  • Creekside Flats/Lofts | Pinkard Construction | Colorado

Creekside Flats/Lofts Denver, Colorado, USA East West Partners - Denver 92,000 Sq. Ft., 80 Units Multi-Family Housing, Market Rate, Underground Parking, Wood Framed, Ground Up Creekside Lofts and Creekside Flats are each 40 units, 4-story wood-frame condominiums of approximately 46,611 gross square feet. The structures are Construction Type V, 1-hour rating. Exterior fascia includes brick, steel siding, and Portland Cement Plaster, requiring extensive subcontractor coordination and phasing. Each unit has its own condenser and aquatherm system. Common areas have forced-air, gas-fired heaters with condenser units on the roof. The condominiums are constructed above the 37,200 sf, post-tensioned underground parking structure. The parking structure's footprint covers the entire site of both phases. The parking structure's entry/exit ramp includes a snowmelt heating system within the slab. Shoring on the north side is at ten feet. Pinkard self-performed the foundations. In the early 1900's the site was used as a rail car coal-dump, which produced considerable soil contaminates. Pinkard coordinated with a specialty subcontractor to conduct extensive environmental monitoring during soils exportation. A 100-year old retaining wall separates the site from Cherry Creek. All construction activities were carefully conducted to assure that the wall was undamaged. Two different construction projects were underway at the site, which created very tight staging conditions. Pinkard and the other builder were forced to coordinate construction sequencing within a single staging area. Pinkard performed extensive preconstruction and value engineering for this project to help the owner make budget and stay competitive in the tight downtown Denver housing market. • Pinkard Construction’s Thrive Affordable Apartments Wins Community Impact Award

Pinkard Construction’s Thrive Affordable Apartments Wins Community Impact Award 2024-03-22 Share Share DENVER – Denver Housing Authority’s $61 million Thrive affordable housing project, built by Pinkard Construction, has received a “Best of the Best” Community Impact of the Year award from the National Association of Industrial and Office Properties (NAIOP). The 2023 NAIOP Colorado Community Impact of the Year awards highlight projects that have truly left a lasting mark on their communities. Thrive was competing against GreenHaus, another Denver Housing Authority (DHA) project, and The Bridge by Revive Church Colorado Development Advisors. Thrive is a meticulously designed apartment complex that not only provides homes but fosters smaller communities within, complete with a terrace for play and tranquility. The 135-unit development was designed and built to be a community for families of all sizes, with three-bedroom townhomes and four- and five-bedroom units. In addition to its affordable housing component, 20% of Thrive’s units are market rate condominiums. During the three-year design and construction process, Pinkard collaborated with Shopworks Architecture to provide comprehensive preconstruction services ending with a final GMP contract value that had a zero percent variance from the design development estimate. With this zero percent variance, DHA was able to incorporate add-alternates to enhance Thrive’s value to the tenants and DHA. During construction, the Pinkard team had to “share” construction ingress and egress with another contractor constructing the neighboring GreenHaus project. Points of entry and exit to these sites were further congested due to Pinkard’s Sun Valley roads and infrastructure work. Despite these challenges, Pinkard completed the project on time and in budget. The final construction cost was $44,283,846. Both Thrive and GreenHaus are located within the Sun Valley neighborhood, which is directly south of the Denver Broncos’ Empower Field at Mile High Stadium. Pinkard Raises Over $92,000 For ACE, Funds 37 Scholarships 2023-07-06 Share Share Pinkard Construction, a general contractor serving Colorado for over 60 years, held the fourth annual Careers in Construction Golf Tournament at The Country Club at Castle Pines and raised over $92,000. The resulting 37 scholarships allow the recipients to attend the private K-12 school of their choice. Pinkard President, Tony Burke, says he sees an opportunity to nurture the next generation of the Colorado workforce and hopes that these scholarships provide enhanced access to private education for more Colorado students. Above: The first place Foursome, sponsored by IMA Corporation: Brad Johnson, Nick Burns, Bryan Young, and Jeff Walls. “19 Colorado companies and individuals provided generous sponsorships that made the tournament such a success,” said Burke. “The construction industry is facing an unprecedented labor shortage, and we hope that these scholarships allow students to pursue a rewarding career in construction.” Erik Billinger, Western Region President for ACE Colorado, said that ACE Scholarships is proud to be the beneficiary of Pinkard’s 4th Annual Careers in Construction Golf Tournament. “By supporting the tournament, Pinkard Construction and all participating sponsors are providing hope and a bright future for students and our community,” said Billinger. “Our founders believed that success was possible, regardless of income, and that all children deserve equal access to quality education. And for 23 years, we have been working to fulfill that vision. By providing partial tuition scholarships for lower-income students to attend the K-12 private school of their choice, ACE scholars are graduating high school, prepared for college and a fulfilling career.” Jayce Wynn, an ACE Scholarship alumnus, attended the tournament and spoke about how the program allowed him to broaden his education and eventually secure a full-ride scholarship to CU Boulder, where he is currently studying Biomedical Engineering. “I come from a single-parent household with three older brothers,” said Wynn. “Without ACE and sponsors like Pinkard, none of this would be possible. My mom worked very hard but putting 4 children though a private education on an hourly salary is virtually impossible.” Those wishing to support ACE scholarships can visit www.acescholarships.org . • Frasier Meadows Master Plan | Pinkard Construction | Colorado

Frasier Meadows Master Plan Boulder, CO, USA Frasier Meadows 355,000 Sq. Ft., 98 Units Senior Living, Recreation, Multi-Family Housing, Market Rate, Indoor Pool, Occupied, Ground Up, Renovation, Addition, Independent Living, Reahbilitation The Frasier Retirement Community’s $100 million Master Plan buildout consists of the construction of The Prairies, a 98-unit independent living building with a 110-space parking level on the lowest floor; a 6,000 sf Arts and Education building with classrooms, theater and a 300-seat multi-purpose room with stage; a 9,500 sf wellness center with a 25-meter exercise pool; and extensive renovations of the main floor of Frasier Central. All work is conducted on the occupied 530,000 sf, 14.5-acre complex. To meet Frasier’s demand for high quality and an uncompromising sensitivity to the needs of 400-plus seniors, Pinkard conducted an exhaustive preconstruction phase that focused on intensive collaboration with architect Hord Coplan Macht, Frasier, and numerous Frasier user groups. As a result of these efforts, the Pinkard/Frasier/Hord Coplan Macht collaboration produced “a perfect balance in site placement to achieve optimal aesthetics and natural views, respecting City of Boulder jurisdictional restrictions (including the 55-foot height limits), and FEMA flood-plain requirements, all the while allowing Frasier to enjoy tremendous flexibility for future growth. And we did this while balancing Frasier’s budgetary needs with the health, safety, and comfort of a demanding senior population.” During construction, Pinkard managed an unusually complex permitting process, which included 12 separate building permits as opposed to the customary one or two permits. "Retirement communities are sacred spaces. Pinkard and the subcontractors have been tremendously respectful of our sacred spaces." With my manufacturing background, it resonated with me that someone in the construction industry would incorporate that kind of a quality check. I’m seeing evidence of this attention to quality all over the project. It tends to permeate throughout the job." See the Project Pinkard rose to the occasion "Pinkard approached this project as if it were a CM/GC teaming project, not a hard-bid job. They took the attitude of "The best way to approach this is to work on it as a team to get it done." This could have been a very difficult project. Pinkard really rose to the occasion." See the Project Subcontractor relationships "Subcontractors are loyal to Pinkard because Pinkard treats them well; along with Pinkard’s subcontractor vetting process, which I think is pretty strict. • Pinkard Commits to Building a Welcoming and Inclusive Industry

Pinkard Commits to Building a Welcoming and Inclusive Industry 2024-03-04 Share Share The construction industry is facing a worker shortage, and Colorado is no exception. According to the Bureau of Labor Statistics, the state will need 45,000 new workers in the construction industry by 2027. In response to this challenge, Pinkard Construction has committed to building a more welcoming and inclusive industry. "At Pinkard, we believe that treating everyone with dignity and making a workplace of inclusion and belonging is the right thing to do," said Jeff Kessler, Pinkard's Director of HR. "We need to attract and retain workers from all walks of life, and that means creating a workplace that welcomes everyone." To that end, Pinkard Construction has signed the AGC's Culture of Care Pledge and has formed its own committee to actively contemplate, study, and implement the CARE principles. "Our committee includes members from across the organization, and we meet regularly to discuss ways in which we can continue to make improvements across the organization that will strengthen the organization and help us build the workforce of tomorrow," Kessler said. The CARE principles include committing to hiring and paying based on skill and experience, regardless of age, disability status, ethnicity, gender identity, nationality, race, religion, sex, or sexual orientation. They also include attracting prospective employees by creating inclusive workplaces that are free from harassment, hazing, and bullying and retaining high-performing employees by identifying and removing barriers to advancement. "We are committed to creating a workplace where everyone feels valued and respected," said Tanya Navarro, Pinkard's HR Generalist. "We want to empower every employee to promote a culture of diversity and inclusion." The construction industry has historically struggled with diversity and inclusion, but Pinkard Construction is committed to leading the way in building a more welcoming and inclusive industry. "As an industry, we need to be able to attract workers from all walks of life, and that means building an industry that is welcoming and inclusive," Kessler said. "We need to retain our workers by paying them based on merit and taking care of their health and well-being. By doing so, we can build a stronger industry that will benefit everyone."
