The recreation center was approximately 108,000 square feet with an indoor leisure pool and support spaces, aerobics, catering kitchen, gymnastics, weight and fitness, gymnasium, community room/meeting space, required building support spaces and administrative spaces. Roadway and infrastructure scope included: Improvements to E. 112th Avenue intersections at Highway 2 and Potomac Avenue; Widening of the Highway 2 bridge over the O'Brian Canal, Highway 2 lane widening; and new roadway to connect E. 112th Avenue and Potomac Street; Extensive improvements to Potomac Street, including new water and irrigation main lines, gas main lines, converting overhead power lines to underground, adding underground 100-pair CenturyLink pair-bonded copper Internet cable, Comcast conduit, storm drainage, a multi-use path and landscaping. Pinkard also provided complete infrastructure for the new recreation center, which sat on 25.5 acres of farm land at E. 112th Avenue and Potomac Street. Leveling the site required approximately 30,000 yards of imported fill. Pinkard constructed a multi-modal roadway to provide primary access to the recreation center. Fellsberg-Holt-Ullevig provided road and infrastructure design, and Sink Combs Dethlefs was the recreation center architect. Flatiron Constructors constructed the roadwork; CH2M was the city's representative. Ft., 43 Units Multi-Family Housing, Market Rate, Underground Parking, Ground Up ONE Riverfront consists of a seven-story cast-in-place structure with post tensioned slabs and seven street-front, four-level townhomes including a below-grade parking garage. The project totalled 127,391 gsf with 43 loft residences in the seven-story mid-rise structure and seven steel-framed townhomes facing the street front. The mid-rise structure's exterior consists of exposed architectural concrete, floor-to-ceiling aluminum-clad wood windows with composite metal panels, and Norman brick veneer. High end interior finishes include solid quartz stone counter tops, Italian porcelain tile and European cabinetry. Large portions of the residential interior feature exposed concrete ceilings and structural columns. The 50 units had infinitely variable customization options including five countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. Customizations and design modifications required over 400 RFIs and 170 change orders. Concrete pours for the structure required over five months in the schedule. Highlights of the concrete work included: The seven-story tower features Agilia concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental self-compacting Agilia concrete had tremendous head pressure requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor intensive process requiring strict quality control and oversight. Higher Education, Public Projects, Recreation, Administration, State of Colorado Contract, Addition, Occupied, Renovation Pinkard's work at CSU's storied Moby Arena entailed a 41,000 SF, three-phased project consisting of expansions of the north and south concourses, a significant sports medicine/training room expansion, and other renovations/buildouts throughout the arena. Four smaller concurrent concessions and restroom sub-phases were included to minimize disruptions to arena operations. The north concourse work included a new entry, new concessions, restrooms, and eight new ticket booths. The south concourse addition included a 5,000 sf banquet hall complete with a kitchen for game day activities and special events. Ticket booths were also added on the south side of the arena. Pinkard also conducted updates to the men's and women's basketball locker rooms and player lounge areas, and a major expansion of the sports medicine facility covering examination rooms, a new hydrotherapy pool room and rehabilitation area, offices, a conference room, and a renovated treatment room. The building additions were designed to meet the High-Performance Building Standards as well as the University Aesthetic Guidelines. "The biggest thing that I appreciated was Pinkard doing what they said they’d do. Whether it was just a simple “I’ll get back to you on that in two days,” to the big stuff. The three story, post-tensioned concrete structure consists of 16 single-story condominium units at Riverfront Park near the Platte River in downtown Denver. With infinite customization options, it is East West Partners' most luxurious condominium development to date. "The Park" has a one story parking garage, brick veneer skin, composite metal paneling, and residential window wall. Fan coil units were housed within soffits to increase useable space. Customization options included: custom German plumbing fixtures, wood floors from Malaysia, Greek and Italian tile, showers equipped with multiple shower heads, televisions and sound systems, custom, glass walled jacuzzis. Pinkard worked directly with all 16 unit owners to coordinate over $1.2 million in customizations. Coordination included all pricing, procurement and installation. Peter Barton Lacrosse Stadium Denver, Colorado, USA University of Denver Seating for 1,960 spectators Higher Education, Recreation, Sports Field, Cast in Place, Pre-Cast Concrete, Masonry, Administration, State of Colorado Contract, Ground Up Pinkard Construction provided comprehensive CM/GC services for the addition of a new lacrosse stadium at the University of Denver. The site is located on the west side of the Ritchie Center along the current east/west walkway at the south side of the lacrosse field. The structure is approximately 350 feet long by 57 feet wide, providing 12 tiers of bleacher seating for 1,960 spectators. The facility includes concessions and ample restroom facilities. The press box is designed to serve soccer and lacrosse, with the soccer scoreboard as part of the south facade. There are team locker room facilities, an office, and changing area for the coaches, and a half-time room for the visiting team. At the west end of the grandstand is a 28 x 36 x 50-foot high stone clad tower, the copper clad roof rising an additional 30 feet to its peak and the base of the finial. The tower provides a small conference/club room overlooking the lacrosse field with mechanical space below. An elevator is provided for access to the press box and upper level ADA seating. The new facility was constructed using a hybrid structural system of cast-in-place concrete, precast concrete, and load bearing clay block masonry. The masonry is faced with the same limestone and sandstone that provides the exterior skin for the Ritchie Center and the Stapleton Tennis Center. The new stadium augments what is considered to be one of the premier artificial fields for lacrosse competition in the Front Range. Tight Site and Compressed Construction Schedule A very tight site and seven month construction schedule created interesting challenges in the sequencing of trades and procurement, storage and movement of equipment and materials. Because the limestone quarry required a 6-month lead time to deliver the blocks that make up the face of the stadium, Pinkard worked with the quarry and DU to ensure that limestone delivery would fit into the very short schedule. Special Project, Healthcare, Emergency Rooms, Clinic, Occupied, Renovation The 13,500 sq. ft. project consisted of an update of emergency department finishes, which included replacing the countertops and refacing millwork at the nurse stations, wall protection throughout the corridors, replacing light fixtures, reworking lighting controls, and painting throughout corridors and bathrooms. The project was part of Pinkard's companywide commitment to their healthcare clients, including a push to certify project team members through partner organizations so they were experts on important patient safety concepts. Quentin Lowe, the onsite superintendent who supervised the work, was a Certified Healthcare Constructor through the American Hospital Association. The project was completed under Pinkard's special projects group, which was founded in 2021. This division was created to formalize the company's commitment to providing existing and future clients’ small project needs with the same client-first services Pinkard is known for. Pinkard provided expert construction services for Loveland Housing Authority on the Green House Homes at Mirasol project. Green House Homes at Mirasol Loveland, CO, USA Loveland Housing Authority 68,000 Sq. Ft., 90 Units Senior Living, Affordable Housing, Multi-Family Housing, Publicly Funded, Enterprise Green Communities, Wood Framed, Sustainable, LIHTC, Ground Up, Independent Living Pinkard collaborated with Loveland Housing Authority for a 60-unit independent/skilled nursing facility that is the first Green House project in Colorado. Patterned after the Green House Project, the homes were constructed on the Mirasol Senior Campus and consist of six independent homes, approximately 7500 sf containing ten private bedrooms. Each home has a central living, dining, and activity area for the elders to simulate an environment more closely related to their individual private homes. Each home features full time 24/7, professional skilled nursing care provided to the elderly residents, whichrequires each house to be licensed and construction approved by the Colorado Department of Health. Each building meets all traditional requirements for construction related to any skilled nursing facility in the State of Colorado. In addition to the independent homes, the project also includes a 2,800 sf administration building providing centralized management and administration to each home, including private offices for an administrator, director of nursing, and case managers.
