It includes 85 live/work units at grade along 11th Street and additional space at the property's frontage to be used as business space for the residents. This development coincides with the redevelopment of downtown Greeley and will bring an influx of new residents, expecting to strengthen local businesses and services, as well as provide a high-end, urban living option for the residents. The 4-story property includes private garage parking as well as surface parking. The Irving at Mile High Vista is a new, all-electric apartment building in West Denver. The Irving features affordable lease rates for studios, 1- 2- and 3-bedroom homes. Projected to open in late 2025, apartments at The Irving are reserved for households earning 20%-80% of the area median income (AMI). The site is close to parks, schools, shops, the Rodolfo “Corky” Gonzales Branch Library and other community services. The developer, Urban Land Conservancy, guarantees affordability for The Irving for at least 99 years through its community land trust. Is this building related to the luxury apartments being built across the street? No. I am interested in living at this future apartment complex, how do I join an interest list? The site has accommodated occasional dog walks over the years. But with active construction, local pups will have to find another location for their bathroom breaks. Can I go onto the construction site to see it up close? For your safety and the safety of others, unless you’re escorted by a Pinkard Construction employee, you may not enter the site at any time. Who is building it? The property owner and developer is Urban Land Conservancy, a nonprofit real estate company providing affordable housing and affordable nonprofit spaces in the Denver metro area for 20 years. The builder is Pinkard Construction, a Colorado general contractor specializing in ground-up, renovation, construction management and design-build projects. Will this affect library parking? The number of the library’s parking spaces on its property will remain the same. Other adjacent parking spaces that were privately owned will no longer be available to patrons as library overflow parking. Are there job opportunities with this construction site? Yes. The City and County of Denver’s allowed construction hours are between 7 a.m. and 9 p.m. on weekdays, and 8 a.m. to 5 p.m. on weekends. Residents and library patrons can expect construction activity and associated noise during those times. Will this affect bike parking? Library bike parking will remain the same. Please use only designated bike parking spaces, as bikes obstructing construction or locked to construction fencing may be removed. Over the next few weeks, we will be conducting final testing of our systems and preparing the building for move-in. Please be patient with us as we sound our fire alarm; we need to ensure all safety systems are functioning as designed. As we wrap up construction, please use caution around the forklift removing material from the building. By the new year, the building will be complete. Thank you for your patience with us thus far. We wish you happy holidays! 10/1/25 Filling and Finishing The building is filling up! Frequent deliveries along the surrounding private roads mean increased truck traffic. Please be alert and follow the directions of the traffic crew. Inside, we are installing finishes and getting ready to complete the building. This may cause temporary congestion, and we appreciate your patience as we unload material. As we wrap up the exterior siding, expect lifts to be stationed around the building for finishing touch-ups and final installation. The library parking lot will be closed for repaving the week of 10/20; we apologize for this brief inconvenience and hope you enjoy the new pavement. At the end of October, we will be installing a new city sidewalk and traffic lane on the North side. During this work, Colfax will be reduced to one lane along our site for safety reasons. We appreciate your understanding as we finish building this community. 7/22/25 Decks are Done We are topped out! The building has reached its maximum height, and work will transition into filling out the inside and completing the exterior. We will have some small concrete pours next week on the roof and ground levels, but this will be the last time the pump partially blocks the private drive lane for deck pours. Overhead, stairs are flying into place, and the roof amenity space is getting framed and secured. On the exterior, get a glimpse of the final product as windows and metal panels get installed. Thanks for your patience and understanding as we constructed the superstructure and reached this milestone. 5/6/25 Placing Panels We have entered our structural cycle of placing wall panels, laying the deck panels, pouring the deck, and then repeating. In the coming months, expect ongoing overhead activity as our walls and floors fly into place. Our next deck pour will be Level 5 on May 20th, which will partially block the private drive to the East. Please follow the instructions given by the traffic control crew as they safely guide you around the trucks. At this time, we anticipate topping out the structure in early July. 4/10/25 Walls and Walkways The covered walkways are installed! Please do not hesitate to use these safe passageways around the site. Within the site, walls are going up. Feel free to observe our prefabricated wall panels as they fly overhead into place. For the next few months, work will include placing decks and walls until we top out. Again, please do not be alarmed by the whistles from the site, as they are simply a safety measure for our crew for these overhead hazards. 3/27/25 Covered Walkways The installation of the covered walkway along Colfax is complete. Please use this as a safe means of traveling around the site. On Monday, Cesar Chavez Day, we will construct the library entrance tunnel while the library is closed. This structure will protect the path from the parking lot to the existing covered walkway along the library. On site, the cores will finish in the next few days. Wall panels will follow, taking our building vertical and starting unit construction. 3/11/25 Month of March This month is focused on completing the vertical structural cores. These three towers will grow continuously and top out at the maximum height of our building. As we grow, two covered walkways will be installed for your safety. By the end of the month, both a library entrance tunnel and a covered walkway along Colfax will be in place to prevent overhead falling object hazards. Please be patient during installation and follow the signage and directions from our crew for safe routing around the site. 2/11/25 Snow and Semis This week brings cold and snowy weather along with numerous deliveries. Due to the weather conditions, the final Level 2 pour has been rescheduled to Monday, February 17th. In the meantime, we will begin working on the cores supporting the vertical structure. Large flatbed semi-trucks will be delivering blocks throughout the week. Exercise caution when navigating in the eastern private drive and follow the instructions provided by the traffic control crew. 2/5/25 Prime Pour Period This week brings warm weather that is perfect for pouring the concrete for our second level. Please expect our crews to surround the site and safely direct traffic around the pumping equipment. We appreciate your patience and understanding as we partially block the eastern drive for two days. By the end of this week, we will have the northern half of the building poured and have the southern portion prepped for next week's pour. During preparation, do not be alarmed by the whistles signaling the presence of overhead loads- this is just a safety measure for our crew. 1/21/25 Cold Construction This week, we will form the second-level slab in the north and finish grading soil in the south. Later this week, expect trucks to arrive with heaters and tenting material to prepare the site for cold weather work. Please exercise caution while navigating around these deliveries, as the roads may be slick. No concrete pours are scheduled this week, but expect partial blockage of the eastern private drive on February 3rd and 4th when we pour the northern half of the second level. Be prepared to follow our crew's directions during this time, as there will only be one traffic lane around the pump. 1/7/25 New Year, New Building Welcome to 2025! As we head into the new year, we will be taking our building vertical. This week, we will pour the concrete beneath the lobby space and prep the remaining building footprint to finish the parking garage slab. Please be patient with our crews as they guide you safely past the concrete trucks lining the eastern private drive during these pours. In the next few days, expect to see supports peeking over the site fence in preparation for the second-level slab. We are excited to grow this year and appreciate your understanding. 12/17/24 Dirt in the Drive As we start covering the foundations, numerous trucks will unload soil outside our site fence in the eastern private drive. This dirt will be moved onto the site throughout the week to begin preparation work for our first concrete slab on the west.     Pinkard Completes Two Healthcare Renovations For STRIDE Community Health Centers Pinkard Completes Two Healthcare Renovations For STRIDE Community Health Centers August 25, 2023 Share Share Pinkard Construction, a Healthcare general contractor celebrating 60 years in Colorado, has completed STRIDE’s Wheat Ridge Pharmacy and North Aurora Dental Clinic renovations. The Wheat Ridge Pharmacy included 1,200 sq. ft. of new pharmacy space and site work for a new drive-through canopy and parking. The North Aurora Dental Clinic project scope includes 5,960 sq. ft. of renovations on the existing dental pod for new dental equipment.    STRIDE Community Health Center’s mission is to partner with the community to provide excellent, culturally sensitive health services to meet the needs of everyone. STRIDE’s vision is that individuals are empowered to live the lives they want through personalized, compassionate healthcare. Pinkard President Tony Burke at the ribbon cutting for the Dental Clinic. “It was great working with STRIDE and MOA Architecture to add more Healthcare options to these two vibrant neighborhoods,” said Jim Pagano, Construction Manager for Pinkard Construction. “Our specialized healthcare teams really enjoyed working with stride staff and the community to ensure that these renovations operated smoothly with minimal disruptions to the daily operations of the facilities and the surrounding neighborhood.” The project was completed under Pinkard’s Special Projects Division , created to execute smaller projects. The division focuses on tenant improvements, renovations, and ground-up projects up to $5 million. Pagano says that the division offers the resources and professionalism of a larger contractor with an "A-Team" of construction professionals dedicated to the success of each project. To date, Pinkard has completed almost 60 healthcare renovations and new construction worth almost $200 Million. Ft., 38 Units Affordable Housing, Multi-Family Housing Rox's Place Supportive Youth Housing is an 11,830 sf phased, occupied renovation of a three-story brick mid-century apartment building in Denver. The 50+ year old structure contains studio apartments, household kitchen and a basement and mechanical room. Renovation scope includes upgrades of individual living units with new drywall, tile, flooring, new toilet/bath accessories; plumbing, mechanical, fire protection, and electrical retrofits; and life safety/ ADA upgrades. Exterior renovations include cast in place site concrete, masonry tuck pointing, miscellaneous metals, architectural woodwork, door and window replacement. The facility serves as transitional housing program for formerly homeless youth aged 18-23 who are transitioning out of foster care. Careful construction phasing allowed the building to remain occupied during construction. The project was partially funded through City of Denver Office of Economic Development. "Pinkard was really good at advising on the longevity and success of certain materials versus others, providing the context of 'we've tried that before, and the clients didn't like it after six months, or yes, that's a great product, or we see where you're going with that vision, but let's use this instead of that.' But then always balancing that with the mindfulness of our tight budget." Higher Education, Public Projects, Recreation, Gymnasium, Climbing Wall, Administration, State of Colorado Contract, Indoor Pool, Occupied, Ground Up The new student recreation center serves educational, recreational and athletic student programs on the School of Mines campus. Scope of work included extensive site development and a 110,000 gsf center including: Competition gymnasium Recreation gymnasium Multiple fitness areas Climbing wall Indoor competition/recreation pool Student and team locker rooms Offices Multi-purpose meeting rooms Casual lounge spaces Outdoor rec program headquarters A central upper-level concourse provides spectator access to the competition gymnasium and allows students to move through the building on their way to work out or attend classes. The lower level entry is oriented to a primary campus intersection, emphasizing the building's prominence as a component of campus life. The site, which is adjacent to the existing Student Center, create an important campus link to future on-campus housing and the recently completed Greek housing areas. During value engineering, Pinkard identified over $2.5 million worth of items to reduce the estimated construction cost. The structure is structural steel and load-bearing masonry. Exterior walls are masonry, metal panel, and a variety of exterior glazing systems. Mechanical systems are rooftop air handling units with indirect evaporative cooling. For sustainable design/"green" components, particular attention was given to daylighting combined with dimming controllers, efficient steam chillers and heating systems, and an efficiency plan configuration that minimizes both heat gain and heat loss. The project was designed and built on an accelerated, fast track, multiple-bid package basis.     Pinkard Wood Frame Manager Discusses Innovative Approaches in Building Dialogue Pinkard Wood Frame Manager Discusses Innovative Approaches in Building Dialogue December 5, 2023 Share Share Pinkard Frameworks Manager, Dan Harris, discusses innovative approaches to wood framing in the December issue of Building Dialogue. In the article titled " The Problem with Wood Framing and How to Solve It, " Harris highlights the challenges of wood framing and offers solutions for successful projects. According to Harris, wood framing is one of the riskiest scopes in construction. The problems that can result from poorly managed framing, including schedule and quality issues that cascade into other trades, cannot be fixed with a bonding Band-Aid. Harris suggests that someone must take ownership of the wood framing process to solve this problem. Harris also points out that the lack of ownership is due to many entities having a piece of the puzzle. One example is truss design, where structural engineers rely on general design principles to complete framing plans. Truss company bids are based on these plans and will bid them as drawn, right or wrong. They have no incentive other than winning the job. These companies generally do not evaluate the project holistically, leading to problematic designs being passed to the framing subcontractor. To address these issues, Harris recommends a thorough preconstruction process that involves a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. The result is a project that can be built in budget, faster, and with simplicity that improves quality before construction starts. Harris emphasizes the importance of cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Once the project is set up for success, experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Properly implemented, Harris believes these strategies can be incredibly successful. He cites Pinkard's recent preconstruction efforts for Boulder County Housing Authority on Willoughby Corner, a multi-phased affordable community in Lafayette with 174 units in the first phase, as an example. Having a team who not only understands the wood framing process start to finish but also takes ownership and responsibility for its success is essential for ensuring that your wood frame project is delivered smoothly on schedule, competitively priced, and is a quality build that will last you decades. Sloan's Lake Care and Rehabilitation Denver, CO, USA The Ensign Group, Inc. 65,600 Major Building Systems Retrofit, Structural Renovation, Rehab/Therapy, Skilled Nursing, Commercial Kitchen, Renovation The Sloan’s Lake Rehabilitation Center project was the occupied renovation and build-out of a six-story short-term rehabilitation facility in northwest Denver. The fifth and sixth floors are each 14,000 sf with 21 units, a common lounge, parlor, physical therapy, and office areas. The 6,800 SF of ground floor improvements include build-outs of the kitchen, physical therapy, lounge, and office areas. Finishes and flooring include drywall partitions, acoustical and coffered ceilings and millwork, carpet, and resilient, ceramic and epoxy tile flooring. Mechanical, electrical, and plumbing improvements include fixtures, supply and return air ducts, fire alarms, and fire sprinklers. The project also had minimal demo and finish work for a new laundry area in the basement. This fast-track project had an overall accelerated duration of just nine weeks and involved two shifts on a six-day work week basis. Bison Ridge Recreation Center Commerce City, CO, USA City of Commerce City Parks & Recreation 108,000 Sq. Ft. Public Projects, Recreation, Gymnasium, Gymnastics, Commercial Kitchen, Humidity Controlled Environments, Indoor Track, Administration, Ground Up, Pool Pinkard provided complete CM/GC services for the City of Commerce City's Bison Ridge Recreation Center and related infrastructure/roadway improvements. The recreation center was approximately 108,000 square feet with an indoor leisure pool and support spaces, aerobics, catering kitchen, gymnastics, weight and fitness, gymnasium, community room/meeting space, required building support spaces and administrative spaces. Roadway and infrastructure scope included: Improvements to E. 112th Avenue intersections at Highway 2 and Potomac Avenue; Widening of the Highway 2 bridge over the O'Brian Canal, Highway 2 lane widening; and new roadway to connect E. 112th Avenue and Potomac Street; Extensive improvements to Potomac Street, including new water and irrigation main lines, gas main lines, converting overhead power lines to underground, adding underground 100-pair CenturyLink pair-bonded copper Internet cable, Comcast conduit, storm drainage, a multi-use path and landscaping. Pinkard also provided complete infrastructure for the new recreation center, which sat on 25.5 acres of farm land at E. 112th Avenue and Potomac Street. Leveling the site required approximately 30,000 yards of imported fill. Pinkard constructed a multi-modal roadway to provide primary access to the recreation center. Fellsberg-Holt-Ullevig provided road and infrastructure design, and Sink Combs Dethlefs was the recreation center architect. Flatiron Constructors constructed the roadwork; CH2M was the city's representative. The project area was in the northern portion of Commerce City, generally bounded by Highway 2 on the north, E. 112th Avenue on the south, Potomac Street on the west, and private property on the east.
