The Irving at Mile High Vista is a new, all-electric apartment building in West Denver. The Irving features affordable lease rates for studios, 1- 2- and 3-bedroom homes. Projected to open in late 2025, apartments at The Irving are reserved for households earning 20%-80% of the area median income (AMI). The site is close to parks, schools, shops, the Rodolfo “Corky” Gonzales Branch Library and other community services. The developer, Urban Land Conservancy, guarantees affordability for The Irving for at least 99 years through its community land trust. Is this building related to the luxury apartments being built across the street? No. I am interested in living at this future apartment complex, how do I join an interest list? Construction will begin in spring 2024, and the building is projected to open to residents in late 2025. Where will my dog poop if the vacant lot is gone? The site has accommodated occasional dog walks over the years. But with active construction, local pups will have to find another location for their bathroom breaks. Can I go onto the construction site to see it up close? For your safety and the safety of others, unless you’re escorted by a Pinkard Construction employee, you may not enter the site at any time. Who is building it? The property owner and developer is Urban Land Conservancy, a nonprofit real estate company providing affordable housing and affordable nonprofit spaces in the Denver metro area for 20 years. The builder is Pinkard Construction, a Colorado general contractor specializing in ground-up, renovation, construction management and design-build projects. Will this affect library parking? The number of the library’s parking spaces on its property will remain the same. Other adjacent parking spaces that were privately owned will no longer be available to patrons as library overflow parking. Are there job opportunities with this construction site? Yes. The City and County of Denver’s allowed construction hours are between 7 a.m. and 9 p.m. on weekdays, and 8 a.m. to 5 p.m. on weekends. Residents and library patrons can expect construction activity and associated noise during those times. Will this affect bike parking? Library bike parking will remain the same. Please use only designated bike parking spaces, as bikes obstructing construction or locked to construction fencing may be removed.     Pinkard Works to Remove Barriers for Women in Construction 2023-03-06 Share Share Pinkard is proud to be a part of Women in Construction Week 2023. Pinkard understands that women have faced obstacles in the construction industry and is committed to helping them achieve their career aspirations in this field. Pinkard is focused on providing women with access to educational resources, flexibility, and mentorship opportunities. And this is not just for its employees but clients as well. "I think it is really about flexibility," says Christina Call, Prequalification Coordinator. "One of the barriers I see for women is that we also take on a lot of the responsibility to raise our kids and keep our family life going." Call says that she feels Pinkard's leadership allows her the flexibility to balance supporting Pinkard and her family. She thinks that a rigid 9-5 schedule isn't realistic, especially given the new status quo of remote work. "I set an in-office schedule that I stick to, but the ability to remote work has made it possible for me to pursue a career in construction," says Call. For project engineer Dallas Frisbie, her work in the field is all about showing up and getting the job done. She says that Pinkard's leadership is doing the heavy lifting to ensure that traditionally all-male environments are open and welcoming. "I have experienced my fair share of uncomfortable experiences in my career. However, Pinkard's team works hard to make sure anyone feels comfortable," says Frisbie. "At the end of the day, I don't want to be the one policing everyone. Pinkard has already set the standard for appropriate behavior." Frisbie says that women must also have access to mentorship to learn and grow. She says her experience at Pinkard has been tremendous and is eager to offer mentorship. "When I was studying at the School of Mines, there wasn't a lot of other women pursuing this career with me," she said. "At Pinkard, I am so excited to have access to not just other Superintendents and project managers who are open and collaborative but also to Odette Bent-Buckles, our CFO." Frisbie says that as she grows in this field, her priority is to continue to mentor other women who want to break into construction, especially in the field. "The biggest misconception about this industry is that field jobs are not for women. I want to work to change that stereotype," she says. "Pinkard has proven to be the perfect place for that because this desire to change and grow is cultural. They make everyone feel like they belong." Pinkard’s focus is on more than just its employees and includes the client experience for its growing number of female clients in development and facilities roles. Molly Chiang, a senior housing developer with Boulder County Housing Authority (BCHA), says that her experience with Pinkard differs significantly from others in her career. "Pinkard's team has always been extremely respectful, and I don't know, just treats us like peers and colleagues," says Chiang. "I have been in rooms where that is not the case." "Walking onto a construction site as a woman, if I was like, 'I don't know what a glu-lam is,' I never felt stupid asking questions," said Lauren Cely, Senior Housing Developer for BCHA. "I remember standing in the garage shell, talking with your team about what's better: cast in place or precast, and we were going through the pros and cons, thinking about future projects, and I loved it." The project team faces three primary challenges/opportunities during the preconstruction process: cost control, escalation, and procurement. The team must balance the client's wants and needs with the budget, providing real-time pricing to enable the client to make informed decisions. Pinkard relies on its vast subcontractor pool to obtain the most accurate and competitive pricing possible. They engage with multiple trade partners early, who provide critical input on materials and options for flexibility in cost control. Another challenge is pricing multiple design iterations for months before locking down final costs. The project team interprets materials markets and provides accurate future cost estimates. Their close relationships with major suppliers allow them to stay updated on pricing trends, which benefits the client's budget. Additionally, new material delays are showing up almost daily, but the team constantly monitors these situations and can suggest more readily available alternatives. Pinkard's Pool specialists have a Pool Facility Checklist for a well-designed pool. The checklist covers considerations like circulation, filtration, decking, finishes, HVAC, and safety. It's used to provide our clients with early and accurate pricing. When constructing the pool, the team pays close attention to the pool shell, ensuring the quality of the subgrade prep, concrete supporting structures, accessibility of pipe routing, and pool deck construction. For indoor pools, they vet and confirm critical details regarding the pool enclosure's ability to resist corrosion and the quality control of specialty paints and coatings that seal sensitive surfaces. Pinkard also has the experience and knowledge needed to coordinate and install the required mechanical and pool equipment, such as pumps, filters, dehumidification systems, and specialty equipment like wave generators. Commissioning is another critical stage in pool construction, and the team anticipates the need to meet strict testing and performance standards for the facility. Pinkard commits to providing ample manpower promptly to ensure this process goes as smoothly as possible. On the Bison Ridge Recreation Center, Pinkard identified potential complications involving the adjacent property grading and used a more effective structural infill, saving the City $950,000 during preconstruction. Bison Ridge Recreation Center Most of the recreation and pool facilities Pinkard works on are occupied during renovation. Safety and security are critical to ensure the staff and community can continue using the facility. To account for who is on-site at what times, the team ensures deliveries on time and requires construction crew badging and background checks. The team also carefully considers public access points and areas during construction and maintains physical and visual separation between the public and the construction work. Pinkard's recent Margaret Carpenter Recreation Center Renovation includes a new six-lane lap pool with an adjacent aqua-exercise pool, a wave pool with a lazy river and bubble pit, an activity pool with zero-depth entry, a play structure, geysers and sprays, a water slide, and a 20-person therapeutic hydro-jet spa. The facility remained open to the public throughout construction, and Pinkard used safety and operational protocols to ensure guest and staff safety while minimizing impacts on daily operations. Additionally, Pinkard always keeps the local community informed and excited about their projects. At Moorhead Recreation Center for the City of Aurora, the team held hard hat tours of the job site to keep the excitement high and helped organize a "job fair" for local children to see the finished product and to allow our team to discuss our experience building the project. This event provided inspiration and information on how to get into this industry.     Pinkard Wood Frame Manager Discusses Innovative Approaches in Building Dialogue 2023-12-05 Share Share Pinkard Frameworks Manager, Dan Harris, discusses innovative approaches to wood framing in the December issue of Building Dialogue. In the article titled " The Problem with Wood Framing and How to Solve It, " Harris highlights the challenges of wood framing and offers solutions for successful projects. According to Harris, wood framing is one of the riskiest scopes in construction. The problems that can result from poorly managed framing, including schedule and quality issues that cascade into other trades, cannot be fixed with a bonding Band-Aid. Harris suggests that someone must take ownership of the wood framing process to solve this problem. Harris also points out that the lack of ownership is due to many entities having a piece of the puzzle. One example is truss design, where structural engineers rely on general design principles to complete framing plans. Truss company bids are based on these plans and will bid them as drawn, right or wrong. They have no incentive other than winning the job. These companies generally do not evaluate the project holistically, leading to problematic designs being passed to the framing subcontractor. To address these issues, Harris recommends a thorough preconstruction process that involves a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. The result is a project that can be built in budget, faster, and with simplicity that improves quality before construction starts. Harris emphasizes the importance of cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Once the project is set up for success, experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Properly implemented, Harris believes these strategies can be incredibly successful. He cites Pinkard's recent preconstruction efforts for Boulder County Housing Authority on Willoughby Corner, a multi-phased affordable community in Lafayette with 174 units in the first phase, as an example. Public Projects, Recreation, Indoor Pool, Renovation, Ground Up The completed facility includes a new six-lane lap pool with an adjacent aqua-exercise pool, a wave pool with a lazy river and bubble pit, an activity pool with zero-depth entry, a play structure, geysers, and sprays, a water slide, and a 20-person therapeutic hydro-jet spa. The universal locker room expansion better serves families and individuals with special needs, increasing accessibility for all. The recreation center remained open to the public throughout construction. To ensure guest and staff safety and minimize impacts on daily operations, Pinkard implemented exceptional safety and operational protocols. The team took great pains identifying, procuring and storing long lead items well in advance. Items that arrived early were typically stored either onsite or at company warehouses, greatly mitigating most COVID-related delays. Pinkard's strong relationships with the best pool contractors in Colorado allowed us to work with the best value-added contractors in the business. In addition to our punch list requirements, our pool contractor employed a custom punch list that covered the extensive tile, formwork, and rebar. We meticulously reviewed our punch expectations with the entire team before pouring concrete and leading into rebar inspections. With 30 tons of rebar in the lap pool alone, this attention to detail ensured that Thornton would have the best concrete pours possible. Pinkard also enlisted the skills of one of the best pool tile contractors in the business. This subcontractor had teamed with our pool contractor for more than 17 years. Their skill, team chemistry, and collaboration ensured that all the laser-leveled tile was within a very tight 1/16th inch.   • Porcelain Brick Quality Challenges

    Porcelain Brick Quality Challenges 2022-03-14 Share Share On the Moorhead Recreation Center project, one of our biggest quality challenges was constructing the intricate, custom foliage patterning with the exterior porcelain brick. The brick is beautiful, but it tends to be very fragile. BRS's design came with an exact template showing where every brick should go. The challenge was to get the patterning exactly correct and not damage it. Ensuring Quality Brick Installation. To get the brick just right, JVS Masonry created half-scale mock-ups of a brick wall section, colored and numbered each brick location, then constructed the mock-ups under the watchful eyes of Pinkard, the City, and BRS. Once everyone agreed that the correct construction and quality approaches were understood and mastered, crews went to work on the real thing. In preparation for construction, JVS once again plotted the location and color of each brick. During construction, five different individuals took turns inspecting the installation every two hours. This result was near perfection. Everything line-up perfectly. Project Architect Jesse Sherr: “I think those guys did a great job with the porcelain brick. That material is probably one of the most challenging tasks and some of the best installed on that whole project.” As construction progressed under a very tight schedule, the team continued to face one demanding quality challenge after another. Construction Manager Blake Chambliss: “Pinkard had a tremendous number of quality/fit and finish responsibilities. We were working on a fast-paced schedule and at every turn, we encountered challenging details. Ft., 63 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, Wood Framed, LIHTC, Ground Up, Occupied Atlantis is a modern mixed-use facility located in the Baker neighborhood of Denver, just two blocks away from the Alameda light rail station. The facility spans over 69,212 square feet and offers an array of residential and office spaces. The ground floor of the facility offers 5,000 square feet of office space, which is to be occupied by Atlantis Community Inc. (ACI), a museum dedicated to the history of disability rights. Additionally, the ground floor also features a spacious 1,200 square feet community room, along with a training lab that offers residents an opportunity to learn and develop independent living skills. The residential section of the facility spans over three floors and consists of 63 one- and two-bedroom units. These units have been designed to be universally adaptable and accessible, making them suitable for people with disabilities. To ensure that at least 25 percent of the units are occupied by lower-income persons with disabilities, the units have been designed to be universally adaptable and accessible. Despite facing challenges due to the site's difficulties and COVID-19 restrictions, Pinkard Construction Company managed to complete the project successfully. S'PARK_west is comprised primarily of two-story townhouse units with flats at the corners. The wood-framed development features brick, stucco, metal, and cedar siding with permeable pavers for water quality control, ample bicycle storage, and radiant heat panels in the bathrooms. Climate control is achieved with packaged terminal air conditioning (PTAC) units. S'PARK_west will have an EPDM-sealed flat roof. All units have been brought close to the streets with raised and protected individual porches to facilitate activation of the neighborhood street, white maintaining a semi-private realm for residents. Funding for S'PARK_west includes soft debt from the City of Boulder, 4% federal LIHTCs, Colorado state LIHTCs, and CDBG-DR funds. In addition, proceeds from the sale of tax-exempt bonds allocated by CHFA and a deferred developer fee will be used to finance the project. S'PARK_west is dedicated to the family housing area of the SPARK development, an 11-acre mixed-use, mixed-income area within Boulder Junction, which is a transit-oriented redevelopment project covering 160 acres surrounding Pearl Parkway just east of 30th Street. A neighborhood pocket park, vibrant shopping and dining, and the woonerf or "living street," are just blocks away from S'PARK_west. This emerging neighborhood will also have many amenities for future residents, including excellent bicycle access and bus rapid transit service (BRT) to and from Denver and the rest of the US-36 corridor accessed from RTD's recently completed bus station located just south of this property. In the future, the property will be within a blocks distance of RTD's proposed Northwest light rail stop. In addition to the great transit connectivity, SPARK will be Boulder's first eco-district with a high LEED-ND certification that has been designed as resilient housing for the flood impacted residents that the project has been planned to serve. Recently, Pinkard President Tony Burke and Pinkard Frameworks Manager Dan Harris sat down to discuss the problem with wood framing and the solutions Pinkard can offer. In this division, professionals with in-depth framing knowledge work closely with the design team and key suppliers to ensure framing designs meet architectural and structural intent, constructability, and seamless integration with other trades. Pinkard Frameworks has dedicated framing professionals who can lead subcontractors and interface with the project superintendent to catch minor issues before they become significant problems. Ultimately, taking ownership and responsibility for the wood framing process is the key to success in commercial multifamily construction. Q: Wood framing is said to be one of the riskiest scopes in commercial construction. What makes it so risky? Tony Burke: Wood framing is a unique process that requires a lot of attention and expertise. If not managed properly, it can cause problems that cascade into other trades, leading to quality issues and schedule delays. This is what makes our new framing division so important; our clients, developer partners, design professionals and fellow general contractors can benefit from partnering with such a dedicated and specialized team. Dan Harris: Another potential issue is that very few wood framing subcontractors can be bonded. This is proof that the process is risky and requires someone to take ownership. That is why I am so happy to be a part of this new division, Pinkard Frameworks. Q: What is the solution to these problems? Tony Burke: The solution is to take ownership of the wood framing process. This means involving a general contractor with in-depth framing knowledge and their key suppliers, especially truss fabricators, with the design team. This collaboration results in framing designs that meet architectural and structural intent, ensure constructability, and seamless integration with other trades. Dan Harris: A critical aspect of this is cultivating relationships with vendors and holding them to project specifications. This approach ensures quality and saves owners money. Q: Can you give an example of how this approach has worked in the past? Tony Burke: Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the owner over $250,000. Dan Harris: Another example is Pinkard’s recent preconstruction efforts for Boulder County Housing Authority’s project, Willoughby Corner. The initial design was a unique, modern design that required complex engineering. We took the time to work with the design team to understand the factors driving the design decisions. We developed more economical solutions without sacrificing the overall look of the building. Q: What role does on-site supervision play in ensuring successful wood framing? Dan Harris: Experienced and attentive on-site supervision is crucial. A dedicated framing professional who leads the Framing Subcontractor and interfaces directly with the project superintendent can catch minor issues before they become major problems. This level of supervision ensures the project stays on track and all team members are held accountable for their work. Tony Burke: On-site framing supervisors must have the knowledge and authority to make quick decisions and adjustments, saving time and money.
