Centura Primary Care Clinic - Golden Golden, CO, USA Centura Health - Corporate Offices 10,700 Sq. Ft. Healthcare, Medical Imaging, Structural Slab, Laboratory, Photovoltaic, Clinic, Ground Up Centura Health's newest Neighborhood Health Centers, one in Golden and one in Arvada, are each approximately 10,700 sf. Each is a primary care facility with 16 exam rooms, a wellness atrium, x-ray, mammography, and phlebotomy. Each Center is single story structural steel construction with a metal deck and crawl space. The skin is stucco and stone. The Golden Center's larger site required extensive over excavation due to a dipping bedrock zone. Golden also includes a photo voltaic solar array. Distinctly different from the fragmented medical care available in most communities today, Centura Health's Neighborhood Health Centers are built upon the key components of optimal health: primary care, specialty services, urgent care, diagnostic and laboratory services and occupational health. Jeff Redhage, director of construction management for Hunt Midwest, praised Pinkard for their expertise in senior living and multi-family projects, which contributed to the smooth and predictable construction process. The community boasts a wide range of amenities designed to engage residents, including a great room, formal dining room, fitness center, salon, bistro lounge, sunroom, walking trails, gazebo, and even a dog park. Capstone at Centerra offers 102 assisted living and memory care suites, with room for up to 114 residents. The project is the first phase of a housing master plan that will bring all of CSU's dorms up to date and help the university solve its recent on-campus housing crunch. The 175 suites are comprised of one, two, or three-person suites, with one restroom in each suite. The four-story structure includes common spaces and support spaces on the lower and basement levels for laundry, vending, common gathering areas, and administrative spaces. The lower level is designed as a garden level with natural light. Landscaping takes up approximately 45% of the site and includes picnic areas, recreational areas, intimate and informal areas, and circulation, with vehicle parking for 260 and bicycle parking for 400. Ft., 16 Units Multi-Family Housing, Market Rate, Post-Tensioned Concrete, Tight Site, Ground Up The Park at ONE Riverfront was the second phase of ONE Riverfront condominiums, and Pinkard's seventh housing project for East West Partners - Denver. The three story, post-tensioned concrete structure consists of 16 single-story condominium units at Riverfront Park near the Platte River in downtown Denver. With infinite customization options, it is East West Partners' most luxurious condominium development to date. "The Park" has a one story parking garage, brick veneer skin, composite metal paneling, and residential window wall. Fan coil units were housed within soffits to increase useable space. Customization options included: custom German plumbing fixtures, wood floors from Malaysia, Greek and Italian tile, showers equipped with multiple shower heads, televisions and sound systems, custom, glass walled jacuzzis. Pinkard worked directly with all 16 unit owners to coordinate over $1.2 million in customizations. Coordination included all pricing, procurement and installation. Pinkard Guest Lecturers Kick Off Inaugural DU Affordable Housing Program 2025-04-30 Share Share Members of Pinkard Construction’s operations and preconstruction departments recently served as guest lecturers at the University of Denver, presenting their perspectives for the Design, Build, and Operate module of DU’s Executive Certificate in Affordable Housing program. Chief Preconstruction Manager Leighton Neff and Construction Manager Joe Revielle, both veteran affordable housing specialists, shared their experiences to a diverse class of 25 professionals currently working in the affordable housing sector. The student group was comprised of real estate professionals, developers, planners, policy makers, housing advocates, attorneys, civic leaders, property managers, architects, and lenders looking to expand their understanding of the complexities of the affordable housing world. Currently in its inaugural year, DU’s nine-month certification program provides these participants with a focused and fast-tracked pathway to learn the complexities of affordable housing development and the practical skills necessary to work in this specialized sector. To help meet these needs, Revielle and Neff focused their lecture on lessons learned from their recent experiences building two projects for Boulder County Housing Authority. Amanda Guthrie, Boulder County Housing Authority’s director of housing operations, who is also a DU faculty member, selected Revielle and Neff because of their work together on BCHA’s The Spoke on Coffman and the Willoughby Corner Neighborhood projects. The Spoke was a $32 million affordable development in Longmont constructed during the COVID-19 pandemic. Completed this past Deceber, the $83 million Willoughby development finished in budget and ahead of schedule despite a complex road and infrastructure package that saw continual city-initiated scope increases. Revielle and Neff also covered a variety of other topics including the importance of team building, approaches to providing best value through the preconstruction process, overcoming an unpredictable labor and materials market, and the differences between market-rate and affordable housing developments. This session represented module six of the University of Denver’s seven-phased Executive Certificate in Affordable Housing program, scheduled to finish in June 2025.     Pinkard Completes Construction on Affordable Housing Complex in Longmont 2022-08-11 Share Share Boulder County Housing Authority (BCHA), with Pinkard Construction and RNN Architects , has completed construction on the Spoke on Coffman—a ground-up , mixed-use affordable housing complex. The $28.8 million project comprises 73 affordable housing units, including 59 one-bedroom homes; 10 two-bedroom homes; and four three-bedroom homes. There is also 10,000 sq. ft. of office space, a community cafe, and a 262-space, four-and-one-half-story parking garage. Unit size in this four-story structure averages 650 sq. ft. for one-bedroom, 950 sq. ft. for two-bedroom, and 1,300 sq. ft. for three-bedroom units. In an Interview with the Longmont Times-Call , Boulder County Housing Authority housing development manager Justin Lightfield said project leaders are eager to open the rental application process. The permanently affordable apartment homes are for families and individuals with incomes at or below 60% of the Area Median Income (AMI), with 12 units reserved for households earning below 30%. “Watching The Spoke being built from the ground up over the past 15 months is what drives and inspires us,” Lightfield told the Longmont Times-Call. “I believe The Spoke will be a community that residents are proud to call home, and I look forward to when BCHA can welcome our first residents into the new community following construction completion.” Tyler Morgan, Pinkard's project manager, said that part of what makes his job so rewarding is the direct community impact this project has. “I know housing in the area has become extremely expensive, and Boulder County Housing Authority trusting us to build this project means a lot,” said Morgan. “Every person on this job site put a huge amount of craftsmanship into making every unit a home.” The Spoke on Coffman is located on a Boulder County-owned lot that was formerly used as a surface parking lot for Boulder County employees working at the newly completed St. Vrain Community Hub. This project is the result of a public-private partnership between Boulder County, the Boulder County Housing Authority, and the Longmont Downtown Development Authority. To date, Pinkard has completed over 197 multifamily projects and over 78 affordable housing projects. Public Projects, Recreation, Indoor Pool, Gymnasium, Commercial Kitchen, Structural Steel Superstructure, Masonry, Addition, Renovation Pinkard completed phase I and phase II improvements to the City of Aurora's Moorhead Recreation Center, including: Phase I demolition of the existing 4,500 square foot drop-in center; renovating the existing pool, and Phase II: addition of a new 26,000 sf recreation center and a 12,000 sf natatorium. The recreation center is load bearing masonry and structural steel with a lap pool and leisure pool, full-sized gymnasium with three cross courts and running track, new fitness and cardio space, community teaching kitchen, multi-purpose rooms, public computer space, additional parking and landscape upgrades. The pool renovation includes pool-shape reconfiguration, addition of a 55-foot water slide, and deck replacement. The finished center is approximately 38,000 sf. Demolition of the old space, which has been at capacity for decades, followed owner-contracted abatement. Pinkard was selected to construct this project following a competitive bid. Pinkard's bid came in more than $1 million under the owner's budget. Ft., 176 Units Senior Living, Affordable Housing, Multi-Family Housing, Photovoltaic, Cast in Place, Enterprise Green Communities, Sustainable, LIHTC, Publicly Funded, Underground Parking, Ground Up, Independent Living Denver Housing Authority's new ground-up mixed-use senior housing development on approximately one acre of land along W. Colfax between Perry St. and N. Quitman St. included 176 units of senior housing, a health clinic, and an adult day center. The development was programmed to create a vibrant community focused on healthcare services, healthy food and lifestyles, and senior services that allowed seniors to age in place. It was anticipated that a healthcare provider would operate a clinic on the first floor of the building, and the second floor would be entirely programmed as a health-focused adult day center, potentially including a food delivery hub/farmers market, cafeteria, fitness program, and an ADA accessible community garden on an outdoor terrace. Like with all of DHA's developments, the team strived to build LEED Gold certified or better, with both solar and geothermal systems to offset the building's energy demands. This development furthered DHA's commitment to exceptional energy efficiency, utilization of renewable energy resources, and creating healthy, safe living environments while playing an important role in the revitalization of Colfax Street and the adjacent St. Anthony's redevelopment. The project utilized 4% & 9% LIHTCs and other affordable housing financing tools. The project was part of a large initiative representing a shift in philosophy and approach by the Authority to bring the for-profit sectors into partnership with the Authority and to provide an opportunity for the Authority to leverage its resources to provide capital improvements required for the development effort on each respective phase. During design, Pinkard (as CMaR) provided exceptionally accurate and creative preconstruction services, working closely with DHA and Parikh Stevens Architects to increase unit density from a 64-unit, $8 million project to 176 units and more than $40 million with underground parking and medical services. Also during the budgeting phase, Pinkard found savings in waterproofing systems and exterior skin. Later in the project, Pinkard returned savings to DHA that allowed the owner to upgrade to the original, more complicated skin system. DHA enjoyed a very predictable budgeting phase thanks to Pinkard’s 0% variance between their design development (DD) estimate and the guaranteed maximum price (GMP).     Pinkard provided expert construction services for STRIDE on the STRIDE Community Health Offices project. STRIDE Community Health Offices Denver, Colorado, USA STRIDE 21,767 Sq. Ft. Office, Healthcare, Medical Office Building, Renovation This 21,767-foot design-build project with MOA Architecture featured complete interior demolition (including demo of all existing interior MEP) to allow for complete office build-out including all new mechanical throughout the building – new ductwork, VAVs, fan-powered boxes, new hydronic system, routine testing and programming of RTU’s, new plumbing, electrical and light fixtures; break and conference rooms. Lots of open office areas with fan-coil units. Interior glass demising walls; barnwood beams above the main staircase and first floor breakroom. Porcelain tile in wet areas, ACT ceiling clouds throughout open office areas. This project centralized 125 STRIDE employees from 11 administrative teams into a centralized administrative building housing Human Resources, Patient Accounts, Call Center, Information Systems, Development, Operations administration, Finance, Strategy and Growth, Community Health, Compliance and Training and Development. The permitting process was (uncharacteristically) four-to-five months long. To work around this delay and keep the work moving, we were able to pull a demo and rough-in permit that allowed us to start work; to put-up walls and get MEP rough-ins, plus some drywall installation. Fire alarm systems and Denver Fire Department: There were two separate addresses at this one location, and both shared the alarm and sprinkler system with only one fire alarm panel. Final inspections required Pinkard and the design team to separate the fire alarm system, which would cause a significant delay. As a work-around, we met with fire marshal and got final sign-off without the mandated separation. The fire marshal required the other tenant to ultimately fund and implement the fire alarm system separation from STRIDE. Project finished on time with a minimal, owner-approved schedule extension.     Willoughby Corner Receives Approvals to Begin First Phase Construction 2023-04-26 Share Share The Boulder County Housing Authority (BCHA) has taken another major step toward beginning construction on what will be one of the largest mixed-use and environmentally sustainable affordable housing neighborhoods ever built in Boulder County. On Tuesday, April 18, Lafayette City Council unanimously approved BCHA’s site plan for the first phase of building Willoughby Corner, which will ultimately bring 400 new rentals and for sale affordable homes to Lafayette when fully complete. Pinkard Construction, an affordable housing general contractor celebrating 60 years in Colorado , was awarded the project in 2022 and is working closely with BCHA, Norris Design , and HB&A Architects . “Pinkard is excited to be a part of BCHA’s mission to provide housing relief to the families, individuals, single parents, older adults, and people living with disabilities in the area,” said Tony Burke, President of Pinkard Construction. “Our preconstruction team has been working hard to make this milestone possible, leveraging everything we have learned from building more than 50 affordable housing projects in Colorado.” Willoughby Corner’s affordable homes will serve generations of families, individuals, older adults, and the workforce earning at or below 60 percent of the Area's Median Income. For example, for a family of three, this amounts to a maximum annual income of $67,740. The Willoughby Corner Phase I approval is a significant milestone in a collaboration between BCHA and the City of Lafayette that began in 2017 with the city’s negotiation and purchase of 24 acres of land along east Emma Street, followed by the city and Boulder County entering into an intergovernmental agreement to dedicate the site for affordable housing. With Tuesday’s council approval, construction can begin on Willoughby Corner in May, with the first homes, 63 affordable ADA-accessible apartments for adults age 55 and over, ready for move-in as early as fall 2024. The first phase also includes 129 affordable multi-family homes and a community center. “We are thrilled to be able to break ground,” said Boulder County Housing Authority Director Norrie Boyd. “So much planning and hard work have gotten us to this point, and the City of Lafayette has understood since day one what an opportunity this represents for making access to stable, affordable housing more equitable in the community. Our partnership with the city has been vital to making this happen, and we couldn’t be more grateful for that.” One of the many outcomes of this engagement is that Willoughby Corner will be the largest net-zero-ready affordable housing development in Colorado when complete. The buildings utilize solar and geothermal technology and incorporate highly energy-efficient building designs and materials. In addition to the City of Lafayette’s financial support with nearly $1.5 million in fee waivers for the first phases of the project, the $3.1M purchase of the land, and $5.3M in grants for Willoughby’s water rights, Willoughby Corner is also possible because of Boulder County Commissioners’ help with funding. Over the past several months, Commissioners have added nearly $13 million in the county and American Rescue Plan Act funds to help ensure Willoughby Corner can continue to advance through financing and approvals processes and that construction on its first phase can begin on time. The financial closing for Willoughby Corner’s first phase loans will occur in early May, followed by a groundbreaking for the 55-and-over building. BCHA anticipates applications to be released for the first phase of homes in spring 2024. Describing himself as “a builder at heart,” Mike’s extensive commercial background includes award-winning experience in multi-family, municipal, recreation, office, transit/fleet maintenance, and healthcare. Mike began his construction career in North Dakota “as a child in the sandbox, making sandcastles and little neighborhoods.” His fascination with construction continued throughout his early days culminating in more formal on-the-job-training as a laborer, carpenter, and carpenter foreman. He earned a bachelor’s degree in construction engineering with a structural design emphasis from North Dakota State University in 2011. He has been building in the Denver market for 14 years.
