It is located on the 25-acre Mirasol Senior Community campus, which already contains a 49-unit apartment building, 36 single-family and paired homes for seniors, and a 5,600 sf Event Center. The Mirasol Phase III expansion provides an additional 60 units of independent senior housing in a new 63,594 sq. ft. building. The building has a mix of 40 one-bedroom and 20 two-bedroom/1-bath units, all with private kitchens. The design includes a large common lobby with a shaded veranda on the main floor, and open and screened decks on the second and third floors. During preconstruction, despite the threat of escalation, the project started within budget and ended with a guaranteed maximum price that was approximately $25,000 below budget. Our Preconstruction and operations team worked closely with alm2s during preconstruction to provide in-depth drawing review, providing constructability comments and other input to aid alm2s in creating well-detailed drawings and to confirm Green Design and sustainability assumptions. We communicated using design charettes and Procore Project Management software. Other innovative energy conservation technologies include thermal balanced windows, Energy Star rated lighting fixtures, and appliances. When completed, the building will meet the requirements of the 2009 International Building Code, the 2009 International Energy Code, and the Enterprise Green Communities Criteria. This project is funded primarily with Low Income Housing Tax Credits. Jacoby Meadows Senior Apartments Windsor Housing Authority 63,000 Affordable Housing, Senior Living Jacoby Meadows is a planned age-restricted (55+) affordable housing project that will serve low to moderate income seniors (30-80% of area median income). The first phase will include 50 one-bedroom rental units, and 12 two-bedroom rental units. The project is being developed in partnership with the Loveland Housing Authority, designed by WORKSHOP8 Architecture, and partially funded with nine percent competitive tax credits and Colorado funding from the State Affordable Housing Fund. The Windsor Housing Authority selected Pinkard Construction to build this 62-unit, 63,000 square foot, $17.5 million project. During preconstruction Pinkard provided tax credit funding acquisition assistance and collaborated with the owner/architect team to develop a construction phasing plan to optimize the schedule. Pinkard Frameworks, the company’s in-house framing division , worked with the architect to identify constructability issues in the permit plan set, including implementing an alternative to corridor framing that is more efficient to build at a lower cost. Frameworks also found a local supplier to single-source structural steel and specialty wood beams, and to provide shop drawings and materials, eliminating the inefficiency of coordinating multiple suppliers. North Aurora Family Health Services Building Arvada, Colorado, USA STRIDE 8,070 Sq. Ft. Healthcare, Pharmacy, Clinic, Renovation, Occupied Pinkard Construction, in a design-build relationship with MOA Architecture and Metro Community Provider Network (MCPN), completed the North Aurora Family Health Services renovation 45 days ahead of schedule and $80,000 under budget. Scope of work on the two-phased, 10,000 sf project included renovation and reconfiguration of a fully operational pharmacy, and transformation of existing offices into exam and procedure rooms. The design-build team structure contributed greatly to the project’s success, allowing MCPN, MOA, and Pinkard time to reevaluate MCPN’s needs and program. Design and programming charrettes produced more efficient layouts resulting in expanded pharmacy space, two additional procedure rooms, a shorter schedule, and budget savings during buyout. Pinkard’s management of the occupied pharmacy renovation was another key to the project’s success. With Pinkard’s implementation of a rolling shelving system, pharmacy staff was able to quickly transport and securely store pharmaceuticals during the long weekend of pharmacy renovation. The main components are as follows: Phase I – A 20,000 sf gut and renovation of the 2nd floor of a 4-story independent living wing to convert it to 32 units of assisted living. Work includes a new structural steel and masonry exterior elevator; demolition and reconstruction of the loading dock; two new patios; low voltage systems for nurse-call, patient wandering, and fire systems; and standard institutional finishes. The renovation also includes complete new MEP systems, including new electrical service, and through-wall PTAC units. The existing MEP systems run throughout the entire occupied 4-story structure, requiring careful coordination with building management and residents to prevent disruptions to the facility. Phase II – A 3,600 sf renovation of an assisted living area to create a skilled nursing area to temporarily house the residents displaced during Phase III. Work includes a major utility relocation to bypass main distributions affected by Phase III; new lounge and dining areas, a beauty salon; and construction of a new connector walkway. Phase III – The new 18,000 sf Town Center structural steel and masonry addition provides a new entry, new dining facilities, meeting areas, a gift shop, offices, a medical suite, and a 165-piece, full commercial kitchen expansion that doubles its square footage. Other work includes MEP tie-ins to the existing facility, extensive glazing, a new circular drive area, and site work, plus all utilities and building systems for Phase IV. A new 42,000 sf, 2-story, 64-unit, skilled nursing building includes new basement with laundry; community kitchens and dining rooms; new porte-cochere entry. MEP includes heat pumps and all tie-ins. A major construction challenge was the conversion to a single electrical service for the entire east campus. This work involved the demolition of the mechanical plant and utility service entries and an intricate plan for minimizing disruptions to the facility. Phase IV – A 103,000 sf, the new 4-story independent living building will be constructed following the demolition of the existing 2-story structure currently occupying the site. Construction will include community kitchens and dining areas, a chapel, courtyard upgrades, and all tie-ins to the existing structure. Each of the 71 units will have individual heat pumps. This phase will also include extensive stormwater quality features, including porous landscape detention and the construction of a 76,800 cubic foot underground stormwater detention vault, which will be located below the main access road into the property. K12, Library, Ground Up The new Evergreen Country Day school, Phase I is a K-8 academic, administrative, arts and athletic facility. The first phase included: art studio, cafeteria, dance studio, academic center, technology lab, science lab, administrative offices, athletic fields, library, great hall, indoor & outdoor performing arts venues. The building is organized around the Great Hall, a light-filled, two-story space with mezzanine that frames the extraordinary views to the south. A main circulation corridor running perpendicular to the Great Hall links it with the classrooms to the east. All rooms have abundant natural daylight, achieving views for 90% or greater. Aluminum, thermally broken windows have Low E, insulating, high performance glazing. Primary interior finishes include natural and cultured stone, maple hardwoods and trim, painted gypsum board, carpeting and natural and porcelain tile. The structure is two stories, and is steel with cast-in-place concrete slab/foundations. Second level floors are cast concrete on metal deck. Exterior include cultured stone, plaster, cementitious siding, standing seam metal and TPO roofing for durability, sustainability, energy efficiency and reduced maintenance requirements. Roofing materials were selected to minimize the roof's heat island effect. The Dance Studio, Cafetorium and Kindergarten were designed to achieve Enhanced Acoustical Performance. The Mechanical system is Packaged DX gas-fired heating and cooling rooftop units with energy efficient CO2 monitoring and controls. as include variable frequency drives to regulate the fan speed/ motor horsepower based on heating and cooling loads of the conditioned space. Ft., 64 Units Senior Living, Affordable Housing, Multi-Family Housing, Independent Living The Summit Assisted Living conversion project is a major renovation of a vacant six-story tower that is a part of the larger Eaton Community campus in Lakewood. Work includes structural and MEP retrofits and extensive unit renovations that include plumbing stack additions and rerouting, electrical redistribution, demising wall relocations, and unit buildouts. Pinkard "rescued" this project for Eaton Senior Communities when the originally hired contractor was replaced during the preconstruction phase. When Pinkard entered the project in May 2018, midway through the schematic design phase, the project was almost $6 million over budget and falling dramatically behind the owner's tight schedule. Because the tower was in the process of being vacated, the delay significantly imperiled the owner's revenue projections for 2018/ 2019 and created a dramatic need for urgency and efficiency within the Pinkard preconstruction team. The owner's program challenged the Pinkard preconstruction team to find the most economical ways to consolidate 74 smaller assisted living (AL) units into 64 larger independent living (IL) units. The consolidation process included finding the best utilization of existing plumbing stacks Following several timely partnering and design charrettes, the OAC team agreed upon a value engineering plan that enabled Eaton to maintain nearly all of its original program while meeting the owner's $6.4 million budget. Pinkard's unit massing/revenue studies with Eaton and EJ Architecture were key to budgetary success in preconstruction. During budgeting/VE, Pinkard constructed an architectural mockup of a proposed unit to enable the ownership team to visualize proposed unit sizes better. To accelerate the design phase and allow construction to commence closer to Eaton's originally projected start date, the team agreed to combine the design development drawing phase with the construction document phase. This approach shaved roughly six weeks off the design schedule. Despite the considerable delays associated with the changeover to Pinkard during preconstruction, Pinkard was able to complete the project within budget and only 13 days beyond the completion date set by the original contractor. Construction on this affordable housing project was privately funded. Morgan Library renovation/addition project is a 5,000 sf, two-story addition and a 130,000 sf four-story renovation. The renovation portion included remodels on three floors and the basement, with major mechanical upgrades including new air handling units, dual duct boxes, and upgrading pneumatic controls to new direct digital controls system. Other renovation components included an entry stairwell reconfiguration, restroom upgrades, new information/ reservation desk, and new flooring, finishes and ceilings. The two-story plus partial basement addition connects to the existing building on the north side via an enclosed, one-story connector walkway. The addition is cast-in-place concrete with an extensive grade-to-roof glass curtain wall on all four sides and a TPO membrane roof. It features extensive commons space on both floors to provide group study space, restrooms, and a printing center. A plaza renovation upgrades stormwater and sanitary sewer lines and reconfigures landscaping with new paving and seat walls. To accommodate campus activities, the project was broken into 12 construction phases, with the most potentially disruptive activities conducted during the summer term.     Pinkard provided expert construction services for Denver Zoological Foundation on the Denver Zoo Tropical Discovery project. Denver Zoo Tropical Discovery Denver, Colorado, USA Denver Zoological Foundation 41,000 Sq. Ft. Public Projects, Recreation Tropical Discovery is a conservatory-type building that provides a real-life rainforest environment in a 1.5-acre tropical ecosystem. The Denver Zoo's exhibit and education center is home to 140 species of plants, 123 species of fish, and over 1200 animals representing over 200 species such as mammals, reptiles, amphibians, and invertebrates. An offshore coral reef, tropical marshes, temple ruins, cypress, and mangrove swamps have been created throughout the complex. With over 13 pools forming the pathway around the exhibit, 24 glass-fronted tanks, 3 waterfalls, and a jungle river, Pinkard faced very complex waterproofing challenges in installing four different waterproofing systems specified in the architect's construction documents. Intricate life support systems were installed that precisely regulate each exhibit environment for the vast array of both plant and animal species requiring maintenance of proper temperatures. The building is topped with two pyramid-shaped skylights providing natural light for almost 3/4 of the building. One of the skylights stands 45 feet above the ground. A temple inside nearly reaches the pyramid's peak. Although there are 22,000 square feet of display area, the total square footage, including service areas and holding pens, is nearly 41,000. The exterior involved Pinkard's execution of extensive architectural cast-in-place concrete work. With the construction of Tropical Discovery, the Denver Zoo is one of the few zoos in the country that has created natural habitats and biological ecosystems that blend the best of biology and botany. It is a fascinating and unique opportunity for visitors to experience the immense diversity of life in the tropics and to gain a greater appreciation for the fragile nature of this important ecosystem. Public Projects, Industrial, First Responder, Fleet/Maintenance, Ground Up The Leon A. Wurl Service Center is a maintenance, shops and office facility for the Town of Erie Public Works Department and Parks Department. It features a 9,560 sf Class "B" office building that connects with a 16,728 sf maintenance building on approximately 7.5 developed acres. Sustainable features on the maintenance building include: White TPO roof Photovoltaic panels with a power purchase agreement Full heat recovery Recycled asphalt Low-emitting materials Instant-hot water units The Center also includes a 250,000 sf service yard with a 3,000 gallon fueling station, magnesium chloride/salt storage facility and truck wash pad. An intensive preconstruction planning phase kept design-related changes to .6%, or 75% below the industry average. The final contract was $202,000 below the original contract. Pinkard completed this fast-tracked project 56 days ahead of schedule, allowing the Town of Erie to completely relocate its maintenance operations well ahead of the winter season.
