The goal of electrification is that one day, all buildings will be powered with mostly zero-carbon electricity provided by wind, solar, and other cleaner electric generation options. Energize Denver, the City and County’s regulations for electrification applies to natural gas equipment being replaced at the end of its useful life. Denver’s building department will enforce this through the permitting process at the time of replacement and will apply to most multifamily buildings. Adopting highly efficient building designs and systems such as electrical heat pumps can reduce electric operations cost, but it can typically come with increased construction/start-up costs. The community was developed by the Denver Housing Authority (DHA) and designed by Shopworks Architecture . It is located between I-25 and Federal Blvd on W. Holden Place in the heart of the Sun Valley neighborhood. The 135-unit Thrive development, 54% of which are affordable to households earning below 60% of Denver’s Area Median Income, includes two-story townhomes and one- to five-bedroom multifamily units. It is constructed with a podium slab with two stories of structural concrete frame and fire-treated wood for levels three to seven. Amenities include a community kitchen, amenity deck, basketball court, game room, playground, classroom and large lobby. The project was financed with low-income housing tax credits, tax-exempt bonds, DHA funds and a loan from the Colorado Housing and Finance Authority. The total development cost was approximately $44 million. Project Rewind: Minoru Yasui Plaza Twenty Years Later Project Rewind: Minoru Yasui Plaza Twenty Years Later 2024-07-24 Share Share This summer marks twenty years since Pinkard Construction completed one of our all-time great adaptive reuse projects: the renovation of Minoru Yasui Plaza. Following its completion in the summer of 2004, the 197,000 square foot, $15 million, hard-bid, gut and renovation project went on to win Pinkard the prestigious 1st place National Excellence in Construction award from Associated Builders and Contractors (ABC), and rightfully so when recalling the unique challenges Pinkard overcame to bring it to life. In a pure coincidence, Pinkard originally built the 17-story high rise in 1969, where it was originally home to the old Downtowner Motor Inn and Hotel. In the mid-‘80s, the fifth and sixth floors were widened to match the width and depth of the base below. Eventually, the building was acquired by the City and County of Denver to house the city’s Probationary Services Department, but first: The dated interior required a complete gut remodel, including asbestos abatement The antiquated HVAC system had to be modernized to meet modern fresh air standards The elevator electrical systems needed a complete overhaul The building required a new roof Floors five and six were in urgent need of repair after being deemed structurally unsound These needs were complicated by several factors: The high rise’s downtown, zero property line location ruled out the possibility of an external trash chute or standard dumpster The conventional scrape-and-grind technique to asbestos abatement was too expensive and time-consuming for the project’s tight budget and timeline constraints The structural repairs required a tedious hodge podge of unique fixes The former hotel’s narrow deck-to-deck height allowed only 9 inches of ceiling space (aka “plenum”) for HVAC, electrical, fire protection, and data cable Most tricky of all, the Minoru Yasui overhaul had initially been planned as four separate projects. In essence there were four separate designs, done by different architects and engineers, with unusual circumstances leading the city to put the drawings out to bid as a single project. And because this was a hard bid project, there was no possibility for a preconstruction effort (no constructability review, no value engineering), meaning that Pinkard, working hand-in-hand with ACLP Architecture, had to coordinate all of the competing drawings and correct all of the conflicts and overlaps as we built the project. As usual, Pinkard would lead this project using an intensive teamwork approach, but because this was a hard bid project with an evolving design, a large numbers of change orders were expected, and there was a concern that many of our subcontractors, who may have left money “on the table” at bidding, might try to make up their losses through the change order process. If this became a pervasive attitude, it would interfere with teamwork, problem solving, and the timeline and budget of our deeply valued clients in the City and County of Denver. For all the reasons above, Minoru Yasui Plaza was a recipe for disaster in the wrong hands. Strong, careful leadership was necessary, and Pinkard had to provide it. Pinkard wasted no time in tackling the Minoru Yasui’s multifaceted challenges head-on with creative solutions: Because the site was too tight for either a trash chute or full-sized dumpster, we devised a 5 x 5-foot internal shaft around a mechanical chase that connected all 17 floors. When bobcats would push demo’d material into the shaft, falling debris would be ramped into the lobby and then dumped in one of two small dumpsters. When it came to abatement, we realized we could take a Spin Jet—a lawnmower-like machine that uses high-pressure water nozzles to remove mastic and flooring—and mount it upside down on a scissor lift to peel off the thin layer of asbestos ceiling in record time. Because the 9-inch plenum did not allow for a conventional HVAC system, we implemented a special European hydronic radiant panel system that required only 4 inches of ceiling space. This system had never before been used in a building this large in the United States. As for the elevator upgrade, it was up to Pinkard to devise a workable schedule that allowed the elevator contractor the required down-time to work without bringing all other aspects of the job to a halt. When it came to the job’s greatest vulnerability—rapid-fire change orders in a complex hard bid project—Pinkard Construction’s steady, collaborative, and fair-minded leadership kept everything in line for our client. “I know for a fact that there were some important subs on this job that are generally considered to be ‘hard bid kings,’” remarked then-PCC president Jim Pinkard, “but on this job, they ignored their normal ways of doing business, pitched in, and helped us find some great solutions.” At the time, City and County of Denver project manager Madie Martin said, “Pinkard provided the best management of a construction project I have experienced in my 27 years of practicing architecture.” Others agreed, with ACLP Architecture’s Steve Loos saying, “This was by far the most complicated thing we’ve ever done,” and abatement project manager Luis Hernandez admitting, “This project was one of the toughest I’ve seen in over 25 years.” Looking back now, longtime Pinkard employee Mike Levchik, who was a project engineer on at the time, recalls, “Minoru Yasui is the proof that intense pressure can create diamonds. Pinkard Tops Out $80,000,000 Willoughby Corner in Boulder County Pinkard Tops Out $80,000,000 Willoughby Corner in Boulder County 2024-04-10 Share Share rendering courtesy HB&A Architecture April 3, 2024: Pinkard Construction, a leading Colorado affordable housing contractor, celebrated the topping out of Willoughby Corner, a 400-unit affordable housing development in Boulder County. The celebration included a catered lunch with a focus on worker appreciation with a raffle for various prizes. In attendance were representatives of owner Boulder County Housing Authority (BCHA), HB&A Architects, Norris Design, Pinkard Frameworks framing division, Farnsworth Group engineers, Drexel Barrell, and other project consultants. The ceremony celebrates the topping-out of Willoughby’s six phase-one buildings. Phase one includes two nine-plex apartment buildings for larger families, two one- and two-bedroom multi-family apartment buildings, an independent senior living building, and a community center. The first homes, 63 affordable ADA-accessible apartments for adults aged 55 and over, will be ready for move-in by the end of 2024. Each building includes rooftop patios with mountain views, lounges, libraries, and meeting space. There are 192 units in phase one. BCHA Development Director Molly Chiang: “I’m so proud of the team and their high-quality work to get us framed out. Pinkard and the subs have made such amazing progress despite crazy snowstorms this past season. We are excited to top-out today and move into spring!” Pinkard Frameworks framing division played a key role in keeping the project on schedule, with in-depth planning during preconstruction. Frameworks’ focus was saving money for BCHA while maximizing construction efficiencies and avoiding in-field redesigns. Frameworks Wood Frame Manager Dan Harris: “With Willoughby’s various wall-heights and complicated truss requirements, every single stud had to have a custom cut. Our preconstruction preparations included redlining the floor plans of each wall type and ordering different-length stud materials to reduce waste. The additional cost of field-cutting studs was incorporated into the carpenters’ schedule of values. These proactive preconstruction activities greatly contributed to keeping this project on schedule and in budget.” The project is made possible through the City of Lafayette’s financial support with nearly $1.5 million in fee waivers for the first phases of the project, the $3.1 million purchase of the land, and $5.3 million in grants for Willoughby’s water rights. Ft., 63 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, Wood Framed, LIHTC, Ground Up, Occupied Atlantis is a modern mixed-use facility located in the Baker neighborhood of Denver, just two blocks away from the Alameda light rail station. The facility spans over 69,212 square feet and offers an array of residential and office spaces. The ground floor of the facility offers 5,000 square feet of office space, which is to be occupied by Atlantis Community Inc. (ACI), a museum dedicated to the history of disability rights. Additionally, the ground floor also features a spacious 1,200 square feet community room, along with a training lab that offers residents an opportunity to learn and develop independent living skills. The residential section of the facility spans over three floors and consists of 63 one- and two-bedroom units. These units have been designed to be universally adaptable and accessible, making them suitable for people with disabilities. To ensure that at least 25 percent of the units are occupied by lower-income persons with disabilities, the units have been designed to be universally adaptable and accessible. Despite facing challenges due to the site's difficulties and COVID-19 restrictions, Pinkard Construction Company managed to complete the project successfully. Pinkard provided expert construction services for East West Partners - Denver on the Creekside Flats/Lofts project. Creekside Flats/Lofts Denver, Colorado, USA East West Partners - Denver 92,000 Sq. Ft., 80 Units Multi-Family Housing, Market Rate, Underground Parking, Wood Framed, Ground Up Creekside Lofts and Creekside Flats are each 40 units, 4-story wood-frame condominiums of approximately 46,611 gross square feet. The structures are Construction Type V, 1-hour rating. Exterior fascia includes brick, steel siding, and Portland Cement Plaster, requiring extensive subcontractor coordination and phasing. Each unit has its own condenser and aquatherm system. Common areas have forced-air, gas-fired heaters with condenser units on the roof. The condominiums are constructed above the 37,200 sf, post-tensioned underground parking structure. The parking structure's footprint covers the entire site of both phases. The parking structure's entry/exit ramp includes a snowmelt heating system within the slab. Shoring on the north side is at ten feet. Pinkard self-performed the foundations. In the early 1900's the site was used as a rail car coal-dump, which produced considerable soil contaminates. Pinkard coordinated with a specialty subcontractor to conduct extensive environmental monitoring during soils exportation. A 100-year old retaining wall separates the site from Cherry Creek. All construction activities were carefully conducted to assure that the wall was undamaged. Two different construction projects were underway at the site, which created very tight staging conditions. Pinkard and the other builder were forced to coordinate construction sequencing within a single staging area. Pinkard performed extensive preconstruction and value engineering for this project to help the owner make budget and stay competitive in the tight downtown Denver housing market. Ft., 45 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, LIHTC, Renovation The Kuhlman Building project was the adaptive reuse of the existing 45,000 sq ft Kuhlman Building into for-rent affordable multi-family housing and retail/restaurant space. The affordable housing portion of the project consisted of approximately 40-50 units with a mix of studios, one and two bedrooms, two retail/restaurant pads, one in the Kuhlman Building, and one stand-alone. The new stand-alone pad was a 2,500 sq ft warm grey shell retail building near West 17th Avenue and Perry Street. Additionally, there was 4,500 sq ft of retail within the existing building. The site was approximately 50,000 sf and was located at the northwest corner of West 16th Avenue and Perry Street. Funding for the project came from a combination of developer equity, federal low-income housing tax credits, tax-increment financing from the Denver Urban Renewal Authority, and a performance loan from the Denver Office of Economic Development. The Kuhlman Building required gutting the interior but with only minor changes to the building's exterior. Over the years, the five-story brick building had served as a nunnery, a nursing school and dormitory, and administrative offices for St. Anthony Hospital. The Kuhlman Building was located within the larger Sloan's Lake/St. Anthony Hospital redevelopment area, which was named Sloans. When complete, the Sloans neighborhood included an Alamo Drafthouse, Highland Tap & Burger, the Raleigh office building, a 12-story condominium tower, a seven-story apartment community, a 6,000 square-foot retail strip, plus the Kuhlman development, all in a seven-block area between Sloan's Lake and West Colfax Avenue. The Kuhlman project was a development partnership by Koelbel and Co. and Trailbreak Partners, and Van Meter Williams Pollack provided the design. All existing patient care/support areas were demolished and replaced with nine new general exam rooms with one for patient isolation. A tenth room services higher acuity and bariatric patients. Other new support areas include a centrally located medication room, storage, soiled, nourishment, and toilet rooms, a CT room build-out, plus minor revisions to the patient walk-in entry at the reception, check-in, and waiting areas. The west side of the building received a new ambulance canopy and drive. The employee outdoor garden was relocated to the northwest corner of the site. A new backup generator was also added.
