    Pinkard provided expert construction services for The Action Center on the Emory School Adaptive Reuse project. Emory School Adaptive Reuse The Action Center 100,000 K12, Mixed-Use, Non-Profit, Office, Renovation, Tenant Interior/Build Out, Commercial Kitchen This large renovation converts the onetime home of Jeffco’s Emory Elementary School, which closed its doors in 2022, into a new community campus offering workforce training, community college classes, behavioral health, gymnasium programming and family support services. The campus is owned and anchored by The Action Center, which has served Jefferson County and Denver Metro Area families in need for more than 50 years with services and resources that include a market filled with groceries, hygiene items and clothing, financial assistance, education opportunities, and connections to other important community resources. In addition to relocating and expanding The Action Center’s complete operations, the campus will also be home to other community-serving partner organizations such as Jefferson County Public Health. Designed by Davis Partnership Architects, the current renovation footprint covers 82,000 square feet of the 100,000+ SF building. This will expand as additional partners are brought in to occupy the remaining 20,000 SF. Much of the building will be gutted and reconfigured to fit the various needs of the new tenants, which includes office space, a combined free food and free clothing market, health clinics, a café, and an education center. Scope includes modifications to MEP systems, upgraded access controls, and new skylights, windows, ceiling grids, floors, doors, frames, and hardware. Exterior work includes considerable excavation, stormwater utilities, parking lot upgrades, community garden, and a detention pond. The project also includes the new construction of a freestanding, 7,000 SF, structural steel building that will function as storage and distribution for The Action Center’s food hub, featuring a loading dock, large refrigeration/freezer space, and pallet-sized racking system. In addition to the above scope for The Action Center, valuing $13.2 M in construction, Pinkard is conducting $1.9 M in tenant improvements for a health clinic run by Jefferson County Public Health. Construction is currently scheduled to take 12 months, with the possibility of added scope as The Action Center brings in additional campus partners.   • Kuhlman Building Adaptive Re-Use | Pinkard Construction | Colorado

    Pinkard provided expert construction services for Koelbel & Company on the Kuhlman Building Adaptive Re-Use project. Kuhlman Building Adaptive Re-Use Denver, Colorado, USA Koelbel & Company 45,000 Sq. Ft., 45 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, LIHTC, Renovation The Kuhlman Building project was the adaptive reuse of the existing 45,000 sq ft Kuhlman Building into for-rent affordable multi-family housing and retail/restaurant space. The affordable housing portion of the project consisted of approximately 40-50 units with a mix of studios, one and two bedrooms, two retail/restaurant pads, one in the Kuhlman Building, and one stand-alone. The new stand-alone pad was a 2,500 sq ft warm grey shell retail building near West 17th Avenue and Perry Street. Additionally, there was 4,500 sq ft of retail within the existing building. The site was approximately 50,000 sf and was located at the northwest corner of West 16th Avenue and Perry Street. Funding for the project came from a combination of developer equity, federal low-income housing tax credits, tax-increment financing from the Denver Urban Renewal Authority, and a performance loan from the Denver Office of Economic Development. The Kuhlman Building required gutting the interior but with only minor changes to the building's exterior. Over the years, the five-story brick building had served as a nunnery, a nursing school and dormitory, and administrative offices for St. Anthony Hospital. The Kuhlman Building was located within the larger Sloan's Lake/St. Anthony Hospital redevelopment area, which was named Sloans. When complete, the Sloans neighborhood included an Alamo Drafthouse, Highland Tap & Burger, the Raleigh office building, a 12-story condominium tower, a seven-story apartment community, a 6,000 square-foot retail strip, plus the Kuhlman development, all in a seven-block area between Sloan's Lake and West Colfax Avenue. The Kuhlman project was a development partnership by Koelbel and Co. and Trailbreak Partners, and Van Meter Williams Pollack provided the design. Denver, Colorado, USA Coors Distributing Company 61,000 Sq. Ft. Industrial The 61,000 square foot, tilt-up concrete and structural steel expansion project houses a state-of-the-art Vertique semi-automated palletizing system featuring four cascading beer case distribution towers. Robotic palletizers, shrink wrappers, and a conveyor system sort and repack pallets to fill individual orders, which are then distributed to the 14 new truck docks. The entire warehouse addition design was completed using 3D software to allow for BIM coordination between the building's structure/systems infrastructure and the Vertique packaging system. Other spaces and features of the new warehouse include an operations office, truck receiving and repackaging, a 16,000 sf snow-melt system, fresh-air ventilation and extensive daylighting. Coinciding with the national campaign, our industry also observes Construction Suicide Prevention Week , aimed at “raising awareness about the unique challenges workers face in construction, how it can lead to suicide, and what we can do to prevent it.” Earlier this week, Pinkard Field Safety Manager Dave Ruddy was interviewed by CBS News Colorado about the efforts of Pinkard and other members of the Association of General Contractors in addressing the mental health crisis plaguing jobsites across America. Ft., 18 Units Senior Living, Multi-Family Housing, Affordable Housing, Wood Framed, Ground Up, Memory Care Building One of a proposed three-building campus will be 9,395 sq ft and contain 18 memory care units in a single-story, wood-framed building. It will have a commercial kitchen, dining room, common areas and lobby. Heating and cooling will be accomplished using individual packaged terminal air conditioner (PTAC) units. The exterior is Manf stone veneer and stucco. Pinkard's value engineering efforts included mechanical system life cycle analysis for a $350,000 owner savings. The 2.73-acre site will require extensive infrastructure operations to build a road, roundabout and utilities.     Career Building Q&A: Blake Chambliss Career Building Q&A: Blake Chambliss July 18, 2024 Share Share Construction is a huge industry with a multitude of career paths. With the Career Building Q&A , we ask some of Pinkard’s longest tenured employees to share stories, advice, and lessons leaned over their own career journeys. In our first edition, we spotlight Blake Chambliss, whose remarkable 40 years at Pinkard has seen him rise from a journeyman carpenter to Chief of Operations. How did you get started in construction? My father is an architect, and he introduced me to a home building contractor. We formed and poured foundations and driveways, framed and sided, and did all interior trim including setting cabinets and countertops. How did you come to Pinkard Construction? I had just moved to Denver and was working for a multifamily developer when I heard that Pinkard was hiring. I hired on as a carpenter and we were just coming out of the ground and doing the concrete frame on the Hyatt Regency hotel in the Denver Tech Center. Superintendent-era Blake (circa 1996) Tell us the play-by-play of your evolving roles and responsibilities at Pinkard. I started out as a carpenter in 1984, and soon moved up to carpenter foreman at a time when we were doing a lot of high-rise PT cast-in-structures. I was promoted to Assistant Superintendent in (1986) and worked on Harvard Gulch Rec Center, DirecTV Broadcast Center, Tropical Discovery at the Denver Zoo, and a couple others. In the early ‘90s I was promoted to Superintendent and did several tenant improvements, a train wash station in Alliance, Nebraska, and some renovations before doing the first of several recreation projects in Highlands Ranch, including both phases of the Westridge Recreation Center and the renovation of Northridge Rec Center. I built several tilt-up projects (boring, like watching paint dry) and was put on three projects to replace existing superintendents, one of those still only in the foundation phase. In 2004, I was promoted to Field Manager where I also managed the self-perform concrete when we were doing decks and cores, and we did some very impressive architectural concrete using Agilia, a self-consolidating concrete, on One Riverfront. I worked as a project manager to replace a departed PM and finish up West Metro Fire. Finally I was promoted to Construction Manager before being named COO in 2022. What have been some of your career highlights? I really enjoyed working on Westridge Rec Center. We had a great repeat client in Highlands Ranch and [architect] Sink Combs (now Perkins & Will), and it was really rewarding being involved in preconstruction and working with [structural engineer] Martin & Martin to make structural changes to facilitate the proper sequencing of steel, masonry, and concrete. The architectural concrete at One Riverfront was fun to do. We did several mockups using different form-plys and form release agents to get the desired end-product, and we even used a pump to pour the mock-ups—not because of accessibility but because we needed to exactly replicate how we were going to pour the final product. Probably taking over the projects that were already behind schedule and getting them finish on time. Also, the water and rock challenges we had on a tilt project we did at 6th & Indiana. The soils report said no water or rock, but we ended up having to blast rock (Colorado blue shale) and install wells to keep the water out of the foundations. What’s was your most memorable project at Pinkard? There have been a lot of great days, but form setting and flying decks at the Hyatt Regency was super fun, even though we had to hear superintendent Leroy Jefferson yelling like a mad man all the time! What’s the best advice you ever received? When I worked at DSP Builders, a superintendent said, “You’ve got to have eyes out your ass, because as soon as you turn around someone will f#@& something up,” and that’s never been truer. You always need to be aware of what people are doing and that can only be done by continually walking the job with your eyes and ears open. What’s the worst advice you ever received? I don’t ever recall getting bad advice. There are always lessons to be learned, and a day without learning something new is a lost day. What’s your advice for people navigating careers in construction? Ask a lot of questions.   • STRIDE Community Health Offices | Pinkard Construction | Colorado

    Pinkard provided expert construction services for STRIDE on the STRIDE Community Health Offices project. STRIDE Community Health Offices Denver, Colorado, USA STRIDE 21,767 Sq. Ft. Office, Healthcare, Medical Office Building, Renovation This 21,767-foot design-build project with MOA Architecture featured complete interior demolition (including demo of all existing interior MEP) to allow for complete office build-out including all new mechanical throughout the building – new ductwork, VAVs, fan-powered boxes, new hydronic system, routine testing and programming of RTU’s, new plumbing, electrical and light fixtures; break and conference rooms. Lots of open office areas with fan-coil units. Interior glass demising walls; barnwood beams above the main staircase and first floor breakroom. Porcelain tile in wet areas, ACT ceiling clouds throughout open office areas. This project centralized 125 STRIDE employees from 11 administrative teams into a centralized administrative building housing Human Resources, Patient Accounts, Call Center, Information Systems, Development, Operations administration, Finance, Strategy and Growth, Community Health, Compliance and Training and Development. The permitting process was (uncharacteristically) four-to-five months long. To work around this delay and keep the work moving, we were able to pull a demo and rough-in permit that allowed us to start work; to put-up walls and get MEP rough-ins, plus some drywall installation. Fire alarm systems and Denver Fire Department: There were two separate addresses at this one location, and both shared the alarm and sprinkler system with only one fire alarm panel. Final inspections required Pinkard and the design team to separate the fire alarm system, which would cause a significant delay. As a work-around, we met with fire marshal and got final sign-off without the mandated separation. The fire marshal required the other tenant to ultimately fund and implement the fire alarm system separation from STRIDE. Project finished on time with a minimal, owner-approved schedule extension.   • Columbine Memorial | Pinkard Construction | Colorado

    Pinkard provided expert construction services for Foothills Park & Recreation District on the Columbine Memorial project. Columbine Memorial Littleton, CO, USA Foothills Park & Recreation District 2.8 acres Public Projects Pinkard donated fees and CM/GC services and worked with the local construction community to solicit in-kind donations for this memorial to the April 20, 1999 tragedy at Columbine High School. The memorial is an oval wall of native Colorado stone etched with narrative remembrances crafted from interviews of the victim's family and friends. Steep landforms of the existing hills gently fold back from the top of the outer retaining wall. An intricate granite ribbon design fills the center space. The tails of the ribbon are inscribed with the phrase "Never Forgotten." Benches are located in welcoming areas to allow the visitor to sit in reflection and contemplation. A walkway arcs along the top edge of the surrounding hills, providing an accessible route to the dramatic views of the distant foothills. Action Center Program Services Building Lakewood, CO, USA The Action Center Inc 12,600 Sq. Ft. Office, Public Projects Located at 8755 West 14th Avenue, in Lakewood, Colorado, the Jeffco Action Center (JAC) currently operates as a nonprofit organization dedicated to providing an immediate response to basic human needs and promoting self-sufficiency to Jefferson County's people in dire situations. With community involvement, Jeffco Action Center has served over 30,000 people a year through a food bank, clothing bank, medical/utility/rent assistance, tenant/landlord counseling, and household items to stabilize the family or individual with the continuum of emergency services to achieve self-sufficiency. The construction was phased into two separate stages. Phase one was the parking lot demolition and repaving. The second phase was a complete interior remodel of a former post office building, supplemented by two ground-up additions. The building contained a great deal of asbestos that required removal. A reframe of the roof was cost prohibitive, which required us to shore up the existing structure. We were able to arrive at a design that would enable us to maintain the existing roof structure without much effect on the interior layout. Pinkard spearheaded the drive for donations for the project, eventually gathering over $1 million in "in-kind" donations from design professionals and subcontractors sympathetic to JAC's cause. Pinkard's role as CM/GC was donated. The new facility houses a medical and dental clinic, a food, and clothing bank, and features a case management service, Santa Shop, Meals on Wheels, and tenant/landlord counseling. Centura Primary Care Clinic - Golden Golden, CO, USA Centura Health - Corporate Offices 10,700 Sq. Ft. Healthcare, Medical Imaging, Structural Slab, Laboratory, Photovoltaic, Clinic, Ground Up Centura Health's newest Neighborhood Health Centers, one in Golden and one in Arvada, are each approximately 10,700 sf. Each is a primary care facility with 16 exam rooms, a wellness atrium, x-ray, mammography, and phlebotomy. Each Center is single story structural steel construction with a metal deck and crawl space. The skin is stucco and stone. The Golden Center's larger site required extensive over excavation due to a dipping bedrock zone. Golden also includes a photo voltaic solar array. Distinctly different from the fragmented medical care available in most communities today, Centura Health's Neighborhood Health Centers are built upon the key components of optimal health: primary care, specialty services, urgent care, diagnostic and laboratory services and occupational health. Hospitality, Recreation Multi-Family To keep abreast with trends in the luxury hotel market, the Brown Palace Hotel added a new spa to its 114-year-old building in downtown Denver. To make room for the spa, Pinkard demolished 5,000 sf of space on two floors and relocated the Brown Palace Flower Shop across the street. Pinkard also did a complete gut and renovation of the first-floor public restrooms. Project Challenges: Working with marginal as-built drawings Maintaining a tight schedule despite numerous unforeseen conditions. Minimizing disruptions to hotel guests. Creating space for and installing a two-stop elevator. Quality Control Prior to construction, Pinkard met with the architect and subcontractors to review the scope and field conditions that followed demolition. Asbestos-containing material (ACM) was found on plumbing fittings above the hard-lid ceiling and beneath the carpet. Although the owner secured the services of an abatement contractor to remove these materials prior to construction, additional ACM was discovered during demolition. Pinkard phased the ACM removal during off-hours to maintain the tight construction schedule.
