    Pinkard Tops Out $80,000,000 Willoughby Corner in Boulder County Pinkard Tops Out $80,000,000 Willoughby Corner in Boulder County 2024-04-10 Share Share rendering courtesy HB&A Architecture April 3, 2024: Pinkard Construction, a leading Colorado affordable housing contractor, celebrated the topping out of Willoughby Corner, a 400-unit affordable housing development in Boulder County. The celebration included a catered lunch with a focus on worker appreciation with a raffle for various prizes. In attendance were representatives of owner Boulder County Housing Authority (BCHA), HB&A Architects, Norris Design, Pinkard Frameworks framing division, Farnsworth Group engineers, Drexel Barrell, and other project consultants. The ceremony celebrates the topping-out of Willoughby’s six phase-one buildings. Phase one includes two nine-plex apartment buildings for larger families, two one- and two-bedroom multi-family apartment buildings, an independent senior living building, and a community center. The first homes, 63 affordable ADA-accessible apartments for adults aged 55 and over, will be ready for move-in by the end of 2024. Each building includes rooftop patios with mountain views, lounges, libraries, and meeting space. There are 192 units in phase one. BCHA Development Director Molly Chiang: “I’m so proud of the team and their high-quality work to get us framed out. Pinkard and the subs have made such amazing progress despite crazy snowstorms this past season. We are excited to top-out today and move into spring!” Pinkard Frameworks framing division played a key role in keeping the project on schedule, with in-depth planning during preconstruction. Frameworks’ focus was saving money for BCHA while maximizing construction efficiencies and avoiding in-field redesigns. Frameworks Wood Frame Manager Dan Harris: “With Willoughby’s various wall-heights and complicated truss requirements, every single stud had to have a custom cut. Our preconstruction preparations included redlining the floor plans of each wall type and ordering different-length stud materials to reduce waste. The additional cost of field-cutting studs was incorporated into the carpenters’ schedule of values. These proactive preconstruction activities greatly contributed to keeping this project on schedule and in budget.” The project is made possible through the City of Lafayette’s financial support with nearly $1.5 million in fee waivers for the first phases of the project, the $3.1 million purchase of the land, and $5.3 million in grants for Willoughby’s water rights. Willoughby Corner is also possible thanks to Boulder County Commissioners’ contributions. Commissioners have added nearly $13 million in county and American Rescue Plan Act funds to ensure Willoughby Corner will delivery much-needed affordable housing to the community. Total development and construction costs for Willoughby Corner are currently $114 million. Willoughby Corner’s affordable homes are expected to serve generations of families, individuals, older adults, and the workforce earning at or below 60 percent of the area median income (AMI).     Pinkard provided expert construction services for Atlantis Community Foundation on the Atlantis Permanent Supportive Housing project. Atlantis Permanent Supportive Housing Denver, Colorado, USA Atlantis Community Foundation 69,212 Sq. Ft., 63 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, Wood Framed, LIHTC, Ground Up, Occupied Atlantis is a modern mixed-use facility located in the Baker neighborhood of Denver, just two blocks away from the Alameda light rail station. The facility spans over 69,212 square feet and offers an array of residential and office spaces. The ground floor of the facility offers 5,000 square feet of office space, which is to be occupied by Atlantis Community Inc. (ACI), a museum dedicated to the history of disability rights. Additionally, the ground floor also features a spacious 1,200 square feet community room, along with a training lab that offers residents an opportunity to learn and develop independent living skills. The residential section of the facility spans over three floors and consists of 63 one- and two-bedroom units. These units have been designed to be universally adaptable and accessible, making them suitable for people with disabilities. To ensure that at least 25 percent of the units are occupied by lower-income persons with disabilities, the units have been designed to be universally adaptable and accessible. Despite facing challenges due to the site's difficulties and COVID-19 restrictions, Pinkard Construction Company managed to complete the project successfully.     Pinkard Tops Out Luxury Highrise in Denver's Golden Triangle Pinkard Tops Out Luxury Highrise in Denver's Golden Triangle 2024-02-20 Share Share Pinkard Construction, a leading commercial builder in Colorado, has reached a significant milestone in its construction of akin Golden Triangle , a 12-story multifamily project in Denver's Golden Triangle neighborhood. On Tuesday, the company announced the topping out of the building, signifying the completion of the project's structural phase. The topping-out ceremony was attended by representatives from Pinkard Construction, Revesco Properties/Alpine Investments (RPAI), and OZ Architecture, who collaborated on the project. The project’s construction lender is MidWestOne Bank ( www.midwestone.bank ). The luxury boutique building, which will feature 98 multifamily units and amenities, is one of four upcoming RPAI projects that will be unified under the “akin” brand.     Porcelain Brick Quality Challenges Porcelain Brick Quality Challenges 2022-03-14 Share Share On the Moorhead Recreation Center project, one of our biggest quality challenges was constructing the intricate, custom foliage patterning with the exterior porcelain brick. The brick is beautiful, but it tends to be very fragile. BRS's design came with an exact template showing where every brick should go. The challenge was to get the patterning exactly correct and not damage it. Ensuring Quality Brick Installation. To get the brick just right, JVS Masonry created half-scale mock-ups of a brick wall section, colored and numbered each brick location, then constructed the mock-ups under the watchful eyes of Pinkard, the City, and BRS. Once everyone agreed that the correct construction and quality approaches were understood and mastered, crews went to work on the real thing. In preparation for construction, JVS once again plotted the location and color of each brick. During construction, five different individuals took turns inspecting the installation every two hours. This result was near perfection. Everything line-up perfectly. Project Architect Jesse Sherr: “I think those guys did a great job with the porcelain brick. That material is probably one of the most challenging tasks and some of the best installed on that whole project.” As construction progressed under a very tight schedule, the team continued to face one demanding quality challenge after another. Construction Manager Blake Chambliss: “Pinkard had a tremendous number of quality/fit and finish responsibilities. We were working on a fast-paced schedule and at every turn, we encountered challenging details.     Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park Project Rewind: Prioritizing the Needs of 275 Seniors at Clermont Park 2025-07-09 Share Share The summer of 2008 began what would be one of the most challenging and rewarding of Pinkard Construction’s 100+ senior living project: the $41 million (over $60 million in today’s dollars) renovation and expansion of the Clermont Park Retirement Community, owned and operated by longtime partner Christian Living Communities. The five-year collaboration included the comprehensive renovation and adaptive reuse of 24,000 square feet of the existing campus and 163,000 square feet of new construction, all performed in close proximity to an active senior community with 275 residents plus community staff. Determined to complete this expansion with minimal impacts to the lives of residents, CLC President and CEO Russ DenBraber tasked Pinkard with formulating a construction plan that focused on resident safety, comfort and peace of mind. The resulting, though ever-evolving, construction plan was the product of intense collaboration among Pinkard, Lantz-Boggio Architects, and Clermont’s in-house physicians, administrators, and resident care workers. One of the products of this collaboration was regular interaction between the construction team and Clermont Park residents and staff. Pinkard field teams held weekly “Coffee with the Crew” meetings to educate attendees on construction processes, upcoming construction activities, and to schedule informative job walks. Clermont’s in-house television network was constantly updated with upcoming construction activity schedules, and Pinkard provided regular updates in the Clermont newsletter. Our team was proud to be on a first name basis with the numerous residents they interacted with, many of whom regularly sent thank you notes to the Pinkard crew, thanking them for their many acts of kindness. One of the project’s major logistical challenges was how to renovate and expand Clermont’s kitchen and dining room without interrupting the facility’s responsibility to feed over 300 people three meals a day, seven days a week. Pinkard’s solution was to bring in a temporary modular kitchen large enough to allow the food and beverage staff to continue uninterrupted food service. Because the incredibly tight site forced construction crews into residents’ daily lives, Pinkard placed a huge emphasis on resident safety, traffic control, and the minimization of dust, noise, vibrations, and outages. As a result of our thorough communication plan and time-tested wayfinding, security fencing, and construction isolation strategies, Clermont Park enjoyed an incident-free construction experience. And when unavoidable outages had to be scheduled, Pinkard sponsored fun activities and outings for the affected residents. This major expansion project came with massive site utilities upgrades that revealed a “spaghetti bowl” of tangled underground piping that was nearly impossible to decipher. Working with local authorities having jurisdiction (AHJ), Pinkard and the owner/design team were able to reset the design and construction plan to incorporate replacement of much of the tangled utilities and infrastructure, saving the owner more than $100,000 and keeping the construction schedule intact. Also during the redesign, Pinkard took advantage of a changing market to re-bid the permit set package and realized a credit to the owner of $1.6 million. The savings included our fee to re-bid the entire package and included all revisions requested by the City authorities. Because of Clermont Park’s significant skilled nursing component, our field and project management teams relied upon their deep relationships with the Colorado Department of Public Health and Environment, to jointly solve a variety of important issues ranging from the flammability of elevator hydraulic fluid to “bomb proofing” an oxygen storage facility, to solving structural constructability and code issues in the field to ensure resident comfort and safety. When faced with serious permitting problems that jeopardized the budget and schedule of the entire site, Pinkard re-analyzed the schedule and found ways to trim two months from the 13-month schedule by re-sequencing some critical path areas. Throughout our collaboration with the owner/design team, Pinkard regularly applied our comprehensive Senior Living Checklist to confirm that important quality of life issues remained in the design. “I can only say positive, wonderful things about my experiences with Pinkard,” said Cherie Neerhof, Associate Executive Director at Clermont Park. “When we hit very challenging issues, Pinkard had a way of making things appear to run seamlessly. That residents didn’t feel stressed at all or were even aware that Pinkard was in the middle of overcoming big challenges.” CLC’s Russ DenBraber agreed, saying “Pinkard’s expert sequencing made a huge difference in our ability to meet our deadlines and keep our residents happy, and they were unbending in their insistence that the subcontractors provide the highest level of quality.” As a result of Pinkard’s on-time in-budget performance, Associated Builders and Contractors awarded the Clermont Park Campus Expansion a first-place National Excellence in Construction award, our industry’s highest honor. Ft., 176 Units Senior Living, Affordable Housing, Multi-Family Housing, Photovoltaic, Cast in Place, Enterprise Green Communities, Sustainable, LIHTC, Publicly Funded, Underground Parking, Ground Up, Independent Living Denver Housing Authority's new ground-up mixed-use senior housing development on approximately one acre of land along W. Colfax between Perry St. and N. Quitman St. included 176 units of senior housing, a health clinic, and an adult day center. The development was programmed to create a vibrant community focused on healthcare services, healthy food and lifestyles, and senior services that allowed seniors to age in place. It was anticipated that a healthcare provider would operate a clinic on the first floor of the building, and the second floor would be entirely programmed as a health-focused adult day center, potentially including a food delivery hub/farmers market, cafeteria, fitness program, and an ADA accessible community garden on an outdoor terrace. Like with all of DHA's developments, the team strived to build LEED Gold certified or better, with both solar and geothermal systems to offset the building's energy demands. This development furthered DHA's commitment to exceptional energy efficiency, utilization of renewable energy resources, and creating healthy, safe living environments while playing an important role in the revitalization of Colfax Street and the adjacent St. Anthony's redevelopment. The project utilized 4% & 9% LIHTCs and other affordable housing financing tools. The project was part of a large initiative representing a shift in philosophy and approach by the Authority to bring the for-profit sectors into partnership with the Authority and to provide an opportunity for the Authority to leverage its resources to provide capital improvements required for the development effort on each respective phase. During design, Pinkard (as CMaR) provided exceptionally accurate and creative preconstruction services, working closely with DHA and Parikh Stevens Architects to increase unit density from a 64-unit, $8 million project to 176 units and more than $40 million with underground parking and medical services. Also during the budgeting phase, Pinkard found savings in waterproofing systems and exterior skin. Later in the project, Pinkard returned savings to DHA that allowed the owner to upgrade to the original, more complicated skin system. DHA enjoyed a very predictable budgeting phase thanks to Pinkard’s 0% variance between their design development (DD) estimate and the guaranteed maximum price (GMP).     Pinkard Awarded Willoughby Corner Multi-Family Housing Pinkard Awarded Willoughby Corner Multi-Family Housing 2022-07-25 Share Share Boulder County Housing Authority (BCHA) has awarded Pinkard Construction Willoughby Corner, a newly proposed, permanently affordable neighborhood in east Lafayette, Colorado. The project includes the construction of 400 rental and for-sale apartments, townhomes, and duplexes priced below the market rate for families and individuals who qualify. The project budget is approximately $40 Million and is projected to break ground in March 2023. The project is moving forward after both Lafayette Planning Commission and City Council unanimously approved the rezoning of the 24-acre Willoughby Corner site at the intersection of 120th and Emma streets from Industrial (M1) use to High-Density Residential (R4). In addition to the rezoning, BCHA also received nine percent Low Income Housing Tax Credits from the Colorado Housing and Finance Authority (CHFA). The award will total $13 million over the next ten years and will specifically support the creation of affordable homes for older adults. “ After our excellent experience building The Spoke on Coffman with Pinkard, BCHA is excited to continue the relationship and momentum on Willoughby Corner, ” said Norrie Boyd, BCHA Executive Director. “ The Preconstruction staff have been incredible advisors throughout our funding, entitlements, and design processes. Pinkard understands what we need and provides a high level of service to support our pursuit of competitive tax credit financing. ” Boyd said that Willoughby Corner would serve households earning 60 percent or less of the Area Median Income (AMI) with below-market-rate rental homes and for-sale options for households earning up to 120 percent AMI. “Pinkard is excited to be a part of BCHA’s mission to provide housing relief to the families, individuals, single parents, older adults, and people living with disabilities in the area,” said Tony Burke, President of Pinkard Construction. “It’s no secret that rising housing prices have made renting and homeownership unattainable for many and Willoughby Corner is a lifeline for many.” In addition to the 400 affordable homes, Willoughby Corner will feature many sustainable features, including solar photovoltaics and electric charging stations, a network of community gardens, pedestrian and bike trails, and access to transit. BCHA Partnered with the University of Colorado's Masters of the Environment program to identify opportunities for boosting inclusivity and resilience in the face of climate change.
