Healthcare, Office, Isolation Rooms, Emergency Rooms, Clinic, Ground Up This new facility for Denver Health and Hospital Authority (DHHA) is a three-story medical office building on the main DHHA campus. It houses: Adult primary care facility Blood draw Coffee shop Dental clinic Denver Health Medical Plan clinic Kid's Care clinic La Mariposa Family Health Center Medical records Outpatient pharmacy Outpatient radiology satellite Due to site restrictions, the project was built in two phases. Phase I was the construction of the Center for Primary Care. Phase II was all remaining site work and parking. The structure is structural steel with masonry veneer, spread footers, a basement and slab-on-deck. Major utilities, including medical gas, tie-in via a prime underground utility tunnel linked to the DHHA central utilities plant. The Center for Primary Care medical office building features nurse call stations/low voltage communication systems, x-ray rooms with lead-lined walls, medical gas and specialized exhaust systems. Pinkard coordinated the installation of major specialty medical fixtures, and self-performed minor medical office fixture installation. Strict dust, noise and infection control measures were in place throughout construction, and included dust mitigation procedures and food and tobacco restrictions for all members of the construction crew. Kuhlman Building Adaptive Re-Use Denver, Colorado, USA Koelbel & Company 45,000 Sq. Ft., 45 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, LIHTC, Renovation The Kuhlman Building project was the adaptive reuse of the existing 45,000 sq ft Kuhlman Building into for-rent affordable multi-family housing and retail/restaurant space. The affordable housing portion of the project consisted of approximately 40-50 units with a mix of studios, one and two bedrooms, two retail/restaurant pads, one in the Kuhlman Building, and one stand-alone. The new stand-alone pad was a 2,500 sq ft warm grey shell retail building near West 17th Avenue and Perry Street. Additionally, there was 4,500 sq ft of retail within the existing building. The site was approximately 50,000 sf and was located at the northwest corner of West 16th Avenue and Perry Street. Funding for the project came from a combination of developer equity, federal low-income housing tax credits, tax-increment financing from the Denver Urban Renewal Authority, and a performance loan from the Denver Office of Economic Development. The Kuhlman Building required gutting the interior but with only minor changes to the building's exterior. Over the years, the five-story brick building had served as a nunnery, a nursing school and dormitory, and administrative offices for St. Anthony Hospital. The Kuhlman Building was located within the larger Sloan's Lake/St. Anthony Hospital redevelopment area, which was named Sloans. When complete, the Sloans neighborhood included an Alamo Drafthouse, Highland Tap & Burger, the Raleigh office building, a 12-story condominium tower, a seven-story apartment community, a 6,000 square-foot retail strip, plus the Kuhlman development, all in a seven-block area between Sloan's Lake and West Colfax Avenue. The Kuhlman project was a development partnership by Koelbel and Co. and Trailbreak Partners, and Van Meter Williams Pollack provided the design. Sloan's Lake Care and Rehabilitation Denver, CO, USA The Ensign Group, Inc. 65,600 Major Building Systems Retrofit, Structural Renovation, Rehab/Therapy, Skilled Nursing, Commercial Kitchen, Renovation The Sloan’s Lake Rehabilitation Center project was the occupied renovation and build-out of a six-story short-term rehabilitation facility in northwest Denver. The fifth and sixth floors are each 14,000 sf with 21 units, a common lounge, parlor, physical therapy, and office areas. The 6,800 SF of ground floor improvements include build-outs of the kitchen, physical therapy, lounge, and office areas. Finishes and flooring include drywall partitions, acoustical and coffered ceilings and millwork, carpet, and resilient, ceramic and epoxy tile flooring. Mechanical, electrical, and plumbing improvements include fixtures, supply and return air ducts, fire alarms, and fire sprinklers. The project also had minimal demo and finish work for a new laundry area in the basement. This fast-track project had an overall accelerated duration of just nine weeks and involved two shifts on a six-day work week basis. Ft., 63 Units Affordable Housing, Multi-Family Housing, Enterprise Green Communities, Wood Framed, LIHTC, Ground Up, Occupied Atlantis is a modern mixed-use facility located in the Baker neighborhood of Denver, just two blocks away from the Alameda light rail station. The facility spans over 69,212 square feet and offers an array of residential and office spaces. The ground floor of the facility offers 5,000 square feet of office space, which is to be occupied by Atlantis Community Inc. (ACI), a museum dedicated to the history of disability rights. Additionally, the ground floor also features a spacious 1,200 square feet community room, along with a training lab that offers residents an opportunity to learn and develop independent living skills. The residential section of the facility spans over three floors and consists of 63 one- and two-bedroom units. These units have been designed to be universally adaptable and accessible, making them suitable for people with disabilities. To ensure that at least 25 percent of the units are occupied by lower-income persons with disabilities, the units have been designed to be universally adaptable and accessible. Despite facing challenges due to the site's difficulties and COVID-19 restrictions, Pinkard Construction Company managed to complete the project successfully. Emory School Adaptive Reuse The Action Center 100,000 K12, Mixed-Use, Non-Profit, Office, Renovation, Tenant Interior/Build Out, Commercial Kitchen This large renovation converts the onetime home of Jeffco’s Emory Elementary School, which closed its doors in 2022, into a new community campus offering workforce training, community college classes, behavioral health, gymnasium programming and family support services. The campus is owned and anchored by The Action Center, which has served Jefferson County and Denver Metro Area families in need for more than 50 years with services and resources that include a market filled with groceries, hygiene items and clothing, financial assistance, education opportunities, and connections to other important community resources. In addition to relocating and expanding The Action Center’s complete operations, the campus will also be home to other community-serving partner organizations such as Jefferson County Public Health. Designed by Davis Partnership Architects, the current renovation footprint covers 82,000 square feet of the 100,000+ SF building. This will expand as additional partners are brought in to occupy the remaining 20,000 SF. Much of the building will be gutted and reconfigured to fit the various needs of the new tenants, which includes office space, a combined free food and free clothing market, health clinics, a café, and an education center. Scope includes modifications to MEP systems, upgraded access controls, and new skylights, windows, ceiling grids, floors, doors, frames, and hardware. Exterior work includes considerable excavation, stormwater utilities, parking lot upgrades, community garden, and a detention pond. The project also includes the new construction of a freestanding, 7,000 SF, structural steel building that will function as storage and distribution for The Action Center’s food hub, featuring a loading dock, large refrigeration/freezer space, and pallet-sized racking system. In addition to the above scope for The Action Center, valuing $13.2 M in construction, Pinkard is conducting $1.9 M in tenant improvements for a health clinic run by Jefferson County Public Health. Construction is currently scheduled to take 12 months, with the possibility of added scope as The Action Center brings in additional campus partners. Pinkard was the original general contractor water park when it was first built in 1991, making it one of the first community water parks in the Denver metro area. After 30 years of use, the facility was in need of renovation due to age, condition, and updated health and building codes. In 2022, BHA Design, Inc. and their team, including aquatics architect Counsilman-Hunsaker, were selected to design the project. After funding was secured, Pinkard was awarded the project in February 2024. The $10 million “Phase IV” renovation includes the removal and replacement of the primary leisure pool, family slide, body slides, and slide plunge pool, along with the addition of deck space, shade structures, and a new mechanical building. The goal is to reopen the park in time for a partial 2025 season. Pinkard provided expert construction services for Windsor Housing Authority on the Jacoby Meadows Senior Apartments project. Jacoby Meadows Senior Apartments Windsor Housing Authority 63,000 Affordable Housing, Senior Living Jacoby Meadows is a planned age-restricted (55+) affordable housing project that will serve low to moderate income seniors (30-80% of area median income). The first phase will include 50 one-bedroom rental units, and 12 two-bedroom rental units. The project is being developed in partnership with the Loveland Housing Authority, designed by WORKSHOP8 Architecture, and partially funded with nine percent competitive tax credits and Colorado funding from the State Affordable Housing Fund. The Windsor Housing Authority selected Pinkard Construction to build this 62-unit, 63,000 square foot, $17.5 million project. During preconstruction Pinkard provided tax credit funding acquisition assistance and collaborated with the owner/architect team to develop a construction phasing plan to optimize the schedule. Pinkard Frameworks, the company’s in-house framing division , worked with the architect to identify constructability issues in the permit plan set, including implementing an alternative to corridor framing that is more efficient to build at a lower cost. Frameworks also found a local supplier to single-source structural steel and specialty wood beams, and to provide shop drawings and materials, eliminating the inefficiency of coordinating multiple suppliers.
