- How Today’s New Amenity Strategies Are Impacting the Office Market
How Today’s New Amenity Strategies Are Impacting the Office Market How Today’s New Amenity Strategies Are Impacting the Office Market August 1, 2025 Share Share Long considered to be a “trophy” office location, 1899 Wynkoop office building sits just steps away from some of Denver’s key Denver landmarks – Coors Field, McGregor Square, Union Station – as well as a bevy of bars and restaurants. The seven-story property has a fifth-floor rooftop deck, a bike barn, and some employee showers, and these amenities and ideal location helped keep it at or near 100% occupancy for more than 20 years. But in late 2022, when this highly performing office property began to show COVID-related leasing sluggishness, 1899’s ownership group envisioned an “amenity refresh” program to revitalize the property and restore its place as a coveted office property in the Denver Metro area. Recognizing that they had to find a new balance between attractive amenities and profit-producing leasable space, the team set out to create an amenity program that would literally check all the boxes for lessee Internet office space searches and entice potential tenants to come for a walk through. Once inside, the property should speak for itself, having that welcoming “soul” that beckons people to stay and relax. Fortunately, the 1899 property had some less-desirable ground-floor leasable space that would provide more bang for the buck as common space. The goal was to turn this ground-floor square footage into a welcoming space that had the feel of a high-end residential property. Based upon expert advice and a creative design team, the refresh project ended up with a large common space with comfortable luxury furniture, interesting art pieces, large format tile from Italy and a custom hybrid curtainwall storefront system, plus a coffee shop and wayfinding that directs tenants to the new full service fitness center with cardio, free weights and machines. Deeper inside, 1899 has expanded and upgraded conference and kitchen space, and upgraded luxury appointments on the fifth-floor rooftop deck. All these amenities were geared to help the space feel welcoming, comfortable, and serving as a peaceful retreat where workers can recharge and refresh. 1899’s construction phase ended in early 2025, and the property is already seeing a measurable jump in leasing interest. Pinkard Construction was the construction manager/general contractor that turned the creative programming and high-end appointments into reality. The detailed craftsmanship is evident everywhere you turn, from strategically placed indirect lighting to large format Italian wall-tile with grout-lines that perfectly align with floor tiles. Local experts agree: the 1899 Wynkoop amenity team “did everything right” in creating an amenity refresh showpiece, but not every owner/property manager has the budget to go all-out. A good strategy for smaller-budget programs would be to take some hard-to-lease vacancies and turn them into speculative suites that a tenant can occupy immediately. So whether you are on board with a full-blown refresh or prefer to take a spec-suite approach, an amenity refresh project can provide that delicious enticement that not only helps to facilitate the return of work-from-home employees, but it also improves morale and helps employers retain valuable talent. - Pinkard Construction’s Thrive Affordable Apartments Wins Community Impact Award
Pinkard Construction’s Thrive Affordable Apartments Wins Community Impact Award Pinkard Construction’s Thrive Affordable Apartments Wins Community Impact Award March 22, 2024 Share Share DENVER – Denver Housing Authority’s $61 million Thrive affordable housing project, built by Pinkard Construction, has received a “Best of the Best” Community Impact of the Year award from the National Association of Industrial and Office Properties (NAIOP). The 2023 NAIOP Colorado Community Impact of the Year awards highlight projects that have truly left a lasting mark on their communities. Thrive was competing against GreenHaus, another Denver Housing Authority (DHA) project, and The Bridge by Revive Church Colorado Development Advisors. Thrive is a meticulously designed apartment complex that not only provides homes but fosters smaller communities within, complete with a terrace for play and tranquility. The 135-unit development was designed and built to be a community for families of all sizes, with three-bedroom townhomes and four- and five-bedroom units. In addition to its affordable housing component, 20% of Thrive’s units are market rate condominiums. During the three-year design and construction process, Pinkard collaborated with Shopworks Architecture to provide comprehensive preconstruction services ending with a final GMP contract value that had a zero percent variance from the design development estimate. With this zero percent variance, DHA was able to incorporate add-alternates to enhance Thrive’s value to the tenants and DHA. During construction, the Pinkard team had to “share” construction ingress and egress with another contractor constructing the neighboring GreenHaus project. Points of entry and exit to these sites were further congested due to Pinkard’s Sun Valley roads and infrastructure work. Despite these challenges, Pinkard completed the project on time and in budget. The final construction cost was $44,283,846. Both Thrive and GreenHaus are located within the Sun Valley neighborhood, which is directly south of the Denver Broncos’ Empower Field at Mile High Stadium. - Pinkard Construction Launches Pinkard Frameworks, Expands Self-Perform Wood Framing Division
Pinkard Construction Launches Pinkard Frameworks, Expands Self-Perform Wood Framing Division Pinkard Construction Launches Pinkard Frameworks, Expands Self-Perform Wood Framing Division November 13, 2023 Share Share Pinkard Construction, a leading construction company in Colorado, is excited to announce the launch of Pinkard Frameworks, a wood framing division that will serve as a trade partner to developers and general contractors along the Colorado front range. Pinkard Frameworks will continue to self-perform wood framing for Pinkard Construction. According to Tony Burke, President of Pinkard Construction, "We are thrilled to offer Pinkard Frameworks as a separate division to our clients, developer partners, and fellow general contractors. We believe providing a dedicated and specialized team for wood framing projects will streamline the construction process and ensure the highest quality of work." The division is headed by Wood Framing Manager Dan Harris, who has over 40 years of experience in construction. Harris is actively recruiting staff and already has a dedicated project engineer and superintendent. Additionally, Pinkard Frameworks will have access to the resources of Pinkard Construction, which has over 120 construction professionals and over 60 years building multi-family projects, and over 50 wood-framed projects. Pinkard Frameworks aims to modernize the wood framing industry by offering detailed project assessments, identifying value-adds, and ensuring on-site supervision of the wood framing process. "We want to provide our clients with top-quality service that exceeds their expectations," says Harris. "We achieve this by collaborating with truss fabricators in preconstruction, ensuring framing designs that meet architectural and structural intent, seamless integration with other trades, and a budget-friendly, faster, and higher-quality project." Pinkard Frameworks provides preliminary truss design, in-house estimating, and shop drawing reviews to prevent conflicts and cascading issues that stop construction progress for redesigns. The division will ensure that an on-site framing superintendent is briefed throughout the design process and is a trained, experienced carpenter who manages all material and labor to the contract intent. Harris says Pinkard’s recent efforts on Krisana Affordable Housing created a framing design that saved the Owner over $250,000. He adds that Pinkard Frameworks is under contract to provide wood framing services for two other Pinkard projects, akin Tennyson in Denver and Willoughby Corner in Lafayette. "We are excited about the launch of Pinkard Frameworks and look forward to working with our clients to provide them with the best possible service," concludes Burke. - Pinkard Completes The Irving at Mile High Vista Affordable Apartments
Pinkard Completes The Irving at Mile High Vista Affordable Apartments Pinkard Completes The Irving at Mile High Vista Affordable Apartments January 22, 2026 Share Share DENVER — In a ribbon cutting event that included remarks by Denver Mayor Mike Johnston and state housing leaders, Pinkard Construction celebrated the opening of its latest sustainably designed affordable housing project, The Irving at Mile High Vista. Developed by Urban Land Conservancy (ULC), a Denver-based nonprofit that preserves, develops and invests in affordable community-serving real estate, the 102-unit apartment complex will serve households earning 20%–80% of Area Median Income (AMI), with affordability guaranteed for at least 99 years through ULC’s community land trust. Located at 3270 W Colfax Ave., next to the Denver Public Library’s Rodolfo “Corky” Gonzales Branch, The Irving’s location connects its residents to educational resources and essential services that support stability and opportunity. “As we build this city, we want to make sure this city leaves room for all of us,” said Mayor Johnston in his speech. “We want to be able to add housing in the city, and we want to keep protecting climate and sustainability at the same time. That is why what you see is not just an amazing building with 102 new affordable units, but an all-electric building that is 100% carbon free and relies on both rooftop solar and electric heat pumps, so that the folks that are living here are living affordably and sustainably. That is our goal for all of Denver and today is the incredible success along the way to that dream.” Denver Mayor Mike Johnston speaks in front of The Irving. The project is among the first developments funded through Proposition 123, a voter-approved statewide initiative that provides dedicated funding to support affordable housing across Colorado. Designed by Studio Completiva, the all-electric, energy-efficient building is built to exceed National Green Building Standards (NGBS). The apartments feature heat pump heating and cooling, ENERGY STAR appliances and lighting, low-flow plumbing fixtures, water-efficient landscaping, and on-site electric vehicle charging. The Irving further incorporates universal, trauma-informed and biophilic design principles, creating homes that are accessible, comfortable and supportive for residents of all ages and abilities. Built over a post-tension podium parking garage, the building’s construction utilized the Infinity Structural System, featuring pre-panelized load-bearing metal stud walls tied into concrete structural decking, which allowed crews to frame the seven-story, 105,000 square foot structure at the pace of one floor a week. General project challenges included zero lot line site constraints with minimal parking and laydown area, requiring carefully timed deliveries and a robust effort to protect public safety and minimize disruptions to library operations next door. As Pinkard has overcome on previous all-electric projects, one of The Irving’s earliest challenges was ensuring the building would have enough power given limits on the local grid, or risk the project being delayed until 2027. Thanks to some creative thinking and a highly collaborative effort between Pinkard, ULC and Xcel Energy, a solution was found to keep the project on track. Other unforeseen challenges included the discovery of asbestos-containing materials in the soils, requiring extensive public safety measures to abate, and the necessary relocation of on-site electrical mainline, which together pushed back the project start date by three months. Despite these delays, it was crucial for the owner’s plans that the project finish by the end of 2025. To make this possible, the Pinkard team ran an incredibly well-executed schedule with little room for additional setbacks. Their persistence paid off, with the job achieving its certificate of occupancy shortly before its December 31 deadline. “Successfully overcoming challenges under a tight deadline requires a strong team effort from all stakeholders, and that’s what we got at The Irving,” says Joe Revielle, Construction Manager for Pinkard. “Studio Completiva was great to work with and got us what we needed, and we had invaluable partners in the ownership and owner's representation, with ULC and Artaic Group. What we were able to accomplish together would have been much more difficult with a different group.” “This project was a challenge from start to finish,” said Jake Hopper, Senior Project Manager for owner’s representative Artaic Group. “From preconstruction through completion, the team navigated a number of logistical and scheduling hurdles, along with an aggressive push at the end. Through it all, Pinkard Construction remained focused, adaptable, and committed to delivering the project on time with the utmost professionalism. “The Irving is ULC’s first time serving as the developer on a ground-up housing development,” said Sarah Harman, senior VP of real estate at Urban Land Conservancy. “Pinkard was a true thought partner. They kept attention on critical-path milestones while also developing real-time solutions that, in many cases, ended up looking so good as to appear by-design.” Learn More Joe Revielle, Construction Manager Connect Multi-Family Construction See Projects Affordable Housing Construction See Projects Share This Story Share Share More News Sort By Topic Reset Pinkard Breaks Ground on Buchanan Rec Center Aquatics Expansion April 2, 2026 Learn More Pinkard 2025: The Year in Pictures December 30, 2025 Learn More Pinkard and The Action Center Begin Emory School Transformation March 9, 2026 Learn More Pinkard Construction Breaks Ground on Chrysalis Affordable Housing Project in Denver November 21, 2025 Learn More Load More Our Approach Partner, Plan, BUILD. - Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus
Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus Project Rewind: Assuming Risk to Meet Deadlines at Denver's Central Platte Campus April 22, 2024 Share Share Meeting project deadlines is often a challenging task, especially when faced with unexpected hurdles and urgent end dates. However, with careful planning and a proactive approach, a responsible and dedicated contractor can overcome these challenges to ensure a timely completion. During the design-build-team procurement and selection phase of the Denver Central Platte Campus project, Pinkard recognized that this multi-phased project included a critical, early-phase milestone that could not be met given the City’s team-selection schedule. In other words: if the Pinkard design-build (D-B) team was selected to build the project, by the time they received notice of project award, it would already be too late to meet the first milestone. However, the team recognized that the key to overcoming this “Catch-22" challenge was found in the City’s complicated planning and zoning process: If the Pinkard design-build team’s proposed design could be submitted for initial planning review well before project-award, there was a chance that the first critical project milestone could be met. But this plan came with the risk and expense of getting the design before the planning board with no guarantee that the City would select the Pinkard design-build team to construct the project. True to the spirit of design-build best practices, Pinkard assumed this risk for the benefit of the project and scheduled a series of meetings with the authorities having jurisdiction (AHJs) to get design review and initial approvals for the site plan - even before Pinkard’s design-build proposal was even presented to the project selection committee. This bold move allowed Pinkard to proceed with permitting on the first stage just in time to commence construction after the property's title was transferred to the City. The second key involved assuming more risks by placing orders for long-lead equipment while Pinkard was still in contract negotiations with the City. These two gambles paid off, allowing Pinkard to finish the first two phases on time and the third and final phase ahead of schedule. As a result of the Pinkard D-B team’s proactive dedication to project success, the Central Platte Campus project received national accolades from a variety of industry trade groups including a first-place National Excellence in Construction award from Associated Builders and Contractors, a national Design-Build Excellence award from the Design-Build Institute of America, and the national Brownfield Renewal Award for Environmental Impact . - Pinkard Works to Remove Barriers for Women in Construction
Pinkard Works to Remove Barriers for Women in Construction Pinkard Works to Remove Barriers for Women in Construction March 6, 2023 Share Share Pinkard is proud to be a part of Women in Construction Week 2023. Pinkard understands that women have faced obstacles in the construction industry and is committed to helping them achieve their career aspirations in this field. Pinkard is focused on providing women with access to educational resources, flexibility, and mentorship opportunities. And this is not just for its employees but clients as well. "I think it is really about flexibility," says Christina Call, Prequalification Coordinator. "One of the barriers I see for women is that we also take on a lot of the responsibility to raise our kids and keep our family life going." Call says that she feels Pinkard's leadership allows her the flexibility to balance supporting Pinkard and her family. She thinks that a rigid 9-5 schedule isn't realistic, especially given the new status quo of remote work. "I set an in-office schedule that I stick to, but the ability to remote work has made it possible for me to pursue a career in construction," says Call. For project engineer Dallas Frisbie, her work in the field is all about showing up and getting the job done. She says that Pinkard's leadership is doing the heavy lifting to ensure that traditionally all-male environments are open and welcoming. "I have experienced my fair share of uncomfortable experiences in my career. However, Pinkard's team works hard to make sure anyone feels comfortable," says Frisbie. "At the end of the day, I don't want to be the one policing everyone. Pinkard has already set the standard for appropriate behavior." Frisbie says that women must also have access to mentorship to learn and grow. She says her experience at Pinkard has been tremendous and is eager to offer mentorship. "When I was studying at the School of Mines, there wasn't a lot of other women pursuing this career with me," she said. "At Pinkard, I am so excited to have access to not just other Superintendents and project managers who are open and collaborative but also to Odette Bent-Buckles, our CFO." Frisbie says that as she grows in this field, her priority is to continue to mentor other women who want to break into construction, especially in the field. "The biggest misconception about this industry is that field jobs are not for women. I want to work to change that stereotype," she says. "Pinkard has proven to be the perfect place for that because this desire to change and grow is cultural. They make everyone feel like they belong." Pinkard’s focus is on more than just its employees and includes the client experience for its growing number of female clients in development and facilities roles. Molly Chiang, a senior housing developer with Boulder County Housing Authority (BCHA), says that her experience with Pinkard differs significantly from others in her career. "Pinkard's team has always been extremely respectful, and I don't know, just treats us like peers and colleagues," says Chiang. "I have been in rooms where that is not the case." "Walking onto a construction site as a woman, if I was like, 'I don't know what a glu-lam is,' I never felt stupid asking questions," said Lauren Cely, Senior Housing Developer for BCHA. "I remember standing in the garage shell, talking with your team about what's better: cast in place or precast, and we were going through the pros and cons, thinking about future projects, and I loved it." Pinkard's commitment to helping women succeed in this field is evident in our ongoing efforts to provide women with the tools and resources they need to pursue a successful and fulfilling career in construction. Pinkard is thrilled to be celebrating Women in Construction Week and is excited to see the positive impact these initiatives have on the lives and careers of women in the industry.
