan, and numerous manpower adjustments. One design team member described the completion effort as “miraculous.” Pinkard Frameworks, Pinkard's in-house wood framing division, played a key role in keeping the project on schedule, with in-depth planning during preconstruction and considerable manpower adjustments in the field. Frameworks’ focus was saving money for BCHA while maximizing construction efficiencies and avoiding in-field redesigns. RS&H Principal Architect Tino Leone: “Frameworks’ approach to preconstruction planning and field efficiencies had a significant impact on schedule. It was a great benefit to the project.” All construction work was completed under near-occupied conditions, with heavy school traffic jams bisecting the construction site and significant road closures and detours impacting site access and deliveries. With numerous funding sources covering various aspects of this large project, Pinkard provided 30+ estimates during the complicated two-year-long preconstruction phase. Pinkard’s intensive collaboration and creativity in design optimization ensured a timely, in-budget construction start. Funding included 4% and 9% CHFA tax credits. BCHA Executive Director Susana Lopez-Baker: “We completed a $100+ million project with $15 million in infrastructure improvements on top of 192 housing units in 16 months. I think that’s just incredible. Pinkard was always flexible, and we were always beating challenges and meeting our goals. It was really exceptional to see, and people love our beautiful development.” Currently, Pinkard is continuing with the City’s R&I improvements surrounding the Willoughby development. Roads and infrastructure upgrades are expected to be complete by the end of May. The Boulder County Housing Authority is leasing Willoughby Corner now, with below-market-rate homes available for people earning up to 60 percent of the Area Median Income, or about $70,000 per year for a two-person household. Porcelain Brick Quality Challenges Porcelain Brick Quality Challenges March 14, 2022 Share Share On the Moorhead Recreation Center project, one of our biggest quality challenges was constructing the intricate, custom foliage patterning with the exterior porcelain brick. The brick is beautiful, but it tends to be very fragile. BRS's design came with an exact template showing where every brick should go. The challenge was to get the patterning exactly correct and not damage it. Ensuring Quality Brick Installation. To get the brick just right, JVS Masonry created half-scale mock-ups of a brick wall section, colored and numbered each brick location, then constructed the mock-ups under the watchful eyes of Pinkard, the City, and BRS. Once everyone agreed that the correct construction and quality approaches were understood and mastered, crews went to work on the real thing. In preparation for construction, JVS once again plotted the location and color of each brick. During construction, five different individuals took turns inspecting the installation every two hours. This result was near perfection. Everything line-up perfectly. Project Architect Jesse Sherr: “I think those guys did a great job with the porcelain brick. That material is probably one of the most challenging tasks and some of the best installed on that whole project.” As construction progressed under a very tight schedule, the team continued to face one demanding quality challenge after another. Construction Manager Blake Chambliss: “Pinkard had a tremendous number of quality/fit and finish responsibilities. We were working on a fast-paced schedule and at every turn, we encountered challenging details. Ft., 176 Units Senior Living, Affordable Housing, Multi-Family Housing, Photovoltaic, Cast in Place, Enterprise Green Communities, Sustainable, LIHTC, Publicly Funded, Underground Parking, Ground Up, Independent Living Denver Housing Authority's new ground-up mixed-use senior housing development on approximately one acre of land along W. Colfax between Perry St. and N. Quitman St. included 176 units of senior housing, a health clinic, and an adult day center. The development was programmed to create a vibrant community focused on healthcare services, healthy food and lifestyles, and senior services that allowed seniors to age in place. It was anticipated that a healthcare provider would operate a clinic on the first floor of the building, and the second floor would be entirely programmed as a health-focused adult day center, potentially including a food delivery hub/farmers market, cafeteria, fitness program, and an ADA accessible community garden on an outdoor terrace. Like with all of DHA's developments, the team strived to build LEED Gold certified or better, with both solar and geothermal systems to offset the building's energy demands. This development furthered DHA's commitment to exceptional energy efficiency, utilization of renewable energy resources, and creating healthy, safe living environments while playing an important role in the revitalization of Colfax Street and the adjacent St. Anthony's redevelopment. The project utilized 4% & 9% LIHTCs and other affordable housing financing tools. The project was part of a large initiative representing a shift in philosophy and approach by the Authority to bring the for-profit sectors into partnership with the Authority and to provide an opportunity for the Authority to leverage its resources to provide capital improvements required for the development effort on each respective phase. During design, Pinkard (as CMaR) provided exceptionally accurate and creative preconstruction services, working closely with DHA and Parikh Stevens Architects to increase unit density from a 64-unit, $8 million project to 176 units and more than $40 million with underground parking and medical services. Also during the budgeting phase, Pinkard found savings in waterproofing systems and exterior skin. Later in the project, Pinkard returned savings to DHA that allowed the owner to upgrade to the original, more complicated skin system. DHA enjoyed a very predictable budgeting phase thanks to Pinkard’s 0% variance between their design development (DD) estimate and the guaranteed maximum price (GMP).
