Work in the four buildings was conducted in two phases, and included 420,000 sf of remodels, and 30,000 sf of build-out. Previously, ULA employees worked in nine buildings at three locations across south Metro Denver. Located at the corner of 46th Ave. and Tennyson St. in Denver's Berkeley neighborhood, the new mixed-use development project will offer an elevated and welcoming living experience that blends with the neighborhood’s local culture. On track to be completed by the end of 2024, akin Tennyson will feature 8,500 square feet of restaurant and service retail space, 97 covered parking stalls, and 84 upscale residential apartment homes with sought-after amenities. These amenities include a nearly 2,000 square foot ground-floor retail patio space, a large resident rooftop terrace with sweeping mountain views, three resident courtyards with various programming and seating areas, a state-of-the-art lobby with a pool table, coffee bar and fitness center, and custom art pieces from local artists. According to Pinkard’s Project Manager Derek Stathis, “The rooftop amenities are some of the most impressive I've ever seen, with two massive built-in hot tubs, multiple fire pits, a deluxe outdoor kitchen, outdoor televisions, and sweeping views of Berkeley Park and the Rocky Mountains. It’s a challenging build, but it’s going to be an incredible place to live, and we're all going to be proud of it when it’s done.” Stathis explains, “It is a very tricky project in the way it's designed and built, with a complex exterior skin that adds a ton of exterior details and material types,” noting the additional challenges inherent in a tight, lot-to-lot site on two major streets with very little access. To mitigate the project’s impact on the neighborhood, Pinkard has maintained an information plan to provide updates on street shutdowns and other work affecting residents. “We are trying to be really good neighbors and minimize any inconveniences,” said Stathis. Over the holidays, Pinkard Safety Manager Dave Ruddy dressed as Santa Claus for the daycare across the street. More recently, Pinkard assisted Centennial Elementary by providing a forklift to unload new bike racks, allowing the school to order additional racks with the money saved. “The vision for this development is not only to provide a place to live but also to create a place for community gathering at the northern end of Tennyson Street,” says Kevin Cosgrove, Manager of Construction & Development, with Alpine Investments. “We are grateful to the many partners involved in bringing our vision to this stage and look forward to the successful completion of this project.” akin Tennyson is the second of four upcoming RPAI projects that will operate under the akin (“uh-kin”) brand, geared toward a sophisticated, urban-minded resident while elevating each local neighborhood by creating an elegant and timeless living experience. Industrial The 61,000 square foot, tilt-up concrete and structural steel expansion project houses a state-of-the-art Vertique semi-automated palletizing system featuring four cascading beer case distribution towers. Robotic palletizers, shrink wrappers, and a conveyor system sort and repack pallets to fill individual orders, which are then distributed to the 14 new truck docks. The entire warehouse addition design was completed using 3D software to allow for BIM coordination between the building's structure/systems infrastructure and the Vertique packaging system. Other spaces and features of the new warehouse include an operations office, truck receiving and repackaging, a 16,000 sf snow-melt system, fresh-air ventilation and extensive daylighting.     Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus 2024-04-22 Share Share Meeting project deadlines is often a challenging task, especially when faced with unexpected hurdles and urgent end dates. However, with careful planning and a proactive approach, a responsible and dedicated contractor can overcome these challenges to ensure a timely completion. During the design-build-team procurement and selection phase of the Denver Central Platte Campus project, Pinkard recognized that this multi-phased project included a critical, early-phase milestone that could not be met given the City’s team-selection schedule. In other words: if the Pinkard design-build (D-B) team was selected to build the project, by the time they received notice of project award, it would already be too late to meet the first milestone. However, the team recognized that the key to overcoming this “Catch-22" challenge was found in the City’s complicated planning and zoning process: If the Pinkard design-build team’s proposed design could be submitted for initial planning review well before project-award, there was a chance that the first critical project milestone could be met. But this plan came with the risk and expense of getting the design before the planning board with no guarantee that the City would select the Pinkard design-build team to construct the project. True to the spirit of design-build best practices, Pinkard assumed this risk for the benefit of the project and scheduled a series of meetings with the authorities having jurisdiction (AHJs) to get design review and initial approvals for the site plan - even before Pinkard’s design-build proposal was even presented to the project selection committee. This bold move allowed Pinkard to proceed with permitting on the first stage just in time to commence construction after the property's title was transferred to the City. The second key involved assuming more risks by placing orders for long-lead equipment while Pinkard was still in contract negotiations with the City. These two gambles paid off, allowing Pinkard to finish the first two phases on time and the third and final phase ahead of schedule. As a result of the Pinkard D-B team’s proactive dedication to project success, the Central Platte Campus project received national accolades from a variety of industry trade groups including a first-place National Excellence in Construction award from Associated Builders and Contractors, a national Design-Build Excellence award from the Design-Build Institute of America, and the national Brownfield Renewal Award for Environmental Impact . However, it can also be risky, causing quality issues and schedule delays if not appropriately managed. This is why Pinkard Construction has launched a new framing division, Pinkard Frameworks , to address these challenges. Recently, Pinkard President Tony Burke and Pinkard Frameworks Manager Dan Harris sat down to discuss the problem with wood framing and the solutions Pinkard can offer. In this division, professionals with in-depth framing knowledge work closely with the design team and key suppliers to ensure framing designs meet architectural and structural intent, constructability, and seamless integration with other trades. Pinkard Frameworks has dedicated framing professionals who can lead subcontractors and interface with the project superintendent to catch minor issues before they become significant problems. Ultimately, taking ownership and responsibility for the wood framing process is the key to success in commercial multifamily construction. Q: Wood framing is said to be one of the riskiest scopes in commercial construction. What makes it so risky? Tony Burke: Wood framing is a unique process that requires a lot of attention and expertise. If not managed properly, it can cause problems that cascade into other trades, leading to quality issues and schedule delays. This is what makes our new framing division so important; our clients, developer partners, design professionals and fellow general contractors can benefit from partnering with such a dedicated and specialized team. Dan Harris: Another potential issue is that very few wood framing subcontractors can be bonded. This is proof that the process is risky and requires someone to take ownership. That is why I am so happy to be a part of this new division, Pinkard Frameworks. Q: What is the solution to these problems? Tony Burke: The solution is to take ownership of the wood framing process. This means involving a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. Dan Harris: A critical aspect of this is cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Q: Can you give an example of how this approach has worked in the past? Tony Burke: Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the owner over $250,000. Dan Harris: Another example is Pinkard’s recent preconstruction efforts for Boulder County Housing Authority’s project, Willoughby Corner. The initial design was a unique, modern design that required complex engineering. We took the time to work with the design team to understand the factors driving the design decisions. We developed more economical solutions without sacrificing the overall look of the building. Q: What role does on-site supervision play in ensuring successful wood framing? Dan Harris: Experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Tony Burke: On-site framing supervisors must have the knowledge and authority to make quick decisions and adjustments, saving time and money. Q: In summary, what is the key to success in wood framing? Tony Burke: Having a team who not only understands the wood framing process start to finish but also takes ownership and responsibility for its success is essential for ensuring that your wood frame project is delivered smoothly on schedule, competitively priced and is a quality build that will last you decades.     Rescuing a Renovation: Sloan's Lake Rehabilitation Center Rescuing a Renovation: Sloan's Lake Rehabilitation Center 2023-08-01 Share Share The Sloan’s Lake Care and Rehabilitation Center project at Sloan’s Lake Medical Center in Denver was intended to be a dramatic upgrade to allow for enhanced patient care within a new, state-of-the-art facility. The scope of work in the six-story building included a complete gut and renovation of the fifth and sixth floors into a skilled nursing facility. Work also included improvements to the 6,800-sf ground floor with a new full-commercial kitchen to service the fifth and sixth floors, physical therapy space, reception, and office areas. The project also included minimal demo and finish work for a 1,000-sf laundry facility to service laundry from the first, fifth, and sixth-floor operations. The project was on a fast-tracked August 2011 to March 2012 schedule to allow Sloan’s Lake to take advantage of some lease-related cost savings. A California-based general contractor was hired to perform the work but was terminated in March 2012 due to insufficient progress . Insufficient progress meant the GC was near the end of the schedule but had not yet completed demolition. Hoping to “save the day,” owner Ensign Facility Services brought Pinkard Construction Company on board in April 2012. With the understanding that no preconstruction would be necessary, a quick demo completion and prompt build-out commencement would allow the project to be completed neat and tidy in mid-June 2012. As Pinkard began discovery in April, unsettling signs of asbestos were seen in areas that were supposed to be clean. Fearing the worst, Pinkard enlisted an independent consultant to advise on the work area's alleged “all clean” condition. After careful assessment by the consultant, the site was declared a “major spill” of asbestos contamination. The site was sealed, the existing tenant immediately vacated the entire 4th floor, and the fifth and sixth floors were put under full containment. This second abatement effort was almost double the original cost and scope due to the spill and resultant contamination of duct and elevator shafts, plenum spaces, etc. It also took nearly two additional months to complete. While abatement was underway and demolition at a standstill, an examination of the design documents revealed that the design, which was produced by an out-of-state architect, was far from complete, even to the point of not providing for mechanical, electrical and plumbing drawings. Pinkard worked with Ensign to constantly monitor this deficient situation, and the design and previously non-existent MEP drawings slowly developed. Pinkard also worked with Ensign and the out-of-state architect to establish a mid-May due date for construction documents that could be submitted for permit and let out for bidding. Acceptable construction documents were received June 22, and associated permits were September 4 following many rounds of revisions. Pinkard and Ensign launched an extensive preconstruction effort over the summer without a completed design or permit-able drawings. Pinkard provided comprehensive budgeting, estimating and value engineering services to establish a GMP. Despite significant favorable progress, the team decided in July it would be in the project’s best interest to hire local architect Intergroup to perform construction administration. With so much time lost due to the additional abatement and getting the design up to speed, when Pinkard was finally allowed back on-site, double-shift, six-day work weeks were implemented. Beginning Sept 4, the fourth floor ceilings were rebuilt, and the entire floor was repainted, with turnover for occupancy October 1. During this time fifth-floor waste piping for the new fifth floor bathrooms was roughed-in. First floor demolition and construction was a very sensitive issue because Pinkard was working directly beneath a fully occupied, second-floor intensive care unit. Any systems shutdown would impact intensive care operations. This situation required Pinkard and Intergroup to carefully examine as-built drawings, and open and examine existing shafts, mainline stacks, and medical-gas stacks to prevent inadvertent shut downs to intensive care above. Pinkard also collaborated closely with Xcel to avoid a shutdown of natural gas during a gas meter upsizing. Pinkard continued to make expeditious progress with a strong construction plan, an involved construction administrator in Intergroup Architects, and a committed owner. Construction ran from September 4 to December 17, 2012. Project Manager Cale Wester, Ensign Facility Services: “Although every project is going to have its ups and downs, I don’t think anyone anticipated this many “downs” when we first started. The great finish we enjoyed is a credit to Ensign, Pinkard, and Intergroup Architects’ strong commitment to team-building...it saved this project. Sloan’s Lake and Ensign are very proud of what this team was able to accomplish, and this facility is already making a difference in our patients’ lives.” The completed facility contains 42 private suites with floor-to-ceiling windows for stunning city and mountain views in all rooms; state-of-the-art rehabilitation gyms with AlterG antigravity body-weight treadmills and Pilates Reformer.     Pinkard provided expert construction services for Foothills Park & Recreation District on the Columbine Memorial project. Columbine Memorial Littleton, CO, USA Foothills Park & Recreation District 2.8 acres Public Projects Pinkard donated fees and CM/GC services and worked with the local construction community to solicit in-kind donations for this memorial to the April 20, 1999 tragedy at Columbine High School. The memorial is an oval wall of native Colorado stone etched with narrative remembrances crafted from interviews of the victim's family and friends. Steep landforms of the existing hills gently fold back from the top of the outer retaining wall. An intricate granite ribbon design fills the center space. The tails of the ribbon are inscribed with the phrase "Never Forgotten." Benches are located in welcoming areas to allow the visitor to sit in reflection and contemplation. A walkway arcs along the top edge of the surrounding hills, providing an accessible route to the dramatic views of the distant foothills. Landscaped terraces on the north hill soften the hillside and allow for small gathering areas in which visitors might share their thoughts and experiences with others. Public Projects, Recreation, Indoor Pool, Gymnasium, Commercial Kitchen, Structural Steel Superstructure, Masonry, Addition, Renovation Pinkard completed phase I and phase II improvements to the City of Aurora's Moorhead Recreation Center, including: Phase I demolition of the existing 4,500 square foot drop-in center; renovating the existing pool, and Phase II: addition of a new 26,000 sf recreation center and a 12,000 sf natatorium. The recreation center is load bearing masonry and structural steel with a lap pool and leisure pool, full-sized gymnasium with three cross courts and running track, new fitness and cardio space, community teaching kitchen, multi-purpose rooms, public computer space, additional parking and landscape upgrades. The pool renovation includes pool-shape reconfiguration, addition of a 55-foot water slide, and deck replacement. The finished center is approximately 38,000 sf. Demolition of the old space, which has been at capacity for decades, followed owner-contracted abatement. Pinkard was selected to construct this project following a competitive bid. Pinkard's bid came in more than $1 million under the owner's budget. Ft., 45 Units Affordable Housing, Multi-Family Housing, Wood Framed, LEED Silver, Enterprise Green Communities, Sustainable, LIHTC, Ground Up S'PARK_west is Element Properties' 45-unit permanently affordable multifamily flats and townhomes project in Boulder. S'PARK_west is comprised primarily of two-story townhouse units with flats at the corners. The wood-framed development features brick, stucco, metal, and cedar siding with permeable pavers for water quality control, ample bicycle storage, and radiant heat panels in the bathrooms. Climate control is achieved with packaged terminal air conditioning (PTAC) units. S'PARK_west will have an EPDM-sealed flat roof. All units have been brought close to the streets with raised and protected individual porches to facilitate activation of the neighborhood street, white maintaining a semi-private realm for residents. Funding for S'PARK_west includes soft debt from the City of Boulder, 4% federal LIHTCs, Colorado state LIHTCs, and CDBG-DR funds. In addition, proceeds from the sale of tax-exempt bonds allocated by CHFA and a deferred developer fee will be used to finance the project. S'PARK_west is dedicated to the family housing area of the SPARK development, an 11-acre mixed-use, mixed-income area within Boulder Junction, which is a transit-oriented redevelopment project covering 160 acres surrounding Pearl Parkway just east of 30th Street. A neighborhood pocket park, vibrant shopping and dining, and the woonerf or "living street," are just blocks away from S'PARK_west. This emerging neighborhood will also have many amenities for future residents, including excellent bicycle access and bus rapid transit service (BRT) to and from Denver and the rest of the US-36 corridor accessed from RTD's recently completed bus station located just south of this property. In the future, the property will be within a blocks distance of RTD's proposed Northwest light rail stop. In addition to the great transit connectivity, SPARK will be Boulder's first eco-district with a high LEED-ND certification that has been designed as resilient housing for the flood impacted residents that the project has been planned to serve.     Pinkard Awarded South Metro Fire Station Replacement, Starts Construction Pinkard Awarded South Metro Fire Station Replacement, Starts Construction 2023-10-12 Share Share Pinkard Construction has been awarded the South Metro Fire Rescue Authority's Fire Station 15 replacement construction project. The project will replace Station 15, which is located at 2702 E Dry Creek Road in Centennial. The proposed design is approximately 12,000 square feet with two stories consisting of three apparatus bays, six sleeping rooms, a day room, a kitchen, a dining room, offices, a fitness room, and support areas. "We are thrilled to have been selected for this important project," said Tony Burke, President of Pinkard Construction. "Our team has extensive experience in constructing public safety and municipal projects, and we are committed to providing the South Metro Fire Rescue Authority with a facility that helps them better serve the community." The construction began in September 2023 and is expected to conclude in the summer of 2024. The design was completed in January 2023 by OZ Architecture. The project will provide a state-of-the-art facility for the South Metro Fire Rescue Authority to better serve the community. Pinkard Construction has a long history of constructing municipal projects in Colorado, with over 37 municipalities and authorities served.
